I had a viewing scheduled at 3:30, but the agent was over 11 minutes late without any prior communication. When contacted, the agent attempted to deceive me about their arrival time. I understand that delays can occur however it's unacceptable to be dishonest about it. This lack of professionalism and honesty reflects poorly on the agency's service. Based on my experience, I would not recommend dealing with them.

These people are animals and have no ethics. Avoid them at all costs, you wouldn’t believe my experience with them if I told you. They are the worst kind of humans possible and have no empathy, they are extremely unprofessional and will find any way to get more money out of you.

Unfortunately our experience with this estate agent has been really negative. While the landlord has always tried to help, we have never managed to get anything sorted by calling the agency. Our WIFI has not been working for the last 3 weeks at least, however after calling several times and raising 3 incidents on the website, no-one has ever come to fix the issue or even contacted us.

Run. Don't use them. Can't see any reason someone would give them 5 stars. Poor service and organisation from all staff, particularly Caine. Will come after your deposit despite moving you in to a filthy, unclean flat without all the keys. Only care about money. AVOID AT ALL COSTS

If you happen to make the mistake of picking this estate agency for your home PLEASE take videos and pictures of EVERY single patch of your new home before you move in.
Adams took every last bit of my deposit because the previous tenants left marks on the walls and carpet that I got charged for in the end. They did not make a inventory check before we moved in, they had absolutely no pictures of the walls or carpets ( I wonder why.. hmm)
I've had their services for 2 years and they've always been unresponsive to maintenance issues that we told them about constantly.
Furthermore, the people working inside the business seem to have a "its your problem mate, not mine" mentality whenever there is an issue.
Even the inventory inspection person that used to come regulary always told us about Adams unprofessional attitude and used to talk smack about them.
If you care about your money dont use this estate agency.

the 5 star reviews are because they give pizza to people who move in. They will come for your deposit, we were charged 30 quid for a 'loose thread' on a bed. Make sure you take photos of everything (including how full bin is as this is apparently chargeable £60) would recommend going to another agent, we were with space and mushtaq last year although he was not the best there were no problems at checkout or with getting our deposit back.

If I could put 0 stars, I would. Horrendous service.
My daughter moved out of her property a year gone, in May. She was not supported by Adams in finding new tenants and she was blamed for the actions of the other tenants that had been camping out in her room, after moving out, despite having evidence from myself and her that she had not been residing in the property for over a year. They did not communicate throughout the whole ordeal.
The problems with the house were blamed on the students, like the washing machine and boiler, which they could not have fixed themselves without the consent of the landlord/estate agents anyway.

If I could give them 0 stars I would... We have had continual communication issues with Adams throughout the year. I was given a disgusting mattress with what looked like urine stains on it, which they didn't replace for weeks, it was only when I got my dad to call for me did they take my request seriously, and even then he had to bug them. The communication I have received with them has been filled with attitude, essentially saying the issues we have had are our own responsibility.
The majority of the good reviews, I imagine, are because they bribe students with domino's vouchers if they leave a good review... kind of representative of their whole ethos.

AVOID ! Absolutely shocking ! Communication does not exist ! Chased and practically hounded for a deposit ect only to find out that the property had been given to some one else. Even after I had been told that I had secured the property. Chasing for refund of deposit is still ongoing. PLEASE TAKE NOTE... These are not professionals.

Poor service right from the beginning of our tenancy. The agents do not care for tenants- beware, they will try and charge you extra fees once you have moved in. It takes weeks for them to take action on maintenance requests. Do not expect your full deposit back, we spent over £200 on a professional clean because they said we had to and they still took a large proportion of our deposit.

Adams Estates attempted to take from my household's deposit for general wear & tear issues present before moving into the house (e.g. a slightly loose window handle & dips in a carpet where a bed had once stood). We called back and forth for 2 months to get our money back, only having success after the landlord had told Adams Estates they were being unfair.
They also hadn't cleaned rooms before allowing my household to move in, hence one individual found a mouldy pizza and soiled condoms under their bed.
The company also failed to mention a rat infestation before we moved in. While they had hired pest control to poison the rats, the smell of rotting flesh inside ceiling and flies in my room made for an unwelcoming start.
Adams Estates never apologised for their failings.

