The initial valuation was made when the market was at a peak (in Feb 25, the govt had waived stamp duty till 5 April 2025 so buyers had a lot of incentive to complete before then). So it proved to be on the optimistic side and we needed to reduce twice to get serious offers.
That being said, Davina did a very good job organising viewings and sharing feedback and I feel it was a good experience overall!

The house was overvalued. As it was subject to a Shared Appreciation Mortgage, the shortfall of £28,000 will have to be covered by the beneficiaries of a will. The Bank will not lose out at all. There were twelve viewings fairly quickly, but Prospect had known on the impending house sale for some time. Prospect were happy to ask us to take £35,000 less than their valuation. That valuation, surprise, surprise, was exactly the same as the Bank's. We pushed, and got the offer up £7,000. We took this offer because no chain is involved, and even more compound interest may be applied by the bank if the sale is not completed before a certain date.

We then contacted you who advised us and put us in the right direction and has continue to support us with this really difficult challenging time. Be prepared to chase and essentially ensure efficiency as if you are working for the real estate agency whilst gauging if you have secured a new home in time for your current tenancy deadline to move out. Be prepared to not be shown around your living complex with amenities when you move in and have to ask neighbours to show you basics such as where to throw trash, go to the gym and how visitors can gain access. Also, even if there are two tenants in the contract, only one set of keys are given and they require you to pay £40 for the required second to be sent. Property not deep cleaned at all proper to moving in. Overall, a terrible experience for a lovely area.

We cannot fault Prospect at all. I first made contact with Harry Pangbourn through the Bracknell lettings office. The staff member on the phone asked all the right questions in the most efficient manner, gaining the relevant information from me and made an appointment for Harry to visit. We had an idea of what we felt a tenant might pay to rent our property. Unlike two other agents, Harry was extremely enthusiastic and felt we could achieve a certain price due to its unique location. Coincidentally, we both came up with the same figure, which somewhat pleased us. The other agents suggested a much lower figure. Needless to say we trusted in Harry and gave him the opportunity to let the house for us. Harry was professional and engaging, following through with everything he promised! An absolute pleasure to deal with and a credit to the company. Once marketed, we had two offers at the asking price within the week. In fact one offer was for slightly more than we asked! The tenant took residence around 6 weeks ago and since then, our communication with Beckie Baxter, the Prospect Property Manager has been excellent. Well done to all involved at Prospect - thank you!

My partner and I were recently accepted on an offer, thanks to the dedication of Prospect and great connections they have in the conveyancing industry. So far, our journey has really been flawless.
Becca (Rebekah) at Prospect Bracknell has been really proactive in making calls to us and between stakeholders to get the sale on the table. Not only this, but her referral to a new mortgage advisor made our offer possible and we're really grateful.
Max at Prospect showed us around the property, and despite it being early in his career, he had really good property knowledge. He was able to answer almost all of our questions, and the couple he didn't know at the time, he came back knowing on the second viewing after doing some digging. He has a very warm and hospitable presence and is a great listener.
Compared to other estate agents we've dealt with around the Bracknell area, Prospect has been the best by far for customer service and efficiency.

While searching for a new place to rent when I return to the UK after a business trip, I stumbled upon Prospect after receiving no response from other agents that I've tried to contact.
I was looking for a property around Bracknell and Maidenhead, when I decided to contact Megan to inquire about a property in the area. She was quick to respond and accommodated my request to have a virtual viewing. She made sure I got hold of the video and walked me through the letting process with ease. Megan also made sure to accommodate our other requests and helped us communicate properly with regards to the requirements to the landlord.
I'd definitely recommend Prospect Bracknell branch if you are looking for a property to rent around the Berkshire area. They make sure that you receive every document that you need to sign the lease and their staff are very courteous and easy to deal with.

We had used other estate agents in the past and were not very happy with them, no feedback from viewings etc so we decided to try Prospect. They have been very good at their job with feedback from viewings plus they have been extremely helpful whenever we had questions and got me the answers very quickly. The price quoted to put the property on the market was, in my opinion, the right one and they managed to sell my property at over the asking price within 7 to10 days.

Prospect were brilliant throughout the sale of our flat. We were able to get viewings sorted quickly due to them having a list of potential buyers ready to go and as a result an offer came in almost straight away. During the conveyancing process they were also great at pushing stuff along. This was very helpful as it's a tedious and frustrating process with a flat. We would definitely recommend them from a seller's perspective.

If you ever need to rent for any reason in this world, please don’t rent from prospects. If you have to rent from them, please take pictures of everything in that apartment/flat or house. Literally everything. They will get you to pay for things you didn’t even know existed when you come to leave. Take pictures on your first day, pictures of the fridge, Hob, floors, walls, doors. Everything you can think of. They are scammers and they treat renters horribly.

