We have just completed a purchase of a flat sold by Richard Harding. The process took some 7 months, not really due to any fault by Hardings. (Though it did take a couple of weeks after acceptance of our offer, to issue a formal memorandum of sale, necessary before the real process could begin).
Through the very stressful delays, originating in title deeds not conforming with records at Land Registry, were not due to any failings by the Agent, we were not properly kept informed of what the seller was doing to rectify the matter. We were left in the dark as to how the seller was progressing, with weeks and weeks passing without any update from the Agent. A live communication channel between buyer and seller seems to me to be the essence of a good agent, but was severely lacking in this case. It is firmly our view that the stress of this prolonged process was exacerbated by slack communications from the Agent.

Fantastic service from the team at Richard Harding. This time I have experienced their high standards as a seller, having originally bought the flat from them some years ago.
Tom West has been excellent in dealing with all the proceedings. Due to unforeseeable circumstances completion took a bit longer than anticipated. However, all throughout, Tom kept on top of any issues, communicating with both parties and keeping us updated on any developments. Toward the end, he proactively help solve a couple of hurdles quickly and efficiently so that the transaction went through smoothly as possible on completion day. I am very grateful for the extra effort from Tom, especially as I was selling remotely.
I would highly recommend Richard Harding to anyone selling in Bristol and would use them again without question!

I cannot speak highly enough of the team at Richard Harding. We sold our house very quickly (within a week!). The whole team came to look at the house so they were familiar with it and I really felt they were serious from the start - led by Peter Walker. The photos taken were exceptional and really helped showcase it on Rightmove.
We were in a chain and towards the end it became quite stressful, but Tom West guided me through the process sensitively and kept me in the loop at all times. When we finally moved I felt so grateful for choosing them. Would recommend to anyone selling in Bristol.

Below is the post we made in 2019 when looking for property in Bristol. That was the reason we decided to use Richard Harding, but this time to sell the property that we bought in 2019. The service provided has been excellent; professional, friendly, efficient and most importantly RH found us some great buyers. Whilst we had dealt with a few of the team Tom West has been our main contact and he has been superb. We would highly recommend Richard Harding, they truly understand the local market and offer a special service.

We were originally looking for a 4 bed house then life plans changed and various major events happened, and instead we ended up buying a 1 bed flat. All the way through the 10 month process Richard HardIng were amazing, and it was definitely an added positive whenever we found that a house we liked the look of was on with them. Several Richard Harding agents showed us multiple properties, and each one of them treated us with not just courtesy and respect throughout, but also personal kindness and support. They were always completely honest too, treating us as their clients as much as the sellers, and never trying to pull the wool over our eyes about any potential negatives of the properties. We also appreciated the fact that they always made an huge effort to fit in viewings at times when we could get over to Bristol from the east of England. When we finally found the perfect place they made the actual process of buying as quick, straightforward and as low stress as possible. We sold our property with Peter Walker (and various of his colleagues).
We cannot fault Peter and Richard Harding in their service, this started from the very first meeting seeing the real value our of property not just using out of date and misleading local comparable prices, ultimately achieving a considerably higher sale price than various other local agents indicated was achievable. This was not the only reason we used them as Peter was very enthusiastic about our house and that he really could sell it for the price he stated. His local knowledge (some very recent in our road) was key in this aspect.
We were in a small chain with possibly the most incredibly slow, difficult, and downright awkward purchaser and their solicitors. Peter was tireless in his efforts to helping us achieve exchange of contracts (on about the 5th attempt) for the date stipulated by the purchaser (despite their seeming attempt to not provide the information required for this until the very last moment).
Peter’s considered counsel on various points towards the end of the sale process were invaluable, and certainly helped placate the difficult purchaser and ultimately achieve completion.
We were kept very much in informed of the process from the very start, great photos and advice on the initial marketing elements, right through to getting out of hours calls when it really mattered in answer to our various queries - you really can’t ask for more than that!
We would thoroughly recommend Peter, and should we ever move again, we will certainly use him and Richard Harding’s services.

Massively incompetent Estate Agents! I booked to view a property on line which was confirmed via email. To ensure it was scheduled in, my partner also called the Agents to confirm. On the day of the viewing, no one turned up. Called office to ask what was happening and they said that they had no record of our booking! Our confirmation booking stated that a Gentleman called Alex Wells would be showing us around, they had no knowledge of this person. Clearly the left hand doesn't know what the right hand is doing'!

