Once I had seen the property and decided to make an offer to rent it, I found the process mostly helpful, though I struggled a bit with having to do everything online. But with help from my children I managed to negotiate any obstacles. The estate agents were helpful and we conducted our discussions in WhatsApp, which made things easier. Alina was courteous and helpful. It was altogether a fairly quick and comfortable process.

Contact with agency was good until signed contract. After nobody was bother to reply to our messages as they "don't know" and never come back with answerw. I think the agency who dealing with the property should know where/when/how we will collect the keys for example.
Never received proof of paid deposit- still waiting for it (partner did but I paid it)
The agency sold our details- after sign the contact I have many spam phone call and messages which I never had asking about moving and bills and they've been appointed by birchills. I have a new number and new email and did not receive any spam calls emails or messages up until I shared my information with birchills.

Was a five star, edited to 1 star as I was tricked into writing a 5 star review by being told after a viewing to scan a QR code and then it took me to a screen with some stars, was told to put 5 stars if I am interested. Very sneaky and sleezy used car sales vibe tactics.
(Maybe instead of replying we are sorry you feel this way, explain why you think this is fine to do?).
Wouldnt be so mad if it was a house viewing with 10+ at once in a small flat withouth the estate agent inside to answer questions... At least give a five start experience if you want to trick people into the review.
I know yall gotta eat, but there is less sleezy ways to do it.

Tricked into giving five stars.
Turned up to viewing, about 10 other people in a cramped flat viewing. Estate agent just waited outside so couldn’t discuss the flat whiles in there.
Then was told to scan a QR code which just came up w some stars that where not evident where google review stars, and was told if you are interested put five stars. Idk man, a little sneaky and the viewing was probably the worst I’ve been to in a while. So just returning the balance by putting the star rating that best shows the experience overall.
Wouldn’t wanna go into business with a company that uses tactics like that. ????

I met Niall on my doorstep while he was canvassing the area, I had my relecutancy to talk to him first due to prior experiences with door sales man etc but his open friendly, relaxed demeanour made me feel comfortable. I can’t say this has happened before. However we are under offer currently and hoping for the best but we will certainly keep Birchills in minde for the future.

We rented a property through Birchills for a year and a half. Our contact was Alina, who was lovely - very professional, kind and always quick to respond. We really appreciated her and liked having her as our point of contact. The agency itself was not always a pleasure to interact with - the start of the tenancy was rocky due to some miscommunication and the landlords getting a bit hostile. Very, very bad experience with this agency…we complete the reference with letting hub , everything was done with letting hub like in one week , but the people from Birchills make the process like few week and every day they asked new documents to send to them even few time same things just to make longer the process and at the end to tell to us they will not rent the property to us… They ask me to pay deposit as well 923£ but they don’t refunded back …I think all them advertise are scam because most of the houses are posted from October and still available on market… I been asked to take with the landlord, but they refused… I didn’t recommend this agency because they just want to still money from people …

Seriously unprofessional. I understand that the London rental market is very hot right now, but we’ve been treated so rudely by this estate agent, who has now blocked our messages. We had a viewing booked for today and had a friend change her plans to view the place on our behalf, and then they cancelled last minute. Just spoke with Alice, who was incredibly rude to me and essentially told me to “deal with it”.
If the landlord of this property knew how the estate agent behaved, they would not have this agent manage the property. They’ll probably rent it because it’s a hot market, but with more keen renters they would achieve a higher price!

Personally, I had a bad experience with the agency. I was given all my facts to the agent and they have outsourced lettinghub for referencing. My referencing was completed within a weeks time and my wife's completed in two weeks time.
At Last, when we were expecting an outcome they asked me for more details. If they require any additional details they could have enquired with me once my referencing was completed.
After two weeks Birchills gave 48hours time to reply back on or chase up for details. My reporting manager was on vacation and it was on Easter holidays most of them are out of the office. I asked them for a week's time but they showed urgency and the next day they made their decision not to rent out home to us.
I did ask them for a reason for my rejection but no response and my wife continuously rang them for an update and finally got responses that needed my confirmation from my company side. Birchills doesn't understand others'situation and if it is at their fault you will end up losing up your HOLDING DEPOSIT. Lucky that I haven't contracted with them and if in future I might have lost more money as deposit.
We even tried to speak with the branch manager and others of the highest hierarchy and no one responded properly and they even concluded that the ultimate decision is with the negotiator.

