So far as a tennant I’m very unimpressed. We moved into a filthy flat that hadn’t been hoovered, cleaned and had damp on the roof including mould on the fridge. We’ve been waiting since January for repairs to be carried out which ive had to contact them a number of times about and still haven’t been done. We were due a flat inspection on a date I couldn’t attend due to the having a full time job and Nicola was very abrupt and rude, unwilling to work with me and unprofessional, honestly use anyone but them! Hopefully they get better.

We moved into a flat that was mouldy with a smell of damp and was unclean. This was not a problem to us at the start as it was prime location and all it seemed to need was a good clean. The flat cleaned up rather well.
During our letting period things were smooth with the agency.

However we have recently left the flat and they are saying that it needs professionally cleaned. We wouldn't not mind this if this had been done for when we moved in. When we moved out the flat was perfectly clean also having just been repainted and spruced up by the landlord who stated the flat was in lovely condition. They wish to charge our deposit with this cleaning bill.
This has been weeks later and we still do not have our deposit back as apparently they haven't sent the cleaners despite having told us last week that they had already been sent when we said that the flat did not need professionally cleaned.
The lady who was dealing with our case is on Holliday and apparently they don't have one single other person that can deal with the case which I find shocking for such a large organisation.

For anything thinking about letting with them please be careful. I would avoid if possible!

One of life's few enjoyable experiences when dealing with companies of any sort. My dealings with Abbey Forth ran from 2011 to 2016 where they initially managed the letting of my property and then were instrumental in its sale. Run by a thoroughly decent guy whom I grew to trust implicitly, which is so much more than one comes to expect these days. Should I ever be in the position again I would jump at the opportunity to use their services once more.
