The worst building managers that I have had the displeasure of dealing with. And that says a lot in an industry where the standards are generally very low. Water damage to a brand new flat, 2 years on, NOTHING done. As soon as I even implied that I would withhold service charges they were extremely quick to use their lawyers against us, but very slow with everything else. Service charges in the meantime have roughly doubled. Just Google Richard Davidoff and you will make up your own mind. If he had any sense of responsibility he would try and rectify something even at this late stage but instead spends his time defending himself in court and trying to portray a professional image rather than actually doing the right thing.

ABC recently took over the management of our block. We were all concerned that the old managing agent would not cooperate with the handover process. Richard led them through his Handover Protocol firmly and politely and made sure we eventually got all of the data and paperwork from the old agent that was required. Good start, very impressed.

The team were great, arranging a temporary solution with tarpaulins, whilst obtaining a surveyor's report and specification for a comprehensive repair. We have 150 flats in our block and the communal gas central heating was always breaking down, our old managing agents failed to grasp the issue and deal with it. We moved to ABC about 2 months ago and after a few call outs to individual flats, they arranged a complete shutdown of the entire system, access to every flat and a comprehensive fix once and for all. A mammoth task but so well done!

After years of constant breakdowns and repairs to our lift, we finally took the decision to replace it. Mr Reed researched firms to advise on the specification and oversee the installation. He also negotiated with the various lift manufacturers to not only reduce their price but also to include an extra years’ service within the price. We now look forward to many years with no call outs.

As a resident in a block located near the Edgware office, I have on occasion popped into the office when passing by on my way home from work when needed. The office as a whole is professional, friendly and welcoming (even when busy) and you really do feel that you are getting a personal service. Having dealt with more than one Block Management company whilst living in my flat for the last 8 years, it would be safe to say the service received by ABC Block Management has been far superior to any received before. From the first meeting with Richard Davidoff, to the day to day dealings with my Property Manager (and the accounts department when required) I cannot criticise the service levels. Emails and phone calls are responded to quickly and efficiently and any issues I have had have been dealt with swiftly.

Initially we only gave Abc our house to rent out, the whole process was hassle free! They found us great tenants who rented from us for 2 years with no issues. When it was time to sell, we made the very easy decision to ask Abc to sell it for us, they helped us through every stage of the sale taking away any stress! On top of giving misleading information to rent the property out, their contracts are abusive. Watch out for outlandish clauses (which they won't read to you when they read you the contract before you sign it). My girlfriend got asked to leave a property 6 months early using the break clause, then after 2 months waiting for the deposit they tried to charged over 1k for the months missed from the initial term: forced to leave, forced to pay. The only reason they didn't get aeay with it is because I opened a dispute with the deposit protection scheme and they forced them to pay back. She also got charged for the supposed cleaning of non existing items in the inventory although she left the place much better than it was handed to her in the first place . Really deceitful individuals, find somewhere else to rent from

It's preditable that were ABC estates to reply to my review it would be with lies and bullying tactics.
1) Almost a year ago now, you were forced to return the money by a watchdog organization that monitors your compliance with the law, this happened because your terms ARE unfair and abusive. If you wanted to get any money back you'd have to take THEM to court, which of course you wouldn't do because you know you'd lose more money: you were just trying to rip a defenseless tenant off of over £1K, like you probably do on a regular basis. The only reason this didn't happen is because I stepped in and helped her handling communications with Deposit Protection Scheme.
2) You imply that the deductions were to do with the state the property was left in. This is another lie. The main bulk of the money you were keeping (£950) was for the months left from the term initially agreed although she was forced to leave early due to the landlord needing the property. The landlord was happy for her to have her full deposit back, it was you and your deceitful terms and practices that were the problem.
2) The landlord himself was appalled that you'd be trying to rip off my girlfriend and apologized to her profusely.
3) The landlord was absolutely pleased with the immaculate state in which she left the house which was far better than it was handed to her in the first place. This was despite you lying when handing the keys to her saying that she didn't need to leave it any better than the state in which you gave it to her, which was pretty unprofessional

The property market in UK is in turmoil and things are not easy for buyers or sellers. But if you need someone to hold your hand through all the turbulence Mr Stuart Lesser is your man.
I ended up withdrawing from the sale of my house only because I didn't feel I was getting the right price but Stuart tried and gave his 110% to try and secure the deal.He WhatsApps you constantly to keep you updated, works weekends and guides you.

ABC conducted a section 20 consultation for the refurbishment of our lifts. This was a technically challenging job and had a cost of six figures. We must compliment the block management team for doing a superb job and keeping cost within check and delivering good value for money.

Very fraudulent company who do not return deposits. They make up false cleaning/decorating invoices to make sure you do not get a penny back.
I would strongly suggest you do not deal with these agents as they are highly experienced fraudsters and any tenancy you enter will end very badly.

