I rented through Belvoir Brighton, whilst I was waiting for the sale of a house to go through. Therefore actually only occupied the flat for three months of the six month fixed period. Firstly I would say that many of the faults with the flat that I detailed were not addressed despite me making a formal complaint, and some of these were electrical. However, my biggest complaint is that after I moved out after three months, Belvoir said they would rent it out again and some money could be given back to me. I wasn't expecting much. However in the next three months the property wasn't rented out, meaning that I lost around £5,000 in rent. However as soon as my contract was complete, miraculously the flat got rented out straight away. Either it took three months for Belvoir to rent the flat out, which is hardly a recommendation to any landlord, or they really didn't try to rent it out for three months, and they were misleading me. Either is hardly a recommendation of their services. The only reason I did not give one star was because I got my full deposit back without much trouble, but the flat was immaculate when I left it. However, in summary, I would not recommend them.... Read more

Belvoir had our flat on their books for letting for about 4 years. As we were living abroad we were unable to check our property. The outcome was we left a clean and tidy flat which ended up dirty, smelly and in need of a complete re furbish. Some major repairs eg burnt decking in the back yard was never picked up on. This should have been charged to the tentants but Belvoir failed to check for damage between tenants. There were several occasions when we were being asked to pay for repairs that resulted from damage by tenants. I had to remind them to check the inventory. When we suggested that agency staff go in to check the condition of the property, we were told that the tenants would not open the door. Surely that could have been a sign that there was something to hide? Since taking back possession, we have been advised that the work carried out by Belvoir was grossly over charged. I could go on and on, but in short I would recommend that this agency is avoided at least by landlords.... Read more

We have had great service from Freya, who has been professional and responsive to all our queries. So far everything has gone smoothly from our first viewing to moving in. There have been a few issues with the house that are being addressed. I would give zero stars. AVOID There are plenty of other agents in the area. Originally thought they were disorganised, but I now believe it is just how they run the business. Everything at the last minute unless it's collecting money, or holding onto a deposit. They have 10 days to return deposit or say what next. On the EVENING of day 9, a SUNDAY, they email to say they're going to cost the 'repairs'. WEEKs later, a random sum of money is announced with no proof, but now they don't have bank details so they make that the problem of a now dispersed group of ex-tenants. Just more deliberate delays. Dreadful service, dreadful manners, utter disregard for tenants. Arrogance must be on the job description for the immature and inexperienced staff they employ.... Read more

Belvoir is an awful agency with unhelpful agents. The only person that deserves any recognition for good work is the accounts manager, who was always polite and communicative. The house we moved into last year was mouldy, dirty, dusty (although it had been stated a full clean was done) with missing and broken furniture. These all took moths to replace/fix, with shocking communication and complete lack of care. Some items were never even fixed, such as a broken stovetop that tripped all our electricity whenever it was used. My housemate was ill constantly from the black mould in her room, despite constant emails, belvoir never bothered to do anything about it. One of the agents ignored us for weeks (never actually got back to us, I had to speak to the accounts manager). The whole process including the agent was very unprofessional. We didn’t get our deposit back for just under a month, and when I called and emailed I was completely ignored and told “well we have loads of other tenants to think about” as if receiving back our £500 deposit was irrelevant. After emailing weekly asking for an update, I was told that her emails had somehow been deleted, so all my effort to get any answer was useless anyway. I actually don’t know where to start with this review of Belvoir. I’ve been renting for many years and thought that some previous experiences with letting agents and landlords had been sub standard but Belvoir absolutely knocks them out of the park. It has been one problem after another, promised works not being carried out, substandard workmen carrying out shoddy and sometimes dangerous repairs, keys being left on our front doorstep by Belvoir for the world to gain access to our home, and too many more to name. Prior to moving in we were provided with a list of improvements that would be made to the property to bring it up to a liveable standard, however on move in day it was apparent that none of this work had been carried out. The carpets had stains that looked suspiciously like blood throughout, it took over 5 months of emails, phone calls and constant begging to finally get these replaced. The shower had been painted with regular paint instead of bathroom paint that was peeling off the walls and fell on you whilst you showered, walls were peeling with paint, doors had locks that didn’t work, mattresses were stained with bodily fluids, cupboard doors were balanced on rusting hinges and fell off in your hand, we had no hot water in one of the bathrooms for months, the crumbling 8ft tall garden wall was held up by a single stick and would have killed someone if the stick had broken, these were just the start of the problems we had. Throughout the tenancy we had a number of serious issues with the property, including a gas leak from the newly replaced boiler in my bedroom which left me so unwell I had to leave the property and stay in another location. When we reported this to Belvoir their response lacked the urgency required of such a serious situation, and were told that as it was a Saturday they’d see what they could do. 2 members of the household had COVID at the time and were unable to leave the property, this situation caused them a huge amount of distress as they worried about their safety living in the property. We called SGN and it was only when the gas engineer phoned Belvoir on our behalf and told them just how serious this was that they actually came out to the property to attempt to help. The final straw for us was getting our deposit back. On move out we cleaned the property to a professional standard, and even received an email of thanks from Fay saying how refreshing it was to have a property handed back in such a great condition. Belvoir then have attempted to deduct costs from our deposit for problems that were already present at the property and were even in the inventory prior to our moving in. They also attempted to deduct costs for issues that we raised with them multiple times when we moved in and had been told that there was nothing they could do about said problems. We are currently still in a dispute for the remainder of our deposit with Belvoir, even after we have provided insurmountable evidence that the problems we are being charged for were already present at the property. The many issues we’ve faced with Belvoir have only ever been sorted when one of our fathers have become involved with the situation, otherwise we’ve been shut down or just completely ignored. It’s incredibly frustrating in 2022 to have to rely on a man to get things sorted for you, but it was clear that Belvoir didn’t take 6 young women seriously enough to actually communicate with them directly about such serious matters. If I could give them zero stars I would. Nathan and Fay are two of the most unhelpful, rude, patronising and truly terrible letting agents I have ever known.... Read more

