The Ruthless agents in town. So many bad reviews and still they are operating. They dont have humanity. Carl the director and Jaynce the sales person just bully customers. They extracted a huge amount from customers and never care for them. Worst agent to be named. I would never suggest this agency to anyone.... Read more

I work for a Letting agent in Wolverhampton. We required a Landlord reference from Carl, the DIRECTOR who refused to complete the reference. He shouted at me and told me to "LISTEN TO HIM" and then hung up. I tried to call back several times to resolve the issue but no one picked up. Very unprofessional - would give 0 stars if I could. The tenant that required the reference was reluctant to ask Carl for the reference due to his attitude - this says a lot. Disgraceful service. The reviews are clearly spot on.... Read more

AVOID THIS COMPANY I called to arrange a viewing, I spoke with both Carl and Jannis and found them to be extremely rude and unprofessional. Carl seems to have a major attitude problem and doesn’t like to answer queries. Jannis was extremely argumentative and the whole conversation was shocking to say the least. Awful - Will take money without asking and will mess around with the deposit scheme. After weeks of calls and emails I finally had enough and threatened to go to the offices to sort it out. If someone took £50 out of my pocket on the high street, I'd give them a kicking. I saw Carl refusing to give my parents their deposit back until he found replacements for the outgoing renters in similar light. Clowns with very shady practices. Worth noting that if you have an issue, Belvoir! franchises out and has no interest in resolving issues. So it'll be you vs Carl, who will ignore your calls.... Read more

I DO NOT RECOMMEND THIS AGENTS AT ALL I would say very unprofessional in my case just recently had dispute with the tenant held a meeting at their office in cranbrook road did nothing to defuse the situation but have made it worse taking letting fee and management fee from for five years now and the tenant is the client not me looking after the tenants wellbeing what about my properties wellbeing I am not allowed into my property or to talk to tenant and only email communication with agent. Unfortunately I didn’t get the chance to read up the reviews on Belvoir Gants Hill until after I’d been conned out of my money. I first called to view An apartment around 2 weeks ago, I was greeted on the Phone by Carl. Carl, seemed to only care about what I was earning before he could be bothered to answer the questions I had about the property. After finally being taken seriously we agreed to meet the next day. I went and met Carl who was very brash and abrupt, every other sentence would be ‘well we have got viewings today and tomorrow’ - something I highly doubted as the property had been listed since may and dropped in price 3 times, but I understand how estate agents work so I was happy to let him continue. Once inside the property it was clear someone had been living there, the oven hob was dirty and just general cleanliness. To my surprise carl says ‘its just been refurbished and you’ll be the first one to move in’. Any questions I had about the property Carl didn’t seem to know and his response would be very non interested. The next day after long thought I agreed to take the property, I was becoming quite desperate for a home and this one was a great location and seemed to be okay (With a bit of a scrub). Carl took £300 holding deposit as payment and then sent me an email the next day saying I must attend the office with my guarantor within 2 days. I’m currently cabin crew and I was heading off to Miami and wouldn’t be back in time. In past properties I’ve rented before everything can be done by email and signing copies and sending them back - but no, not with Belvoir. My stepfather (the guarantor) agreed to go to work late on the Monday to drop off all the required documents, he arrived and stood outside at 9:30am waiting for them to open. I then received a phone call from him at 9:45 saying he was standing outside, the shutters are down and no one is answering the phone (to which I can prove the call logs). I explained for him not to worry and to go to work. The next day my stepfather called up the office again, and requested a time to drop in these documents and was promised a call back - as you can imagine the call back never came. Before I attended I Called up on Wednesday and spoke to Jannis. I explained my concern to Jannis after my stepfather was ignored and I explained what had happened. Jannis the became extremely hostile accusing my stepfather of not being here when he says he was and would threaten to end the conversation should I not listen to her lying to me about being in the office. Everytime I would try and explain I have proof he was there (parking tickets) she would then try to be passive aggressive ‘Please don’t raise your voice sir, I’m trying to work with you, not against you’. - I wasn’t raising my voice in the slightest and this is clearly a tactic she’s used before to make it seem as if the customer is being rude. We agreed to disagree, and I explained I didn’t feel comfortable signing anymore documents without my stepfather (The guarantor) reading over them first and being in attendance with me. Because he works Monday-Friday and they’re insisting we must attend the office I explained I can with him on Saturday. Jannis once again, become abrupt, rude and told me that wouldnt be possible because of the landlord losing potential tenants. (This is the same property thats been on the market for over 2 months, 3 more days can’t hurt). After our phone conversation Jannis asked me to put my thoughts in writing, during this time I looked up Belvoir Gants Hill and to my horror 50 percent of the reviews were from poorly treated customers/tennants. The reviews only confirmed my worries and I didn’t feel comfortable handing over an extra £2300 to this kind of agent. After speaking to Jannis again I explained my worries and I mentioned the reviews to which she’s accused me of threatening her with reviews and that theres 2 sides to every story. Yes Jannis, theres always 2 sides to a story, but when 50 percent of your reviews are saying you’re crooks im inclined to believe them.... Read more

Avoid in any cost by renting from them. At some point they started to spread lies about us changing the locks in the flat we rented. Besides that they are not nice people, argue a lot and not willing to manage the property and not taking calls. Don't rent or buy anything from them!... Read more

Terrible experience with this agent. They do.not manage the property at all and just take the money. The staff are rude and ready to argue their point. I would strongly suggest you stay away from this agency as they are unprofessional and crooks. I viewed a apartments with the so called director/owner of the agency and he has no customer service skills or helpful, he showed me apartments like I was non existence. After I viewed I mentioned about their fee and total amount, he gave me a figure on site but I wanted something in writing so I emailed numerous times to ask of their breakdown of £540 admin fee but he never emailed back. When I called they agency a lady told me the property was Let. This was untrue and I strongly believe because I raised questions regards to fee breakdown and I believed it was more than any agency and therefore they just didn't want to deal with people who have the right to question what they paying for and especially someone who worked in estate agent before and is aware of how small agency work. The owner really needs to sort out his attitude and his ego if he wishes to be successful. Avoid avoid avoid this pace at all cost... Read more

Excellent service I have been with them over 9 years and they have looked after my property in great condition. Tenants are checked properly and rent are paid on time too. I only had one bad experience when the tenants who didn't pay rent for a few months and lucky I took up the advice and got an insurance that cover me for those missing months plus it cover taking the bad tenant to court . All this was sorted by Carl who attended the court on my behalf to evict the tenant . Belvoir is very good and helpful to their landlord and tenants too... Read more

Organised a flat viewing with this agent, they didn't show up, and when we phoned, after giving them 20 minutes, we were answered with an "oh well, it isn't happening now" and he didn't even bother to apologise. For a company that prides its self on professionalism and customer service this was not apparent from our experience.
