The house was overvalued. As it was subject to a Shared Appreciation Mortgage, the shortfall of £28,000 will have to be covered by the beneficiaries of a will. The Bank will not lose out at all. There were twelve viewings fairly quickly, but Prospect had known on the impending house sale for some time. Prospect were happy to ask us to take £35,000 less than their valuation. That valuation, surprise, surprise, was exactly the same as the Bank's. We pushed, and got the offer up £7,000. We took this offer because no chain is involved, and even more compound interest may be applied by the bank if the sale is not completed before a certain date.

Want to give a big thank you to Rikki and the team at prospect in Bracknell, we want to say how great full we are you taking on this sale after the 1st estate agency failed to sell and wanted us to drop the price of the house making it easier for them to sell. We then contacted you who advised us and put us in the right direction and has continue to support us with this really difficult challenging time. You have all been amazing and Communication has been 2nd to none, you are all extremely professional But also very personal, and that has made the sale a little more less stressful for me and my sister and mum.
Losing dad was a really hard time for us all and this being his last wish to sell the house was something we needed to make sure we got right, and without you we would of never achieved that.

Our experience with Prospect has been incredible. Oliver understood perfectly what our needs were, he was proactive in searching and advising, he went out of his way to find a place for us that would accept our dog as well. I could list many more things he did, but the most important one was... he was there every step of the way, making it easy for us in a chaotic time for moving.

Shout out to Lewis who works in lettings at the Bracknell branch. Me and my partner have been looking to secure a place for a while but due to the current market we were finding this challenging, however, thanks to Lewis he helped us secure our place! He works with great urgency which is the reason why everything has worked out. He was always in communication and we had consistent updates. I have used a few agencies in the past, but Lewis and Prospect have by far been the easiest and best to work with. Highly recommend!
