We are student at Durham University and we decided to rent a house. I called the estate agent and they agreed to send us the agreement and everything to rent this one house that we really liked. We were supposed to arrive a week later to submit the forms and pay deposit. When I got the papers, they confirmed with us that the house would be definitely be reserved for us. However, the morning we were supposed to hand in the papers, I got a short, badly articulated email saying that the property was no longer available and that we should look somewhere else. No explanation, nothing. We were angry because student accommodation is competitive and we lost so much time waiting for this house. Upon emailing them multiple times, they finally said that the previous tenants decided to stay for another year. Didn’t they confirm with the current tenants that they would be moving out? Why would they even list the house if that was an option? .Why send us the agreements and everything? They didn’t even bother trying to find us other options that we could stay at instead. All and all, I would never use this agent again because their service is absolutely terrible
Why use anyone else, you need to have trust in an estate agent and know that your best interests are at their heart not there own. Janet at Elite excelled in all areas of professionalism and care. Absolutely furious this morning, waking up to a phone call from my partner at 9am saying Janet has given away our viewing slot at 10:30am because he couldn’t answer the phone at 8am, because he was at work!! He works overnights and doesn’t finish till 9am. Will not recommend and will definitely not view another house with them, they are meant to be helping us which should mean catering to the times we are available, today we are available from 9am that’s why I booked the viewing at 10:30am not 8am! So unprofessional.
Be very wary using Rise if you are a student. We put a deposit on a house which we were encouraged to do asap to get it. We were later told the landlord decided to go with other tenants despite us paying our deposit. Not only is this an extremely rude and malicious practice but it took almost 3 weeks to get our deposit back despite repeated attempts and the fact that they took it so quickly.
If you are a student go elsewhere, these practices should not be tolerated.
I recently sold my house through the team at Bridgfords Durham and the service was excellent. Ben Charles attempted to charge me for 13 hours cleaning and a broken table but just so happened to pick the wrong guy to scam!
I spent the day on my hands and knees cleaning the apartment and luckily took many photos on vacating to prove I left the place in an immaculately clean condition. However, you can imagine my dismay when I was told there were cleaning issues! It took a month to dispute dust in the corners of skirting and on door panels, I have attached a photo to show you the level of scrutiny you will encounter. The property was vacant for a month after I moved out before the report was done! Yes, dust will naturally settle in a vacant property over a month...
More intriguing was the broken table. Left in perfect condition on vacating. A month later in the check out it was found broken. As the cleaning was done after the check out report, the only person to visit the property was most likely the Ben Charles agent... a bit fishy! Fortunately I had a photo of this too to prove it wasn't me!
The agent could not justify any of the cleaning costs with receipts nor was the check out report a reliable comparison to the check in report.
If you're due to vacate, make sure you take photos of absolutely everything and ask for receipts against any expenses they claim! Ensure your check in report itemises cleanliness and condition as two separate things and be prepared to open a formal dispute. If you cover yourself you will get all your money back like I did.
