I've never dealt with an estate agent as abysmal as them tbh!! They use pathetic tactics to steal your deposit when you decide to leave their property.
They have no morals, no dignity and are certainly neither ethical nor fit to deal with the general public.
If you are looking to conduct any forms of business with them, be prepared to face duplicity, malpractice and extremely desperate behaviours aimed to scrounge a few pounds of you.
I left their property in a far better state than the day I first moved in.
But after reading other customers reviews on Ben Charles, I hired a whole team of professional cleaners to ensure no dubious claims would be made with the intent to retain my deposit.
Of course Ben Charles was unaware of this, furthermore I had painted and redecorated the property myself as the existing paint was old and totally worn out. I also hired a gardener for the back and front garden.
Ben Charles were carrying out regular quarterly inspections and their reports were always saying the property was kept in immaculate condition throughout the length of my tenancy,and they were extremely satisfied with me. As soon as I gave them the mandatory 28 days notice to leave, they tried to negotiate for me to extend my tenancy to another year. When I informed I had to move due to work commitments, they became very difficult to speak to regarding the final inspection.
They had also sent a poorly educated individual to take pictures of the front garden 3 weeks before the final inspection. They then fabricated a pathetic report showing in headline that picture dated 3 weeks prior to the actual moving out date. Their report alleged there was a leaf on the carpet, and some forms of cleaning was needed, and they would pass this onto their internat contractors and send me an invoice when the work s done. Luckily I had kept receipts for the cleaners, and the gardener I hired 6 days before my official moving out date. I also took various pictures and footage of these workers. I subsequently sent those to Ben Charles and DPS . They has advised the cost of cleaning and maintenance could take up to half my deposit, this argument then spectacularly fell apart as they had taken pictures 3 weeks prior to the date of their final inspection, but maliciously dated this with the actual moving date.
They dragged this out for as long as they could but eventually had to pay my deposit back, minus 42 quid for an alleged leaf of the carpet. The small village I lived in is actually surrounded with trees , so any of Ben Charles could have brought that in on their shoes but I did not have the time to argue over 42 pounds when the deposit was 800. This is a very short version of all the trouble I had to go through with them to get my money back . I will strongly advise you stay away from them, they are abysmal
