I was trying to rent a property in bracknell, which is practically impossible these days to find one in a small amount of time and one that you like. The only people who made it possible were Romans at bracknell.
I initially approached Amy for viewings of two properties, and she was extremely friendly and helpful in arranging the two viewings. Although the viewings were cancelled a few times because of the tenants, Amy was reassuring, patient, and tried her best to arrange them again according to my schedule.
I loved the first property that I had viewed and went ahead but experienced some hiccups through the process. During this time I made several calls to the office to streamline the process and spoke with staff members, Madison, Charlotte T and Leo who were all patient, responsive and gave me incredibly assistance. Especially Leo, who clearly explained the reason and was extremely knowledgeable therefore giving me confident assurance.
A special mention to Amy who was present from the beginning to the end and always responded immediately to my queries. She was a wonderful guide and it wouldn't have been so smooth without her.
I am extremely pleased with the Romans team and grateful to them for helping me secure the property and call it my home! If you are looking to sell, buy or even rent a property, then look no further than Romans as they are swift, accommodating, friendly and look out for their customers giving them the best possible experience.

I just reported an issue of my ceiling leaking with water from the upstairs flat. The out of hours person texting me was so disgustingly rude and unhelpful to think there’s still people out there employed in customer facing roles like this is SICKENING. I have a vulnerable person in the property and they will not come to address the water flowing through my ceiling even though I have a toddler who sleeps in that room. That’s not a problem I won’t be paying the rent this month either as it clearly states in the contract I have with you that things like this are the landlords responsibility

Wouldn't recommend this as a tenant. They didn't repair a single broken thing while I was there and it took two months, repeated attempts to contact, and a TDS dispute before they returned my deposit.
Things they failed to fix included: the lock on my bedroom door, the curtain rail that fell out of the wall and woke me, the shower that only scalded and couldn't be set colder, the black mould, the water damage that put a hole through the ceiling below it.
Shameful service, truly.

We put our property on the market last Autumn with Jack Barton at Romans Bracknell and he gave us a really good fee - better than other agents. He was very professional as were all of the team and the viewings were handled well. Once we had secured a (first time cash) buyer (a month later) Rohan was very good at negotiating for us. Unfortunately there were lots of delays to the sale (at the other end of the chain,) Jack gave us good advice about delaying our survey until the chain had completed. The buyers were very patient. Our move manager Lorraine was excellent. She was so prompt and efficient and kept us updated with everything. When the chain looked like it was going to collapse after 5 months, Daisy, the manager, took over and helped pull out all the stops to prevent this happening. A very stressful time for everyone and a few days later we exchanged. The only thing I was a little surprised at, was that after exchange, we had no communication from Romans such as ‘congratulations’. Our sellers estate agent sent us emails and phone calls of relief and congratulations and even left a bottle of wine for us at our new house! We used Romans 20 years ago for the quick sale of our house and my mother used the Wokingham branch to successfully sell hers this year. I have been very impressed with their ability to obtain a sale and if I was still living in the area, wouldn’t hesitate to use them again.

If you are looking for an estate agent that is friendly, approachable, listens to your hopes of selling your home for a good, fair price and helping you find your dream home, then contact Rohan at Romans, Bracknell. We hadn’t moved for 26 years so was an apprehensive ask of him. From his first visit to introduce himself, he reassured us he would be supportive from start to finish, and he was. Such a great team that he oversees and everyone is so friendly and no question is too much to ask. The photos taken of our house were attractive and very professional. The way the appointments and showrounds were managed took any worry away from us, and from our sale the coordination with all sides flowed really well. Lorraine covers the after sale and also communicated on a regular basis.
All in all Rohan and the team gave a very personal and professional service and we would thoroughly recommend if you’re reading this review, to contact him.

This is the worst estate agents ever. They are incredibly unprofessional and not trustworthy at all. The only thing they love to do is reduce the property selling price and use trickery to get people to choose them and they will not explain their contract. Additionally, they will provide incorrect information to Lifetime legal who will hound you about the property sale and further conveyancing when it’s not sold. We are out of pocket of £360 because of all this mess. They have given us so much of stress in the almost 2 months that we were with them and there were more cancellations than viewings which were around 7 in total.I could give negative ratings if that was possible here.

Romans estate agents Bracknell are horrible humans they are only interested in getting your property on there books what ever the cost. And sell as cheap and quickly as possible.
I was fist introduced to Romans Bracknell from a probate valuation. I won't mention the agent. I was happy with the valuation as it came in as the same as the other two estate agents or near enough.
I ended up going with a different estate agents (a friend of the family). The hole time it was on the market with them. I had Romans calling me, putting me of accepting offers as they could do better. And they have sold more houses compered to there competitors in the local area.
So I've declined the two offers I had and cancelled my contract with my old estate agent. And moved to Romans.
My previous offers were £535000 and the house was on the market for £600000, as soon as it's on the market with romans I noticed my 4bed house is advertised as a 3 bed and it's on at £550000 not the £600000 I put on the paperwork... I was told more people view 3 beds and they were reluctant to change to 4 bed on the website and righmove until a week later after I forced the point..
Within 4weeks of it being on the market I get a call from Romans asking if I want to lower the price to £500,000!.. 2weeks of this it was advertised wrong..
I refused and have not had a viewing since. I have given my notice to cancel the contract. As I feel like I'm being taken for a ride as a first time seller.
I am speechless and appalled.

