Inconsistent and unreliable. We have recently been tenants in a property managed by AU, which lasted for a period of 6 weeks into the tenancy agreement. When we first moved into the property it was clear that it was not fit for purpose. Over the first few days into living in the house we quickly realised there were multiple problems with the property. This included missing outside bins, cardboard left outside the house, a mattress that did not fit the bed (resulting in a tenant not being able to move in for two weeks), broken white goods (dishwasher and oven), lights that weren’t working, a window that wouldn’t shut, bedroom door that wouldn’t shut, a missing key that a painter had gone off with and the overly cleanliness of the place was not how a new tenant should find it. We were prompt with raising these issues, and whilst the agency did reply to some our emails they tended to pick and choose which ones these were. Generally we were able to contact the agency with little problem, however there were times when phones wouldn’t be answered and as already mentioned emails wouldn’t be replied to. We dealt with multiple people in the agency and sometimes it felt like we were just being passed around. Their main excuse was that they had only just taken over as agents of this property and had no idea, we replied that whilst we understand this we would still expect these things to have been checked by themselves before they let tenants move in as they are an agency, it is part of their job, and if they had a tight schedule they should have reconsidered it before letting it out to tenants. We ended up coming into contact with the landlord themselves instead of using the agency as they were somewhat difficult to deal with, the landlord was also having trouble communicating with them. The landlord told us that some of the problems we had reported he had already reported before we even moved in, further squashing their excuses of them being a ‘new agent’. As previously mentioned all of which I have talked about happened in the span of 6 weeks, and at the end of those 6 weeks they were no longer the agency. The inconvenience, stress and hassle that this put on us, on top of moving, was ridiculous and should not have happened. I would not recommend Accommodation Unlimited to anyone looking to rent, buy or use them as an agency.... Read more

The WORST agency to be with. Do not rent a property with these people!!! No customer service, no care for clients and no general professionalism within the business. Worst 2 years of living in Bristol is when I rented a property from them. They caused so much unneeded stress and general negativity for myself and other tenants of the household. Put up our rent with less than a months notice, didn't fix issues within the house for the 2 years living there- issues that were bought up on the first day of moving in. The list could go on. Terrible all round. Fully regret ever extending our tenancy with them, or even starting one!!! Stay away from these guys... Read more

Accommodation unlimited have been the best letting agency I have ever used! They made the process a really beautiful experience. I found them to be really helpful and reliable throughout. They were more than happy to answer any of my questions and they gave me so much reassurance throughout the whole process as I normally find these things anxiety producing. Special shout outs to Peter, Sally and Naomi who went above and beyond in helping me find the most beautiful flat I have ever rented. Probably one of the worst companies I've had dealings with. Any time I need to get in contact they don't want to know. Have been leaving messages and emails for over a week now with all colleagues and not one person will get back to me. They don't care for there Tennant's and I wish I knew this before moving in. Do not rent with this company or use them to rent your property your in for a painful time.... Read more

Dealing with this agency was a nightmare. I dealt with one of the directors of the company, someone who I would expect to be of high quality in terms of showing what the company are capable of. What I ended up with was someone who didn't respond to my emails or phone calls until making multiple attempts over multiple days, someone who blatantly lied to our faces about what they were passing onto the landlord, and an overall snobby and stuck-up attitude. The girls I spoke to on the admin team were very helpful and probably the only highlight I have to give. I would not recommend this company to anyone.... Read more

