While the sale of my house in Reading and purchase of new property has been a journey that I would not like to experience again, I can say that not one of the many issues I experienced at a result of my decision to use Prospect.
Advertising of the property went very well and finding of a buyer was painless in large part due to the choice of Prospect.

Probably the worst agency to get into a contract with if you are a tenant. Tenants are treated as 'losers' where Landlord and the agency dictate everything you do in the house you are paying rent for. There Increasing 10% rent per year is mandatory, but if you reach out for any support, the issue will be turned on to you. Had a leak on the bathroom floor, it is decided by Prospect the leak is due to tenats using the washroom the way it's not supposed to. Englighten me please, how do you use the washroom without spilling water on the floor!? I might be wrong here, but as long as the tenancy contract doesn't say I shouldn't spill water on the bathroom floor, I am not paying for it. Will take it to the court if needed.

There are 2 things that let them down.
1) They have extremely uncompetitive sole selling rights. A lot of other estate agents have 3 months, Prospect have 6 months. I only realised just how uncompetitive they were after I signed and ended up deeply regretting it.
2) Ross Hobbs. I had a couple of telephone conversations with him where is was rude and unhelpful. In the end I would only communicate with him via email. My situation ended up being quite complex and I didn't find him to be supportive. In the end I left Prospect and I emailed him twice to take down the post from Rightmove but it was still there days later. In the end I had to contact Rightmove directly to take the advert down.
It was a stressful time because I was worried I would loose the onward property that I had an offer accepted on. In the end I took the situation into my own hands and ended up completing on the onward property.

First experience, went to property and agent could not get into house. Superb.
Second experience, after calling twice requesting viewing at 11 - 11:30, sent confirmation for 12pm. Without discussing with me. Then when I called offered viewing at 10:45. What is going on? For such an important purchase please have some professionalism. Amateur outfit, do you really want them to handle something as important as a house purchase. For me NO! I will not buy from Prospect no matter what.

I experienced very poor customer service with rude and unprofessional staff. I scheduled an appointment to view three properties for 2:30 PM, five days in advance, and was promised a confirmation email with the meeting location and property details. However, I never received any emails or texts from them. When I called the day before the appointment to inquire about the situation, a discourteous agent said he would have the agent I originally booked with call me back, but I never received a call. I then called again two hours before my 2:30 appointment and was informed that the appointment had been rescheduled to 5:30 PM.
I was not notified of this change, and no one bothered to send me a confirmation email. The agent I spoke to did not listen to my concerns and kept interrupting me. Living in Bristol, I would have wasted nearly two hours driving to Reading for nothing. My work schedule is demanding, leaving me with little spare time. This experience was completely unacceptable, and I can imagine how many other clients have been treated the same way. I strongly advise anyone looking to sell their property to thoroughly research the reliability of the estate agents they choose to work with. Many properties remain unsold for years, not due to any issues with the property itself, but because of the unreliability of the agents responsible for the sale.

Worst property management. This company is fraud. They won’t consider any of your problems. They won’t respond at all nor check your issues. I have got worst experience dealing with them. If you escalate also no use. They are very rude when it comes to speaking with you. They manage property so carelessly. The emergency issues like toilets as well they won’t take care. I have two properties in Wokingham that have been fully managed on my behalf since 2013 by Prospect Estate Agency. The past couple of years my property manager has been Nikki Gardner who is very competent and professional. She does what it says on the tin, manages my properties on my behalf. Liaises between me and the tenant, can arrange for any work quotes required, arranges check in/check out at the end of tenancy's as well as the statutory safety checks and is my go to person should I have any issues or concerns. Highly recommended.

My experience with Prospect Lettings has been highly disappointing and frustrating. I recently moved into a property managed by Prospect Lettings in Reading, UK, and from the onset, I have encountered severe maintenance issues that remain unresolved despite multiple complaints.
The property suffers from persistent hot water shortages, making it extremely inconvenient for daily activities such as bathing and washing. Additionally, drainage problems have plagued the property, causing inconvenience and discomfort. Despite promptly notifying both the agency and the landlord of these issues, no solution has been provided.
As a tenant, I expect basic living standards, including access to hot water and functioning drainage systems. The prolonged neglect of these essential maintenance issues by Prospect Lettings reflects poorly on their professionalism and commitment to tenant satisfaction.
I am deeply dissatisfied with the level of service provided by Prospect Lettings and would caution others against renting through them. The lack of urgency and inadequate response to tenant concerns demonstrate a disregard for tenant well-being and highlight serious shortcomings in their property management practices.
Overall, my experience with Prospect Lettings has been marred by unresolved maintenance issues and a lack of accountability. I strongly advise potential renters to consider alternative options to avoid similar frustrations and disappointments.

