We had struggled to sell out shared ownership flat for months with Whitenights.
We had sold, but the previous chain fell apart. Whitenights found a series of completely unsuitable buyers, causing us to lose the previous property that we were buying.
We changed to Sarah & Georgina at Avocado, who were a breath of fresh air. Found us the right buyer- even when a sale fell through again, and went the extra mile at every single step of the way. Such as doing the vetting for Housing solutions up front, to reduce chance of people dropping out. We sold our cottage in Hungerford with Ben from Avocado and the service we received from start to finish was faultless. We had regular viewings and updates on market conditions and the communication we had throughout was always timely and clear. However it was when we accepted an offer that he really came into his own. We had a lengthy and complicated chain but Ben consistently kept us updated and provided excellent advice. The time surrounding exchange of contracts was extremely stressful but Ben went above and beyond to ensure that things went as smoothly as possible. Other estate agencies do the bare minimum but this was certainly not the case, even our buyer mentioned to us a couple of times how effective the service from Ben was. He took the time to gather information and present it to us so we could make the best decisions possible. Always professional and engaged, I was very glad to have Ben working on our behalf and would not hesitate to recommend Avocado to anyone.

They need to improve on their communication skills, it started off great in the beginning once they got the business but later on I couldn't get hold of them and would have to follow / chase few times.
I expect them to over deliver especially if they are being paid for their service .

We bought our house through Avocado, with Mike as the selling agent, and we are so happy with our experience with him. Since the start, Mike has been always approachable and able to answer any question we had; if he didn't have the answer, he'd make sure to find out from our seller ASAP.
Toward the end of the process, things got quite stressful throughout the chain with our buyer and their solicitor, but I found it to be myself and Mike who tried to keep steering it forward. I honestly couldn't have done it without him and the advice he was providing me on what to update solicitors with, etc...
On completion day itself (again, another stressful day), Mike was on hand every hour to check in and update us where possible. Unfortunately, there were problems with our solicitors following the completion of our sale, and we were actually homeless for a while, but Mike stood with us all afternoon and did everything he could to ensure we were comfortable and kept up-to-date.
The whole house-moving process can be very stressful, but knowing our purchase was through Mike made it feel just that bit less with him being so transparent.
I would 100% recommend him, and if we move again, I would like to work with him on our sale.

I've been dealing with Avocado Property, specifically with a lady named Lauren for properties in and around Reading, and it's been an incredibly frustrating experience. Lauren has been extremely slow to respond to inquiries, often not answering calls or emails. When she does eventually reply, she tends to blame her lack of responsiveness on the promotional activities she’s handling for the business.
While I understand that promotional activities are necessary, it's unacceptable to neglect customer service to this extent. As a paying customer, I expect timely and professional communication, which has been severely lacking.
Unfortunately, due to this poor level of service, I've decided to take my business elsewhere. This entire process has been disappointing and frustrating, to say the least. If customer service is important to you, I would strongly suggest considering other options.

Just can’t recommend Dan and Neil highly enough, they are extremely knowledgeable , friendly and efficient but also very professional, they really know their market and found us the right buyer quickly. They supported us throughout the process and simply couldn’t have made it any easier. To say that there was some delay and drama along the way is an under statement, but Mike ploughed forward through the ups and downs. He worked tirelessly to ensure that we finally got our sale. Nothing was too much for him and I started to feel that he was like a personal friend as I know how much time and effort he put into our sale, way over and above what you would expect from another estate agent. Georgina hands down is the best Estate Agent I have had the pleasure of working with. I recently completed a house purchase via Avocado Property and got lucky with Georgina. She is a professional, extremely knowledgable about the market and goes above and beyond. Throughout the process I had multiple questions and she was always responsive, sometimes outside of working hours and found a resolution promptly. I had multiple viewings at the property and Georgina facilitated every single one without any hesitation. It was evident to see that she was trusted the same way by the seller and that's a great sign for any buyer. We had a few delays in the process and Georgina stayed on top of the whole process, communicating with both parties and following up appropriately. Even after the sale I had a few questions and Georgina is as responsive and resolves all the queries with a smile on her face. Simply put, I have not had such a brilliant experience throughout and goes without saying I highly recommend Georgina!

