The whole process was smooth and we were kept informed of progress throughout. James in particular was excellent nothing was too much and made us feel at ease through the whole process. I would highly recommend them when it come to selling property

20th Oct 2025 (6 mo. ago)Used Ashtons as was a prospective buyer of a property they marketed. Not so many issues with the office but the sales progression team were always quite slow to respond and could never get through to the assigned person to my case. Additionally used ashtons to sell my property and I feel compelled to share my deeply disappointing experience. The problems began immediately. The agency provided an initial valuation to secure our business in July, only to suggest a £25,000 price reduction after just one week, admitting there was no interest. Despite agreeing to the reduction, it did not correlate to an increase in activity which would lead to questions around marketing and resource as Ashtons list a lot of properties. By September, they had only managed to secure two viewings. We received absolutely no feedback from either of these viewings, despite requesting it, leaving us completely in the dark. Lastly thier fees are quite opaque and if youre new to selling read through everything very carefully. In the non flex fees there are baked in withdrawal fees that ensure ashtons get paid regardless if they sell or not. Which gives them little incentive to really push your property in my opinion. The alternative is you pay money up front to them to sell your property which is preposterous. Fundamentally all the agents use rightmove to market your property and that's where most people go to find houses. In summary: an inaccurate valuation, negligible effort, a complete lack of communication, and a devious fee structure designed to charge you even when they fail to perform.

2nd Nov 2025 (6 mo. ago)I don't feel they really put any effort into trying to sell our property. The quality of the pictures and listing was not up to scratch. We had to chase for information a lot. I regret choosing them.

On both occasions we found them to be very efficient and pro-active in preparing for putting the houses on the market, then finding us viewers and guiding us through the sales process. They made it effortless from our point of view. Very highly recommended.
22nd Apr 2026 (13 days ago)As a buyer of a property in Letchworth, Lane and Bennetts were absolutely fantasic. It took me 10 months to buy my house, throughout the process they were efficient, communicative and really supportive towards me. Always a friendly voice at the end of the phone and nothing was too much trouble. My first buyer fell through after a few months so it wasn't a smooth process. Lane and Bennett were able to negotiate with all the different parties in the chain to make it happen. Big thanks to Michael, Patricia, Paula and team. Now living in my dream house and loving it.

As a family of five, we had a lot of moving parts and very specific needs, but they truly listened and only ever showed us properties that made sense for us. That alone made such a difference. What stood out most was how much they genuinely cared. They were always there — whether it was answering questions, giving honest advice, or just reassuring us through the process. Nothing was ever too much trouble, and you could feel they were fully invested in helping us get it right. Their knowledge of the local area was also invaluable. They didn’t just find us a house — they helped us find the right home, in the right place, for our family. We are genuinely so grateful to Gino and Conor for everything they did. I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!

The service I have received has been outstanding and I am impressed with the “due diligence” they have undertaken. Giving the changing legislation affecting landlords, I feel confident that IW Estates will ensure compliance with the law. I also expect that my tenants will have confidence that issues arising with the property they are renting will be dealt with in a timely manner. My point of contact is Ellie Smith and she has been outstanding in terms of advising me, creating new tenancy agreements and meeting my tenants. I know that she is supported by others in IW Estates and my thanks go to them as well as to Ellie. In summary, in my view, a highly professional Company who do everything “by the book” and deserve to do well in the highly competitive lettings business.