Prospect Reading- The viewing was on weekdays; we were family from Maidstone; I asked if I could send my aunt who lives very close to Canon Street, and they said yes. After receiving the feedback, I offered £5500 more than the asking price It’s not extra money I had but thinking of hassle viewing for a family travelling from that far, I thought I would offer that amount, but Toby was pressurising me to increase it to £10K, which I didn’t accept.
Despite expressing our desire to see the house before finalising the offer, Toby repeatedly asked if we would be willing to buy without viewing the property. We reluctantly said ‘Yes’, hoping it would complicate the process.
I consistently had to initiate contact for offer updates. Toby use to promised to call in the afternoon but often failed to do so. He seemed to be pushing for an additional £10K which we were not willing to offer.
We booked another viewing over the weekend, but the property wasn’t to our liking. Since viewing was from the Same ‘Prospect’ we thought, we would request to view the Canon Street Property before if offer gets accepted. ‘Luke’ inquired about our interested while informing that the Canon Street was sold in Cash. Which I didn’t think, it was true, as per last conversation Toby mentioned I was the hot candidate as I was ready to go with everything. Concerned about the integrity of the situation, I contacted the office. It turned out the house was not sold. I asked manager to double check as I mentioned ‘Luke’ was passing the false information which is of course stressful news. Why was second person telling me the outcome? The one thing I was sure, if it was sold Toby should have told me by now.
Later, Toby called me (only when I inquired with the manger) and told me then the house was sold reason being I didn’t view the property which I think was a lame excuse. Still, happily he asks me if I liked the second viewing. He didn’t bother a little bit about how we were going through. He clearly lacks emotional intelligence trait which is an integral part of business.
Bottom line, this has shattered our trust in Prospect Reading as an ethical and reliable estate agent. (Not everyone is same though, as I have seen other good feedback for other staff) It appears that their focus has shifted from customer service to monetary gains, leaving us disillusioned with the entire process. The pressure of offer more money and the lack of transparency have undermined the credibility of Prospect Reading. Not having a business with Prospect anymore.

I do not recommend to come near to this letting agency who made me took time off for a viewing, did not show up and made me wait in the cold hanging without a phone call. I'm not sure where to start... It looks like most of the good reviews on here are to do with sales, but my experience with renting a property with this agency has been very poor. On our move in day we arrived at the property and were shocked to discover that it wasn't ready. Decorators had only just left and it was dirty. Also, there was no hot water, no working freezer, a broken fridge, 2 broken leaking taps. It wasn't livable, so we had to return to our previous flat for 1 more night. They did apologise for their failings, but the numerous issues with the flat took a while to resolve and some are still outstanding. What compounded the issue was that our official complaint was completely ignored for 2 months, despite several attempts to get a response. Only when it was escalated further was it looked at. I can only hope that our experience was a one off, and that if you rent a property through this agency you have a significantly better experience than we did.

Bernadette was very helpful and I have zero complaints (at all) about her. From beginning to end, she answered emails promptly and was easy to talk to in guiding me through the process as a FTB.
However, when I initially went to view the house that I ended up buying, I was left outside in the rain for 1.5 hours as the EA was 'stuck in traffic'. Whilst that is fine, being told at 9:35am (after I had to call up) when the appointment was supposed to be at 9:30am is NOT fine. It was a Saturday morning, so it did seem like he had almost certainly slept in. Furthermore, with the exception of Bernadette, if you ever want a response from anyone at Prospect after about 11:30am on a Friday, you are not getting one. They seem to do 4.5 days of 'work' and then go to the pub on Friday afternoons (and then miss appointments on Saturday morning).
Overall, I wouldn't recommend - go for one of the other EAs in Reading. I had better experiences with Haslams.

There needs to be some restructuring.
You never deal with one person, someone different contacts you every time or answers and wants to help you. Creates a broken telephone affect and confusion builds with everyone.
If you give a deadline to your offer the manager calls you back, gets offensive and accuses you of putting the property on ransom, which did not make sense.
So yes the place needs to chill out, have one person deal with one client & the manager needs a dictionary and possibly an education in customer service and learning to lower tensions rather than raise them.

