I rented through Belvoir Brighton, whilst I was waiting for the sale of a house to go through. Therefore actually only occupied the flat for three months of the six month fixed period. Firstly I would say that many of the faults with the flat that I detailed were not addressed despite me making a formal complaint, and some of these were electrical. However, my biggest complaint is that after I moved out after three months, Belvoir said they would rent it out again and some money could be given back to me. I wasn't expecting much. However in the next three months the property wasn't rented out, meaning that I lost around £5,000 in rent. However as soon as my contract was complete, miraculously the flat got rented out straight away. Either it took three months for Belvoir to rent the flat out, which is hardly a recommendation to any landlord, or they really didn't try to rent it out for three months, and they were misleading me. Either is hardly a recommendation of their services. The only reason I did not give one star was because I got my full deposit back without much trouble, but the flat was immaculate when I left it. However, in summary, I would not recommend them.

Belvoir had our flat on their books for letting for about 4 years. As we were living abroad we were unable to check our property. The outcome was we left a clean and tidy flat which ended up dirty, smelly and in need of a complete re furbish. Some major repairs eg burnt decking in the back yard was never picked up on. This should have been charged to the tentants but Belvoir failed to check for damage between tenants. There were several occasions when we were being asked to pay for repairs that resulted from damage by tenants. I had to remind them to check the inventory. When we suggested that agency staff go in to check the condition of the property, we were told that the tenants would not open the door. Surely that could have been a sign that there was something to hide? Since taking back possession, we have been advised that the work carried out by Belvoir was grossly over charged.
I could go on and on, but in short I would recommend that this agency is avoided at least by landlords.

We have had great service from Freya, who has been professional and responsive to all our queries. So far everything has gone smoothly from our first viewing to moving in. There have been a few issues with the house that are being addressed. If these are sorted out in the same way all our other queries have been, I will have no hesitation to recommend Belvoir as a letting agent.

I would give zero stars. AVOID There are plenty of other agents in the area. Originally thought they were disorganised, but I now believe it is just how they run the business. Everything at the last minute unless it's collecting money, or holding onto a deposit. They have 10 days to return deposit or say what next. On the EVENING of day 9, a SUNDAY, they email to say they're going to cost the 'repairs'. WEEKs later, a random sum of money is announced with no proof, but now they don't have bank details so they make that the problem of a now dispersed group of ex-tenants. Just more deliberate delays. Dreadful service, dreadful manners, utter disregard for tenants. Arrogance must be on the job description for the immature and inexperienced staff they employ.

Belvoir is an awful agency with unhelpful agents. The only person that deserves any recognition for good work is the accounts manager, who was always polite and communicative.
The house we moved into last year was mouldy, dirty, dusty (although it had been stated a full clean was done) with missing and broken furniture. These all took moths to replace/fix, with shocking communication and complete lack of care. Some items were never even fixed, such as a broken stovetop that tripped all our electricity whenever it was used.
My housemate was ill constantly from the black mould in her room, despite constant emails, belvoir never bothered to do anything about it.
One of the agents ignored us for weeks (never actually got back to us, I had to speak to the accounts manager). The whole process including the agent was very unprofessional. We didn’t get our deposit back for just under a month, and when I called and emailed I was completely ignored and told “well we have loads of other tenants to think about” as if receiving back our £500 deposit was irrelevant. After emailing weekly asking for an update, I was told that her emails had somehow been deleted, so all my effort to get any answer was useless anyway. I am certain they just couldn’t be bothered to answer us.
All I wanted was some communication or an update.