We engaged Prospect for a fully managed house rental. We did our shopping around obtaining quotes and interviewed all the local estate agencies. Prospect were head and shoulders above their competition. Harry Pangborn from Prospect was by far the most proactive, the communication flow was constant, he sometimes even chased us to make progress. This was in stark contrast with their competition with some of them going total radio silence and no follow-ups. Although Prospect weren't the absolute cheapest they were close to the most competitive management rates and provided a realistic rent estimate which later proved spot-on target. They also provided us valuable advise how to market the property. Based on these early indicators we chose them to be our agents. This was only the start, ore pleasant surprises followed. Prospect helped us with preparations for the rental, obtaining all the necessary certificates, helping find the certified tradesmen and professionals. They guided us all the way. The biggest surprise came after pulling the trigger and starting the marketing. The very first potential tenants coming to view the property decided to take it on. The property did not even make it to Prospect's website yet and tenants were already found. Was this luck, the situation on the market for this type of property in the area, a pay-off for all the preparation, or a combination of all the factors? After completing all the checks and referencing the tenants moved into the property and everything is going well. I am writing this review a few months after the start of the tenancy, after the follow-up property inspection, having tested the communication with the assigned manager so we can be sure this positive review is well deserved.

Where do I start. The Lettings team are lovely. But my property manager let me down and attempted to practically scam me out of money, I wanted an early exit. And most normal agencies charge 450+ VAT and that’s it. Beckie managed to attempt to swindle a grand from me and to make matters worse did not offer a payment plan. She also then said I’d still have to pay the rent. So now I have to commute to Bournemouth for work and often stay at a friends for a few times a week to make it easier.
Then raising works without even consulting me prior was upsetting I appreciate sometimes works need to be done but consulting the tenant first should always be done. When my tenancy ends I will not be renewing now will I Unlikely rent through Prospect again purely because of my experience with my property manager towards the end of my tenancy. Such a shame as like I said Sales and Lettings are amazing.

I honestly cannot believe Prospects agency are refusing to even arrange a viewing for me because I will be studying and also moving in with 2 children who are not babies!
I have contacted all 3 Wokingham, Bracknell and Camberley branches as these are the areas close to my university. Even though I own my current property and have a guarantor to provide, I can also afford to pay 6 months rent upfront.
But no, I was refused a viewing by the Camberley branch because I have children and was even told by an agent in the Bracknell branch that he doesn't think they can 'legally' rent a property to me because I'm a student! That was after grilling me about the fact that I have children. How absurd is that? Is it now a crime to rent apartments to students with children in the UK???
For goodness sake, I am a mature student studying for a Post Graduate degree with 15 years professional work experience under my belt! I am just livid thinking about the whole scenario!
I never knew discrimination against student-parents was even a thing that exist. But here you go, this is the 21st century, having children and desiring to further your education is not fashionable.
If you are a student with children, save your time and not bother with this agency.

I was worried to start with as I wasn’t getting any feedback from viewings when selling with prospect, I was just getting we’ve chased feedback however I honestly now believe this was people not getting back to prospect and nothing other than that.
We managed to get our house sold in the middle of the pandemic, for close to the asking price. Then that’s where prospect really stepped up their game. Unfortunately despite many reviews I went with a shocking solicitor firm for our move, however prospect, namely Aimee Smith really got on top of things quickly chasing everything and if it wasn’t for her I’m sure the sale and onward purchase would have fallen through. Aimee really is a credit to the team and I honestly couldn’t fault the process with prospect, they were amazing throughout!

After starting a family we decided to put our flat on the market in order to buy somewhere with more space. Prospect were amazing throughout, and were able to generate much more interest and viewings than any other agent we had used. Unfortunately, we were unable to sell, due to the market at the time (Covid) so instead decided to let the property. It was initially with another agent who had it for some time and we therefore gave it to Prospect. Prospect generated several viewings and ultimately secured us tenants within 24 hours of having it! The communication was fantastic throughout from both Tristan and Harry who made the whole process very easy.

My experience was painful. Communication was poor, 2 members of staff were ok but let down by others, picture updates on Rightmove/Zoopla was slow, no video was available although before signing the agreement I was promised the world with regards to service delivery.The manager of the branch was belligerent and condescending when I did voice my concerns. Another one in particular was incompetent, did not know the property they were showing to view (where the garage was, assuming a cupboard was a toilet?? The same team member would have the intention to call a prospective buyer but would call me instead and I’m guessing vice versa also would lie to cover himself when he knew he made a mistake. His communication style was poor and unprofessional. Buying and selling houses is stressful enough but Prospects made it more stressful. If you want to sell your Property in Bracknell, go elsewhere.