Apparently did not like the house after viewing is not a reason good enough for them. They want a big list of things we did not like. Lettings team person rudely asked if we had seen pictures online before coming. Zero professionalism, this is our second bad experience with Prospect. I had to hang up the phone because he kept asking for more and more reasons for rejection as if he is going to change the house for us. Also he said there is a lot of interest on the house to rush us with our decision.

Ridiculous salary requirements, declares a war on single people! Most other letting agents allow a salary of 25,500 to be able to let to 850 ppm, but these people demand 28,000 just to view a property for 800! Tenants serious about looking should avoid them, as should landlords, as this discrepancy will usually indicate some pretty sinister hidden fees and charges. And landlords, keep in mind, if a different agent will give me a two bedroom,for that salary, why would I waste my money on your studio?

I am currently tenant with Prospect Agency. My house rent is £950,
I was offer to £1000.
The gentleman who was helping me to sign contract is Stefano, he is great. And Hazel Sims - who takes care my property is very rude to me. I have sent an email to Hazel, also tag Agent, Caroline, Stefano but I didn't receive any reply for my concern. What happened is: I have signed a Direct Debit from 09/12/2022 to have DD start on 01/02/2023. But the agency has forgot to set up DD for my rent payment. I tried to make manual payment but can not find any details, i have sent them email to ask about bank details. They said for March DD will start. But again 01/03/2023 no DD have been started, i have to emailed them to asked what is happening, should i make a manual payment again. They said because i did not confirm i want to set up so DD did not set up. And Hazel said my landlord started lose patients with me. After that i have come back to said that was not my fault. Please explain for my landlord, you forgot to set DD, not me, but anyway i have contacted to make my manual payment on time.
But guess what Hazel said to me: She said that: DD HAS BEEN SET UP BUT YOU ( ME) HAVE CANCELLED IT OR I DID NOT HAVE ENOUGH MONEY FOR
COLLECTION, THAT'S WHY IT FAILED.
And she reminded me that: WHEN NEXT DD SET UP, DO NOT CANCEL IT AND MAKE SURE THERE IS ENOUGH MONEY FOR COLLECTION!!!!!
I really disappointed and have contacted my bank, they have confirmed that no DD under Prospect Holding Reading Ltd, and no DD has been cancelled. I have email agency, Hazel about what she said to me, how come she is a professional but she was making up a story to tenant. I have received no response from agency as well. I will contact my landlord to let her know how you are treating me unfairly and i will let everyone know that she was rude and lied. And agency decided to ignore me.

Prospect have been my estate agent originally for renting out my property and then for selling my property. Throughout both experiences the whole team were professional, friendly and on the ball. When renting my property Jake was very helpful and took into consideration my unique requirements as a landlord which was very reassuring. I cannot over praise Prospect and in particular Bernadette Martin (Transacton Support) for the help we received selling our property. As an Executor selling a deceased friend's flat, I expected the sale to be relatively straight forward. However, because the service we received from the firm of Propery Lawyers we instructed was beyond appalling, the sale became a nightmare and, after a lengthy time, the sale nearly fell through. Throughout the ordeal Bernadette was always polite, efficient, knowledgeable, reassuring and full of common sense. Without her help there would not have been a successful sale. My advice to anyone who is about to buy or sell a property is to only work with a firm of Propery Lawyers who have been recommended by someone who has personal positive experience working with them. Sadly, it was Prospect (not Bernadette) who recommended the firm of Propery Lawyers we instructed but based on the nightmare that we have been through together, they are unlikely to be recommending them again anytime soon. Do not assume all Propery Lawyers are the same.

My positive rating for this agency is only due to Sasha Byrne. who manages the property I'm curretly renting. If it wasn't for the improved experience with her after my tenancy I would have rated this agency a 1. After signing the tenenacy contract and moving in I've had a great experience with Sasha. She's been extremely helpful, answering queries fast and efficiently. I've had a maintenence issue which she also handled promtly. Overall, she's very nice, polite and good at what she does. I'd recommend her toanyone who wants rent a managed proeprty with Prospect.
However, my initial experience with Prospect was not great. Both the letting agent and the person setting up the tenancy agreement didn't seem to know what they were doing, took very long to respond and made promises that they then "forgot". I had to chase up with countless emails, phones calls and even office visits just to get the contract specifics that were agreeded upon to begin with. There was zero communication between the sales agent and the lady setting up the move, so everything just went in circles, with me having to clarify the same thing over and over to different people, even though as I said it was all promised by the agent when I made an offer. At that point it was too late to back out, otherwise I would have and chosen a different agency.