Avoid them as best as you can!! Very unprofessional personnel. If you find a house and you want to purchase it, I would avoid them. Unfortunately, they will cause you lots of stress and anxiety. Put lots of pressure on you, and when you find faults and want to find ways to sort it out, they avoid you.
Having checked with other of my friends, they all had issues with Romans.
I wish I'd known before having to deal with them!!
It's not worth the hustle. Just avoid them!!

My partner and I have just completed our application for our first apartment together and Bryony Ghai was our super star!
Bryony helped us throughout the whole process, she offered us a video tour of an apartment that would soon to be listed to the public and it was exactly what we were looking for.
She handle all of our questions with professional expertise and always speedy with her responses. I appreciate all the help she gave us whilst guiding us through our application.

I don't like writing bad reviews for services but in this case, I feel I must.
In short, a flat was advertised and presented to me as "Furnished". I placed my offer on the flat, was accepted and then signed the contract. Then, when I arrived on my move-in day, I saw that the place had been stripped of all furniture and it was clearly unfurnished. Furnishing the place obviously cost me a lot of money, was massively inconvenient, and this also resulted in me sitting in an empty flat for a week while I waited for things to arrive.
When I sent a complaint email to Romans, asking for my message to go to the branch manager, NOT A SINGLE SOUL BOTHERED TO REPLY or call me. Not the branch manager, not the lady I sent it to, not the agent who showed me the place. Nobody. AND I KNOW THEY SAW THE EMAIL because somebody from their branch called the landlord about this issue. They couldn't have cared less about my situation. (It was me that was affected, not the landlord.)
Also, as other reviewers have said, they are commission hungry and will try to force you to buy their triple-price Contents insurance. Do not buy it! At one stage, I was even told some silly lies, like: "This is part of your offer agreement; you have to go with our insurance." And, "The landlord insists that you buy this particular cover, only available from us." I didn't fall for that. I ended up getting my own insurance with Admiral at a third of the price for the same (probably better) coverage using a basic comparison site. I also learned later on from the landlord that there had never been any conversations about Contents insurance between them and Romans.
Another lie: Several days before I signed the contract, I also asked Romans to check on the sofa situation (e.g. which sofa would I get?) and they said they'd left messages on the landlord's phone about this. It wasn't a big deal—I was happy with any sofa in this "furnished" property—so when I didn't hear back from anyone, I left it. Obviously, Romans never left any messages or called anybody about this. If they had, I wouldn't have encountered the "unfurnished" problem described above. (The landlord had never once heard from Romans that this was supposed to be a furnished flat. She would have known that if they'd called her about sofas!)

When moving in they said the appartment was cleaned professionally when wasn't AT ALL! We sent them pictures and email about it and at the end when we left they still wanted to charge us about £250 for professional cleaning.
We obviously didn't agree with that even if they tried to negociate it and make us pay 50%.
Don't be afraid to sue them on GOV website and take a 3rd party involved in it. It's free of charge there for you. Make sure you keep dated images (date must be on the photo) and use them as a proof to build your case.
Don't be afraid to go against them! Just make sure you have all the proofs in order.

Avoid dealing with Romans. I have seen 3 properties during my search for a place and had to deal Jade Henton. She seems okay at first but after I have declined to avail their contents insurance as I felt like it was too expensive than other insurance companies, she totally changed her tone at me. She sounded unprofessional and at times will just drop the call on me during my inquiries. I have put up an offer for 2 properties, but after refusing the insurance, I felt like they didn’t push for my offer hence having them both come back as declined. I also went to see a property in The Ring Bracknell and the person doing the viewing was late to the appointment. After the viewing, a guy who was a current tenant there spoke to us and warned us to avoid Romans as they are useless and do not maintain the property. Once they secure your money and you sign the contract, they don’t care afterwards. Attached is a picture of The Ring which they are mismanaging. I have ended up finding a place with Duncan Yeardley which I highly recommend. The truly caring and compassionate people for people that need help in letting.

I recently used Romans Bracknell estate agents to sell my property and I have to say, I was impressed with their service. The advertising was fantastic and they booked in viewings efficiently, making the whole process easy and stress-free. What impressed me most was the team tour they did before the viewings started, which showed they knew everything about the property and gave me confidence in their abilities.
Once the property was sold, I was handed over to the aftercare team, who could have been more proactive in keeping me updated on progress. This is illigal under the Equality Act 2010 and the landlord allegedly has requested Romans and Agent to discriminate against people with children and deny the right to view/rent.