I used Accomodation Unlimited to find a property to rent out & then paid a fee for them to manage my tenants from September 2020 to December 2022. In this time, I dealt with Peter & colleagues being very slow to reply to emails, sometimes requiring me to send multiple follow up emails and having to call them after not being replied to for over a month at a time. I looked through my email history to find some proof of this and found this: On 26 Aug 2021 I set up a new email address and asked to be contacted on that email in future and to be resent a few invoices that had been sent to my old email address, on 13 September I emailed again asking for the invoices as I had been ignored for almost 3 weeks. On 22 September I called up after still being ignored and was sent the invoices shortly after. Why did it take them over a month in which I paid them a monthly fee for work I didn’t feel like they were doing? On 26 June 2022 I realised I had not been sent the rental income for the month of June so I emailed asking why. I received an email that he was away until the 27th so I expected a reply shortly. On 7 August 2022, I realised I still had not been paid so emailed again and received an automated reply that Peter was out of the office until the 17th. On the 24th I still hadn’t heard from him so I sent another email saying I wasn’t pleased, he replied within 25 minutes saying the tenants had not paid it yet. Why did he not get back to me sooner if all he was going to reply with was one sentence? I understand that if the tenants don’t pay their rent, he can’t send it to me but I expected to be communicated with so I knew what was going on. As well as this, Peter forwarded an email from the tenants (dated Nov 24) saying that the decking in their garden was rotting and their foot had gone through it but Peter told me it wouldn’t need replacing til the spring and would be fine. When I went to have a look that week I realised that it was a massive health and safety issue that needed replacing ASAP. Why had Peter allowed it to reach this point without informing me of any issues in the inspections AUL did? I even received one on Nov 29 saying there were “no issues to report” The whole point of my employing AUL is to take the stress out of managing a property but actually, working with them left me more stressed and aggravated than I would have been without. As a result I decided to leave and move to another management company but AUL made this difficult for me by avoiding emails regarding the new company doing a viewing on the flat and I didn’t manage to set up a viewing until over a month after I first asked them. AUL also didn’t reply to emails from my new management agency requesting an essential document and it took a month of calling and emailing regularly for them to send it. When you’re paying over £100 a month in fees to a business you expect them to actually give a you service but I’m entirely unsatisfied and want to warn others to stay away from this business.... Refreshing experience! Viewed 2 properties on a Saturday on both occasions the staff member was on time, well presented clearly knew the properties well and was very informative. I've had many poor experiences over the past few years but this really was a breath of fresh air. Neither of the properties were suitable for me (not their fault) so the search continues. NO STARS FROM ME .Google would not let me post this review without at least one star, but it is most definitely no stars from me.This company have absolutely no morals or scruples. They rented us substandard accommodation and when we contacted them to report leaking showers, broken curtain rails and a fence that had collapsed amongst other things, their business model is to reply with an out of office. I have been fighting with them for two months to get my deposit back and the deductions are ludicrous. Pathetic service and people. I viewed a property on Saturday for which I had to travel 15 miles. The lady (Naomi) who showed me the property was not aware of anything about the property. Even though immediately after viewing I emailed her and showed my interest. I got an automatic reply that she was on leave and ask me to email her colleague. When I emailed her colleague (Sally), same story, got another person's (Peter- the manager of the business). When I emailed Peter, he was also on leave, and asked me to email the other colleague. After playing this thing 4 times, on Tuesday I got an email that the landlord selected a single person when the advertisement was for a couple. I appreciate the property market in Bristol is fierce but if you can find an alternative to AU I would... I've never felt compelled to leave a bad review until now but my experience with accommodation unlimited was awful. I recently opted to pay £360 to break my contract early and move out from one of their fully refurbished properties. In the 8/9 months I rented from them we had multiple heating issues throughout winter which when WFH is pretty awful, vermin, contracted cleaner failing to show up for 9 weeks, no contractually agreed WiFi for a period of time when we moved in, no bins or ability to recycle when we first moved in (we paid our council tax directly to accommodation unlimited) and to top it of, we had raw sewerage coming through our showers at one point. In most cases AU fixed the issues within a reasonable time frame but the issues lay with their complete lack of empathy and poor communication skills. Fair enough, fix a problem within a reasonable time frame but to have so many issues within a refurbished property within 8/9 months is wholly unacceptable. It shows a complete lack of regard when they would have initially inspected the property prior to marketing it and poor planning to ensure all contractually agreed services are in place PRIOR to tenants moving in and paying rent. 'Teething issues' for a recently refurbished property are NOT the tenants problem.... Read more