Worst agency, doesn't do repair work, always make excuses that landlord is not responding when I asked to remove broken dining chairs and sofa, since I moved in one of their house,I was welcomed with broken,torn, dirty and substandard furniture in the house, which I am still fighting to get replaced,I sent 10 emails and I always get same response,that landlord is not responding, it's been 2 months and my fight is still on.

I don't know, but this has happened to me on 5 separate occasions.
Don't try to rent a property with this agency, they have already agreed to let the property to someone on the same day it's been marketed.

Definitely regret going with Prospect. We had a few agents round to make an informed decision and Prospect had the best pitch by far. They had documents to hand to back up all their claims and research of the area so we were very impressed and, despite being the most expensive, decided to go with them to get the highest amount from the sale. Unfortunately it all went downhill from there. The first disappointment was when they turned up to take the "professional" photos of the property with an iphone... they then used a poor description which had spelling mistakes in. After a week of no interest in the property they convinced us to reduce the price. We then rewrote the description and took new photos ourselves to be used on rightmove etc. When the agents attended the property for the 5 or so viewings we actually got, they didn't know basic information we had given them such as service charge or council tax band. We also never received updates unless we called them. In the end, we sold to someone who had found the listing through rightmove and came back after the initial viewing to speak without Prospect so i could give him all the info he needed and agreed the sale. We then basically never heard from Prospect again until the end of the process. So we effectively paid a lot of money to do all the work ourselves, so my advice would be to avoid Prospect and find the cheapest option as realistically almost all the leads are direct through rightmove and you'll end up doing most of the work yourself anyway! I've put that the agent sold the property in that technically the lead came through them (rightmove) but they pressured us to reduce the price multiple times from what they estimated and we did all of the work.

When I visited the flat to look around, I was wearing a mask which meant I didn’t realise how dust filled and disgusting it was until I’d moved in. The surfaces were sticky, soft furnishings smelt musty and were covered in dust. The fridge had mould growing in it (not obvious until it was turned on and the smell gave it away) and the inside of the shower unit had mould all over it. Black mould came out of the shower head when turned to one of the other settings. The washing machine also had mould growing in it and I can’t get the mouldy smell out of it. When I complained about it, I was told that it has been ‘domestically cleaned’ and I just needed to leave it in the same state when I moved out (not sure how I’m expected to grow the mould back?!)
Numerous things were broken: 2 of the taps on the bathroom had water pouring out of them (they weren’t when I visited the property). The balcony door didn’t open, the shower leaked and one of the cisterns was leaking into the toilet. The hob smoked when I turned it on and the switch for one of the extractor fans was missing.
I moved in on a Saturday and tried to contact the Prospect maintenance department immediately to report the issues but no-one picked up. Again on the Monday, I couldn’t get through to anyone until I went into the offices and was given contact details of someone who, yep you guessed it, didn’t pick up. It wasn’t until the Wednesday that someone finally contacted me. When I complained, I was told that I would get a call from someone to discuss who rescheduled it over the course of 3 days and eventually stopped bothering.
I’d never rent from Prospect again and am automatically discounting the idea of buying a flat that is marketed by them. AVOID.

After another 3 weeks of zero response despite multiple attempts to contact, the bullying tactics from Prospect continued. Saying that they could not terminate the contract unless the tenant was served notice, and more recently, out of the blue they said they would allow termination if a very significant fee was paid. There isn't anything in the contract to suggest a fee must be paid to terminate the contract and the loss of trust and faith in Prospect to manage a property has gone way beyond any stage of repair.
The stress, worry and ill health as a result continues and this issue is being raised with the local MP to notify them of the types of organisations they have in their constituency.