I first met Georgina at a Ribbons Networking event and as I had recently lost my brother and needed to sell his flat I engaged Georgina and her colleague Sarah to manage the sale for me. I have to say, the level of professionalism, advice and most importantly communication was better than any I had experienced with previous property transactions. We used Dan and Neil from Avacado - we dealt with Neil. He actually came to value our house about 12-18 months before we decided to sell the house. We'd seen a lot of their content on Social Media before and we'd also seen lots of our neighbours selling via them. They were not the cheapest, however we made the decision that we wanted the best service etc. Neil was great in terms of communication, and importantly he was able to deliver on what he said would happen. Our sale was not easy - with the chain breaking down at the last minute - but at no point did Neil suggest reducing the price and was able to get people in to view again - he managed our expectations well and was also able to offer some advice when we were negotiating on the house we wanted to buy.
Have recommended them to other neighbors and really pleased with the overall package / service end to end.

I recently rented a house with Avocado Property and Andy and Pooja have been very professional and very helpful throughout the renting process. I had some minor maintenance work at the property that needed to be looked into and Pooja was quick to get it all sorted without any delays.
Also one evening I happened to lock myself out of the house by accident and I rang Pooja who assured me not to worry and she personally drove to the property with the spare keys and let me in.
This incident just shows how dedicated Pooja and the team at Avocado Property are towards their customers.

I met Ricky in Feb 2023, when I was still considering my options. Ricky is a lovely guy, he listened and helped me understand the process. He visited me in the evening, meaning I did not need to take time off work and communication via WhatsApp suited my needs (I have hearing impairment)....until he started using voice notes!
The property listing was different to others in that he did a video walk through and drone view. But it still missed one of the bedrooms and initially didn't include the solar panels....surely a major selling point as that's what is different from all the other similar properties!
Viewings worked well, Ricky managed these and there was plenty of time for me to plan to be out of the way. Ricky did seem to be always overly optimistic, perhaps not quite in the same reality, although housing market is an ever changing picture.
I got a buyer in May, they then pulled out a couple of weeks later, with reasoning that never felt right (not sure if that was them or Ricky relating it). Having already put an offer on my buying property (which Ricky helped brilliantly with the negotiations/ offers) I was restricted to selling price when my home went back on the market. I felt that Ricky did not listen to me, or acknowledge the circumstances I was in. Again he was overly optimistic. Wanting to lower the price when I would have been in negative numbers due to the offer on my buying property. I looked around for a new estate agent (in June), but despite being in contract since Feb I was not free to exit. I had served notice but before this time was up Ricky did find me a buyer.
When the seller of my property pulled out, Ricky was very helpful in making contact with estate agents, providing additional detail to the property listings and eventually securing a better price for me on my chosen property, which is much appreciated.
Everything worked out in the end, but my overwhelming memories are not all good, I still think Ricky is a nice guy but his optimism a bit off the scale.

I sold my house in central Reading with Matt Barrell earlier in the year. The process actually all started November 2022 when Matt came to evaluate the property and create a video of which I was so impressed with the final product! Many of my friends and family commented on how brilliant it was and Matt really made it so my property stood out when on the market. After an initial rapid sale we were held up with the property I was buying and what should have been a small chain and relatively quick process turned out to take over 6 months. Matt was amazing throughout the whole process and continuously made the situation less stressful. He was dedicated to the process from start to finish, liaising on both sides of the chain, keeping me informed and explaining everything in simple terms. He really took the stress out of it all with his knowledge, expertise and friendly and professional manner. He went above and beyond, exceeding his role to ensure that the sale and purchase of the new house was kept going. Due to difficult circumstances with my vendors there were a few times where it looked like it all may fall through and there is no doubt without Matt's perseverance, commitment and expertise that would have happened. A few months after we had moved he even helped me with a delivery I had accidentally sent to the old house, communicating with the new owner on my behalf, again going the extra mile. And all this with a friendly and personable manner. Matt is an asset to the avacado team, I am so grateful for all his support and he comes highly recommended...thank you Matt!

