We’ve been a cornerstone of the Warrington Lettings market for over 30 years now. We don’t envisage that changing any time soon! Lettings is still going to be our core offering. I've been a landlord with 222 estate agents for just over 3 years with a fully managed property. They are always on hand to answer any questions and to sort out problems efficiently. I had a lot of repairs that needed to be completed after a previous tenant moved out all work was completed very quickly and to a very good standard so the property was soon ready for another tenant.

My cooker stoped working over a month ago and I’ve chased this repair numerous times, the is little to no communication from them at all, and the cooker still doesn’t work. I had to call a contractor out myself to even find out the cooker is still under warranty. I also had this issue in the past and it took them months to fix it. I’ve asked Liam Grundy countless times for the formal complaints procedure and he ignores me every time, I’ve requested a copy of my tenancy agreement and got told it would have been sent to me when I first moved in (3 years ago) I highly recommend you find a different agent if you’re interested in renting a property.
In reply to you comment - you said the cooker stoped working due to saturation with water, it’s been two months how could the possibly still have water in it when it hasn’t been used for 2 months

Extremely slow at dealing with enquiries and getting works done, if you are looking to rent through this agent just expect to wait months before anything gets fixed. They ignore your emails and are not willing to help tenants. If you're a landlord I'd stay away unless you want to pay a management fee for them to do nothing at all.

Brilliant service for a problematic shower in the home I rent from the plumber who came today. He persevered until he'd sorted it, dead polite and courteous, too.
Jade on reception is unfailingly lovely and friendly, and David who handles routine inspections - which have been fairly unpleasant experiences in other properties/with other letting agencies - is extremely nice and puts you at ease. Definitely recommend.

Booked a viewing for a house with Liam Grundy and confirmed by email that we were still happy to view the property on the day of the viewing.
Shown up at the house and the house owner said she wasn’t aware of anyone coming to view her house on that day.
I called the estate agents and Liam had forgotten to tell the owner about the viewing.
Not only did he forget to tell the owner though, he forgot to mention to me that the viewing would therefore be cancelled and failed to tell me he wasn’t even going to show up to the property.
Struggling to understand why even 10-15 mins before the viewing Liam couldn’t even call to explain his mistake and that he wouldn’t be meeting me at the property.
The woman I spoke to on the phone offered me an alternative day/ time, however after travelling 45 minutes to see the house and to have the estate agent not bother to show up or ring me to apologise I would not consider moving forward with this estate agents in the future.
Since Liams reply: as said previously, i did reply to your email confirming the appointment. Accept responsibly for your mistake and stop blaming others, you wrote a 5 star review on 222 estate agents google page about your own business… talk about needing an ego boost.

I can not rate Gregg and the team highly enough. We’ve just bought our house through 222Estates and from the moment we were shown around, to the moment we completed, Gregg was not only on hand, but went above and beyond to make sure everything went through. We’d been to see a lot of properties with other estate agents before we found the one with 222Estates, and I had been shocked by the sliding scale of estate agent integrity. Gregg and team however, are fantastic, and in a completely different league. Even when there were unnecessary and unrealistic demands being made lower down the chain, Gregg tenaciously kept things moving. I would definitely recommend, both if you have a property to sell because the team are clearly 100% dedicated to making that happen for you, and if you spot a property on their roster that you’d like to purchase. Gregg helped make a really stressful situation, calm and a lot less scary.

By far the worst letting agency I've had the pleasure of dealing with. I'll list below a few reasons why to back this up below. Run by Liam and Gregg, Gregg is reasonably sound to deal with. However Liam has a massive superiority complex where he likes being a **** just for no reason.
We spent 6 years letting through these guys and in that time they never needed to come out for any issues. However not from us trying to get them out on a few occasions. One being the carbon monoxide detector was sounding. Now we had 2 young kids and when I called they said it's most likely a faulty alarm try replacing the batteries. Not a response you would want to hear. On another occasion a few fence panels blew down in strong wind. They said prop back up and we will try and get someone out. After a week of waiting which wasn't ideal as next door had a dog we contacted the landlord direct, who said they weren't aware but were around within the hour to fix. Safe to say we went through the landlord all the time then on. Luckily our landlords were fantastic.
The final petty thing that Liam did was delay giving my deposit back. so much so that I had to get the landlord to pressure them to give back.
I can ramble on about a few other things but I think I've put my point across enough. If you are thinking about using these then make sure you've checked out the other agents in town before hand they say your not just a number but trust me you are.

Sums 222 Estates up really that you would reply like that Liam. So passive aggressive... "Our demands" you will also be happy to know that you you don't need to wish our new landlords well as it's us.

It can be very daunting buying a property in a country different to the one you live in but 222 and in particular Gregg in the Warrington office made it really straightforward. We met Greg and Liam when we handed over some properties that were owned by a previous investor.
We found them to be extremely responsible responsive and extremely knowledgeable.
They had extremely powerful systems in place and educated us about how to use a private bin company refuge company in order to overcome misunderstanding is with tenants
When they issued their legal paperwork they had their own mobile phone numbers as a 24-hour contact.
Whilst we have never being a customer we certainly have references from the purchasing landlord to state that they were really really effective
We have no reason to believe that they would give you anything other than the best service that they could give.
Just wanted to point out that we have never been to the office but we are sure it’s extremely well appointed.
I understand that they manage lots of independent family homes and have a strength in this area.

