I’m not one for keyboard warrior battles or personal attacks, but I feel compelled to respond to Shan Rashid’s 1-star review, as I am the seller she is referring to.

I appreciate that buying and selling a property can be stressful, but her review contains a number of statements that are simply untrue or highly embellished, so I feel I should set the record straight.

There were zero “damaged spots around the house concealed with furniture and objects”. I assume she is referring to two things: a 6ft section of wall panelling behind a mirror, which obviously wasn’t installed behind the mirror itself, and herringbone engineered flooring which did not run underneath the fitted washer and dryer. Neither was concealed damage.

Nobody refused her access to the property on completion day. She was at the top of a four-party chain and her funds were not received by my solicitor until approximately 3.20pm, holding up everyone else’s purchases. I had already explained to her, face to face, that I was moving my possessions myself and would have a loaded Luton ready to go as soon as we completed, then would load another truck and leave as quickly as possible. At 3.22pm she was messaging me that “this is wrong” and that her children needed to get settled in, despite the fact that she was not actually moving into the property immediately.

She had the keys once her funds were received. I never denied her access; I simply explained that I still had furniture to remove. I kept her updated by text and voice notes because she would not answer my calls. My solicitor has since confirmed that, because her funds were so delayed, she was in breach of contract and I would have been legally entitled to delay completion until the following day.

The suggestion that Stephen and I are “friends” who worked together to conceal issues is equally bizarre. I have known him only since I listed my property around May and have met him approximately four times. She had also paid for a full independent survey, viewed the property FOUR separate times, including once for over an hour, and insisted on a pre-exchange check which I personally carried out. She therefore had ample opportunity to inspect the property before proceeding.

There were three small hexagonal floor tiles which I had replaced but inadvertently forgotten to grout. I have no idea what she is referring to regarding the shower head, and she has not identified what the supposed other issues actually were.

Nothing was “damaged” in the property. At most, I left a small black scuff mark on the wall at the top of the stairs while rushing to remove my furniture as quickly as possible.

I also have no idea where her claim that Orchard has “lost so many staff” comes from, or how she would know this.

My experience with Orchard was completely different. I found Stephen and the staff polite, professional and helpful throughout. The “Jekyll and Hyde” description is particularly ironic given that my experience was of someone who was perfectly pleasant until the transaction became stressful, after which communication became increasingly difficult.

I’m sorry to have had to go into so much detail, but I won’t sit quietly while a review containing so many inaccurate statements potentially damages the reputation and livelihood of people who, in my experience, did their job professionally.

Buying and selling property is stressful enough without personal frustration being presented as fact. If you are in any doubt about Orchard’s professionalism or competence, I would simply suggest reading the many other reviews and making up your own mind.

Regarding the accusation that “Loz” is a fake profile, my name is Laura and I am the seller’s partner.

I’m fairly certain that the agent posting a response falsely claiming to be us would be illegal on several levels.

For the record, we have never previously listed any other property with Orchard.

Your comments are completely unfounded....