I actually don’t know where to start with this review of Belvoir. I’ve been renting for many years and thought that some previous experiences with letting agents and landlords had been sub standard but Belvoir absolutely knocks them out of the park. It has been one problem after another, promised works not being carried out, substandard workmen carrying out shoddy and sometimes dangerous repairs, keys being left on our front doorstep by Belvoir for the world to gain access to our home, and too many more to name.
Prior to moving in we were provided with a list of improvements that would be made to the property to bring it up to a liveable standard, however on move in day it was apparent that none of this work had been carried out. The carpets had stains that looked suspiciously like blood throughout, it took over 5 months of emails, phone calls and constant begging to finally get these replaced. The shower had been painted with regular paint instead of bathroom paint that was peeling off the walls and fell on you whilst you showered, walls were peeling with paint, doors had locks that didn’t work, mattresses were stained with bodily fluids, cupboard doors were balanced on rusting hinges and fell off in your hand, we had no hot water in one of the bathrooms for months, the crumbling 8ft tall garden wall was held up by a single stick and would have killed someone if the stick had broken, these were just the start of the problems we had.
Throughout the tenancy we had a number of serious issues with the property, including a gas leak from the newly replaced boiler in my bedroom which left me so unwell I had to leave the property and stay in another location. When we reported this to Belvoir their response lacked the urgency required of such a serious situation, and were told that as it was a Saturday they’d see what they could do. 2 members of the household had COVID at the time and were unable to leave the property, this situation caused them a huge amount of distress as they worried about their safety living in the property. We called SGN and it was only when the gas engineer phoned Belvoir on our behalf and told them just how serious this was that they actually came out to the property to attempt to help.
The final straw for us was getting our deposit back. On move out we cleaned the property to a professional standard, and even received an email of thanks from Fay saying how refreshing it was to have a property handed back in such a great condition. Belvoir then have attempted to deduct costs from our deposit for problems that were already present at the property and were even in the inventory prior to our moving in. They also attempted to deduct costs for issues that we raised with them multiple times when we moved in and had been told that there was nothing they could do about said problems. We are currently still in a dispute for the remainder of our deposit with Belvoir, even after we have provided insurmountable evidence that the problems we are being charged for were already present at the property.
The many issues we’ve faced with Belvoir have only ever been sorted when one of our fathers have become involved with the situation, otherwise we’ve been shut down or just completely ignored. It’s incredibly frustrating in 2022 to have to rely on a man to get things sorted for you, but it was clear that Belvoir didn’t take 6 young women seriously enough to actually communicate with them directly about such serious matters.
If I could give them zero stars I would. Nathan and Fay are two of the most unhelpful, rude, patronising and truly terrible letting agents I have ever known.

Me and five other working professionals rented a property for a year with Belvoir lettings. Prior to moving in to the property a number of upgrades to the property were assured to us such as new carpets and painted walls - move in day came around and none of this had been done and the house was full of workmen, a very stressful day for us all as a result. My mattress was covered in blood - you can imagine the shock when I arrived.
A few key incidents of our tenancy that were extremely stressful for us at the hands of Belvoir include a set of our keys being left on our doorstep for the world to see/take whilst none of us were at home. 3/6 housemates complained and it was only when my father rang and repeated exactly what we had said were the locks changed.
We had a gas leak that a certified engineer said was extremely dangerous and all gas had to be immediately switched off - Initially Belvoir refused to send anyone to the property or acknowledge the serious nature of the leak. Hours was spent calling the company for us to be told as it was a Saturday and they wanted to do arranged viewings we weren’t a priority - we had a gas leak which had already made one housemate unwell! It was only when one of our parents spoke with the manager was Langton sent to the property - no apology was provided either by Langton when he arrived at the property.
We constantly had work men/people arranged by Belvoir turning up without any notice, it was only after I rang them multiple times and said as a house of six girls we were no longer prepared to let people in without the legal required notice as you never know what could happen/who someone could be. Any random man could turn up and ask for access- you need to give us notice. Funnily enough; the people taking over the property were shown around by me after a letting agent failed to turn up for their viewing and I felt bad that they had come all this way. I can’t say I was thrilled by this but I didn’t feel it was fair for them to suffer as we had. Perhaps I should have charged them for doing their job?
Getting our deposit back has been a constant battle. Never have I felt someone be so disengaged as I did when speaking with Lottie. We were told multiple times by multiple people our checkout report had been sent/would be sent - it hasn’t been and all we’ve done is chase, chase, chase. FINALLY the report has arrived and the deductions are laughable and we’ve been battling with them back and forth, wasting even more of our time. The report had been sent and bounced back, after we reported having not received it multiple times it they informed us of this - you receive emails when something bounces back, it’s just lazy and careless not to resend the email straight away.
Renting with Belvoir has been a constant battle to be treated with basic respect. I felt they were disengaged, had a lack of care or interest and only took things seriously when our parents became involved.
As a HMO we were extremely good tenants and even received an email stating how nice it was to have the property be given back in such a clean condition. If it wasn’t for the lack of customer care, the property itself was nice and we would have stayed but to be disregarded and treated this way caused us a lot of stress and anxiety.
I will say, the mistakes above were rectified eventually - but only after constant battles of emails and phone calls . Save your money, time and stress levels and rent with a reputable agency who won’t try and fleece you. I don’t know if we weren’t taken seriously because of our ages or gender, but whenever an older male became involved, things suddenly became more important to Belvoir and we ended up getting a response which was really demoralising and difficult for us to process. The deductions for our deposit were outrageous and insulting considering we had evidence that damage caused was a result of incorrect work performed by their workmen - which seemed to be the standard throughout renting with belvoir.