222 Estates have just rented my property out on Battersby Lane, they organised all the remedial works and cleaning and found me some excellent tenants whom are very happy with the property and the service they received from the guys there. I would highly recommend them to any landlords / vendors whom are seeking an excellent service at very competitive prices.

I am a landlord, with 2 properties managed by 222 Estate Agents.
I have nothing but positive feedback for the team, Gregg, Liam, Nathan and Jade.
They are professional and follow up with what they promise to deliver.
They charge reasonable rates and the service I have received from them has been excellent.
I have used other Estate Agencies in the area, but they are definitely not as good as 222; highly recommend these guys if you are looking for someone to manage your property!

Sold my house these and to be honest they were poor from the start. They missed the first appointment. Late with photos and putting my house live. Never called back when left a message. My buyer told me that the person doing the viewing didn't have a clue about my house or the surrounding area. And they agreed that they were very bad. Once my house sold I didn't hear anything at all from Liam or 222.
Would not recommend at all.
And just to point out... Some of the reviews written here are by 222 staff.

Spoke to Nathan in regards to a property rental. I have never encountered such a rude, arrogant and despicable member of staff in all my life. I would rather go homeless than do business with this company. How unprofessional and rude an adviser could be is beyond. Would not recommend to anyone in a million years.

Take every 5-star review of this agency with a pinch of salt. The "Liam Gundry" that talks so highly of their services is one of their employees (I have reported this to google already).
Not only that but he is also the person that, after we put an offer to see if the landlord agreed to our terms, he went on holiday without telling anyone in the agency to chase this for us (I honestly doubt he even contacted the landlord). This resulted on another couple putting a deposit down before we did.
It is not just a case of one bad state agent, who didn't bother to show up to any of the viewings and instead had the existing tenants show us around. My boyfriend called to complain about this situation and was just received with rudeness by the person that picked up the phone.

I can’t talk highly enough about the service I received from Gregg and the team at 222 Estates, though I’ll have a go.
When the time came to sell my rental apartment in Warrington, 222 Estates were the estate agent recommended to me by the letting agents I’d worked with for many years. I was always pleased with their service and have been delighted with the professional, helpful and friendly service offered by 222.
Having achieved a sale at full asking price, they disposed of furniture my buyer didn’t want as the apartment had previously rented out as furnished.
When the conveyancing took way longer than expected, 222 managed the rental of the apartment to the buyer along with some minor repairs prior to completion. All in all, outstanding and exceptional service I’d commend to anyone,

Cant fault the service that Liam and his associates gave, professional through and through.The property needed some work done and a team of cleaners were sent to do various jobs, again a fantastic job was done credit to the cleaners too a transformation was made. Great communication and very helpful in every aspect, really cant recommend 222 Estates and the great team they have there. Were lovely on the phone and sent email confirmations of my viewings which was good, however they double booked my viewing with someone else which meant I didn't get the apartment. Felt like it was pretty unprofessional to do that

My apartment was only the market for just over 4 weeks when it sold and Gregg and the team at 222 estates gave an amazing service throughout what proved to be a tricky sale process (thru no fault of 222 estates), they were always on hand when needed which was reassuring. I attended a viewing today for a house located in Warrington. The house didn't look at all like in the pictures shown on Zoopla website. The photos were very old and the house is dilapidated. It's very old and needs a full refurbishment. It was cold inside. It seemed like the last tenants cooked very often without opening a window. I saw mould. Very old furnitures. The place all together looked disgusting. The funny thing is that the director asked me for £300 administration fee like If I was going to rent the Taj Mahal. The apprentice looked down at me.
Rather than offering me an alternative home they just laughed at me.
My money went out with another much better agency and not this people that they have homes available that they should be forbidden or made illegal.

Great service, they do all their best to help the vendor and the buyer at the same time and playing an active and helpful role within the sale. They work with great 3rd parties such as the broker (D Scott Financial) or the solicitor (AN Law) which also helps a lot with a quick sale. And Gregg is always there to help, he couldn't answer his emails any prompter!

The team at Key Lettings managed our property and looked after both ourselves and our tenants with great efficiency and professionalism. Later, 222 Estates looked after the sale of our property. The sale went throuh quickly and smoothly. Living in Australia we were concerned that communication may be an issue but Gregg and the team always responded to any enquiries we had almost immediately. We would definitely recommend 222 Estates to anyone who is thinking of selling or renting their property.

First time involved in a house purchase for many years, so couldnt remember exactly what to expect.
Gregg dealt with the whole process from start to finish in a very helpful and professional manner.
At those times when things got stressful, Gregg was soon at hand, always responding to queries out of hours, and helped to ease those worries.
Im pretty sure if it wasnt for his help we would still be waiting for completion now!

Key Lettings let my property without my knowledge and consent and seem to think this is acceptable. They failed in their duty of care to their tenant and me the home owner by not checking who owned the property. The matter is with solicitors. DO NOT USE you will probably get a nasty surprise.