Giving 1 rating because there is no less. I scheduled my viewing at a certain time and I am coming from feltham to view the property in bracknell( approx 40mins journey). Unfortunately my train broke down and it causes me a delay of 17 mins, I still managed to call the office and told them situation and promised them I will be visiting for a viewing and one of the staff from Romans accepted ti( don’t wanna name )
I forgot to mention , the property is 25 mins from the station. Now, I reached the property and called her to get in, and she then tells me sorry I have left the property , can we reschedule!
I understand there is a delay but Atleast they could have told me before leaving, that could have saved me 25 mins of walk and energy!
This made me total bonkers!

Let Down By Lettings Maintenance Team
After requesting attention to a seven metre Leylandii hedge on a property they manage some four months ago, Romans Property Manager, Lisa Fazal gave us written assurance she would have them pruned. Here we are months later and nothing has been done. They blame their contractor, Grass Hoppers who did turn up but failed to complete the work. We're all judged by our performance and this falls well short of expectation. Romans used to manage property for us and were very efficient back then.

I’m afraid overall it had been a stressful nightmare.
The lettings hub tells you everything is submitted and cleared when in actual fact ours hadn’t - and we weren’t told for a whole 28 days. This meant than 10 days before moving, with a husband having stress seizures anyway and a child with special needs, we were faced with the very real possibility of being homeless.
I was told this was because Romans/letting hub had to wait 28 days for us to be rejected (even though we’d been told by Romans AND on the lettings hub that ‘everything had gone through’. The email informing us was sent late in the day just before the weekend so I was stuck worrying without being able to take action. Of course I didn’t sleep. The email was blunt and did not explain why I had been ‘rejected’. At best it was an inhumane way of communicating such a hugely impactful outcome.
When I did finally get clarification, I was told it was because my self-employed accounts haven’t been sent. Even writing this now, as a very calm and patient person, this makes my blood boil. I had sent my accounts personally FOUR TIMES by email, my accountant sent them in directly twice by the time we came to move in. I uploaded my tax returns for 2 years (initially only asked for one year) to lettings hub TWICE plus having to entirely redo the whole process 9 days before due move date. I had communicated TWICE - with 2 different people on 2 different occasions (as clearly there had been no communication in the office) that i didn’t know what was meant by a tax ‘receipt’. They didn’t seem to know either by the vague response I received. I asked if receipt of payment was what was needed and that I could only Screenshot my account. I was told that was sufficient, did so, and also uploaded it to the lettings hub. Twice. I wash told - again - ‘yes that’s all gone through’ and that was all that was needed.
The next I heard was 28 days later that I was ‘declined’ because I ‘haven’t submitted your tax returns’. I. Was. Livid. How can such sheer incompetence happen to this degree? I have genuinely never known anything like it. We’d been told everything had cleared and the new rental was going through and our end and reference checks complete. It even said so on lettings hub.
To add salt to the wound, I had to take a whole morning off work (costing me £140) to completely redo the ENTIRE process on lettings hub - wait for it - BECAUSE I’D TAKEN 28 DAYS TO RESPOND?!!! The same 28 days that I’d just been told I’d had to wait to be rejected. I was absolutely speechless. But I had no choice if I wanted a home for my family in nine days’ time.
When I then tried to check what was going on (as nobody contacted me the next day as was promised), nobody answered the phone (at any local branch) and nobody responded to the 3 emails I sent that day. It’s want until the following EVENING that I had a call from Charlotte saying their system had been down all weekend. Given the circumstances of our case, I’d have thought it common courtesy for someone to call and let us know anyway, but especially as we’d been PROMISED communication the day before that didn’t happen. I was then told Abbi was working from home and so wouldn’t have received emails. This isn’t good enough. I’d just gone through the whole process again, not knowing if we had a home, not knowing whether to find another, not being contacted by ANYONE at Roman’s even though at least 2 people knew our situation, and I didn’t even get a call until I happened to think to email the general lettings address.
My experience of Roman’s has been despicable, inhumane and totally unprofessional. Had we not been so close to moving I would absolutely have abandoned this rental. I will certainly actively avoid dealing with Roman’s in the future.

The management do not take landlords seriously, we have had a terrible experience with this company, our property has been left in a terrible state, needing new kitchen, bathroom, plastering, untold damage to the property by the tennants, and Romans have done nothing to resolve this situation, and will not communicate with us over this mess. We are now talking to the local council offices to see what can be done. Landlords, please think carefully before letting your property through Romans. This review does not reflect on the local branch staff, who have been great, but everything has to go through the management, and they cannot be bothered, this has been an awful experience, leaving us with a twenty thousand pound bill to repair the damaged property.