Cowboy landlords. We were offered £10 back each from our £400 deposits. We spend hours ensuring the property was in a good state when moving out. They took our deposit money for damage that was caused by their own maintenance people. They have done to this to many of my friends also. They make it as difficult as possible to get your deposit back by going throuh a lead tenant and drawing the process out. AVOID

The only reason they have such a high rating is because they give people dominos vouchers if you give a 5 star rating in front of them. When realistically they’re an awful company, staff are rude, if you’re a student living in one of their properties it will be nothing but hell. They take forever to sort out any issues you have, they leave your doors open when no one is in the house, and upon moving in you will realise they have not made any effort to clean the place for you arrival. AVOID!!!

One of these people is Donna who is in charge of the deposit yet I've not received any information with regards to my deposit which Adams Estate want to return only £15 from my £2250 deposit????????????. Disgusting estate agents who will allow tenants to move into a filthy and broken property, refuse to fix anything for them and then still charge them hundreds of pounds from their deposit. Avoid like the plague

This is the worst agency you can deal with. After confirming that I was interested in a property, I was told I would get a confirmation email with the deposits' details. Being super pressured with time to find an apartment, I still received no email till the next day. The next day, I called the viewing agent and the agency and received a very poor service. Kept calling and telling them that it was urgent and I needed to know if the apartment is available or not, I received NO CALL BACK OR EMAIL from neither the viewing agent I was constantly communicating with NOR the agency! Didn't even get a final response on whether the property is available for me. Just completely ignored me. Never dealing with them ever again! Very unprofessional!

Terrible deposit returns process, severe miscommunications between Adams, inventory company and Landlord. Woo students at tenancy agreement signing appointment (encouraging them to leave good reviews) but then don't care at all about you after then. Constantly need chasing to get jobs done

Really would advise against using this estate agent we arrived to found an unending list of problems with our property from not having keys, doors that would not lock, the garden was unenclosed, random people turning up claiming to be sent by the estate agents and letting themselves into our garden. They are difficult to communicate with, they lost my belongings in their storage facility and failed to give me a refund on the cost of this storage. The property was unclean when we arrived and still had belongings from the previous tenants inside. They are rude and unhelpful when you bring these things to their attention. They have been borderline abusive over the phone. I seriously do not recommend this estate agent and regret ever dealing with them.

They now have tried to return our deposit £600 short of what we originally paid. If we didn’t chase we would have never of got the deposit back. very unreliable, often arranging inspections which they never attend. Also very hostile towards clients giving good reviews. We felt very pressured in to doing so with the lady asking us perhaps 5 times during our 20 minute consultation to leave them a good review. Furthermore, despite displaying that all repairs etc would be handled with the estate agents, all jobs was actually in the hands of the landlord who would turn up whenever he wanted unannounced. Overall, very poor and unprofessional.

I rented with Adams as a student for 2 years.
Like most estate agents in Reading, the student market is the main market for them, and they are fully aware of how to get the most out for giving the least.
In 2 years we as students faced so many issues with the team and really had to fight to get basic stuff done, and we left a dirty house very clean and looking 100% better (which was commented by on at every inspection) and yet the treatment we received after was appalling. I recently put down Adams as a reference and it has taken a week, some very blunt and unhelpful phone calls with them and only once I waved my legal knowledge did they decide to act.
They prey on students being uneducated about the letting rules and laws and there eagerness to move along with time pressure. This was evidenced at the start of the tenancy when I moved in and the house was not habitable as there was no working toilet, they tried to claim this was allowed as in the contract there was a grace period for refurbishments, once I told them legally it wasn’t inhabitable and I can take legal proceedings they soon changed their tone and the toilet was fitted urgently.
Once in the tenancy things seemed to get better as we built a relationship and they understood we couldn’t be messed around. So word of warning for there customers. Know your rights and be prepared to stand up for yourself. Reading estate agents all know how to get the most money out of you so question everything and research. Adams was probably the best of a bad bunch but still the service was not desirable during or after the tenancy.