Avocado and Michael were highly recommended to us Right from the start michael was very friendly and professional. Setting up a WhatsApp group is a great way of communicating Michael always answered questions promptly. It was a challenging time to sell our house not just due to current climate but also the construction of hs2 near by Michael put together a short video of property and local area using drone footage giving a good insight into whole package. We’re really happy to have used Michael with his experience and enthusiasm he got the house sold. Excellent service

A really great and professional company, it’s so hard to find a decent estate agent. Avocado Property agents are not like your usual high street property agents. They are always reachable and available to help you. The speed at which there were able to put our house on the market and then generate viewings and offers was absolutely incredible. Within three days they were able to photograph our house, including stunning drone shots, create the listing, arrange viewings and get respectable offers and we had an acceptable offer on the fourth day. Steve and Chris have been absolutely superstars. They were always there for us to answer our every questions, and believe me we had a lot especially as we were first time sellers and they were always patient and friendly. Just completed on the sale of our property with Will at Avocado. With the turbulence in the market it was quite an extended journey due to the chain below us but Will not only handled our sale with calm professionalism but he actively investigated the status of the rest of the chain (basically doing the other agents' jobs) so we had the best possible picture of what was going on. He was always available and always passing on information (good and not so good) which is not what you often hear about this industry. Before we even got to that stage the quality of the property marketing with Avocado really stood out, particularly the videos they create which felt near broadcast TV quality. So, when I first saw the flat (that I went on to purchase with them and am now living in) on Rightmove and saw the company name Avocado Properties I will admit I was a little wary (having had a nightmare with another online estate agent in the past), but I couldn't have been more wrong. Ellan & Sanjay were, in 1 word INCREDIBLE!
I spoke to Ellen the most about this flat and no matter what I asked, or how many times (when I forgot the answer), she was polite and professional. They set up a WhatsApp Conversation so that I could message them whenever I had a question day or night and they always replied quickly. If they needed to ask a third party, then they would tell me this and set a reasonable expectation for when they could get me the information I'd requested, something not enough companies do. When Ellen went on annual leave for a week, Sanjay seamlessly took over the reins and was just as brilliant as Ellen. If the time ever comes that I'm ready to move again I will definitely be getting in touch with Ellen and Sanjay to sell my property.

What an amazing experience we've had with Neil from Avocado for our sale and purchase. While we had this stereotype view about estate agents, when we met Neil, this went away very quickly.

Sanjay is the Estate Agent for the property I am buying. From the first initial viewing Sanjay has made the property as accessible as possible and been a constant champion for me and my son with his client. Once the offer was accepted by his client Sanjay has made himself available via WhatsApp and always replies within 10 mins if any message. Every time I’ve wanted to review the property he has made it happen, even for my builders who just needed to pop in for a quick second measurement. Sanjay has made it a joint effort in making sure the legal process from offer to exchange from both ends of the chain are completed as effortlessly as possible which as we both agreed is like herding cats most of the time! We did the usual thing of getting a few estate agents round to value our property before putting it on the market. Matthew Pulford was the one who was honest with us, was genuine and talked through what we wanted to achieve. We chose Matthew as we liked him and what he was offering. The marketing methods got us an offer on our first viewing. He kept us informed and chased for us. When our sake fell through and we remarketed we again had an offer within a couple of viewings. We had bumps in the journey and matthew was always there, even outside ‘normal’ hours to talk to and bounce our problems around with.
Even as we got to exchange and completion, total engagement and assistance. Frankly I would now always pick avocado, and Matthew in particular as he’s great at what he does and is genuinely a nice guy to work with!