I looked at a few rooms locally before going to Romans, and through them I viewed 3 suitable rooms at good prices. It was a far better range of options than I'd found looking before.
The whole process was put across really clearly after I'd reserved the room. I was kept well updated on what I needed to do and when I'd be able to move. my review for romans is as deserved a good one. I've gone through the process of renting a property with them. they have been swift and very informative and have met all my needs. I am yet to move in in October 2021.
my reason for the good review is the professionalism from the ladies who have worked with me Charlotte Travers and Abbi King. ive loved their responsiveness especially from Abbi, who I've sent so many emails to. its, so far, been a pleasant interaction through out.
I know that a lot of estate agencies have a reputation for hounding phone calls day and night and never leave you alone (which causes more head ache than its worth, I got it at work, don't need it outside of that) but these 2 girls have been lovely and explained everything very clearly, answered all and any questions i've had i wish to award the 5 stars to both these girls. so they both have the reward for whatever this competition there is at work with them, (sounds fun, but stressful, im sure their boss will give then horrid tasks if i don't give them 5* so.... hahaha just joking) cant wait to move in and thanks both girlies for making it so swift and easy.
Can't wait to move in and i hope my review has helped other people on google. this review is honest and is all my thoughts put out there. can honestly say they have had no faults, so far, and seem like they know what they are doing.

By far the worst letting agency I have had the "pleasure" of dealing with. They arrange visits and don't turn up. You send emails and they don't reply. No matter what option you select when you call, it is never the right team and they cover each other. I had a leak in the bathroom over a year ago and I am still waiting for action. As a tenant, I have given notice to leave the flat due to their incompetence and lack of prefessionalism not because of the flat. I cannot comment on the service provided to the landlords but the service provided to the tenants is non existent.

Romans provided us with a range of properties that fitted our budget and specifications. I’m also very impressed with the way they undertook their Covid safe procedures when viewing properties.

We viewed a property by the lexicon town centre, Ringside apartments. It was shown to us by Katie from Romans. We were convinced and about to pay the reservation fee when suddenly Katie went on annual leave and handed it all over to Rachel. Which we found a little dodgy
We asked rachel why the apartment hadnt been sold for 2 years she said it was maybe cause the hall was small. Later after a little google research we found out that it was not suitable for young families as it was used as a service apartment.
they mislead us and had not informed us that the apartments are used as service apartments/Hotel, When Katie knew about this she should have informed us considering we were planning to move in with our 2 year old child.
When we asked her if she was aware it was a service apartment cause Romans is managing this property she said she wasn't aware and will find out and never called us back.

I left my flat nearly a month ago, the same day I carried out the inspection with my landlord... Afyer a month I still have not received my deposit. I have already called them 3 times about it but apparently nobody cares.
Before leaving without any autho9they gave my personal number to the engineers to electricity check, they. My letting manager should have called me and asked me my availability and not sharing my personal details with strangers.

After 2 years renting with Romans, I was disappointed with the lack of flexibility from the letting team.
They are very rigid when it comes to serve notice and do not take into account any of your requests to vacate the property despite giving the agreed 2 months notice.
I felt like I was put on a corner and they forced me to serve notice at the end of the tenancy term and to keep on paying for the utilities despite not being at the property. What I found it disappointing was the fact that they did absolutely nothing to find some common ground.
I will never use them again and I will discourage my acquaintances from using this company.

DO NOT RENT from Romans. They do not care about their Tenants. DO NOT use their zero deposit scheme. It has been very carefully designed to hand power back to the landlord. In the long run you will pay more and when things go wrong (and they will) you will pay again. Romans were caught price fixing in the property market, so it should be no surprise they are scamming tenents as well. You have been warned.
IN RESPONSE TO YOUR REPLY... I tried to deal with Romans customer service and you ignored me and would not listen to my complaints. The bottom line is you do not care about the Tenants in the properties and the other comments on here show that. Romans have been proven as cheats who will happily cheat their customers, so your reply means nothing! The bottom line is if my comments on here stop just one person using Romans, you lose far more than I ever did. You had your opportunity to resolve this and you failed.

AVOID THIS LETTING AGENT! We were flabbergasted by the exorbitant charges Romans imposed upon us at check out. Much of this amount seems completely gratuitous. We were charged for things which were either problems before we took up tenancy, or are the result of expected wear and tear in some areas. We were even charged for structural damage, and most disappointingly things that we reported and Romans were abysmally slow to act upon until we included the landlord in our correspondence.
1. Deterioration and marks to the bedroom ceiling due to problems with a leaking shower. This was identified as a fault with the build quality of the shower and not something we were responsible for.
2. Cracks in the ceiling which are structural damage.
3. Cleaning charges. Romans stated the property needed a full clean, which was untrue, as we had swept, cleaned and hoovered the entire property before we left. What was even more ridiculous is that Romans said the carpets were brand new at the start of our tenancy therefore they are deemed as being professionally cleaned, and they expected us to have to have the carpets professionally cleaned upon check out! We were charged £140 for “professionally cleaning” carpets! Plus £30 for window cleaning, plus an additional £210 cleaning charge! To add insult to injury they added £115 “compensation” charge to the landlord! A bunch of con artists only seeking to withhold as much money as they could from departing tenants.
4. The en suite was thoroughly cleaned before leaving. They sent us photos showing what would be normal wear and tear to a bathroom caused by moisture that would be expected to occur in a bathroom area naturally. This did not give a fair and accurate representation of the condition we left the en suite in.
5. We contacted Romans with regards to not being able to remove the mattress as we had been in touch with Bracknell Forest Council and they told us that because of the COVID19 pandemic they closed the recycling centre, and will not be undertaking curb side collections for the foreseeable future. We advised that we had no other choice but to leave the mattress in the garage. Yet they still charged us for this, even though we spoke to the incoming tenant and they informed us they arranged for the council to collect once the lockdown restrictions have been lifted.
Avoid this Lettings agency at all costs I implore you. There are other reviews here that I wish I had read before letting a property with Romans. Romans has a practice of unjustly and dishonestly withholding money from tenants moving out.
I’ve seen the generic response from Romans to all reviews highlighting their shortcomings. Don’t bother leave a response to this one. I’ve already exhausted all attempts at a fair and amicable outcome.

