I had a very disappointing experience with Thomas Morris and wouldn't use them again.

I ended up conducting one and a half viewings myself. On one occasion, our first viewing I had to do myself entirely, at which it was claimed the viewer came at the wrong time, but the viewer claimed otherwise; on another, the agent was stuck in traffic, and I had to conduct the first half of the tour myself.

Next, their follow-up with potential buyers was incredibly poor. It appeared they would give up after just two missed calls. I know this because I also experienced their service as a buyer in the same area. It is telling that after months of stagnation, a buyer was only secured the day before my notice period with them expired. This I think is my fault for not thinking about that before choosing them.

The most frustrating part was the lack of transparency regarding their commission. During initial negotiations, I explicitly stated they needed to match a competitor’s offer, which was a percentage based on the final sale price. Instead, Thomas Morris buried a fixed fee in the contract based on the original marketing price.
?This was never explicitly explained to me verbally or in writing, and it resulted in a higher charge despite the house selling for less than the guide price. I feel this was a deliberate lack of transparency, but I guess it was my fault for both not reading the fine print, and for assuming the figure in my contract was just an illustration and that they were negotiating in good faith.
The only good point was the in house sales progresser, and the staff overall being friendly and pleasant to deal with for the most part. But all the rest means I can't recommend them.
