A traumatic experience with Cubitt & West. Getting us settled in was a smooth process. Cubitt & West was helpful and flexible. For us, the trouble started three months in when it became clear the house we rented had severe issues with black mould. When we notified Cubitt & West about the mould, as we did multiple times, they acted as if we were exaggerating and told us to wipe it all down. So we bought some heavy chemicals and masks to do so. Inevitably, the mould kept coming back. It was everywhere. After getting respiratory problems, we noticed the mould was penetrating our mattresses and cushions. With about 40% of the total floor area, the upper floor became unusable. That's when we decided to stop using the affected rooms. The real shock came when we decided to move out after almost two years. Suddenly, the black mould was a blocking issue to rent it again. The landlord would have to renovate the house. From then on, it got from bad to worse. They forced us to keep paying the rent with false promises. They told us we would get the overpaid rent back once the house was in an acceptable state again. Renovations would take no more than a week, so most of our £1500 would be returned. In the end, the renovations took more than six weeks, and we didn't see our money back. But it got worse. They also tried to use our full deposit with false claims and exorbitant renovation fees. That's when we called on the Tenancy Deposit Scheme for help. After a few more months, an arbitrator at the TDS decided we were in our right and returned the biggest part of our deposit to us. Which only confirmed that Cubitt & West mistreated us all along. For us, it was a traumatising experience. The letting agency because quite aggressive towards us and even started screening our calls. I want to add we always played by their rules and never missed a payment. I can not advise anyone to work with them, based on my experience.... Read more

I really do not understand why this agency earns a living by providing such a horrendous service. The biggest mystery in the history. I wish Cubitt & West could improve. But, I seriously doubt it. I'm glad to see some of their customers have received good service, I was not so lucky. Simply awful - rude, sarcastic, but most frustratingly they are just completely inept. Paperwork was late: I was signing important documents pertaining to the marketing of my property AFTER the tenants had already moved in. Trying to communicate with anyone in the team was like pulling teeth. When I expressed my general dissatisfaction, I was rather sardonically encouraged to take out a fully managed contract. I would have more trust in a sloth managing my property, and that's doing a disservice to the sloth! I terminated my contract with them on 20th September, and they continued to hold the tenant's deposit after this date despite chasing numerous times. I'm still waiting for the funds to reach my account so I can protect it for my tenants, days after our contract has ended. In short: to all prospective landlords, beware!... Read more

Sayde and the team at western road were brilliant at helping me sell my apartment. I was on the market initially with another agent and wasn’t able to find a buyer. I was then approached by siobhan at Cubitt and west and felt that she was very professional and decided to switch over to them. Right from the start they were brilliant. We spoke every week and I loved their virtual tour which made my apartment look stunning! in the end they found me a buyer and also tried to help me with my onward search although I ended up buying through another agent. Terrible Terrible Terrible! Started off so well, regular contact and support with great viewings but then as soon as the property was passed onto a guy called Micheal we didn't hear anything. I had to chase them after each viewing, even after complaining they still didn't keep me posted after ANY viewing unless I asked. Not what James (the manager) promised at the start from his all star team ! To top it off they went and lost our keys and then decided to relist our property after being told not to... such a shame. Mostly positive and very friendly, but a little unprofessional at times If I could give 3.5/5 stars I would. The service was above average, but it wasn't great. Our experience with Cubbitt & West was mostly positive, albeit a long one. As first time home buyers the whole process was a steep learning curve and we were full of questions as we tried to navigate the onward chain, liaising between surveyors, conveyancers, estate agents, etc. Communication proved to be a tad difficult in the beginning as we seemed to deal with several different agents. But finally, we were allocated one sales progressor who remained with us throughout. The frequency of his communication was excellent. Very quick to respond via email or phone. My only concern was that some emails took a bit of deciphering and often contained spelling/grammatical mistakes (to the point that I thought he might be dyslexic). This might seem like a small thing, but I often had to ask for clarification to ensure I was actually understanding what was intended in the email. In saying this, our sales progressor was polite, courteous and patient throughout. We used the in-house legal team (DC Law) who, for the most part, were highly professional and excellent at communicating. Some problems kept popping up - like our names being incorrect on legal documents - but eventually this was rectified. Some quite important things were overlooked. For example, we didn't receive our contracts via email because the files were too big for the server but DC Law had no record of the email not being delivered. It took them 2+ months to realise we had not responded (and of course we had no idea they were waiting for our response). Furthermore, when it came to exchanging, DC Law was under the impression we had signed and returned the contracts, but this was not the case as we only had old copies of the contract which had incorrect information. I felt I had made it clear that I was not signing a contract with incorrect information and was waiting for the amended version, but obviously this was not clear enough. I feel this issue could have been avoided had we been giving more information about the order in which things progressed. For example, for first home buyers, it would be useful to have a breakdown of the time scale and the order in which things need to happen, specific to each sale, just so we could be organised with the documents, money, etc and ensure we were ready when it was required. However, aside from that, our interactions with DC Law were very smooth and they did their best to clarify anything we were unsure about. All in all, we were reasonably happy with Cubitt & West. As I don't have pervious house buying experience, I cannot make a comparison. Thank you to all those who helped us to buy our first home!... Read more

not the best agency. not horrible, as the staff sounded friendly on the phone. however, we called in to let them know we would be late to a viewing and they said it'd be okay, and they would wait for us until we got there at 3:45. when we got there, she was not there. we waited at the property for at least an hour, calling the office occasionally, each time being assured they'd call back shortly, which they never did. finally we got in touch with the person we were supposed to meet, who told us she waited for a half an hour but left when we were that late (even though she knew we'd be more than half an hour late and said she would still be there?) so we ended up waiting outside the property for ages with no communication from the agency other than, eventually, that the lady had been back at the office the whole time we'd been waiting. and they didn't tell us. anyway, we decided not to rebook a viewing even though we loved the pics of the property because we don't want any more interaction with the agency.... While I did not complete the sale with this agent they did find a large number of people who were interested in the flat and managed viewings well. The worst estate agent we have ever dealt with! From start to finish these guys were dreadful. They overvalued are house and conned us with the Sale-By-Tendor offer to sell the house for £150. This didn't go well and they barely scrapped together a handful of people to view the house who were put off by the fees that as a buyer they would have to pay and there was also the fact that the house was over valued. Then once that shambles was over we suddenly got a low offer on our reduced price when we have to pay the fees. The agent tried to pressure us to accept, didn't act in our interests and were blunt and rude on the phone. Hello! We are the customers, we are paying you the money, you have to act in our interests to get us the best price for the house. But no all they want is to get their commission and get your house sold so they can move on to conning the next victim. Just dreadful!... Read more
