11th Aug 2025 (5 mo. ago)I HAD ONE VIEWER ,THEY GAVE ME A TIME WHEN THE VIEWING WAS GOING TO TAKE PLACE WHICH WAS 2.15 ON A SATURDAY ME AND MY WIFE WENT TO A GARDEN CENTRE , WELL AT 3PM I PHONED WEBBS TO SEE IF THE VIEWING HAD FINISHED ,I WAS THEN TOLD OH NO WE DONT SHOW THESE PEOPLE AROUND UNTIL 3.30 PM I SAID I HAVE VOICEMAIL MESSAGE ON MY MOBILE THAT THE VIEWING WAS AT 2.15 ,I SAID WELL CAN YOU PHONE ME WHEN THE VIEWING AS FINISHED THEY SAID THEY WOULD.......WELL THEY DIDNT. THE FOLLOWING WEDNESDAY WEBBS PHONED, BUT WE WERE OUT THEY LEFT A MESSAGE FOR ME TO PHONE BACK, I DID BUT THE ASSISTANT WAS ON THE PHONE, I WAS TOLD SHE WOULD PHONE ME BACK, WELL SHE NEVER DID , WHEN I TERMINATED THE CONTRACT ,I AT TO GO TO THEIR CANNOCK OFFICE TO GET MY KEYS... ON THEIR BROCHURE TO ME WHEN I FIRST WENT WITH WEBBS ITS IN BOLD LETTERS NO SALE NO FEE , BUT THEY CHARGED ME £60I WENT WITH WEBBS ON THE 28th FEBRUARY2025 FINISHED WITH THEM END OF JUNE

23rd Jan 2026 (19 days ago)Terrible customer service Booked a viewing last weekend for 3:30 using time booked off from work. 30 minutes goes by and no show from the agent and no respond form the phone. Gave it a couple days with an email asking if we could rebook and rearrange with no response almost a week later. Incredibly unprofessional if you’re a landlord and actually want to rent your property you might be best going else where!- 1st Oct 2024 (1 year ago)Would recommend the team here. They were patient, responsive to my needs and very professional. Julie Burdett and Nicola Clegg were particularly helpful with my transaction and supported well by Julie Gomersall when Nicola went on maternity leave. Claire Midgley was also great as a post sale progressor. Despite us and our sellers doing a lot of the communicating directly (through our sellers choice) she was very helpful, attentive, efficient and knowledgeable when I needed her. All round a great personal service and I have recommended them to a number of friends, family and colleagues.

During all this time Lorna has always been extremely helpful and knowledgable guiding me in the right direction. When I sold my rental property it came with many problems which Lorna overcame with hard work and good advice. Her communication was always first class. I would highly recommend as her work ethic is second to none

6th Nov 2025 (14 weeks ago)We wanted to send our thanks & appreciation to the team at Paul Carr Estate Agents in Burntwood and say a massive thank you for helping us to achieve our dreams and make the house move happen - For us, it has been life changing now that we are much closer to family - thank you! From the very first moment we had the pleasure of meeting James and Sophie, they listened to what our requirements were, and where we wanted to be in terms of location. They very quickly helped to find the right property and in the location we wanted to be in, which was amazing. All through the process of the sale, Paul Carr were on-point, stayed in touch with us to give regular updates and liaised between us and the onward sale. When things went a bit off track (due to any legalities) the team at Paul Carr once again stepped in and helped to manage any difficulties and more importantly, helped to keep some of the stresses at bay from us! We are now just over a week in our new home and we couldn't be happier - Thank you very much to all the team at Paul Carr (Burntwood) Team, your customer service, knowledge, professionalism and kindness throughout the process has been amazing!

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

23rd Oct 2025 (16 weeks ago)Recently, we successfully sold a property in Cannock, Staffordshire. Liam handled the entire sale process, from the initial enquiry to completion. His professionalism, unwavering support, and particularly his assistance to our first-time buyer, enabled us to complete the transaction more expeditiously than anticipated. Liam was always available to respond promptly to our inquiries, demonstrating a commitment to resolving any concerns efficiently. We can’t praise Liam enough for the work he did on this sale. 10/10 We insisted that Liam work on this sale for us because we were unable to collaborate with Heidi due to her ineffectiveness in handling fundamental tasks. Consequently, we lost our initial sale, which ultimately fell through because she failed to exercise the necessary diligence and attention in ensuring the successful completion of the first sale.

The flat I moved into was in a poor state when I moved in, their check in photos were poor and they were unhelpful in helping me gain access to the flat once I had got the keys (didnt give me the code access). It then took me almost 6 months to get my deposit back from my landlord (thanks to the poor quality of their check in photos). I wouldn't rent through them again.

20th Nov 2025 (12 weeks ago)Moved out on 1st of November from a property managed by Lordsons. One month notice was given, as per my contract, and yet deposit is still to be returned by them, even if they had landlord’s confirmation to return in full. Not responding to calls or e-mails and now their website is no longer active. I suspect they never held my deposit in a protection scheme as I cannot find it on any of the main ones. Searching on the internet, it seems like they were banned by Southend Council in 2024. Stay way clear from this con agency!! I suspect a lot more people are or will be in the same position as I am!!