I highly recommend Propect what an amazing service. From the first contact right through to exchange of contracts they were outstanding. Ricky who came to value our property was very informative in what were the positive selling points of our property but gave a fair valuation, this for me is honesty with providing realistic expectations. Throughout the process of viewings the team always kept me updated well on feedback and it felt like we really worked together well in finally achieving an offer that was acceptable. It doesn't stop there, after we accepted an offer we were assigned our move manager Angela who was absolutely fantastic. She worked so hard to ensure excahge of contracts to suite all parties. She probably had many moves to manage but made it feel we were the only ones due to her work and constant contact. She was always availble and I truly believe due to her hard work we are moving in the time we and other parties wanted. I would like to make a special mention to Charles, Adam and Jordon but the whole team are amazing. I've recently used Prospect to sell my house in Bracknell. The process didn't start brilliantly with some very pushy sales tactics from the assistant manager. I decided to go with Prospect as they were the only viable option for me. I was really pushed into using their recommended solicitor. This was a pretty horrible experience and involved putting a lot of pressure on me to instruct the solicitors there and then so I was unable to take the time to shop around. I was told in no uncertain terms that my sale was very likely to fall through or be severely delayed if I did not use these solicitors. I was also told they would be excellent at communicating with me and with Prospect to find the perfect time to serve my tenants notice. Unfortunately, this was not the case. The solicitors eventually managed to exchange nearly 2 months after the date they said they would 'easily' be able to exchange by and so I was left out of pocket by over £3000 through lost rental income. I would never have gone with these solicitors without the high pressure sales tactics and it has left a really sour taste. It was made clear to me by a member of staff at Prospect that they have had lots of problems with these solicitors. It's really disappointing that they were happy to lie and push me into using these solicitors just so they could get their referral fee.
I've given Prospect plenty of time to deal with the complaint and they felt unable to do anything to make things right. After much discussion, they half-heartedly offered to refund the commission they received from the solicitors. I declined this offer as I believe it was mainly an attempt to try and stop me from taking my complaint to the Property Ombudsman who are now investigating the tactics used, and frankly it was much too little too late! I will update this review with the conclusions of the Property Ombudsman investigation when it comes through.
The 2 stars are for the excellent transaction support and I would happily give this element 5 stars! Angela communicated brilliantly and did everything she could to try and get the sale across the line. Generally, the rest of the experience was good and the visits were usually well managed and communicated. They found a buyer relatively quickly and I got close to the asking price. It's such a shame that what could have been a good experience was let down so badly by pushing me into using the wrong solicitor.

Just when we were giving up hope, our last 3 appointments were with Liam and we were so impressed by his professionalism - it was like a breath of fresh air. After having a very short amount of time to find a property to rent and so close to Christmas we got in touch with every estate agent possible , prospect we’re the first ones to reply and get straight into finding out what we were looking for and we were assigned with Liam for our house search , he found some properties straight away and arrange viewings for us to get going as soon as possible within a week we have now secured our home and in perfect time for Christmas all thanks to him being so punctual and reliable , he’s always been at the end of the phone for us and our queries and nags ;) , we could not thank him enough for his understanding nature and amazing work, So thanks again Liam you really are a star!!!

I have let my property with Prospect for almost two years now and despite being contacted by other agents I won’t move away from Prospect.
The service I receive from the team, particularly Agnese, my property manager is absolutely exceptional. I live in Australia and with the time difference, communication could be challenging but not with Agnese - she returns every single query, email, request within 24 hours and never drops a ball.
I am also thoroughly impressed with the team working so effectively to get the property re-let when the tenants moved out recently. Callum was brilliant, calling through their database to book viewings and communicated with myself again by phone and email regularly.
I haven’t had to lift a finger to arrange check ins and outs with my preferred company, Agnese will arrange this on my behalf despite Prospect not benefiting from this. THIS is proper customer service.
If you want to let your property out with an agent you can trust to do the right thing, not simply do the bare minimum and only go the extra mile when they’re making a fee then I’d highly recommend the Prospect team!

Last year, my partner and I arrived back in from America to look for a place to rent. Every other estate agent we visited gave the impression we were too much trouble and too much of a logistical headache to deal with. One phone call with Tom at Prospect and we knew that we knew who to work with.
A year later and we started looking for another property to rent. I wanted to put the business through Prospect but equally didn't mind looking around with other estate agencies as well. Once again, Prospect blew all of their competitors away. This time, Liam McDonnell was allocated to us and after one face to face conversation at our home, I could tell he knew exactly what we wanted. Smart, well spoken and polite, clearly very switched on and eager for the business. I told him the ball was in his court and left him to come back with some pet friendly properties.
From the first viewing till the last one, there was never a time where me, my partner and our Lab Cross felt like we were being an annoyance or awkward. Any question we had was answered with honesty, accuracy and clearly no sales talk. Liam clearly knows how to connect well with his customers, can work out what angle to approach a viewing from to ensure the customer gets the best experience and ensures that each property is spot on. He follows up effectively, communicates each step of the way and makes sure that he passes on all relevant information in a timely manner. I'm not surprised he's working for Prospect, an agency who clearly hires only the best and its easy to see why all their team are energetic and clearly well motivated to do their jobs properly.
God Job Tom, Callum and Liam, very rarely give reviews online but this time felt it was necessary! You all deserve the recognition!