We stayed at this current property for almost 3 years. We gave them the 1 month notice. And now they do not want to give as back the full deposit , they found 1000 of excuses not to pay the deposit back. They found some "cat hair" on the curtains and they accused us of having a pet even of we never had one. They even went to the neighbours to ask about the pet. Never seen something like that. AVOID,AVOID,AVOID!!!!!!!!

Although the staff were polite and friendly I am very upset with the service I received. I went for a viewing and after putting down a deposit, I was told that I would be able to move in the following week to which I packed my stuff at my previous flat and left in preparation, I was informed about the referencing at the viewing but I was not told about all the information required needed before moving in. I got told that it would be guaranteed that I would be moving in, however my process failed and it has left my husband and I homeless. I confronted the company and there was no acknowledgement and understanding nor an apology. The gentlemen told me (won't say his name) that the situation was not in his control, however what he says to his clients is in his control. He gave me false hope and didn't relay the full details of the process and in depth. I'm very disappointed.
And just to add to your response, I don't appreciate the breach of confidentiality. My whole point is that you should make clients aware of the whole process and what's expected BEFORE you guarantee them a place.

POOR SERVICE, LACK OF COMMUNICATION & PROFESSIONAL ETIQUETTE
If you’re looking for an estate agent that will NOT reply to your offer, difficult to get a hold of, with poor client communication then go ahead, but 1st time buyers you’ve been warned......
As a first time buyer I placed an offer through this estate agent Adam via email attaching all the necessary documents requested on Monday 2nd April. I had received no reply, acknowledgement or feedback till this date. I called the office number many times in subsequent days, just to either speak to a colleague Saif in lettings several times explaining I had left an offer and wanted a response/call back. He assured me he allegedly left several messages with Adam requesting a call back. Understanding that they may be up and down on viewings, I patiently waited for any type of response from Adam after calling the office, emailing, and his mobile.... Needless to say they have left a bad taste in my mouth, hence would rather not spend almost 500k of my hard earned great british pounds on a property where the estate agents are AWOL.
I complained to office and finally Adam later called not to apologise for lack of communication or with compassion for my experience (which as a reasonable person, I would have accepted and turned a new leaf with them) but rather the old school boy excuse of “I didn’t receive your calls or email offer........maybe your file was too big” and “if you can’t reach me on email or phone [another LOL moment] whatsapp me.” This was almost laughable as I had attached only 1x passport copy, 1x page aip and 1x bank statement as requested not a 100,000,000,000 line excel document. Not to mention the email was nicely in my sent items folder of which I can attach evidence of. I have GDPR concerns which I will be raising as this is sensitive data he is claiming to have not received when I replied directly to their email.
Long story short, I placed a lot of trust in these guys to help guide me through the process of placing an offer etc and felt dejected, stressed, disappointed as a result. The only good I can do is warn others. Think about what you need from an estate agent - basic communication in my opinion is essential.

I have used Birchills for a property let recently for the 1st time .
They have been very diligent at dealing with this rental . And accommodating with my requests.
You can be really honest and frank with them as to the type of tenant you are needing to accommodate your needs which is great.
I have dealt with all three members of staff and they are all very helpful and eager to get on with job.
Peter Lawrence (director) is pleasantly very straight forward to deal with and clearly understands the market and an excellent judge of tenant character . EXCATLY what is needed.
Adam is very eager to get on with the job which has its obvious benefits. And Saif is very polite and very pleasant & non pushy to deal with.
The drop box facility to view all the references etc was very well organised . and their docu-sign service worked very well and efficiently – I was able to complete it very quickly the day the tenant moved in .
Also- I must say I was surprised re the AST contract – very well written . obviously years of experience addressed in the clauses.
Altogether a very good experience and I would definitely use them again

