Unfortunately had a really terrible experience.
First of all moving in, February 2023, several issues in the property, seals coming away from the bath missing glass in a door, cracks in grout missing pieces off radiators and a window that wouldn’t shut in the master bedroom all of which we were assured would be promptly dealt with, none of these issues were ever fixed and we moved out June 2024.
On top of all the existing issues that were visible on our first day in the property, after not even a month of living there black mould was rife through the house, the walls physically wet to touch especially bad in the master bedroom and the smallest of the 3 bedrooms which was going to be used for our -at the time- newborn when she was old enough. Not the standard of home you are expecting to live in when you are paying £700 a month rent and have forked out £1400 for a deposit.
The washing machine that was in the property also broke during our time there and took over a week for someone to even come out to look at it and a further 3 to have it replaced, after multiple phone calls and us being told that they were waiting on a response from the landlord, we were out a fortune in launderettes as we have 2 very young children.
Upon moving out of the property we had an inspection and were told everything was fine and we were good to hand back the keys (good riddance) the deposit was not returned to us until the end of August, bearing in mind we handed the keys back at the end of May. We requested a full repayment of our deposit, which was disputed to deduct £200 for “cleaning” which considering it was cleaner than when we moved in (it was filthy and took me a week to clean before I could put anything in it) seemed a bit unreasonable to me. On top of that, we had to replace the majority of our furniture totalling £2000 (roughly) not even including clothes and other odd bits damaged. Meaning our deposit wouldn’t even cover this not even considering the fact that we still had paid £1200 for our deposit for our next home, when I contacted them about this I was not responded to at all.
Overall an extremely negative experience and has actually really put me off looking at several properties just based on this company being the letting agent due to how badly managed things were.

This is Infact not what happened. The FULL amount of the deposit was released to us after I disputed your charges with safe deposit Scotland and no one responded to them (a usual from your staff really)
I actually know the previous tenant and they too had issues with mould and damp so this statement is a blatant lie - at no point did I expect the landlord to change anything however I did expect that repairs that were promised to be carried out to be carried out and not left and never repaired.
The washing machine repair did in fact take a shockingly long time and if you truely believe your staff are carrying out these repairs in “days” I urge you to look at your records.

The best letting agent….fact. I used Alex for all of my let’s over the last 4 years and can honestly say I would not go anywhere else. Alex and this company as a whole went above and beyond for me. Everything from finding a tenant, to making sure the property was kept well, to any repairs needed done, it was made so easy, I literally just handed it over to them. They can take care of everything. Then when selling my properties they got the best price possible, and made it as quick on there side as possible. Alison was always on hand to sort anything and everything, if you told me she works 24 hours a day I would Believe you. Would highly recommend AB Property Consultants to anyone looking to sell their home. This was the first time selling a house for us so didn’t know how the process worked etc. From our first meeting with with Alex he was very knowledgeable about the area and values. Alex also explained in detail what would happen from start to finish. We explained to Alex that we didn’t want to put our flat on the market till we had found our next house, Alex suggested that we put the house as ‘coming soon,’ with pictures and videos of the flat this way they could draw up interest in the flat without us fully committing to sell it until we were ready- they were not pushing for us to put it on the market unlike other estate agents we had out to look at the flat. This worked incredibly well as once we found our next property all we had to do was give the team the go ahead and the house was on the market. This meant it was a extremely short turn around process as they had already drawn up all the interest in the property meaning from the date the property went on the market, to setting a closing date and to accepting a offer only took 1 week and for a record price in the development! Lesley kept us upto date with feedback from the viewings and also talked through all our offers at the closing date to help us make the correct decision for our circumstances. In regards to the price we received for the flat, other estate agents suggested that we would be would have to sell the flat for the same price we paid for it as we hadn’t even been in the flat one year. The valuation Alex gave compared to the other estate agents was very different, which we were apprehensive about. Alex was spot on with his valuation as in the end it ended up selling for even more- again this highlights his knowledge and expertise in the area!
We moved into our new home one week ago and Lesley and Morgan checked in to see how the move went and asked if there was anything else they could do to help or if we had anymore questions. Two other family members have use AB Property to sell their home and also speak highly of them.
I cannot highly recommend AB Property Consultants enough, and will definitely be using them in the future!

From our first meeting with Alex, the service was excellent and we were in no doubt that we were placing our property into the hands of professionals to sell for us. The whole transaction was done and dusted in total in about 6 weeks.

Rented a property through here about 3 months ago and it’s been a nightmare. From the day we moved in our oven and front door buzzer haven’t worked. We have sent multiple emails and received no reply, tried to call many times and no answer. Only when we threatened with a formal complaint did they send someone round to fix the oven. We’ve had parcels stolen from our doorstep and had many things returned to sender because of this buzzer issue. I had an issue with sending rent and tried to call the office multiple times and no answer at all. Would not recommend

I have used AB property Consultants and McTurk and Muir Lettings for both sales and lettings. I removed a property recently from a local competitor who was being underhand and charging the tenant more rent than was agreed. I love the transparency of their lettings system with monthly payments and automatic credits to our account as soon as the tenants pay. These guys really are leading the way in the East End.
If you are unsure about letting your property drop Alex or Alison a message and discuss. This is how I first started dealing with them back in 2015! I am sure you won’t be disappointed.

