The costs were clearly communicated from the outset which wasn’t the case with some other agencies we contacted. Communication was excellent and they handled all negotiations well. We were kept well informed as the sale progressed. We would have no hesitation in recommending them.

Well worth their slightly higher than average fees.

31st Jan 2022 (2 years ago)I have never sold a house before so I was a complete novice. I think they probably would agree that the property was a bit too far away to give a proper service. It was 40 mins away. They should not have taken it on The staff in the office were always unfailingly polite. When my son had given them a rocket, the property then sold. I thought (as it turned out) the property was put on at an unrealistic price and although I agreed that price with the Agent, I should in retrospect taken other Agents advice. The other Agents were completely correct as to what it fetched. I read all the information about how to sell houses too late. I have learned a lot.

The flat was then marketed for rental and a suitable tenant was found within a week. If Carling did estate agents…….

I have had a particularly weird experience from ill communication from my legal team but nothing was a problem to this team. 18th May 2023 (1 year ago)Huge thank you to Jeanette snd Mary who helped with the purchase of our new home. It was quite stressful for us at times and we had a few (a lot!) bumps in the road. We were very dependent on the team especially towards the end of the buying process for many reasons. I truly believe without their help on an almost daily basis we would still be waiting for the sale to have been finalised. We are now 4 weeks in our new home and are so happy. The stress long forgotten. The team are Very professional, very “on it” and also want to do the best for the buyer. Thank you all.

From sale and purchase through to completion they were professional, knowledgeable and a pleasure to work with. Tess in particular handled our sale/purchase progression and was, without doubt, the most helpful and competent person we dealt with throughout any of the transactions. On so many occasions her knowledge helped us to keep the transactions progressing. She recognised our situation and did absolutely everything she could, going above and beyond, to support us at a very stressful time. Thanks very much!

They moved me into a flat with no working plumbing which they knew prior to the start date but neglected to tell me, they ignore emails and texts, their staff gaslight you, they turn up at your home unannounced sometimes letting themselves in and I don't think I've been treated this badly by a company ever. Do yourself a favour and deal with landlords directly. This company is not worth the premium you and the landlord have to pay and they cause more issues than they solve.

Moved in July 2024 (around 5 months ago) and we still have outstanding maintenance issues to be fixed despite raising these issues through Hive’s maintenance system the first week we moved in. We have contacted multiple members of staff regarding these issues and half of them have been resolved after chasing them but the rest seems to be forgotten about. I have now gave up chasing for them to be fixed.
18th Mar 2024 (10 mo. ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

27th Oct 2024 (13 weeks ago)Initially we had not planned to market until Spring; but then a property which we loved but which had sold, unexpectedly came back on the market. We approached Kirsty and explained the situation. As if by magic, she attended the very next day and managed to assess and value, take photos, do the write up, have it live on her website and even on Rightmove-all in the same day. We received an immediate offer (property unseen) and, with further viewings the next day and more viewings right up until best and final offer day, communication from Kirsty/Ailsa and team was always fantastic. We even had out of hours emails to keep us updated (I don't think those guys sleep!!!). We ultimately didn't get the house we'd wanted as the agent selling that property was terrible. The comparison between the two agents has only served to fuel our opinion of how good Kirsty Hodgson's team are. Thanks guys!!!! (A proper thank you will be forthcoming on completion).