Worst experience I ever had i would never ever go back there, Saif was the most unprofessional agent I ever dealt with, he made me lose money because he was very eager to rent a property without following the initial agreement which we had...I am not even sure he informed the landlord about what we discussed when we saw the property, which was that we would do a refurbishment on the property before moving in that is what we agreed but I believe the landlord was never informed about this then he just rushed me to move into the property without any further notice or update about the refurbishment or anything so he maybe never discussed that with the landlord, after his lie came to an end and he was almost forcing us to move in the house even though the house was not in a decent condition to live in, afterwards he didn’t say anything else and he passed me to some other agent who was asking me what was the problem...the problem is your agency being very unprofessional....i would never recommend this to anyone very horrible experience...time wasters

We placed an offer on a property and it was accepted. However, this particular estate agent requested an upfront fee of 1% immediately, in advance of any searches / survey report...etc. The estate agent told us "they only had one day to finalize" and that we would need to come into the office the next morning (despite the pandemic) to sign a document and pay the fee. We of course were not comfortable with this as it's completely non-market standard and very early on (i.e. before all the checks etc). The agent also claimed that it does not charge the Seller - we are not sure if this is true. We have therefore chosen not to go with this estate agent and hope that this review helps other prospective buyers, especially given there is no transparency of this alternative approach on their website.

First time i heard of lettings agency name called Birchills. But they have shown me good properties as per my requirements. Saif and Adam are very professional and took care of smooth process. Highly recommended.

Birchills have been our letting agents for the last 4 years and have been fantastic. So professional and have dealt with any issues quickly. I could always speak with one of the team members on the phone. They respond via email very quickly too. Peter, Adam, Saif and Gurdev- also helped with the sale of the property too and really pushed to get it on the market quickly for us as requested. I would highly recommend using Birchills for lettings or for sales.

this estate agent it is liar?criminal ?especially peter
We just received a final decision from DPS dispute .They want claim my deposit 2050 (black heart estate agent ) pounds (total amout 2884) Fortunately ?they only got 815 pounds because we are not prefessional cleaner and have some chair and sofa we not able to remove and forgot change 3 bulb charge us 65 pounds .
peter said Damaged flooring - damaged window - damaged walls throughout . guys please look photo 1 from DPS they won't get any money on these he was liar.
About multiple house holds living at the property. we agree before we move in .we told we have two family move in to 61 southview drive E18 1NR .the landlord charge us extra 200 pounds every month for these and charge extra fee .advertise price was 2300 pounds . you allowed us to do that .the landlord didn't have a HMO licence .the landlord and peter break the law. on the second year renew the contract. the law not allowing agent charge the fee but they did charge .
these agents it is criminal .we just moved in the property few month someone came to our house stolen our safe box we lost a lot of vaule items i told estate agent they don't care . and only estate agent got keys .police crime reference number is 4402536/19.
during covid-19 lock down . I told peter i am going to move .i gave him an appointment date to let new tenants to view the property . he begging me so many times .the peter came on that day said I have never got a tenants like me keep the house nice clean and tidy. i think he was a Multiple personality person and Cunning man?

I saw many properties in London but, Birchills comes with nice properties(their portfolio have quality houses, with a justified price on quality). The service is very good during all paperwork and they are very helpful in all process. I want to thank to Saif who help us and shows great skills and professionalism in difficult situations.

The manager of this shop, Peter Lawrence is one of the rudest men I have ever had the misfortune to deal with. I'd arranged for him to value my property. After a brief phone conversation an hour before the valuation he called me back a few minutes later and told me he'd googled my property and gave an estimate of what HE thought it was worth and said he wouldn't be coming out. I had taken the morning off work for the valuation. When I told him this he wasn't at all bothered and hung up on me. I would never use this estate agent.

Terrible for tenants. They seemed to have no control over our landlord. They tried to retain almost £800 of our deposit, despite us having the property professionally cleaned and leaving it in perfect condition. We took the matter to the DPS who rewarded all but £25 of the disputed amount back to us. They are unprofessional and are trying to make money by keeping tenants deposits. Disgusting.