Have had a faulty fridge for 3 months which has not been replaced. Currently dealing with all emails being ignored. At this moment in time would not recommend Belvoir. The lack of communication is infuriating. Maybe this form of communication will work.

We have recently moved from London to Brighton with Belvoir estate agents. I can honestly say that the whole team were amazing! From the first time we made an enquiry to getting the keys they have been there for us for anything we have needed. Very professional, efficient, accommodating and friendly. Nothing has been too much for them, they have gone above and beyond to make us feel welcome and definitely took lots of stress out of a big move. I couldn’t recommend Belvoir enough. Ellie and Nathan have been looking after us (and still are if we have a question), both have been amazing! They even gave us a lovely welcome pack, which was a lovely touch. Will definitely go with them again in the future.

Had a short term stay in a flat with Belvoir.
Let the pictures speak for themselves.
Took the flat, due to move in end of August ended up being beginning of September (Personal Issues)
Advised them the flat was unclean soon as I moved in. Advised will be noted. Freezer frozen to ice block, lights not working.
Extraction fan dirty. Advised this is normal as I moved in later then scheduled 2 weeks or so. Installed many extract fan units not sure about others I didn't see this much build up in over a year in other places.
Toilet hmm lets say had stuff stuck on it. Advised flat had been cleaned.
6 month contract, new freezer come in month six.. in a box in the middle of the floor... For me to unpack dispose of rubbish old unit saved as the fridge still worked.... tho water dripping everywhere from freezer.
Gave notice left.... deposit agency withholding some monies for cleaning fee. Sent pictures, email evidence, date reported. (Added to review.) Monies awarded to me. If you use Belvoir take lots of pictures report and save all communications.

We were told when we moved in that a window that was boarded up would be replaced asap (neighbours mentioned it has already been boarded up at least 6 months prior to us moving in)but it still wasn’t replaced when we moved out a year later, clearly due to the agents not getting a price that suited them as they had about 5 different contractors come and size up the window, which meant the flat was so hot due to no ventilation, and no apologies given. Then asked us to send our details over as soon as possible for the deposit and then took over 2 weeks with no responses to receive the money back and a £200 cleaning fee when we left the flat in better condition then we moved into in, would not recommend