During a worldwide pandemic and uncertain times, the whole sales team have been nothing short of excellent under covid restrictions. My heart goes out to Ross Hobbs though, my wingman. Did everything that a property agency should do. Service was fine, but nothing above and beyond what was required. Wouldn't actively recommend them, but i wouldn't advise people not to use them if they asked me. Kept in good and regular contact, arranged everything very quickly, phoning between myself and the landlord with things like extra questions, offers, deadlines etc often within the same hour to facilitate the deal.
They did end up chasing me to get me to chase my referees when i had already provided them with full contact details of my previous letting agency as well as the landlord, after which it turned out the new landlord was yet to provide all the documents necessary.
Pleasant phone manner from many people in the company. I am also leaving this review on request as they apparently have a drive to get "ideally 5* reviews" to here and another ratings site.
May update this review once we have to check out.

Following the recent purchase of a buy to let property, Prospect Lettings were incredibly efficient, responsive and quick off the mark finding a list of prospective from their records before the house sale was even completed and the property ready to let. Within a week of completion they had organised an open event with 5 viewings and I had identified my preferred tenant. There were several more enquiries in subsequent weeks and a great deal of interest from many parties - all of which wanted to take the property. Prospect Lettings have been reassuringly effective in vetting prospective tenants not only through their referencing system but also through talking to them and applying a great deal of experience and common sense. I have received excellent advice and guidance in my choice of tenant . Choosing the right tenant is key to a successful rental relationship, particularly when managing things yourself. All administration and paperwork has been equally impressive and highly efficient. Communication is excellent. Worst agency I have ever dealt with. if they want something from you they will constantly harass you, but when you need communication from their side they will not bother responding to you. When they do decide to get back to you, they give you hell by not 'remembering' anything from the past conversations or agreements, so you're tied to having to go back and forth with them over and over again, it's like I'm talking to children...they simply do not care to waste your time and make your life difficult. If they ever ask you to leave a good review after what seemed like a good and prompt service they have provided initially, don't. It will quickly fade away and you will see how incompetent and lazy they really are over the course of a few months.

A very negative experience at the end of tenancy. Tenancy ended during the Covid lockdown. To start with, I was not informed that there will be no check out and I should drop the keys, till I contacted the office to find out why the check out clerk hadn't turned up. Then, as per their instructions, I had dropped off the keys in an envelope through their letter box. 2 days letter, I receive a call saying they are still waiting for the keys. This is when the 9 week nightmare began, to try and get my deposit back. After the initial few weeks of being completely unresponsive and not returning calls, things picked up on the 'getting a response' front, only to be told to pick up the bill for the lost keys. After 9 weeks of pain and numerous phone calls, I finally received my deposit, post the agreed deductions. I will not be using them in the future, due to lack of communication. Responsiveness is good, only when signing up, not when you try to end the contract. I would avoid the Reading Lettings team in the future. I don't want to take names, but the Property Management team are pretty bad at responding.

Do not recommend. Very unprofessional. I wasted my time calling and going to their office more than once. Reached out to them when I first arrived in Reading almost a year ago. I visited their office to ask about lettings. They took my information and I never heard back. I visited again a month after and told them you're not answering my calls and they didn't say anything as if it's normal for them to ignore people. They took my info again and told me a flat would be available in a specific building I was interested in and they would call me in a few days. They never called, so I called again to ask for an update. The person I spoke with said that it was still not available and he would call back in a few days. They never called back. I ended up renting with one of their rivals, very professional, reliable staff. Almost a year has passed and im looking for a flat again, so we decided to give them another chance. My wife requested to view a flat TWICE and they did not respond both times. Very disappointing. Won't be wasting anymore of my time on them.

In November, I instructed Prospect to list my house which had been on with another agent for nearly a year. The pre-sales talk was all very positive and professional. After I had signed the instruction however, I didn't really hear much. I only had 3 viewings before Christmas, I then had to ring them for an update and for a plan in the new year. My other agent, Parkers, managed about 9 viewings in the same time period and proactively rang me with a plan for the new year. I have since had a sale agreed with Parkers and the only thing that I feel Prospect did was to push up the fee with Parkers due to the multi-agent listing. It was a complete waste of time and money from my side.

Extreamly disgusted with the service provided by prospect. They have been incompitent, lazy, and lie through their back teeth. Do not trust them and makesure you get everything in writing as they will swindle you.
Myself and my partner rented a house that is a health and safety risk. The garage was made of asbestos so we couldn't use it, but the rent was never adjusted, the damp and structural issues that caused major health problems, we had to chase prospect for over a year to get fixed, and still not fixed. They refused to answer our calls, or reply to our messages. Then there is the issue with the condemed electrics that 3 electricians refused to touch as it was unsafe... the list goes on. Then the blatant lies they tell you when you complain, and when you give notice and they want to rent out asap so do viewings without informing you, we had people walking into our house all the time unannounced. They tell you as you are moving out over a month before the tennency ends as the house is making you so ill you can't live there, that you will only be expected to pay half the last months rent as they can have new tenants in by the beginning of the last month. They also tell all the new tenants the house will be ready to move into a month before our tenancy ends. But turns out they lied. Get everything in writing and save copies or print them, as you will need them.

