STAY AWAY FROM THESE AGENTS!
Absolutely awful experience with Annan Estate Agents, particularly with Fraser Falconer. During the viewing of a flat, he explicitly told us that if we paid £5000 extra, the furniture would be included in the contract. After months of back-and-forth and finally moving in, we were shocked to find that none of the furniture was there. This completely wiped out my savings — all based on a false promise.
It was clearly a dishonest tactic to inflate the price, and when we tried to follow up, we were ignored. Michael Annan himself told us to contact him directly if there were any issues, but every message has been ignored since.
This agency does not keep its word, and their customer service is non-existent. If you don’t want to waste your hard-earned money and be left feeling scammed, avoid Annan Estate Agents at all costs.

My wife and I were recommended Annan when our origional solicitor let us down.
We had our property on the market for 6 months, had a few viewings and received limited feedback. Annan had it back online with superior marketing, a quick turn around and a prompt sale. The relief was immense, wish we had used Annan from the beginning.

Utterly inappropriate - haven't even seen any agent in person nor the property I want to rent out and they dare to insist to see a 3 month bank statement over email. Invasion of privacy of the highest order - none of your business how much I spent on amazon until I see you and believe you're not trying to do identity theft. Bunch of creeps.

Exceptional customer service from the whole team at Annan's. Their local knowledge of Portobello was evident and they guided us through the selling process with professionalism. Our home sold very quickly but unfortunately the buyer withdrew, however within an hour our home was back on the market and again sold very quickly. We knew that Annan Property had a good reputation for selling properties quick and that’s what we wanted.
We weren’t disappointed we had our first offer in less than a week.
Any questions or queries we had the team at Annan were quick in getting back to us.
This was very reassuring.
They also have their own solicitor which saved us having to find one, we found this solicitor much cheaper than another one we checked with.
The team are very friendly, and helpful.
We wouldn’t hesitate to use them again!!
Everything just happened and we didn’t have the stress of having to worry about anything.

We got ready for listing our property in the run up to Christmas 2022 - not the preferred period of time in the year but nevertheless we were ready to go. We discussed selling options with a number of other estate agencies and solicitors but Annan came out on top, offering by far the best service. And they did not disappoint!
Fraser and Calum were a fantastic duo from the Annan team to guide us through the process to get the property listed.
Property went on the market on 11 January and by Burns` Night we accepted a great offer. From there their solicitor team got our sales process sorted without a glitch; everything went smoothly and we are very happy with this experience.
We would highly recommend Annan to anyone buying or selling. We will definitely be calling them again in the future.

Everyone we dealt with went out of their way to help and nothing was too much bother
Michael the owner in particular was amazing. He helped not only get us a great price but with emergency building work we needed done.
We were very impressed with their local knowledge and helpful attitude. We have bought and sold several homes in the past and from this I would rate Annan estate agents as outstanding.

From even before placing our house on the Market Annan were helping us with advice and when we decided to place our house on the market, we choose Annan as firstly they were a local estate agent, secondly if we had any queries or worries they were always around to answer them and thirdly the whole buying and selling process flowed with no problems and we could relax and concentrate on getting ready to move.
Fourthly there was no up front fees and the selling and buying fee was fixed.
Very professional and would recommend them.

Never had an experience like the one with this company. Fortunately never got to the stage of agreeing to sell my house, I never went ahead after hearing horror stories from my friends. This prompted me to ask some questions, none of which were answered how I would expect. All I would say is watch very closely if you are selling or renting with them - the solicitor I am now using says the owner Michael Annan is infamous in their business for the way he works. Will say one thing then do another.

My work took me to Edinburgh for a couple of years. After one or two poor experiences with agents in the area, a chap called Derek at my work advised me to get in touch with Annan. I wish I had spoken to Derek earlier.
They were very professional and kind, helping me find a home that met my budget. Actually, they found more than one - I think I had a choice of 3 or 4 in the end. Settled on one, and I was very happy there.
Annan took the time to make sure I was happy with it all, which was a really nice touch.
If I am ever lucky enough to be posted up in Scotland again they are the company I will use to make sure I have a good home.
