When they are trying to get you through the checks and get the deposit, they are kind stop calling and emailing. Once you’re a tenant they don’t respond to emails resulting in me having to continually call and even go into the office to get matters responded to. It’s a bit chaotic and not very professional. When I was moving out I had people letting themselves in and out without letting me know even though I was still responsible for the property and paying the bills. Even my landlord said they had been a “.shambles”.they just want you to sign up and get the rent each month. Other than that, not bothered.

The worst agency ever. I don't recommend it to anyone even to the enemies. Please be careful with them. You want to deny the try but is not possible it wasn't the year's ago it was 12 months. And left me in an unheated house and ask for rent and your employees to so rude and disrespectful. I and another case was headed by the council from your agency. All I see in your review is the beat but I did not see that they are just the ones that you have been careful with. Just remember I suffer me and my kids for cold but maybe someone else will not suffer. I did take a lot of time to write this because is a God and he will punish you but I wante other to not pass true same situation like me.

They gave me a flat full of bed bugs and changed the bed weeks later. Meanwhile I had to stay in this flat. The communication was very bad. They said the flat was professionally cleaned but there were trash in the flat and the flat was full of dust and spider web. Even I had right to leave the flat they didn't let me. (I had my contract read by a professional.) They also try to deduct from my deposit because I didn't professionally cleaned the flat :) Of course I didn't after all this. Very unprofessional company. I don't even think the landlord aware of any of this conversations.
Response to your response: Since I moved in to the flat 10 days after receiving the flat, I reported the bed bugs to you at that time. This is within your knowledge. If you had bothered to come the flat and check after I had informed you of my complaints, you would have seen that after 10 days I had no belongings at home (ie I had not moved in yet).
Please check your emails, you sent the inventory check report to me when I complained about the flat, not when I moved in to flat. Please do not give false information. And there was a funny item that I couldn't forget in the inventory check that you sent days later and expected me to sign.
“Mattresses are inspected where possible, therefore it is advisable that beds are not fully made at the time of the inspection, mattresses under fully made and dressed beds cannot be fully inspected. Mattresses which are of a large and heavy disposition will not be lifted in most occasions therefore both sides cannot be fully inspected.
Bed frames and bed slats are not always accessible in the event of a large heavy mattress sitting on top and will therefore only be inspected where possible.”
Also, after begging you on the phone, you paid the rent for 1 week of the flat I couldn't live in in 3 weeks.

I chose Belvoir Sutton due to a good long term service from another Belvoir franchisee in Christchurch. In Sutton I have received an equally high service: even before exchange of contract Gordon and his colleagues were helping to mitigate the risks associated with purchasing a buy to let complete with an existing tenant, onward payment and reporting of the first rental occurred on the second business day after completion, Gordon inspected the flat on the fourth day, and on the fifth we agreed on work to be done. A very good start to a business relationship.

I was notified of a property being put up for sale via our friends. We liked it and made an offer subject to receiving an offer on our property within 8 weeks. It took us a week to choose an estate agent - Belvoir, another 2 to have our property advertised online and within 3 weeks we had 3 concrete offers. It was a stressful time for fear of missing out on our chosen property. Once we had accepted the offer and whilst going through the process, Nidhi and her team (specially Ms T) were always available to answer our queries and very professional. They chased the buyers solicitor and my solicitor without us having to ask them, as they said they would from their first visit. They were very helpful throughout the whole process and helped me when my seller was putting pressure on me. I would definitely recommend them, hence the 5 stars. Also note that whilst interviewing various estate agents, other estate agents made negative comments about Ms T, which did put doubts in our mind. Ms T does update you about viewings exactly as they are happening instead of waiting to have all the information to give you a final outcome. This would have been less stressful given that we had a deadline to find a buyer but I cannot blame her for being honest! However, all the comments from other estate agents proved to be untrue and Nidhi and Ms T worked really hard behind the scene and I cannot fault the service received. I guess it might be part of estate agents tactics when they know you are leaning towards another competitor, so do be aware. Big thank you to Nidhi and team.

LANDLORDS BEWARE!! We found the Belvoir office in Carshalton Beeches/Sutton to be very inexperienced - the owner and staff are new to the business and when things go wrong they have no idea how to handle it. Their vetting/referencing processes were totally inadequate. We have lost over £10,000 in unpaid rent, cleaning and legal costs as a result or their inadequate referencing. Belvoir, and their referencing agent Let Alliance, gave our prospective tenants a “pass” on the referencing report and it subsequently turned out that those prospective tenants had faked their payslips, faked their employment and were fraudsters! Belvoir/Let Alliance are now refusing to acknowledge their mistake or accept liability. They say that they emailed the employer but did not wait for a response before issuing the “pass” and that that was acceptable within their policies and procedures! They are now trying to blame us for the problems with the tenants. We are relieved that we did not give full management to Belvoir as those tenants and sub-tenants would still be in our property, not paying rent and trashing it further. We will NEVER use Belvoir again, nor any letting agent that uses Let Alliance as a referencing agent. An honourable thing for Belvoir and Let Alliance to do is to admit their mistake and compensate us for our losses rather than twisting the blame onto us.

I've just sold my house through them and they were professional, helpful, reassuring, knowledge and efficient throughout as well as getting us a large number of viewings quickly and getting us an excellent sale price. When there were unexpected delays with exchange they got on the case and sorted it all out for us chasing all the parties in the chain and resolved everything. There's clearly a lot of very hard work that goes on by the team behind the scenes to make house selling look and seem easy. House sales are always stressful but I was rarely stressed as Belvoir regularly kept me updated and I knew I could trust them to get it done. They are a pleasure to deal with, patient, responsive and are always approachable and friendly and genuinely care about the work they do. We had a short timescale to sell the property and they did everything they could to get the sale completed on time (and they managed it too). Cannot recommend highly enough!

More than a year on , they have proved to be fantastic tenants, as a result of Belvoir's lettings management service. Belvoir's Rent Guarantee Scheme means that the rent is always paid on time, every time. Belvoir also fix problems in the property quickly, using the right tradesmen at reasonable costs.
For the first time in the 15 years we have been in the Buy-To-Let business, we are able to enjoy our investments and getting good returns as a result of Belvoir's services. I also couldn't be happier with Belvoir's property sales service that has already arranged viewings the day after my property went on the market. Much of the fast response is due to their extensive work sourcing potential buyers before the property was listed, their use of modern technology such as 360 degree images, and their availability to carry out viewings as and when called upon.

I recently rented out an apartment from Belvoir Sutton. All my interactions for the transaction were with Gordan and Nidhi. I'd like to start with an appreciation for Nidhi for going the extra mile and making all arrangements for the viewing as per my convienence (as I was only available on the weekends). They stood true to the handout date as promised which was my expectation. They have always been available for my phone calls never leaving me in any limbo. I would highly recommend them for anyone having a hard time with shady agents and is looking out for a smooth transitioning with moving. Nidhi from Belvoir Sutton (Carshalton Beeches) invited me to a seminar about BTL; I attended slightly cynical about a free seminar but Nidhi and her team proved that not all Estate Agents are the same, I got loads of good free advice without anyone ever mentioning anything about selling or buying. In fact Nadhi invited me again the following month to another seminar (about Inheritance tax) and again no selling. Nidhi is building loyalty even before you even buy anything.
