I would highly recommend Belvoir my experience with them was very positive. They helped me with renting out a property and then with selling it. Holly did a great job dealing with the tenants and was always very responsive. I appreciated the detailed reports I received. When the time came to sell the house they did a good job of marketing it and found a buyer within a couple of weeks. All in all a very good company to deal with.

When Belvoir Inverness took over management of our property, they failed to conduct an inventory and immediately set the tone for what became a nightmare tenancy. It then took them almost a year to carry out the 2025 inspection, by which point we had already moved out. The last inspection was in October 2024, and we moved out on 31st August, 2025.<br><br>In 2024, Marion, one of their employees, lied about us “shouting on the phone,” which was completely untrue. Steven, the boss’s son, passed this allegation on to the landlord without consulting us to clarify its validity. When challenged, he admitted other tenants had also had problems with Marion, only to completely reverse his position once a formal complaint was raised. Complaints, incidentally, are “investigated” internally by family members, so impartiality is non-existent.<br><br>Despite Steven noting a blown out window in October 2024, a January 2025 damp inspection at our request raised multiple issues across the property, including the blown-out window (which Steven had done nothing about in the interim period). This left us the entire winter with a draft and damp in the bedroom. Instead of addressing it professionally, the landlord opted to use a family member to fix it, who took over seven months and never properly resolved the issue. The same person also did a very shoddy job with the damp paint in the bathroom.<br><br>Admittedly, we had a rather disengaged landlord, but Belvoir’s role should have been to represent tenants too, and they failed completely. With the exception of Holly, who genuinely did what she could, the rest of the team showed no diligence whatsoever and proved to act dishonestly and in bad faith.<br><br>On the whole, a circus of an operation. If you’re considering renting through these people, think again as the stress and lack of action will make your tenancy a nightmare. At least when the doors blow off of a clown car, it is mildly entertaining. This whole experience was just depressing.<br><br>Nepotism, incompetence, dishonesty, and bad faith. That just about sums up Belvoir Inverness (with the exception of Holly who was lovely).

beware these guys are terrible, when leaving a property they claim unreal expenses and claim the funds is held with My Deposit Scotland... all false and lie, My Deposit Scotland have confirmed zero funds logged....

Wifey on the phone kept hanging up before I had even finished speaking. Was told I would get a callback regarding a viewing in the coming days, but did not. I then phoned around 5 days later, again, receptionist hung up before I could finish getting a word in. Phoned back and said agent would also not even give the time of day to contend with a viewing without all of the appropriate paperwork required for an actual agreement, which seemed very upfront and jumping the gun a bit.<br><br>Genuinely came across as just outright rude.<br><br>No doubt they will flag this as they have no record of communication though.

Absolutely no point trying to get in touch with, the company is an absolute joke. They took over from an excellent service in Orkney and have left it in a complete shambles. Have absolutely no interest in helping their tenants

After having the briefest of encounters with Belvoir staff and representatives I can wholeheartedly say I would NEVER rent with them or let a property with them. Incredibly unprofessional and very poor communication skills. The office clerk is just plain rude and not too impressed with the company director.

I have been living in rented accommodation from Belvoir for something like 10 years now, and have always found Belvoir to be a good, friendly agency. They came to my rescue with swiftness when I had to leave my previous flat; I thought it might take me some while to find fresh accommodation, but when I called into the Belvoir office, they found me a flat immediately. I do not live very far away from their office, and have quite often dropped in on various occasions, always receiving a friendly welcome. They are efficient in arranging any necessary repairs to the property; flat inspections are friendly and non-intrusive. I would recommend them to anyone.

I have been a tenant through Belvoir letting for over five years now. Every single time I have had a maintenance or finance issue Belvoir have given me fast, friendly and professional service. I find the team at the office very friendly also when they carry out property inspections. They are quick to deal with any issues I have with the property. Would recommend to anyone who is looking to rent in the Inverness area.