This company is one to stay far from whether you are a buyer, seller, landlord or tenant.
Trust the negative reviews on here because the validity of the positive one's is seriously questionable like the the rest of this company is.
The company uses bullying tactics and scaremongering to persuade you and to make you feel that they are above the law.
Trust your instincts and stay away. You cannot reason with them, and the only language they understand is to bully.
I feel sorry for their staff and hold nothing against them. Its the company and its director who are responsible.

This is truly a firm to stay clear from. Its a little coincidence that all the good reviews have been posted within the last month all of which have six contributions... no brainer..
I live in a block they manage and they are riddled with lies, fraudulent insurance claims and more. If you have doubt please feel free to visit my block and see for yourself.

I had previously let my house through a local agent whom I chose because we negotiated a discounted commission. It was the most expensive saving I ever made! The tenant stopped paying rent after month 2 and sub-let some of the rooms. A colleague at work recommended ABC. Bradley was amazing in first trying to negotiate with the tenants, and then to guide me through the court process to evict the rogue tenants and seek to recover the arrears and damages. Bradley then found new tenants and arranged an insurance backed Rent Guarantee for me. It has been a breath of fresh air and I could not have done it without you. I am happy to recommend you to all of my friends.

Big thank you to Richard Davidoff and the team for helping me to resolve a long ongoing problem. The flat above me leaked into my flat on a regular and ongoing basis for a number of years and the flat owner would not spend the money to do a proper repair. The previous managing agents both said it was not their remit to deal with "flat to flat" leaks, & their responsibility only related to the common parts of the building. Richard spent many hours liaising with me and the Directors and then met with the flat owner and explained his responsibilities and liabilities. He finally got their agreement to get quotes for a proper job which was quickly carried out. I have not had a leak since and it is a massive weight off my shoulders.

My partner and I recently returned to the UK seeking rented accommodation. As we could not provide up to date references many agencies and landlords would not consider us even though we are upstanding people. The freeholders tried everything under the sun to try and rebut our application but Richard was persistent and professional throughout and the Freeholders capitulated on the steps of the FTT. We are now masters of our own destiny and cant thank ABC (& Richard in particular) for all the hard work.

Our freeholder recently instructed ABC ALDERMARTIN to manage our building. For years they had managed it themselves but they only did the bare minimum. Since ABC ALDERMARTIN took over they have regularised everything so that we have now got all the relevant certificates and the place is now cleaned regularly and looked after properly. Whilst the service charge has gone up a bit, it is money well spent. We are all very happy with the current situation, long may it last. 5 stars.

Mark Reed acted as an independent consultant in relation to a sale of a property where I am, also an owner, he is the manager at ABC block management. The result of his involvement has led to Companies House agreeing to investigate the company where acted as a consultant a complaint also had to be made to trading standards as the management company never signed up to a redress scheme. This has meant serious concerns in regards to the company could not be appropriately investigated. He made up charges and assigned them to my service charge account and even today the management company refuses to confirm if they intend to try and enforce them and are instead are sending threatening emails to me. My strong suggestion to anyone is to avoid any interaction with Mark Reed. Do not allow him to offer any advice on property management.

DO NOT LEASE USE ABC ESTATES. My landlord has been asking for the mould to be repaired for months (8 to be precise). In that time, both me and my girlfriend have developed rashes because of the mouldy. The landlord wants to replace the windows but this has to have the block managers approval as it is structural change.........they just haven't bothered replying. I sent them an email...........they haven't bothered replying.

I personally have a problem with ABC. They manage the block of flats where I live. Our garden seems to be a flytipping spot and ABC takes long time to collect the rubbish (only if asked), they charge lots for this service and they don't do anything to solve this problem. For this reason I don't recommend this company.

We used ABC in Edgware to sell our property. Stuart Lesser was fantastic. We had a bit of a tricky route to exchange and Stuart went far above and beyond the call of duty in ensuring all other parties, solicitors and agents were kept on their toes and got to the point of exchange. He even sent us emails late each night for update so that he could work on things for us first thing in the morning.
He was also great at selling our place. He worked tirelessly to get good quality buyers and had a perfect buyer within a week.
We'd highly, highly recommend.

Terrible people, won a case against them through The Property Ombudsman but still wouldn't pay the compensation. When I contacted them again they said that the people I was dealing with had gone into liquidation and that even they are trading on the same name they have nothing to do with the ones that were running the company. Only crooks do these kind of things.

This firm is a bunch of crooks. There managing director is just there to rip you off and is a horrible person. Stay clear of R Davidoff. I recently sold my property through them and have regretted every second. I am not surprised to see what his own staff have reviewed. Stay clear of this place!!!

fantastic company and people.
We sold our flat through ABC and found them to be a diamond in the rough of estate agents. We had quite a few buyers who messed us around but with the help of abc and Stuart in particular the flat was sold.
I have bought and sold several property's and iam yet to receive the same level of service that I did here.
Fantastic agents and Stuart in particular was a lifeline.