I only had a brief dealing with this agency and I have to say it was pretty poor. They epitomize the money grabbing wideboy estate agent stereotypes.
They took over managing a rental and were finding a new tenant for a property I was vacating.
They made no contact to introduce themselves and then proceeded to attempt to access the property without giving the correct notice. They were in and out of the property so frequently I was forced to move out early as I couldn’t work with the constant interruptions.
There seemed to be no communication with the current letting agent as to what was being left on the property. I was forced to get involved in conversations about what was mine and what was being left.
On one day I was at home while a viewing was being conducted and I over hear Belvoirs agent telling the person viewing the property if they had pets not to tell them. I also heard the agent saying they needed to take the property earlier or the landlord would choose someone else. There seemed to be no professionalism of care for the customer in my dealings with them

I have just about had it with them, no idea who handed these awards since the service is abysmally bad. Day 1 we got in our house the place was dirty and needing repairs, both issues were never addressed. Every maintenance issue is drawn out for weeks, if it's not crucial to living in the house it goes on for even months. After waiting on repairs for months we ended up doing some of them ourselves, only to be met with pushback in the next inspection due to a pet that was already agreed upon and added in the contract clause. This was also never addressed despite voicing my disappointment to them. The final straw was paying a week's worth of rent to move our payment date to the first of every month only to be receive a text saying our rent is overdue 3 days before the newly agreed pay date. I am tired doing everything right for them and only receiving disappointment from them, truly incompetent bunch, we love our place but will need to think hard if it's worth renewing, cause I cannot deal with these people anymore.

I couldn't of asked for more. From start to finish they were professional and responded fast to any questions or enquiries I had, providing the correct information and answering all the questions I had asked. Once I started looking to let a property I had a few different agencies I was in contacted with but decided to go with Belvoir as they were the most helpful and always responded or contacted me back straight when needed. I have had bad experiences with agencies before and did not want this to happen again and can happily say this didn't happen with Belvoir. The progress was fast with steady communication on the steps I needed to take to make my move in date. I would highly recommend them and will definitely be using them again in the future. I had brief dealings with these guys as I put myself forward as a potential guarantor for the proposed tenancy agreement that my close friends were supposed to be signing up to though Belvoir. I can honestly say that I found myself involved in the most bizarre and mis-managed property lettings situation imaginable.
Belvoir strung the proposed tenants along for weeks, leading them to believe that they were to be able to move into a flat in Hove for which they provided a move-in date. Less than 24 hours before the move-in date Belvoir pulled the plug, essentially leaving my friends homeless (as they had already given notice on their existing rental properties), out of pocket and in an extremely stressful situation.
The whole process was a complete shambles, not least the request for a 2nd guarantor (for which I put myself forward) less than 48 hours before the move-in date. I emailed Belvoir requesting clarification on the exact liability and terms of the guarantor agreement and they failed to answer any of my questions in their response.
This coincided with the referencing agency somehow making a mistake with the reference details of the first guarantor who exceeded the guarantor criteria but the reference stated otherwise.
To top it all off, with less than 24 hours until move-in day, Belvoir stated that they would have to put the process ‘on hold’ but then immediately proceeded to put the properly back on the market, all whilst still being in possession of the original proposed tenants’ holding deposit. They didn’t even offer to help them find an alternative property that might be on their books.
I know all this through my involvement as a proposed guarantor and because I was called upon by my friends to help and support in what has been a terribly traumatic experience for them.
All in all it is clear that Belvoir have been grossly negligent and I have already encouraged my friends to go to great lengths to formally report this incident and file official complaints regarding their awful experience to all appropriate channels.
I would strongly advise that anyone looking to rent a property in Brighton and the surrounding area avoids this company.

I've had the pleasure to work with Billie from start to finish on my letting, from my first viewing to signing my agreement. She's been fantastic in dealing with my constant phone calls and emails about the smallest of problems with a perfect balance of professional and friendly. The whole process has been pleasant and swift, and Billie has always been there both calm and cheerful.
The whole team at Belvoir have been a delight to deal with and when I next decide to rent (or hopefully buy someday!) I won't hesitate to call them again.