I am absolutely delighted with the service provided by Mr Rasul and his team at Belvoir Inverness, from the first point of contact all the way through to helping me prepare my property for letting and securing me a tenant. My property in Slackbuie was very well marketed and Belvoir had 11 people to view on the first day it was ready, I had a tenant secured in less two days after the first round of viewings. They achieved an excellent level of rent and placed an excellent quality of tenant for me and have taken care of everything from check in to utility transfers, inventory and deposit registration. These guys have a very specific policy and procedure which reduces risk to property owners which attracted me to their service, I am a property investor who lives away from the area and processes such as tenant selection is very important to me. I am so impressed with all the team at Belvoir I am now bringing my whole portfolio across to Mr Rasul his team at Belvoir Inverness. I can’ t recommend Belvoir enough to any other Landlord looking for a quality and professional agency service.

What a horrible HORRIBLE man who runs this joke of a company in Inverness. His attitude is appalling, he gave myself and my mum a lecture because I didn’t want to go through a third party and pay £70 to get a reference, which is ILLEGAL in Scotland to force a tennant to pay for (which they squirm their way round by only advising). He was so so rude to myself and my mum that we came away in shock! Awful man, awful business, their reviews say it all. Every other letting agency says avoid Belvoir as they try to scam money out of you. Go elsewhere as we certainly will. The most disgusting, appalling man I have ever come across treating customers like that. He needs to take a course in customer service as he doesn’t seem to have any at all!!

The agents and Bellvoir are very friendly and approachable. They are very accommodating too. It has been a pleasure working alongside them as a contractor and I hope that it continues for a long time. They have a very central location within Inverness which is ideal. I would highly recommend them to anyone looking for property as they are a very professional organisation who look after tenants.

Culcairn house- Invergordon tenant. Belvoir lettings Inverness are UN-professional and thieves - Do not use this company if you are looking to rent a property, they will give you all the speeches of being a great and caring company but when things go wrong they do not want to know at all, we had rat infestations, a ceiling fall in due to rats eating through a water pipe that took 6 months to repair, no electrics downstairs for 5 months, water leaking in through the windows, external doors that were rotten and replaced with internal doors that then would not fit or lock, every time it was were "waiting for the landlord" no care of duty towards the tenant at all, just want to take the money, soon on the phone when you hold back the rent though!!!! and finally with hold your deposit and claim £200 to clean an oven that has already been cleaned! we left that house in a far better state than we entered, will let our solicitor deal with this bunch of crooks now!

Balvoir lettings was a great agency for me. After living with several strange and anti social people found through google and gum tree I decided to go to balvour. Very quickly I got a large room 10 minute walk from town for the going rate and through them choosing flatmates carefully I always had great company. When I come back to Inverness to live again I will certainly pop in there and see what accommodation they have.

Have had nothing but good service with Belvoir Inverness over the last few years. I had fully intended "going it alone", but a chance encounter with a tradesman persuaded me otherwise. As a landlord, I have been able to utterly forget about my property for nearly three years, safe in the knowledge that everything is in safe hands. A monthly statement comes by email, detailing all expenses and income, and if anything needs to be serviced or repaired it is just dealt with at a very reasonable rate before I even hear about it. Lovely staff in the office, who mix professionalism with friendliness.<br><br>My situation is probably typical of many: I got married, moved some distance away, but wanted to lease out my flat instead of selling it. Having Belvoir managing it and keeping an eye on it has been a Godsend! And the rental rate they secured was phenomenal, at a very reasonable commission percentage.

Belvoir have been helpful and patient when I was renting for the first time, three years ago. They explained everything to me and have always been respectful of my odd working times, when flat inspections were due. Maybe I've been lucky in that my flat has been hassle free. I'm looking to move again this year and would like to use them again in my move.

Have had positive dealings with this agent. Have let several times with their help and my views and requirements are adhered to. In my experience they are very careful who they let property to and if everything does not add up satisfactorily with a potential tenant they always advise against any contract.