Unprofessional and poor communicators. Never got back to me when I phoned up to ask about viewing a property, despite me following up several times, and being promised that I would hear back from them. I phoned up to enquire about renting a property. The lady on the phone said she'd take my details and get back to me about it, as the staff member dealing with that property was "away." I heard nothing back, so followed it up with another phone call a few days later. The lady seemed annoyed that I chased her up, and reassured me that "you will definitely be contacted." She was avoidant, and stonewalled me when I tried to get an idea about how long I should expect to wait to hear back. No one ever contacted me, which means that she lied to me. I must say I was rather apprehensive when I read the other reviews here, but honestly my reality couldn't have been further from the truth! Peter was efficient and proactive, and you could tell that he genuinely cared about finding us a place to live. We were let down at the last minute by one Landlady but Peter found us an alternative, and between him and his team they managed to make it so that we could move in just 6 days after we viewed the property! We've been here 6 weeks now and we're very happy. All I can say to anyone considering finding a property with Accommodation Unlimited, ignore all the other bad reviews and go ahead anyway! Having recently used Peter's service I thought I'd leave some feedback. Firstly, they did find me a tenant so good result in the end. However I would urge the business to better manage the expectations of clients. Both Peter and a colleague stated confidently that I would have a new tenant by a certain date, the final move in date was 5 weeks beyond this time. During the time my property was with Peter I only received 1 formal offer. I asked for feedback during the process and was told the property is in very good condition and nothing needs to be changed. So this leads me to think AUL does't have the reach that other agencies may have in Bristol. I would fault the business on attention to detail during the process. I had asked for a clause to be added to the tenancy agreement (twice to Peter and once to a colleage), almost a month with the tenants and I have not received an amended contract. 3 stars from me.... Incredibly poor service. Peter the director was in charge of getting our deposit back to us which was two weeks later than agreed date that it would be in our accounts. The company left us in a house with no fire alarms for two months. To top it off they had taken out check out fee that was not in the tenancy agreement nor was on their website. AVOID THIS COMPANY!! It seems that this company are in the habit of deceiving and lying to their (prospective) tenants. Prior to moving to Bristol I visited from London and arranged a day of viewings. We found the house we wanted early in the day and agreed with the agent on a specific move in date and rent. It wasn't until later on in the process that another member of staff and Peter claimed to be unaware of this agreement. The agent who showed us around was by this point conveniently on holiday and could not be contacted. Peter was rude to both my wife and I and stated we must have fabricated this story. I strongly suspect this is a tactic this company use to lure you into a deal before changing the terms at the last minute.... Read more

AVOID AT ALL COSTS! Unprofessional, unorganised, rude, unfair, dishonest... the list goes on. I rented a four bedroom house share with Accomodation Unlimited for 18+ months. During that time I always organised new tennants when current tennants moved on, I was always very helpful and probably did more than my fair share of work to reduce the workload of Accomodation Unlimited... don't get me wrong this also benefitted me as we got to select our new housemates. About 4 months before I left, another housemate left and hadn't paid her rent for a couple of months months (~£720). Peter was very quick to let the remaining housemates know we were now liable to pay this, after making very little effort to contact the tennant who actually didn't pay. I managed to contact he girl who left and it seemed that it was an honest mistake and she agreed to pay. I contacted Peter and he confirmed she had called and agreed to pay. Once I left the property I requested my deposit back (a full months rent ~£360). I was told the property needed inspecting first (this should have been organised as I left, however I'm not sure this ever happened, I was never present anyway - which I should have been). A month later after calling several times a week, still no deposit. Then the truth came out, Peter hadn't managed to check that the previous tennant had paid and the rent was still in arrears. Now he wouldn't pay me back my deposit as I was liable... taking into account that Accomodation Unlimited also had deposit of the girl that didn't pay we were only in arrears ~ £360, the amount he was now holding from me although there were another two tennants liable - and therefore he should have given me £240 back. Turns out Peter had made no effort to contact the previous housemate again as within a couple of days I had managed to contact her and asked her to pay - which she did, turns out she's just as poorly organised as Accomodation Unlimited. Worst company I have ever had to deal with! Took me approx 2 months of contacting Accomodation Unlimited weekly and chasing the previous tennant (their job!) to get my deposit back - I would recommend this company to absolutely nobody....