We bought a house through Richard Harding earlier this summer. It was a highly sought-after property and we won it only just in a sealed bid. It felt, though, from the start that these estate agents wanted to sabotage the sale. Even as we walked around the property with our surveyor (who we had paid £3k+ for), all the Richard Harding estate agent could say to us was "we speak to the people who missed out in the sealed bid everyday, they constantly ring us up to see if this sale is falling through" or words to that effect. We found this very strange.
We were buying the house with a bridging loan which was horrifically complicated as the house was old and in a horrific state, and involved five solicitors, yet there was no 'help' so to speak of from Richard Harding. It was just threats and ultimatums. Sometimes they would make an ultimatum which even the seller's solicitor wasn't aware of, which made us wonder if they were just making it up. It also seemed like everything they did was on behalf of the sellers. They didn't 'manage' the sale for both parties. They just worked for the sellers and, in our view, created a tremendous amount of mistrust between us.
We believe they treated us (in our view) so badly because the house was so sought after. Indeed, they even admitted that they weren't hassling other people who were taking a long time (if it was a long time) to complete on their purchase. The reason - because in those sales no one else was waiting in the wings. So, it seemed the whole reason they were so brutal to us was because the house was popular and other people were mad they had missed out on it. Unless Richard Harding had an alternative reason for it to fall through and to give it to someone else - we don't know.
Finally, up until the last few weeks, we felt Richard Harding weren't being genuine with us. All the hassle to get it over the line - all the threats and ultimatums. We were ready to exchange and complete on the same day - which they had known about for months. Then they told us right at the last second that the sellers wanted a month after exchange to move all their furniture - which they had had five months to do. When we queried their suggested completion date, they just said: “That’s the completion date.” As I say, they weren't working for us, but just the sellers.
Obviously, the bridging loan was horrifically complicated and dragged on. But Richard Harding still put my partner who was dealing with most of this through utter hell. It could have been handled very differently. We now have the house and this is all water under the bridge. This review just serves as a warning to anyone else buying a popular house with similarly complicated finances!

Excellent service!
I cannot recommend highly enough. I had my property on the market for about six months with another estate agent and had no success, barely any viewings in fact. A friend recommended Richard Harding to me, in particular Mr Ben Woolhams. I made the decision to handover the job to them and immediately noticed the difference in attitude and determination which was refreshing! I was given advice to stage the flat and within a week there was huge interest, multiple offers made and we had completed in no time.
I was especially grateful to Ben, who had gone above and beyond to help me out as I was not living in Bristol at the time . He and his team acted with real professionalism. And I would recommend to anyone looking to sell their property to use Richard Harding.

I’ve just sold my flat through Richard Harding and they were brilliant. James was my agent; he gave me down to earth advise, helped to prompt everyone when things slowed down and responded to my requests really quickly. I don’t think it’s an easy time in the housing market at the moment and I had a hard sell from a few agents when looking around but not from James, he just said it as it was and that continued throughout the flat sale. Highly recommend them for no nonsense flat selling.

Having used Richard Harding for my last three house moves I cannot recommend them highly enough.
In particular Peter Walkers professionalism was second to none. The agency is without doubt the best in Bristol and guides you through the entire process smoothly and efficiently. They respond quickly and pro-actively chase completion.
If buying or selling in the area you won’t find any better.

We have recently sold our property through Richard Harding estate agents and our agent there was Charles Zorab who was really outstanding, pro-active and helpful. It was a pleasure to work with Charles and the team.
We had a good rapport and Charles was interested in the property right from the start. Feedback came after every viewing and when we secured a buyer Charles made sure all the back-ground checks were done and helped keep the ball rolling throughout the whole process.
We were happy to receive his advice which we were in agreement with. It was a very refreshing change to be able to give such a good review! If anyone is thinking of buying or selling in the locality I would very strongly recommend a chat with Charles and you will be in safe and very capable hands!

Recently sold a flat with Richard Harding Estate agents and viewed several properties with them - hands down the best estate agent in Bristol !! Everyone in the office was helpful and professional and a pleasure to deal with. They competitively priced the property and managed several bids fairly and consistently - they also hand held the new first time buyer through the whole process. I do not normally write reviews.

Charles handled the sale of our flat and was extremely professional at all times, regularly going well beyond what was expected by continually liaising between all solicitors involved along the chain and finding our seller a new property within one day of her seller pulling out. We encountered several problems along the way, through no fault of anyone at Richard Harding and the whole chain could have failed if it hadn’t been for Charles continued involvement. I can not recommend Richard Harding and Charles in particular to highly.

My husband and I viewed a number of houses with Richard Harding estate agents. I found the communication around booking viewings and making an offer was excellent. In particular when making a best and final offer, we were provided with clear deadlines and instructions, which made the stressful process easy to manage.
For each viewing the agents were impeccable and extremely knowledgeable about the property, answering every question we had. What I truly liked was the fact that you were not rushed in a property viewing, you had the time to really look at the property and decide whether or not it was for you, which is imperative especially when trying to purchase a property in a highly competitive market place.
In my opinion Richard Harding is unrivalled in the Bristol area.

Small businesses are defined by their staff. This estate agent has a couple of good agents that are surrounded by an office of awkward, unhelpful, know it all’s. A cake on completion doesn’t make up for any of the above. Unhappy client here.