Staff are helpful and caring. Although they're paid by vendors and have the vendors interest at heart, nevertheless they get to know potential buyers and try hard to meet the buyers wishes. We dealt a lot with Beth Murphy. Sometimes constant calls are a nuisance. However, here we had an agent who wanted to sell us the right house for us. Any call from Beth was always helpful.

Dealt mainly with Hassan who has been really helpful and kept us up to date with progress etc. Where we had concerns over some parts of external process to do with checks with bank accounts he has liaised with the checking company and let us know what as happening as well as requested alternative way forward due to my concerns. I've seen so many great properties with Romans but just like what everyone else says locally and via social media we refuse to pay two lots of fees including reference fees when joint tenants have come from a previous property elsewhere. Until they only charge one set of fees from previous joint tenancies I would certainly avoid. Although the properties are a little cheaper locally compared with other agents you'll find the fees are pretty much doubled. Avoid.

I can't recommend Romans as a letting agent. They were the letting agent for a property I rented in Basingstoke. Everything was fine till I moved in. Over 6 months I had over 6 different property managers - none of them seemed to get any handover for their job and I had to keep explaining one of my pending issues over 6 months to all of them over phone - despite having a clear e-mail trail. Especially the last property manager was particularly bad at customer service. I had to wait few more weeks to get my deposit back and I'm positive it is because the property manager was not following up with the landlord. I'm glad my association with Romans is over!

Used Romans for close to 6 years. They were very keen to stay in contact when they needed our money or had to do compulsory visits to the house we rented in Windor. Apart from that, we hardly ever had any help with correspondence. We ended up having 6 different estate agents in the space of 6 years. When you send an email, no one responds and after several months you'll end up hearing there is a new agent who then knows nothing of previous agent's correspondence and the whole process is started from scratch. As tenants, it felt like we never had anyone in our corner, especially with a landlady who couldn't care less about the state of her house. Took them more than a month after a set date given to pay back our deposit. At the end of this process, I was left standing on the phone in the Romans Bracknell office to sort out my own problem whilst the lady that helped me just packed up her stuff and went home. It did put the cherry on the cake. Poor service throughout. Do not use them. I know Joe will respond with some generic message of how sorry they are to hear this and how they strive to deliver great service. Please stop that and get your house in order. People spend their hard earned money with you and your service is less than standard. You need to go look at how you train your employees and look up the word professionalism.

I emailed the accounting department who claims that that they had forwarded my mail to the Bracknell Branch and that they would get back to me about this matter. Ben was excellent from start to finish, he wasn't pushy and it made our decision to spend a little more than we intended.
did have a few issues when we initially moved in that were rectified promptly so just settling in now. So testament to all the people from Lettings Too.

Not very professional and considering the extortionate rate for admin fees, you'd like to think someone is there answering calls. Nothing but issues.

So happy with the service we received from the team at Romans, especially Rohan Iqbal. Our house went on the market with Romans and another estate agent as we Had limited time to sell the property. Within 1 week of the property being marketed Romans had arranged 6 viewings and within 10 days we had an offer on our house which we accepted! The turnaround was really quick regarding first contact, visit same day, taking off the listing same day and putting me in touch with the right people in less than 24hours.
Towards the end of the process the communication response time slowed down but I believe it must have been because Romans had passed over this to the owner.

Our experience has been great since we moved in but the moving process was awful. Every time we asked an agent to find something out it wasn't done and we weren't contacted. We had viewings where we waited here for ages before realising we had been forgotten about, then had to call the office and wait for someone to come out. We were assigned to different agents all the time and nobody could keep up with what was actually going on. Also had a girl who kept calling and emailing me every day, and even pretended once that it was the last day to submit something (which it wasn't) in order to get us to do it. I felt incredibly badgered by the team at Bracknell Romans, it was quite exhausting. It was also ironic how every time they wanted us to do something we got emails and called 3 times a day, however every time we wanted to know something about the property or the landlord it was NEVER done. I'm talking 5 or 6 occasions we had to thoroughly chase it up. The first time we even saw the place we had been triple booked and spent less than a minute inside, and the poor agent seemed very stressed that someone had done something wrong with her diary. However, Liga has been great with us so far and I'm glad we managed to get paired with her, she listens to anything and was very polite and nice when we had our inspection.

