Initially we only gave Abc our house to rent out, the whole process was hassle free! They found us great tenants who rented from us for 2 years with no issues. When it was time to sell, we made the very easy decision to ask Abc to sell it for us, they helped us through every stage of the sale taking away any stress! Both the letting and sales team were helpful, straight talking and efficient!

On top of giving misleading information to rent the property out, their contracts are abusive. Watch out for outlandish clauses (which they won't read to you when they read you the contract before you sign it). My girlfriend got asked to leave a property 6 months early using the break clause, then after 2 months waiting for the deposit they tried to charged over 1k for the months missed from the initial term: forced to leave, forced to pay. The only reason they didn't get aeay with it is because I opened a dispute with the deposit protection scheme and they forced them to pay back. She also got charged for the supposed cleaning of non existing items in the inventory although she left the place much better than it was handed to her in the first place . Really deceitful individuals, find somewhere else to rent from

It's preditable that were ABC estates to reply to my review it would be with lies and bullying tactics.

1) Almost a year ago now, you were forced to return the money by a watchdog organization that monitors your compliance with the law, this happened because your terms ARE unfair and abusive. If you wanted to get any money back you'd have to take THEM to court, which of course you wouldn't do because you know you'd lose more money: you were just trying to rip a defenseless tenant off of over £1K, like you probably do on a regular basis. The only reason this didn't happen is because I stepped in and helped her handling communications with Deposit Protection Scheme.
2) You imply that the deductions were to do with the state the property was left in. This is another lie. The main bulk of the money you were keeping (£950) was for the months left from the term initially agreed although she was forced to leave early due to the landlord needing the property. The landlord was happy for her to have her full deposit back, it was you and your deceitful terms and practices that were the problem.

2) The landlord himself was appalled that you'd be trying to rip off my girlfriend and apologized to her profusely.

3) The landlord was absolutely pleased with the immaculate state in which she left the house which was far better than it was handed to her in the first place. This was despite you lying when handing the keys to her saying that she didn't need to leave it any better than the state in which you gave it to her, which was pretty unprofessional

The property market in UK is in turmoil and things are not easy for buyers or sellers. But if you need someone to hold your hand through all the turbulence Mr Stuart Lesser is your man.
I ended up withdrawing from the sale of my house only because I didn't feel I was getting the right price but Stuart tried and gave his 110% to try and secure the deal.He WhatsApps you constantly to keep you updated, works weekends and guides you.

Worst experience ever!
These guys are scammers! Owners and Renters beware. They have another branch. Read all the reviews on google. Unfortunately, we did not do that and lost money!

ABC conducted a section 20 consultation for the refurbishment of our lifts. This was a technically challenging job and had a cost of six figures. We must compliment the block management team for doing a superb job and keeping cost within check and delivering good value for money.