I have made huge mistake by choosing Prospect over other agencies. Before renting the property, you get all sort of promises and they also talk a lot about service and then as soon as you sign the agreement, they behave like you don’t exist. Check-in process was complete pain for me and I end up living two days in hotel; on top of it, so called Property manager never attends your call/email.
I am already 1.5 months into this flat but haven’t got the agreed furniture. When you take follow-up by email or visiting the branch, they don’t give you any proper answer. If you take follow-up by phone then good luck with it, my phone was never received by the property manager. Just to give you an idea of how useless the property management team is - I have send 25+ emails and made atleast 20+ calls and there is no appropriate action.
So my suggestion to everyone out there - AVOID PROSPECT AT ALL COST.

Utterly disappointed, they've provided us contracts with typos, errors as well as given us incorrect information and not even provided energy & item list prior to tenancy, even when requested. They've failed to deliver keys & correct amount, are very slow to respond to emails and calls.
Prior to tenancy they will require you to provide their 3rd party contractor a large amount of information that was not discussed prior on the on-site meeting.

Update: after this interview I've got in talk with the manager of the Reading office, it was a nice talk and errors were admitted on his colleague's part - I work as a manager for customer care and would not dare to write emails in the tone, formatting and information value that have been sent to me by one of the employee. This has been rectified.
Sadly the property came with many kinks that were rather hidden, including water leak, bed that was designed for carpet use, not hard wood therefore was power-sliding across the floor and I've had to create rubberized platforms to keep it stable and not a Health & Safety hazard. Property lacks fire extinguisher, exit labels as well as room layout schema and additional appropriate equipment.
Company has refunded me 200 GBP for missing items in the inventory that they themselves have provided and then realized was faulty. Another error on their part.

Jordan is the best letting agent staff I've ever known. His ownership in his work is outstanding (works like he owns the business himself), very efficient. He knows what's he doing. I'm so impressed. When you contact various agents at the same time you will see he is really outstanding.

Prospect has been great throughout the entire process - from showing us around the properties we requested along with ones they recommended to us. We actually ended up going with one they recommended because it was even better than the ones we found online.
Nancy and Chase have been especially helpful, with Chase showing us around initially even offering to drive us from place to place. Nancy helped with everything that came after and has been very responsive and helpful. Definitely recommend!

We've been letting 2 properties through Prospect Reading for a number of years and have always had excellent service from their property management team. They're very busy people and it can sometimes be difficult to track them down, but they invariably follow through on the various issues to ensure they're resolved - which of course means happy tenants. Our current manager Georgia has been particularly helpful.

Picking an estate agent can be like walking through a mine field so I spoke to some friends who had moved house recently both of them gave me the same name and that was Ben Hamlin at Prospect. I contacted Ben to arrange a time for him to visit myself at the property he came out, gave myself a thorough overview of the market, what affect upcoming changes will have and his valuation was actually a bit more than I expected. Following the appointment with Ben I did have two other estate agents out to see me although it was a no contest.
Once I contacted Ben to express my desire for him and the team at Prospect to market my property the service was beyond expectations, the photography and marketing was so much better than I ever imagined it would be. Ben managed myself and my transaction all the way through from arranging the professional photography, the open day, negotiating the offers, which led to me achieving the asking price, which was more than two other agents had valued the property for and assisting me through the legal process.
I would recommend Ben Hamlin and the team at Prospect to anyone looking for a top level of service and knowledge of property along with the property market

I recently got my house valuated by Josh who provided expert knowledge of the local area and what my house could be worth within todays market. He even explained the triangle of interest which helped me to decide what price I should market my property and how this would measure against other properties that were on the market. On top of this the agency fee was extremely competitive. Out of the 4 agencies I have come into contact with, Josh certainly ends out on top. If you're looking for a non aggressive, polite and honest valuation - Request Josh to pop round!