My experience with Romans has been very poor from the start. The first ever house we viewed with them they sent someone with the personailty and charisma similar to my Grandad's and thats because he's dead...
After refusing to view anymore houses with them for multiple months, we unfortuantly had to give in as the one property we really wanted was with them and to my surprise the service was much better. The problem then came once they had recieved all the money, and lets not miss the fact that their fees are absolutly RIDICULOUS! They had advised me when I signed the tenency document that I will be told the time I can pick up the keys closer to the date, so I waited and waited, and waited until it was 4 days before I was due to move in. I sent an email explaining that I need to know the time so I can arrange the removal service before there are no slots available for that date, well 48 hours passed and still no response to the email... I give the branch a call and am advised that no one in the office knows and that they will need to give the landlord a call to confirm, at this stage I express the urgency for me to know this information and am advised they will call them immediatly and get back to me on my number. Well after 3 hours of no response and it being 6pm so the branch is shut, I know that they are not going to bother so I source the landlords number my self and have to get in contact with them. Luckily I do and manage to secure my removals service just in time, howver I wait to see if Romans will get back to me out of interest and would you believe it, no, no they did not... I pay all that money for admin fee's and the only bit of work I asked them to do, they dont bother to do and then have the audacity to contact me asking me to submit a 5 Star review. ABSOLUTE JOKE of a company

Romans Bracknell - These Estate Agents are the most snidey, underhanded, dishonest people I have ever had the displeasure to deal with.
They overpriced our house to begin with, getting you hopes up, seems to the way they try to hook you into a contract, and drive the market up.
Then when you get very little viewings and you contract expires they constantly try to get your business. Either by suggesting "a one off viewing" knowing full well they would have the right to charge you commission for a finders fee or introduction fee.
If you do put you house back on the market with another estate estate, then they do their level best to spook any potential buyers by suggesting the valuation of another estate agent is over priced. SNEAKY SNEAKY double standards complete bunch of liars. DO NOT TRUST THEM

Very friendly. A few years ago I would have happily given 5 stars. Have been with this company many years. BUT - last 2 years or so, I have noticed that calls are often not returned, and emails often unanswered, or take a very long time to be replied to. It is difficult sometimes to get anyone to answer the phone. Bloody answer machines all the time. Also, a few years ago, they tried to UP my tax rental percentage, after an agreement was set many years before. After threatening to take my buissness elsewhere, they didn't do it. .Disappointing. Such a shame. What happened ???

Really horrible people to deal with. Me and my husband both work and we literally got marched out by staff that work here because we mentioned we get working tax credits because apparently their clients won't accept "people like us". So we managed to rent with Leaders who were fabulous and did not treat us like dirt. Unfortunately Leaders got taken over by Romans. At this point we decided to end our tenancy. It took us 4 months to get our deposit back after ending our tenancy. Lisa Fazal was nice as pie over email but so so rude over the phone. She would tell us to call back the next day knowing she would be out of the office. I honestly felt like she wanted to keep my money for herself. Eventually after 4 months of back and forth I had to call head office and thankfully received my money in full. Ps I do not want to discuss this if anyone from Romans replies. I am glad Romans is out my life and I hope to never hear from them again.

In August 2018 we decided to put our house on the market with a local agent who failed to to sell our property on a exclusive arrangement which promoted us to look at other options. Before the instruction Lewis Burns from Romans Warfield approached us and kept in contact , which I found really good because there was a genuine desire to help us sell our property. Final after instructing Romans we had instant success and all of the benefits from using a well known agent (multiple branches that attract outside of the area buyers) worked for us. Within the first week we had viewings and on week 3 romans secured a offer which was 95% of the asking price , which was closed out within 24 hours. Expectational , professional and reliable service which didn’t end there. We bought our dream home via Claudia in new homes and again a smooth service. Very good service from the Roman's branch at Bracknell who acted as managing agents for our rental property, in particular Ben Peel who showed professionalism and a businesslike approach. Clear and straightforward paperwork and procedures, ideal for our entry into the lettings market. Just fell short of 5 stars as the information provided to the lettings team was not effectively transferred to the lettings manager dealing with the property once let which led to some misunderstandings on handover. Just that area for improvement.

I'm pretty much sure 99% of the positive reviews on here are fake, each one has just one review and the way the reviews are written and the grammar are identical. Although the fees for tenants are clearly displayed in writing and online, the fees are double compared with competitors., no wonder the government are now changing the law in 2018/2019 to stop people getting ripped off. Such a shame me and wife really liked a house, but the fees which worked out over £1100 for a measly credit check and an hours admin was nothing but a scam compared with 8 other local agencies fees which worked out at £500-£700 max. Stay well clear, this lot simply cannot be trusted.

