This company have knocked on our door asking to market our property on several occassions. Fed up of being disturbed by them with a young baby in the house.

I was kept informed throughout and Connells generated lots of interest in my property. I would have no hesitation in using them again or recommending Connells to my friends and family.
As a property manager with 12 years’ experience never have I ever had the misfortune of dealing with such a bunch of unprofessional, rude and incompetent people. Even if you happen to speak to the managers they are just as bad. Its as though no one working at the company cares about its reputation or repeat business. They literally treat you as though you are an inconvenience to them. We are a professional landlord with a portfolio of over 100 properties, I would dread to think how they would treat a one off landlord with little knowledge. The Colchester branch let our property approx. 6 weeks ago. When we instructed them we asked for a rent guarantee policy to be taken out (in writing as part of our instruction letter), after chasing for the policy for 2 weeks after the tenant moved in I was eventually told this had not been done and wouldn’t be done as they don’t provide this service unless they manage the property. I mentioned that it was included in bold in our instruction letter and the “area manager” said do you have in writing where we agreed to this… RIDICULOUS, by accepting the property and letting it that in-itself its agreeing to the terms. . I was given their terms and conditions to sign AFTER the tenants moved in and told they wouldn’t transfer any of the rent until they received the T&C’s back signed (despite us not agreeing with the terms).. in effect BLACKMAIL.
To date we still have not had all the move in money from them, they are refusing to give us a statement with a breakdown of the money collected from the tenants/ their fee etc and we now have no other option then to seek legal advice from our solicitors. They have taken a fee from the move in monies without our consent, we do not even know what amount and we have never signed t&c's. Its unbelievable.
As a professional landlords we have found them EXTREMLEY difficult and uncooperative and we have the benefit of experience and knowledge on our side. Unless you are prepared for a lengthy battle to get your money & paperwork AVOID THIS AGENCY AT ALL COSTS.

What a wonderful, professional and friendly team they all are, especially Louise who I dealt with on a regular basis. Not only did Louise ensure everything with the property was to my satisfaction when I first moved in but she was always available for me if I had any questions or concerns. Even when I informed Louise that I was leaving the property as I purchased a house, she gave me some very professional advice which was extremely helpful.
I found the whole company extremely professional and friendly. An absolute delight to deal with. I would highly recommend.

Awful experience from start to finish. Branch manager has a terrible attitude and seems only interested in his commission. Never keeps you up to date on progress and will put the phone down on you when challenged. Avoid.
Very professional and knowledgeable. As a local company I felt it important to support them. Nicky arrived and was professional and prompt. Finding her to know the market too I was keen to give them a try. Nothing but positive vibes and service from the start. 2 days later I had secured a tenant. Time will tell if their follow up matches their marketing, however I have no doubts currently. For a new venture they sure know their stuff. I cant recommend them enough.
My experience as a landlord with Kingsleigh estates has been shocking, I would advise every landlord to avoid them.
Kingsleigh was given the opportunity to advertise my property on a finders fee basis only, 3 men viewed and wanted the property. Kingsleigh then started to ask for further fees additional to those agreed and signed for. I refused to pay anything further.
They wanted to see the contract I was due to issue, which was emailed across, I had missed a clause in the contract which is no longer applicable due to changes in the law. I said shall edit it or do you want to amend for quickness. The reply was we prefer to use our own contract. (Btw this is a standard contract pulled from a landlord insurance site).
Oh even told what deposit scheme to use !
I had HMRC compliancy laws mentioned and fines, which is ridiculous considering it is a finders fee, they have my name, home address, proof of I.D. ( which covered their compliance). It was scare tactics to gain a further fee.
I'm so annoyed I have turned away prospective tenants because I thought the property had tenants secured.
Did the tenants even exist? Those poor guys will think I left them high and dry. When the paperwork was signed and it was time for the details to be handed over why try and get more money out of the landlord?
Like most landlords we are busy people and need professional services carry out the instructions given and agreed upon. There is no time to read emails talking waffle. Not all landlords are rogue, the majority are normal busy working people trying to rent their property, they comply to all legislation, compliance and are educated enough to understand what is required.

An so the saga continues, how can you believe you are acting professionally. You are still saying half truths. You are the ones who cold contacted me, email after email soliciting my business.

The hipocrisy of your reply is astounding, have you no shame !
I have uploaded the conversation photos, not once did you say the contract would be supplied in the original quoted fee until you were walking away (photo 3). Instead you were trying to charge further fees. (photo 2). Photo 1 is the original quote which conicidently did not mention £350 + Vat but I let that slide. I can put the entire dialogue up if needed!
My contract did have a mistake in it, after taking the time to edit the original document it looks like I sent you the incorrect one. Silly mistake which could of been easily rectified, I told you I was in meetings all day and would correct it at lunch, it was the only gap I had, I offered you the chance to remove the clauses your end to speed up the process. The easiest answer would of been yes ok, change it and send it straight back at lunch time. SORTED. One simple reply !! Or I will delete the clauses and arrange the holding deposit promptly.
My replies were in the back of a half read emails with me saying to you I want this completed that day as I have other interested parties.
Why was that so difficult, I reiterate, did the tenants actually exist? Was a spun a merry dance? I believe so.
It is a shame one member of staff is tainting the rest. Why have staff like this who do not know when to keep quiet.