Called the agency on a Saturday morning as i wanted to view a couple of flats that were advertised for sale. I was assured a rep would call me back and heard nothing. I called back on Saturday afternoon and again assured i would receive a call on a Sunday. Heard nothing. I sent a request via right move and received a call straight away on a Monday. A rep contacted me and assured he would call me back to confirm viewings and no surprise heard nothing. It is now Friday and guess what??? Nothing. You would think one of the main functions of an estate agent is to sell houses. Absolute Rubbish. I have rented via prospects before and i would hesitate using them again. Give them another go to see if they could show me around properties they advertise and they cant even do that. No hope.
Haslams probably a better choice. I am renting through them now and much better service.

They are only good when it comes to taking your cash. When it comes to actually assisting you with the missing fridge in the tenancy or a needed invoice they will simply ignore your queries.
If you just want to arrange the paperwork fast and get the house fast - yeah they can do that.
If you want to actually receive support for anything which does not involve paying them up - good luck! The Tenancy manager will never pick up the phone and will always send a very blunt e-mail...whenever she will find the time to do so.

It will be in your best interest to avoid this agency like your life depends on it. This is the worst experience I’ve ever had renting. Nothing come close to this. I repeat they are the absolute worst. I wish I read the reviews before renting one of their properties. Once the initial contract is signed forget about getting anything done from them. Currently living in one of their properties and counting down for our contract to end so I can run for my life. The house I was rented and being charged over the roof for is falling apart and I mean literally. I’ve delayed writing this review for months hoping they would get all my complaints fixed but at this point I got nothing. Each time anyone takes a bath, my kitchen floods, wash dishes, kitchen floods, broken bricks, gas burner not functional. Shower not functional, mould everywhere, doors broken and hanging off the frame waiting to fall on someone, fence fallen to the ground to mention a few. As I type this nothing has still been done. No one has showed up to even take a look. It’s frustrating and miserable living like this and for the amount I’m paying monthly. I had to look them up online now only to see similar complaints as mine that weren’t resolved. Now I’m sad as my hopes of getting anything fixed at all has been dashed. All I an say is do not use this agency no matter how desperate you are or you will regret it.

If you want to sell you will have come to the right place,they literally had viewers queuing up outside the property. It didn't end there,the service continued right up to handing over the keys. It was also our first property transaction,what could have been a daunting experience was made straight forward and as stress free as possible.

My partner and I purchased our first flat through Ross Hobbs. Shortly after we had registered our details with him he called to say that a property that was perfect for us had come onto the market. He arranged for us to see it quickly, and it was exactly what we were looking for. We put an offer in which was accepted.
There were some legal complications during the transaction that proved quite stressful but Ross was fantastic. He kept us updated, provided honest and realistic advice, and was very professional throughout. We were really impressed with the quality and consistency of service.
We will be asking him to sell the property when the time comes for us to make our next house move.

I will be moving to Reading soon on rental for a while, must say I was amazed by the professionalism and swiftness of the staff. It was an absolute pleasure to work with a gentleman named Elliott Garrington.
Elliott was able to close the tenancy deal in less than 24 hours from viewing while negotiating with the landlord. He was very forth coming on educating me regarding any issues I was having regarding paperwork involved.
I must say, after viewing and before singing the tenancy the only thing holding me back was Prospect's Google Maps rating! When I discussed this frankly with Elliott, he explained why so, which was quite understandable to me. Given my experience till now, I am optimistic about my stay with Prospect.

NO SHOW!! on an arranged viewing Totally disgraceful. AVOID!
Had booked in a viewing for with "Ryan" Q2 1bed flat for 12:00 30/09 Reading
11:50 arrived 10 min early, no one at the buzzer.
12:10 call received that "Josh would be there in a moment"
12:20 called again and was informed by "Ben" that Josh was inside and he would come down (complete lie)
12:30 called to say I'm leaving..And that they missed a solid buyer...
Total of 1 hour wasted.....disgraceful!!
This is no way to conduct viewings or serious buyers.. Totally bad service and even if I liked it I would have been put off by
Prospect management you need to avoid scenarios like this farce today....
Please speak to "Ben & Josh".. to see how they can improve and avoid...

Great service! Very efficient rental appraisal, and letting service. Had a tenant signed up before the advertising had even kicked in. All done in a couple of days. The process afterwards to formalise everything, credit checking, contract, inventory and handover was just so slick and easy for me. Highly recommended.