Tristan Lee has been amazing from day one.
Initially I spoke with him about taking over from my current letting agent who had been lazy on the last listing, forgetting to do an inventory and not keeping contact with my tenant. Tristan was able to liaise with my leaving tenant to arrange marketing that is on another level in terms of great photography and a stylish video to send out to new potential renters.
Mid marketing the boiler broke and created a leak in the ceiling, he was able to get me a gas engineer in two days and completely replace my boiler and fix the repairs needed with the ceiling all whilst carrying out an open day of viewings so my current tenant only had to leave the property once (happy tenant).
In the end I’ve ended up with a much better service and more money from my rental with no hassle! ????

I had a shared ownership property which are renowned for being difficult to sell due to the long processes involved.
I had to legally advertise my property for 8 weeks with the housing provider who didn’t get ANY viewings for my property. After the 8 weeks, I was able to reach out to an external estate agent.
Having seen Dan and Neil’s boards with “SOLD” signs on them all around Shinfield; I’d have been silly not to go with them!
Dan came round to the property the next day after our enquiry and within a week we had several viewings and after 2 months - we had SOLD! This is average for shared ownership as the buyer has to go through checks with the housing provider to confirm affordability etc. There were a few flats for sale in my block prior to mine going on; and mine sold first!
It was a long process but Dan was patient and assisted along the way; keeping the buyer updated throughout.
We have finally completed and now the new home owner can enjoy the property as much as I have!

As a first time buyer, I met with a few estate agents but none were quite like Sanjay, he was more of a friend than a sales person. From the minute he showed me around my eventual purchase, it just clicked and I knew I was always going to buy a property through him. He is open and honest from the go so you know what to expect from him. The marketing is second to none, he takes so much time and care in marketing your property in the right way.
Communication is amazing, no dealing with multiple agents who know nothing about your property, just Sanjay himself and he’s always at the end of the phone or a WhatsApp with ANY questions you have. After months on the market with another well known estate agent with little to no interest, we eventually removed our flat and accepted we would not be moving for a very long time…. My husband a few months later reached out to Dan from Dan and Neil Avocado partners and we decided to give it another try. And wow!! Within 2 weeks of marketing we had a buyer!!! We started our journey with Dan and Neil back in April 2021, it was a bit of a whirlwind decision on our part to sell our 1st home, but I’m so pleased we did.
From that first phone call asking for a valuation to our latest conversation confirming we have exchanged contracts (Yippee!!) Neil has been fabulous!
Neil managed our expectations from the outset, explaining that it might take a little longer to sell a shared ownership flat. So, you can imagine our surprise when he had three viewings lined up within a day of going on the market and an offer (which we accepted) on day four!!!
We were super impressed with the photos Neil took of our home, the beat the portal video and the continuous communication from Neil via Email and WhatsApp. He has always happy been quick to answer our questions, return calls and deal with several of my little wobbles (sorry about those Neil).
We literally couldn’t have asked for anymore - Dan and Neil are not your average Estate Agents, they go above and beyond.
Whilst our journey with Dan and Neil isn’t yet complete, we look forward to raising a glass or two with them when we move into our New build home in 2022!

I’d been following Avocado on fb for quite a while, as I was looking to put a property on the market. I didn’t want to use a high street Estate agent, I was looking for a different approach to selling.
I made contact with Mike and arranged a meeting to get a valuation on the property.
I was very impressed with his knowledge and also how he would market the property.
A short video was taken of the property and added to the internet to gain interest at the earliest opportunity.
Within a week of being listed Mike informed me that Id had an offer on the property. This was accepted.
From then on I was contacted on a regular basis with updates , and if there was any problems I could deal with them quickly.
From first contact to completion the service has been outstanding, I would definitely recommend

Mike was incredible from our initial meeting about putting our house on the market to the completion day phone call. He ensured our sale went smoothly and communicated to us on every step of the journey. Although not responsible for our purchase, Mike was always on hand to give advice (unlike the agent that should have been guiding us) which meant we got our sale and purchase to completion in a really quick time.
This house move was unique in that for the first time in our experience paying an estate agent for their work has not seemed like a huge rip off - Avocado Property are well worth the price and really are doing things differently! We highly recommend them to anyone looking to move house!

