Like with every review, take it with a pinch of salt, I'm clearly writing this with a lot of anger, but I promise that the list of issues goes on and on, its all documented and reported to this company and now the council. The main objective to take away from this review is that this company is awful, if you happen to live in one of their properties, I'm so sorry for everything that's going to happen as a result of lambert smith Hampton residential. This company manages the property that I have just left, in Leicester. Like myself and every resident, contractor and neighbouring apartment blocks have said time and time again, how awful it is that a company can treat their landlords and residents and some how, get away with it! For me personally, the last straw was from and issue where the apartments were cut off from water, for over a week. The manager of this particular property had the worst attitude and her response to 74 apartments without water for over a week was, well we've provided them with a pallete of water, that's all they deserve (this was a single bottle of water per apartment for 8 days, and most of them didn't turn up). This all happened whilst the building was left with no loocks to the main doors, resulting in anyone being ablw to walk in and take what they wanted. Residents items were being stolen, regular break-ins and the building was, and still is unsafe. The sentence (that's all they deserve) was overheard by multiple people and anyome that i spoke to, wpuld always say how awful this manager ls attitude to peoples homes were. Long-term residents have been forced to create petitions, going to the local press and the council all because of how awful this company has behaved. Several apartments, including the one I have just left, have a damp problem in the window area. Each time there was a storm or heavy rain, I would report that the issue had worsened, someone would be sent out and I'd speak to the contractor, explain the issue and they'd all say the same thing, the property management company should be maintaining the outside of the building (as part of the fee that is charged to landlords) so that issues like this didn't happen. The window has now rotted and will need replacing. A maintenance job that has not been done, now needs thousands of pounds worth of repairs. If they even do go ahead with it. There's evidence everywhere of botched jobs. The plumbing was so outdated that plumbers were in the building every 2 weeks. Yet, the report made by lambert smith Hampton, was that everything was perfectly fine. Of course, some people that stayed in this building did not respect it. We saw this multiple times as well. But the majority of people were trying to better it for themselves. I really hope this company makes some drastic changes. I encourage everyone to read the reviews on all sites. Absolutely bloody awful! Paid £500 for a maintenance pack as selling my property and company is not responding to my solicitors enquiry hence several chase ups. Chain is about to break due to lack and delay of response. Until my solicitor gets a reply a completion date can't be set. The chain will break as everyone is frustrated waiting. How is it so hard to respond to a enquiry? They don't even deserve one star!!!!!... Read more

Overpriced service charges. They keep sending bills from previous years and asking more money. At that time I wasn't the flat owner but I should pay "deficit". Avoid this company if you can.... Read more

.Oh. You cant actually give zero stars. Guess that's how they actually get any at all. Joke of a Company, e mails go unanswered, phone calls not answered, no form of communication at all. They are quick to demand rental payments but are appalling at all other aspects of customer service. Been reporting an issue for months now and the continual failure of this company to do anything about it is an embarrassment. Highly recommend that you do not have anything to do with them....