Seirian Jones was AMAZING! I am a landlord who lets property through Romans. I had an issue where I needed a copy of the block insurance details for a flat I'm trying to remortgage. I rang the service management company (not Romans) repeatedly and they were unable to help me. I rang Romans lettings asking for help and Seirian was able to use her contacts with the freeholder to get me a copy of the insurance certificate! Awesome job and really appreciate the help, it was above and beyond!

Following our decision to rent out our apartment we were introduced to Romans in Bracknell by family and our main point of contact was Tom Hawthorn. After a couple of days correspondence with Tom, who was extremely efficient in responding to any queries and guiding us through the process, we confirmed for Romans to be our sole agent and after signing the agreement with them a tenant was confirmed upon the first viewing within only 3 days !! Now that's what you call efficient service ! Thank you Tom !

I don't know where to start. Bracknell Romans are clueless. They have no idea what they are doing. Awful service. As a landlord I was appalled at their lack of inventory reports. My home has been left in a huge mess and a contract would appear to mean nothing. 50p for a nail in a wall and £1 for ripped wallpaper is laughable. Not to mention the rest. There is zero communication an till something I wanted via them. And there is always a fee or fine for something you didn't request or asked for.

Jon Langley from Romans came over to advise us of a valuation of our property, he was professional and knowledgeable and also confident in the value he gave us, which was actually a lot more than we were advised by other agents, almost 10% more!
We trusted Jon and Romans and we were right to do this, within 4 days we had 12 different viewings, 2 offers and SOLD for the asking price...4 days!!
Since selling we have had great communication from Amelia and the Romans team and cannot fault them.
I would recommend them to anyone and if you haven’t had Romans round and you are selling you are missing out!

Prior to going with Romans I was with another agent and quite frankly it was a very bad experience. Tom and his team at Romans Warfield, Lewis and Joe could not have done more. Always had time to come and speak to me, kept me in the loop at all times and explained everything in layman terms. Nothing was too much trouble and Joe went the extra mile and is still helping me even though the sale has been agreed. Yes they are not cheap but you get what you pay for and they earn it. Bonus on top of the service etc. is that they are very nice people and very genuine. I should have gone with them from the start.. Would recommend without hesitation.

Romans represent the very worst of estate agents from a tenants perspective. Upon exiting my tenancy they proceeded to try and steal and gouge as much of my deposit from me as they could. They literally had to remove several hundred from their initial schedule of damages, as the costs were simply inaccurate or wrong. I have heard this is common practice for Romans, and would warn anyone intending to rent from them to be very careful!

Mistakenly took me to the wrong property in the same complex. When I called to complain they stated I had enquired about the wrong property which is a false as I have rechecked the enquiry through zoopla.
No remorse. Time wasters I would avoid and use a more professional estate agent. If you do use them I would strongly recommend that you make them clarify things more than the two times I did via phone and get them to send the property details back to you of the booking you have. Or end up wasting time and money...

I have recently rented my property with Romans Bracknell, specifically represented by Alex Pedersen. I found him to be extremely professional in every way whilst having a friendly manner about him. He is always impeccably dressed, which counts a lot to me in respect of business-like professionalism. He is very knowledgeable and efficient - especially in his communication skills which were always prompt, helpful and relevant. This is true even now after essentially his work is done as he successfully secured a tenant for me, but remains a trusty source of help and information if required.
Romans' customer service is first class and if mistakes are made they take responsibility for them and make amends.
For their business-like professionalism and customer service alone I would have no hesitation in recommending Romans Bracknell to any prospective landlord.

This is my first experience buying a home in the UK ( I have 3 other properties not in the UK ) and it has probably been the worst experience ever - the agents were never at the office when I called, there was no callback unless they were threatened by email , I had to fly to the UK twice as they messed up the paperwork , they could never get hold of the vendor, the exchange on the property took 6 weeks longer than originally planned - and this was a cash buy with no chain (shudder to think what would happen it involved a chain and requiring a mortgage) - I could go on , but that would take too long - suffice to say when we finally collected the keys, ( no garage key , the back door was open and the property is digustingly filthy) the 2 keys they had, was thrown at me from an agents desk onto the counter - shameful !

I have had the great pleasure of having Romans Estate Agents assistance in acquiring our new home and it was an absolute delight to have some of the finest people to handle our affairs. The house searches took us through quite a few estate agents who seemed to just want to sell houses but not understanding and catering to the actual household need that we faced.
Then we found Romans and to our delight a young vibrant young man, Sam Masey entered the picture... absolutely brilliant and fully knowledgeable of the marketplace... a good listener who then decodes what he hears and converted it to a sensible knowledge of what the real need was. He proceeded to assist us in viewing and accessing properties that could cater to our real need.

I called Romans on 13th and we agreed with Romans' representative Spencer Mcay viewing of two suitable apartments on 14th in the evening. One was decided upon immediately by me and Spencer called me already on 15th (Saturday!) to confirm that landlord gave a green light to the deal. Spencer was very kind to me and supported me a lot during the process - face-to-face, by phone and e-mail. I was not only very impressed with their professional service but cannot recommend using a high street estate agent, particularly Romans, highly enough!