TERRIBLE IS THE EXPERIENCE. I am an international student who had the good fortune of meeting HOMELETS, a decent company with Staff such as Beth. Shortly after the start of our tenancy, HOMELETS was bought over by BELVOIR and the nightmares started. At the point of renting the 2 bedroom Flat which was going for 1400 pounds inclusive of utility bills, HOMELETS was kind enough to leave 2 pieces of Sofa, a Bed and Television for our use. We were never able to use the TV which Beth came for while the Sofas and Bed served great use. Our Tenancy was supposed to elapse at the end of November but we moved out earlier than that. By at least a week. Meanwhile, few months after moving into the property, the lights started going out one after the other. I complained endlessly to BELVOIR and got absolutely no response. They asked for me to take pictures of the burnt out lights which I did but they did not fix it. I could no longer read in the room (which had specially fitted lights) while we avoided using the path of the hallway whose light was not replaced. There were days we were without heating and resulted to boiling water in the kettle. There were times we could not use the toilet because the water system broke down. I once had to pay 92 pounds for an engineer to shut down water to the toilet pending when Belvoir was going to come and repair the flushing system. Many times, hot water ran out while in the shower. Response periods usually took between three days and a week. Now that we have moved out, Belvoir is asking for us to pay for new curtains, professional cleaning and to remove the sofas which they inherited from HOMELETS. Plus, I am asked to show emails of how HOMELETS handed over the sofas to us. Amazing that no joint inspection was conducted before we moved out even though we made those requests. They sent in someone to take pictures whom I kindly made a request to go with their bed since we had only one. He approved and we took the bed. Yet, they do not seem to be able to come to terms with the fact that they own the sofas having bought over HOMELETS. Such terrible experience. I got two vans to move our things out. The second van was practically empty since we had little or no furniture. If I knew they will relinquish ownership of the couch, wouldn't I have gladly loaded a Van I paid hundreds of pounds for? Deal with Belvoir at your own peril. Even though my family is in dire need of our deposit, I am resolved to a Tribunal or Court adjudicating over this matter. This is why I am making my own review public. They gave out a two page Tenancy Agreement which had no liabilities for any real or imagined restoration of the property. I wait for a refund of my deposit. Be warned from Belvoir!

Unprofessional. Useless. Utter crap.
Countless issues with the property and next to nothing done about it. The only real responses we get are asking for more money when the property isn't up to the standard we agreed to. If we had have known we wouldn't all get keys for the first month, or the oven wouldn't work for the first two weeks, or the leak in one of the bedrooms, or the holes and nails pocking out of the bathroom floor weren't going to get fixed, would we have agreed to rent NO, did they tell us these issuse before we moved in.. NO. Absolutely ridiculous and disrespectful.

Where do we even start? Renting with Belvoir has been one of the most positive experiences we've ever had with a letting agency. We mostly dealt with Jessica, one of the team members, and she has been so incredibly helpful, going above and beyond to help us with every step of our move. We've come from over four hours away in Lincolnshire for work, and she helped us with virtual viewings and the numerous queries we had about our property. When we struggled with locating our gas meter upon moving in, she took it upon herself to take her work home with her in order to help us locate it so that we could arrange our energy. She is a credit to the team and we're so happy that we worked closely with her. Before we moved in, when we eventually managed to book a real viewing (as the government COVID-19 restrictions lifted) we were shown around by Josh, who was also incredibly helpful and professional. Looking for a place is a stressful experience without dealing with snotty staff who seem extremely proud of that fact that “no, none of our properties except pets okay!”. This is what I got this morning from an extremely dismissive lady on the phone.
I get most landlords prefer not taking risk on cats and other animals but would it be possible to add to your staff training some basic manners in empathy and customer relations in explaining why you only work with landlords that enforce blanket bans on pets.
All brand and pretence. Probably each and everyone have pets themselves but make a profit from exclusively compounding landlord discrimination against people with pets.