Landlords beware! These guys were managing a property that I bought as part of a portfolio. On requesting to move the management to my own management company they tried to say that there needed to be a 6 month notice period (even though this is contrary to Scottish law) and refused to hand over the keys to the apartment! In the end the new managment company had to get in contact with the tenant by visiting them at home, explain the situation, change the locks on the apartment, all at my cost. To this day they have still witheld the last months rent the tenant paid to them. Very dodgy behaviour but since we are only talking about £500 there is no point in pursuing them. Anyhow, stay away from them if you can!

Day 1: request via Rightmove to view the property.
Day 2: As no response to last request, message again via rightmove.
Day 3: As no response to either previous, assume Rightmove isn't working for the agent for some reason. Try contacting using the form on their own website for the property.
Day 4: No response to anything. Ok, phone time. Get through fine, arrange viewing on Sunday, agent will send you an email to confirm.
Day 5/6: No confirmation email.
Day 7: View property, want to go ahead. Agent there says just fill out the docs you received in the email.
Day 8: Recieve voicemessage asking how the viewing went. Call them back after work to say we're interested and just need the documentation to fill in. Says email will be sent shortly.
Day 9: No email. Call up at lunch to try and get the documents sent again. Informed property de-listed and the email was sent yesterday after the call.
Look I don't know what's going on with your email system but I'm clearly not the only one who's had this issue. Neither RM enquiry nor the form on your website worked as you said you had no messages from my name when I phoned.
I've contacted many other estate agents in the past through RM and had no issues, even as recently as last week. I've checked spam folders/filters and everything I can think of to locate these missing emails which I was assured have been sent, to no avail.
I can only give 1 star, as frankly the service didn't function.
Worth noting the people I did manage to interact with were pleasant and friendly.

VIRTUOUS FAKES...Interested in a rental property, turned up at a viewing (cold-called but OK) Alison let me looked around, seemed fine for me, received email the following day from Alison needing me to answer some questions, if I was still interested, I answered and of course I was still interested AND THEN NOTHING, ZERO ZILTCH NADA...
I suspect my Unemployed status was their issue (solid financially though and willing to pay the 1st 6 months in advance, but will never know the real reason as they cannot use my unemployment as a reason, it was though), a few days later I see the property has been marked with a "let agreed" tag, it would have been nice to get some communication to that effect to let me and any others who applied move on to other properties..
THANKFULLY I then came across the AB Property website via google and saw the main photo of 3 people, I presume employees, wearing masks in an office, it was HILARIOUS to me when put in context to my dealings with them, in that they are happy to virtue signal in the most embarrassing way "look at us we will make you think we are doing the right thing by complying with any directive regardless of how useless it is" (2 years of masks and still the nonsense goes on, maybe you ask why instead of looking like VIRTUOUS FAKES) "but when it comes to the actual business issues at hand and being at the very least semi-profession and communicative with our possible customers WE COULD NOT CARE LESS"....I dodge a bullet, NO THANKS VIRTUE SIGNALLERS..

Enquired about viewing a property on Dyke Street, Baillieston on Friday morning through their website. Have had no response at all. Not great if your selling a property and trying to get the best price.

I can assure you, you haven't responded to my query in which I asked for a viewing on Friday at 4:45pm.
This was done via your website where it says 'contact agent'. I then completed the form including my number and e-mail contact.
I no longer have any interest as I have viewed other properties at the weekend and have offers in.
Fact of the matter is, someone has either ignored the request altogether or your website has issues which is within your control. Either way not a great experience.

Enquired over a week ago (3rd February) via e-mail regarding a Home Report valuation of a property being marketed by the said persons, no one even responded to my request. I would like to think if I was marketing my property through an agent that they would be more proactive in their response.

Alex, Chrissie and team went way above and beyond to sell our lovely Glasgow southside house. As well as his knowledge in properties Alex is also a talented photographer and qualified drone flier and captured wonderful photos and overhead drone footage of our home. Someone came to value my house told me they would contact me to come back to take images to put on market , this was 2 months ago I'm still waiting. After house was valued went to see Bill to organise a mortgage he told me he would do everything in his power to help me out gave him all my personal paperwork statements etc.again I am still waiting on him also to call me back. Had to go elsewhere as Bill would not return any calls or texts. Clearly didnt try hard enough as my house Is sold and I got an offer accepted on another property and mortgage accepted. certainly do not recommend !!!

I was referred to AB consultants by a friend who had used the company before and I’m glad I did. Alex and his team are dedicated to what they do 24/7 and are among the hardest workers I’ve seen. Selling and buying is one of the most stressful things someone can do, having years of experience of customer service I can say that all the stress is taken out of it. I was contacted and updated regularly, the presentation of my house was amazing, owing to their investment in upgrading their photography skill set and great advice. It’s clear that you are valued as a customer and forming a close working relationship is something that isn’t available with an online company.

Arrogant and unhelpful. Spoken to with disinterest. Practically having to plead to view properties (most of which are sold but still live on various sites). Actually got my friend to call as I couldn't take the horrible woman's bad attitude anymore. I would not go to view anymore properties being sold by this mob and I don't use the word mob lightly.

A great service from start to finish. From the flat officially going on the market, it was sold within less than 2 weeks. Alex came out to view the flat initially and he gave us a realistic asking price, they were upfront about all costs and they also put me onto a very good solicitor to deal with the legal side.
Cannot recommend these guys enough!