Appalling estate agency. Quick at taking your money, slow at solving your problem, they will try to rip you off on agency fees, contract fees, deposit. They cheated with our inventory, lied to our face so many times, tried to make us to stay longer than our contract states, didn't resolve maintenance issues on time and tried to charge us for those issues at the end of tenancy. We would never use them again and don't recommend them to anybody!!!

Booked a viewing on their website, called to confirm and was told ''its not possible to make a booking on the website" as I was staring at the page, later booked another viewing over the phone and when we turned up to the property no-one was there so we called and was told the property didn't exist. The worst estate agents there is. Out of the 100 things wrong with the property whilst we were there for a year, only about two actually got fixed, only to break again as they were not fixed properly. Not only do they ignore emails but if you ring them, they claim that either they are waiting to hear from the landlord or give you false promises. Several times staff turned up unannounced and tried to enter the property without our permission and several times we were told (not asked!) that in less than 24 hours someone would be attending our property and if we were not there we would be charged a call out fee. As other reviews have said, Adams are exploitative and do not care as long as they are getting their money.

I've had to chase the agent over and over again to book viewing and every time they tell me that their letting agents are busy and will get back to me, however they don't. I do not recommend using them. Horrible customer service!!

When you go in they ask you to give them a rating on Google, in return for a free personal pizza from domino's next door. Their rating is much higher than it should be, their tenancy agreements are confusing, they don't even comply to their own terms and conditions. If you rent from them you are expected to do everything in the house and property, this is from providing all kitchen appliances to providing equipment to maintain the garden and then maintain the garden. They are the second worst estate agents in reading after cintra. They have no redeeming features. Hands down one of the worst estate agents in reading

We loved having Adams as our agent to find a tenant. The entire experience was super smooth. They found us a tenant so fast that we were honestly shocked that it was done so soon.
During the contract we requested quite a few changes as we needed special agreement about the heating bills but Sonia helped us with the changes with great patience. Contracts were effortlessly exchanged electronically via docusign while we were overseas.
We were charged exactly the fees we were quoted and in our case it was most competitive quote as I took quotes from quite a few agents.
I would highly recommend Adams to anyone looking for an estate agent !

Great experience with Adams as a landlord!
I was always a bit sceptical about using agents to rent out my property, but Adams have put my fears of being fleeced, to rest. I was overseas through out the transaction but never felt loss of control over the situation. The fees and services were put transparently and we were charged only what we were initially quoted, no sneaky or pesky fees etc.
I would, for one, use them again if need arise.

Concur that this is a student rip off agency. We have been paying a very high rent since 1 July and 2 months later we still have NO HOT WATER, the shower fuses the rest of the house electricals and the house still has not been cleaned. Stay away from this agency at all costs. They think that students can be cheated due to their inexperience.

Liars and thieves, definitely avoid. Just another agency out to exploit students. You pay premium agency fees for a substandard service. If you are using this agency be sure to record any conversations you have with Space and make your own inventory of the house with photos (even though they seem nice, they will take any opportunity to take your money).

1 star rating is literally over-rating the agency. It offers very POOR service- I would strongly advise STUDENTS AVOID this company at all cost. The agent I dealt with charges money for everything and won't justify for the amount they charge. If you decide to go with them be prepared to lose alot of your deposit. My honest opinion being that amount paid towards them is a waste of money. I usually don't write review about these but I'm honestly appalled by the service I was offered and don't understand why people have given them such high ratings.

STUDENTS AVOID! We were let a student house by Space only to find out months later that it had already been let by another estate agent. It is impossible that Space couldn't have known about this, and it has happened to lots of students. This meant our contract with the landlord was invalid so we had to look for alternative accommodation at very short notice. Space were totally unhelpful in helping us find somewhere else and never got back to us after.
There are more reliable estate agents in Reading for students.

This company has made a nasty trick on my friend. He was in a situation in which he had to find a tenant who will take his place in the apartment, once he found one after few months of searching, these guys convinced the tenant to take another apartment! They knew the situation my friend is in and still made this move! Be careful of this company!

Awful service from Adams. We weren't supplied with keys for half of our rooms and after months of contacting them about it we just gave up with it. It's been a month since we moved out and we still haven't received our security deposits due to them working out deductions for (direct quote from the documentation) a "quick wipe" on a couple of surfaces or a "brief vacuum". Cintra is better for students.