Me and five other working professionals rented a property for a year with Belvoir lettings. Prior to moving in to the property a number of upgrades to the property were assured to us such as new carpets and painted walls - move in day came around and none of this had been done and the house was full of workmen, a very stressful day for us all as a result. My mattress was covered in blood - you can imagine the shock when I arrived. A few key incidents of our tenancy that were extremely stressful for us at the hands of Belvoir include a set of our keys being left on our doorstep for the world to see/take whilst none of us were at home. 3/6 housemates complained and it was only when my father rang and repeated exactly what we had said were the locks changed. We had a gas leak that a certified engineer said was extremely dangerous and all gas had to be immediately switched off - Initially Belvoir refused to send anyone to the property or acknowledge the serious nature of the leak. Hours was spent calling the company for us to be told as it was a Saturday and they wanted to do arranged viewings we weren’t a priority - we had a gas leak which had already made one housemate unwell! It was only when one of our parents spoke with the manager was Langton sent to the property - no apology was provided either by Langton when he arrived at the property. We constantly had work men/people arranged by Belvoir turning up without any notice, it was only after I rang them multiple times and said as a house of six girls we were no longer prepared to let people in without the legal required notice as you never know what could happen/who someone could be. Any random man could turn up and ask for access- you need to give us notice. Funnily enough; the people taking over the property were shown around by me after a letting agent failed to turn up for their viewing and I felt bad that they had come all this way. I can’t say I was thrilled by this but I didn’t feel it was fair for them to suffer as we had. Perhaps I should have charged them for doing their job? Getting our deposit back has been a constant battle. Never have I felt someone be so disengaged as I did when speaking with Lottie. We were told multiple times by multiple people our checkout report had been sent/would be sent - it hasn’t been and all we’ve done is chase, chase, chase. FINALLY the report has arrived and the deductions are laughable and we’ve been battling with them back and forth, wasting even more of our time. The report had been sent and bounced back, after we reported having not received it multiple times it they informed us of this - you receive emails when something bounces back, it’s just lazy and careless not to resend the email straight away. Renting with Belvoir has been a constant battle to be treated with basic respect. I felt they were disengaged, had a lack of care or interest and only took things seriously when our parents became involved. As a HMO we were extremely good tenants and even received an email stating how nice it was to have the property be given back in such a clean condition. If it wasn’t for the lack of customer care, the property itself was nice and we would have stayed but to be disregarded and treated this way caused us a lot of stress and anxiety. I will say, the mistakes above were rectified eventually - but only after constant battles of emails and phone calls . Save your money, time and stress levels and rent with a reputable agency who won’t try and fleece you. I don’t know if we weren’t taken seriously because of our ages or gender, but whenever an older male became involved, things suddenly became more important to Belvoir and we ended up getting a response which was really demoralising and difficult for us to process. The deductions for our deposit were outrageous and insulting considering we had evidence that damage caused was a result of incorrect work performed by their workmen - which seemed to be the standard throughout renting with belvoir....