If you don’t fancy reading this lengthy review, just know that Dan and Neil are undoubtably the easiest to deal with, most stress-free and friendliest estate agents out there.
As a buyer, I’ve often felt that dealing with estate agents is a painful process; they provide you a service that you are not directly paying them for, so for them there’s no real reason to provide a service that’s any more than adequate, do what is says on the tin type. With Dan and Neil this wasn’t the case. They provide a proper service not only to the sellers but also any potential buyer. The viewing process was informative and useful and when it came to the complicated bits of offers, exchange and completion they made it really easy for me. When I had previously dealt with larger estate agent companies with viewings, I often had to remind myself that I wasn’t their only customer in order to justify poor service. With Avocado, and especially Dan and Neil, they truly make you feel like you’re their only customer. They are completed devoted to providing you with a professional, informative and personal service, and I wasn’t even their real customer, I was the buyer!
I was let into the property before completion one evening simply to measure up for kitchen goods. As someone who doesn’t work regular hours, having an estate agent who was happy to work around that was ideal and a clear display of the personal service you get with these two lads. I didn’t choose Dan and Neil to sell me my first home, but if I ever sold, I would choose them, without a doubt.
Communicating through WhatsApp made everything easier; no one was calling me at work or emailing me automatic replies. This is a modern solution means that there’s none of this waiting around for your agent to get back to you during their opening hours or being on hold only to be told that they’re not working today. Dan and Neil reply promptly and always have answers. And if not, they endeavour to find out and get back to you, day or night.
To conclude, Dan and Neil provide a modern, professional and great service. I could not recommend them more and find it difficult to understand why anyone would choose a different estate agent. Their business model is perfect for providing a personal service that makes the stressful event of purchasing your first home much, much easier. If you ever have to deal with estate agents, for whatever reason, Dan and Neil from Avocado are second to none, no doubt about it.

Can’t speak highly enough of the service provided by Ian @ Avocado Property. The support he gave my family in the sale of my grandmothers home was second to none.
To put things into context she hasn’t moved for over 30 years and is over 90 years old.
Ian’s open, honest and diligent service, made the entire process stress free. Due to his experience and expertise, we secured a great buyer who moved to exchange and complete within 8 weeks and at a good price which both parties were happy with.
He took great care in being clear, concise and detailed in making sure my grandmother felt informed and able to make clear decisions on her sale and the entire transaction throughout.

This not a fake review. I tried to contact the agency several times to book an appointment with no success. Once I managed to get in contact with an agent I agreed on day and time to view the property I was interested in. I requested the full address of the property and the agents mentioned that he would send me an email with the full address of the property. I received no email therefore I tried to contact the agency again but no success.

From asking you to value our home on 8 September to the completion on 11 December the whole experience has been smooth and easy.
The day when you first valued the house you told me you knew you had a buyer who’d “99% buy this house”. Two days later he and his wife went for a viewing and did place an offer.
This saved us preparing the house for market, getting photographs and generally making it good to market.
From then on you kept us informed on the progress. Chased solicitors in the chain to secure exchange of contracts and then completion despite Covid-19 restrictions and limitations.

Mike gave us open and honest advice about how best to market our house as we were keen to move quickly. Mike clearly knows his stuff as after a single day of viewings we received multiple offers and a quick sale. In this day and age, all Estate agents should be following the avocado way. Digital marketing is much more effective.