Why as a seller or a buyer would you use this agency. They confirm in writing an appointment to view, you drive all the way from ascot. No one turns up so when you call the team say oh wasn’t me we don’t have this booked in! So we suggest coming back at 1:30pm but oh we close at 1pm
Forget the fact we confirmed and you drove one and half hours to get here.
Great service belvoir to both your sellers and buyers, we also love the team work ‘it wasn’t me’ seems a pretty weak response.

After a sub-par and impersonal let experience with Property Moves, Belvoir was a welcome change. Both Nathan and Briony were very friendly and pleasant to deal with.
Communication as a whole, through email and in person was great. Our move in was quite quick and troubled through uselessly slow and uncommunicative previous landlord and letting agency. Through this the team at Belvoir remained patient and pleasant, and definitely earned their letting agent fee with their hard work.
So far my experience has been pleasant. The guys as Belvoir have been helpful and friendly. I'll update this review if for some reason there are issues through the tenancy, although I can't see this happening.

I live in France and managing a flat from long distance is not easy.
I have put all my faith in Belvoir during the past year and I have to say that I really appreciate the level of service , the level of communication .

I cannot recommend Belvoir highly enough. I approached Wai with regards to renting my property and within a couple of days they found a very good tenant. I was very impressed with both Wai and Nathan's efficiency of communication and the extra effort given to explain everything to me as it was my first time renting a property, making it a very easy and stress free process. I do not normally leave reviews on products/services, however I was so impressed with the service I have received I feel it is the least I can do as a thankyou!. Much appreciated Belvoir for all your help!

We acquired an apartment through Belvoir and we were managed by Nathan Crombie. He was SO quick to answer our emails whenever we needed anything. And if anything needed fixing in the house Nathan would have someone dispatched immediately to solve the problem. Since we have moved countries, Nathan and his team have even taken the time to write us references in able to help us let properties abroad. They are complete professionals and I was so impressed through the 2 years we lived there. I really couldn't recommend them highly enough!!!

I have been renting in Brighton for several years and have had so much hassle with previous lettings agencies. When Belvoir took over the management of our property from our previous (terrible) letting agents, we thought it would just be much of the same again. However, we were pleasantly surprised. The team are very friendly and helpful, my housemates and I had never had such a positive experience! After our previous tenancy came to an end, we decided to rent again with Belvoir - they were so accommodating with move in/out dates and deposit arrangements (which was very very helpful as we were moving just before Christmas, so you can imagine how stressed we were). Whenever we have had an issue - no matter how big or small - Belvoir are so quick to chase things up and follow through. Reliable letting agents are so hard to come by in Brighton, soooooo glad to be renting with them!!

I used Belvoir first time about three months ago to arrange a new tenancy for my flat in Brighton. I was very impressed with their speed, efficiency and how pro-active they were to ensure there weren't any problems. They found a very good tenant in matter of days although I approached them just a day or two before Christmas. A very helpful, knowledgeable and friendly agency. I will highly recommend Belvoir to anyone looking to rent out their property.

Lizzy and Nathan were just incredible. Not only did they help us rent a wonderful little flat, but they managed to match us with a great landlord as well. We really felt welcomed to the new home and our very stressful move was so much easier with their help. Always fast with email replies and phone calls for all urgent matters, it was exactly how all agencies should work.

As tenants, with some agencies one can be treated with less respectful customer service than I would expect.
I am just that.. a customer and as important as 'the owner. The home that I am renting is just that MY HOME
from being shown round our new home to now being a tenant, the Belvoir team have provided great service.
They assisted positively through the (dreadful)referencing process- (this being outsourced to let alliance-not a very good experience! ). through to moving in day and beyond.
The team respond to queries really quickly and efficiently

would highly recommend especially as they seem to be recognising that in the changing housing market where more and more people rent, agents NEED to respect that renters are not secondary to homeowners, and so expect to be treated with the same amount of respect and service afforded to owners.