Romans are ok to deal with.
However, under no circumstances should you take on their conveyancing services. Manor Hall Law are shocking they're not transparent with their billing, they sell data on without permission, they delay transactions by trying to insert various insurance products and are generally difficult to deal with.
Manor Hall Law is a terrible and doesn't match Roman's requirements at all. Roman's should drop them and find a company more in keeping with their values. I won't use Roman's again while they retain services from companies such as Manor Hall Law.

This is regarding their lettings agents, I would steer clear of ever renting a property managed by them. They are the biggest sharks when it comes to checking out of your rental property. They tried to charge me for normal wear and tear situations. They even tried to charge me for for dampness in the ceiling which how would I be in responsible for? They have tried this sort of thing with every tenant I have ever spoken to that have rented through them.
Right now they are doing the same thing with a friend of mine that rents an apartment through them. If you every find yourself looking at an apartment that they manage, I would steer clear of them and try find an alternative property. If you do move in, take photos of everything and have a witness with you. They will try and take your deposit money for every little thing that should come under normal wear and tear and then charge you a ridiculous administration charge for trying to make money out of you.
In all my years of renting I have never come across a group of people that will try and make as much money as possible out of you when it comes to checking out and getting your deposit back.

A very bad and frustrating experience, I would never recommend this agency.
My move to the house was delayed stating cleaning and inventory formalities however when I moved in on the stipulated date, no one helped in providing any instructions or guidance.
Though I requested twice by visiting there office to accompany me to the property.
Much to my disappointment the house was not cleaned properly (which was one of the stated reason for delayed occupancy).
I was handed two sets of keys out of which one set keys were not working (for main door).
In the house the electric switch were damaged and water heater was not working.
Bathroom shower knob was broken and shower head was clogged with dirt and was unable to dispense water properly.
And to make it worst there was no electricity at the house, called multiple times to multiple people at the letting agency still no help and no resolution.
Finally it was evening and they closed down there office for the day, and I was left with no electricity no shower no hot water.
To my knowledge Romans charges the maximum among all other letting agency (more than double in comparison to some of the competitors) and are expected to provide quality service.
However in my experience it was the work customer service experience and worst management of the property.
Next day also I emailed and called multiple times to sort the hot water, elctric switch and bathroom shower problem ..yet so far no resolution :(
Apart from the above mentioned issues there are some dozens of minor issues too which should have been attended but were not. Like following :
Dirty House
Damaged Wooden Tiles
Missing electric Bulbs
Broken Wardrobe slabs
Cabinet Door non functional
Non attentive to voice calls
All I felt was till the time I was due to pay money I was attended well and the moment sale was closed they never bothered to care for customer service and customer experience.
I wish I could have opted for a different agency.

From our very first meeting with Jon in May through to completion in August, we found the staff to be welcoming, interested and gave us time to talk through issues with them. They understood that selling your home can be a very emotional experience especially if a family is involved. We received excellent service from Romans in Bracknell from day one, our only regret is not choosing to sell through them. It didn't matter who we dealt with, they were always professional and courteous, and willing to work beyond office hours if necessary.
We never found ourselves waiting for a response from them, we never had to chase anything up. We noticed a huge change when buying through Romans to other estate agents we had used – needless to say, we shall be choosing Romans in the future to sell through without a doubt.

My experience with Romans in Bracknell has been excellent.
I dealt mainly with Charlotte Wild, whom I found very professional and courteous. Whenever I left voice mail or "e" mail, Charlotte never failed to return correspondence. Always very helpful, with any problems that arose.
I was renting a property through Romans, and it all went very smoothly. Then when I needed assistance to vacate prematurely, Charlotte did everything she could to make it as painless as possible.
I found everyone I dealt with at Romans, Bracknell very courteous and helpful. Always greeted when visiting the premises, never left to be ignored.

I recently sold my late father's house through Romans, I'm not usually a fan of Estate Agents but these guys were amazing! The manager, Jon Hawthorne, kept me updated all of the time, was professional but friendly too. While I was undergoing major surgery he decided not to pass on particular info that was not good news (ultimately it was all fine in the end) as he didn't think it would be beneficial at that point; I appreciate that, I would have just worried and it is good to see someone can think for themselves. Jon also came to see me in Maidenhead to discuss the sale as he knew that I found it upsetting to have to return to my late father's house. I stressed the need for a buy-to-let buyer so that my tenants would not have to move out, Jon took this on board fully. Full marks to Jon.
Jon's colleague, Lisa Roe our Moves manager was also extremely professional and efficient and did a very good job.

Although we did not find our home through Romans in the end my partner and myself agreed that the service we received from Lucy Clifton at the Bracknell office was excellent and the best of all the agents we dealt with. She took the time to fully understand our needs and requirements and only positioned properties which would of been of interest and suited our requirements, not what they were trying to get rid of! Lucy kept in regular touch with us through out our property search and always contacted us when she said she would which makes a massive difference. We would certainly recommend Lucy to anyone needing a good estate agent