Later I met Tom at the Prospect office on Bracknell high street. Again, friendly professional and knowledgeable. The service we have got from Prospect has been first class. From the initial valuation meeting to the final sale, it has been a pleasure to deal them. We have dealt with most of the team there, and each and every one of them has been professional and willing to go the extra mile to get the sale, even working late on a Saturday to squeeze in one more viewing.
I literally have no complaints about Prospect at all, and would not hesitate to recommend them. A pleasant experience all round.

I have to say right from the start I was extremely impressed with the speed and efficiency of getting my house on the market. In less than a week of the initial correspondence arranging a valuation my house was sold. Veiwings were arranged quickly that worked with our daily routine, Darren Winter and Jordan Keegan were very understanding of this as we have a young baby. Both of them couldn’t of helped any more to get our house sold quickly and at a price we were happy with.

We had been looking for a property rent via rightmove and had enquired about a few through different agents, once Prospects competitors had our details, they simply added us to a mailing list where we received anything and everything they had coming on the market, regardless of weather or not it matched our requirements, and we didn't ever speak to an agent unless we contacted them to express an interest in a property.
Olivia was different, she would take the time to ring me each time to tell me about a new property she thought we might like, and then sent me some details about only the properties i expressed an interest in when we were speaking. When we wanted to view a property, Olivia very quickly and efficiently arranged the viewings, and came back to us to confirm all the details.
When we arrived to the viewings we were greeted by Callum who was on time, and very friendly, even when we were the last viewing of the day.
Once we had found the perfect property Olivia was very helpful and got everything tied up quickly, keeping in touch with us through out the process. When we had paid the holding fee and bought our ID into the office she then passed us over to Laney so she could complete the process for us and guide us through it step by step.
Both girls have been very warm and friendly, quick to respond to any emails .
We moved in on Saturday and Laney has been nothing but helpful with anything that we have needed since we moved in.
The experience we have had from Prospect is very different to what we have received from their competitors and i would happily recommend them.

Excellent process through and through. I was struggling to find a property but Tom from lettings managed to find me a property within days and they even accommodated a Saturday move in day. Laney has been fantastic keeping me well informed with the tenancy agreement and answering any queries after moving. Very happy with the quality of service, one of the best I have ever had.

Very bad service in Bracknell office. I contacted them for lettings, agreed to let property, gave notice to leave at my current property. After few weeks later found out that things are not the same as was described by Prospect at time of viewing the property. Now cannot move to the new property and also have to move out of the old one. In bad situation due to their awful service. I will not recommend to others

From the time our tenants gave notice, Laney and Olivia kept us informed, answered questions and made life very easy for two people living in Spain. They found new tenants and accommodated work that needed to be done before we could rent the property again. We really cannot recommend these two people, or Prospect enough. Well done all of you.

Seeking a house that caters for pets has been difficult. We first dealt with Olivia at Bracknell who found us numerous properties and finally found us the ideal home. From there we have been dealing with Laney who arranged the paperwork and has been amazing in getting all the little bugs of moving into a new home ironed out , chasing contractors and getting answers back in record time from the Landlord. Anything we have had queries about, anything needing fixing and Laney has expedited the issue promptly, efficiently and above all a continual level of feedback as to what is happening and when. I am based overseas. I have had 2 houses with Prospect Bracknell for the last 15 years and a have had excellent service, in particular from my personal agent Chloe Wise. She keeps me regularly updated and is always cheerful and helpful even when the news is not good when she offers solutions not problems. I am the ex- EVP Customer Service Manager for a Major Middle East Bank and also an International Corporation CEO . In both cases I had call centres as a responsibility. Ms Wise has an excellent manner for handling calls and is also prompt and diligent and no request has been too much trouble. She is a credit and a major asset to the Company.

I would just like to writing to say Chloe wise from prospect is the most helpful and delightful person i have ever spoken to and every time you call her and ask for something to be done she is there for you.
I work some very awkward hours and only have certain times i can do things but how ever small the job Chloe is there for you and that means alot.
So i thank you Chloe for being so helpful and if a promotion should arise i believe you would be the perfect candidate to fit the position.

Laney Thompson is my Property Manager. She manages a few of my properties. I have always found her to be very efficient, detailed and extremely professional. Whenever a issue arises with one of my properties she deals with it calmly and confidently. As I am usually so busy with my children and other things I feel I can always rely on her to make the right decisions on my behalf. When issues are a little more complex she manages to provide great advice. Laney is an absolutely exceptional Property Manager and a very pleasant person.
