Glenn was already familiar with the location and the building, and took note of particular requirements, to market the property appropriately. We had two viewings in the first week and one of them ended up buying the property. I was extremely satisfied with the way that Belvoir handled the purchase of my first home. Being totally new to this process, I didn't know what to expect, but Glenn was patient and incredibly efficient with the way he handled all of my queries, and was a friendly face at all of the viewings of my new property.
In an industry perhaps unfairly tainted with the brush of waffle and nonsense, Belvoir were concise and informative, and I am sure that the entire process was hastened by the agent being incredibly on top of proceedings at all times.

Belvoir has handled half a dozen tenant placements for me over the years. The service I needed was to source tenants, handle the viewings, and then perform the necessary checks to ensure suitability in terms of right to rent, affordability and reference checking. It's surprisingly time consuming and a bit of a minefield to navigate the most recent laws and regulations for renting and credentials checking, and I feel very comfortable handing over these jobs to Belvoir time and again. It is well worth the very reasonable fee to have them take care of all these things, professionally and effectively.

I rented a studio through Belvoir for a period of ~15 months, and was very pleased with the setting up and handling of my tenancy by Glenn and his team. While I had originally planned on staying in the property for 6 months to finish my PhD, the flexible rolling contract following this fixed period helped immensely when it came to organising my post-PhD plans - had these involved continuing to live in Guildford I almost certainly would have kept going with this property.
During the tenancy, any maintenance issues and queries I had were dealt with promptly. When providing notice of my departure the moving out requirements were clearly communicated, with the check out report received without issue shortly after returning my keys. Overall, I found this to be one of the more painless tenancies I've experienced during my time in Guildford - highly recommended!

Students beware …
Opportunistic behaviour and despicable treatment of my daughter and her house-sharers. Kept nearly £500 of deposit because a label was left in an otherwise spotless drawer, a cushion was forgotten and the garden was in the same state as it was when they moved in.
However - interestingly my daughter forgot a very good vacuum cleaner that they had brought - but this was held in to and not mentioned in the inventory.
Tried to reason with the estate agent but sadly rationality was seemingly beyond him - although defensive and aggressive shouting was clearly not.

Belvoir Guildford are by far the best estate agent I have ever encountered. Their staff are extremely helpful, friendly and polite. In the past, I had some unpleasant experiences with other Guildford estate agents so I was very relieved to find Belvoir and I really can't recommend them enough! Their customer service is excellent.

I really didn’t appreciate the way Glenn spoke down to me in an email regarding a property. I was told that the property was ‘aimed at professionals’ despite me being a postgraduate student and working professional. The property is also listed as student-friendly on Zoopla. The condescending tone made me uncomfortable and reluctant to ever work w this agency in the future. I would not be recommend for anyone looking for a friendly/personable experience.

Extremely bad experience! I have had viewing booked but unfortunately due to emergency I was unable to attend it, the person who was supposed show the property behaved rudely and refused to reschedule it. He refused to show any properties further and add as tenant because during the emergency I did't call them and inform. SO RIDICULOUS! They lack understanding of the word "EMERGENCY" instead of being supportive, they acted in PATHETIC manner with a student. Upon asking if they deal with their customers like this, the person told "LANDLORDS ARE MY CUSTOMERS NOT TENANTS". SO IF YOU'RE A TENANT DO NOT GO THERE AS THEY WILL NOT TREAT YOU AS CUSTOMER BUT SURELY AS BEGGER. I am going take action again them and will ensure NO STUDENT will go to this agency in GUILDFORD further.

We would like to share our horrible experience with Broker Agency Belvoir. We would never recommend it even to our worst enemy! Initially when you rent a house from them, they are kind, helpful and very polite as a customer service but your horror and nightmare will come when you vacant your property at the end of the contract term. They will do their best to take out the maximum amount of money from your deposit. We kindly recommend everyone to attend the checkout date, although the agency advice is that this isn't necessarily and mandantory. Even if a small gaps had been found after your cleaning at check out date, Belvoir will send immediately JoBell Cleaning Company to serve your house. In turn, they will perform some minimal wiping and will give you a fake invoice for cleaning out of tenant. If they send a person from company called Handiman, the received invoice will be also highly expensive and again for a poor service provision. Everyone plays in the combo and it's at your expense!!! If you come across a greedy landlord like me, then your chances of taking the deposit are absolutely minimal. Please be mindful for all of the above as those are unscrupulous people, they look at your eyes and lie to you, despite the evidence you provide them. My contacts were with Andriana and I really hope we would never had a future relationships with any of these companies.

We have used Belvoir for over 3 years and are happy to recommend them. The staff are always responsive, helpful and professional and have been able to deal with the usual rental and maintenance/upkeep issues quickly and efficiently. The fees and charges appear to be competitive and very much in line with market rates, and we have no complaints on this front. They have been on hand when we needed support and also showed a personal touch - going the extra mile for us.

Proceed with caution. They don't address maintenance issues with rentals when you're a tenant, they have a high turnover of staff and they will extort piece of cash they can from your deposit e.g. charging for existing damage to the property. If you rent a property through this agent, take photos of everything and don't take anything for granted. I've never experienced estate agents quite like this before.

DO NOT RENT WITH BELVOIR! They broke Tenant Fees Act 2019, were rude and unprofessional, our house was unclean with old tenants' belongings left, no kitchen fire door, we weren't given enough keys, rent was extremely high despite no living space, we were promised the shed would be finished to use for a living room but it was not and had live wires hanging around, majority of furniture broken, we were deducted an unfair amount for "cleaning" despite the house being spotless and we had paid for carpets to be cleaned.

Very unprofessional service.
You have to be extremely careful before getting into any tenancy agreement through them, and if you have to, you must build up your own detailed check-in inventory and condition report, otherwise they will ask for a compensation for every single imperfection that was there before the tenancy agreement.
My advice is to avoid them.
