I had Birdhouse out to value my property to sell on the open market. Derek arrived and was friendly and did have a number of critical issues with the house, which we took on board and were happy to address.
He visited me before 10am and told me that the house was 'Quirky' and he would pop back to their home office and call me with a price. He would have to think on it.
12noon came, 2pm came, 4pm came and then 6pm came and eventually at 6.30pm, I phoned to chase him up and he, in turn phoned me back at 8pm with a frank discussion about the house and said that this house in the street I am in would sell for £365,000 to £375,000 with a view to selling at £365,000. My house had undergone a number of renovations and my personal idea of £400,000 didn't run smoothly with him.
I did find his approach to be unprofessional as I don't expect to have to wait and wait all day and then chase a valuation, to be made to feel like I was being a bother. I am paying them for a service .... they're not doing me a favour and so I went with another agency to test the water and accepted an offer which did sadly fall though. I changed agency and sold to the first viewing on the first day and this offer was £20,000 over what Derek expected to achieve for the house.
Derek wasn't unpleasant, far from it but with valuing houses, showing people around homes (they don't allow you to show your own home) and all the admin, I felt like there was a priority pecking order with vendors and buyers each day. They seem to be running around all over the place, trying to please everyone.
When valuing our house and wanting to put it on at a max of £375,000 he really was undervaluing our house, as we achieved more than that in a troublesome financial market.
This is an honest appraisal, now that we've moved

Responsive, knowledgeable, friendly and not pushy.
If you want to move into Great Park and the surrounding area I would highly recommend Birdhouse over any other local estate agent.
Not only are they local themselves therefore very knowledgeable about the area, but they are very responsive and friendly. Their fees are also by far the most reasonable.
Their approach is not pushy which we found another agent in the area to be.
Our first purchased in Great Park was through Birdhouse several years ago and we found them excellent then. When it came to moving within the area recently we wrongly assumed that a large number of boards belonging to another agent meant a good deal but we couldn't have been more wrong and regretted not going straight to Birdhouse again.
I'd highly recommend Derek and Catherine if you are looking for an estate agent around Gosforth.

In summary this firm is an honest, hardworking, family run, estate agents with all the positive stereotypes associated with those words. They have in-depth knowledge of their local area and great connections with the right people to give your move some pace should you so require it. They will go beyond what other established estate agents will to help you sell your home and keep a deal alive. They treat you like a human being, and not their next pay check! If you are buying or selling in the Great Park area you would be foolish not to go with birdhouse they are excellent.
Long story, how do I know these things? Below is an accurate account of my house move from 2021 which justifies point by point my opinions. I put my flat on the market with Andrew Craig, the staff were very friendly and I was feeling good about life. I didn’t get many viewings but wasn’t in a big rush at that point, plus it was Christmas coming up. But then we had issues with the marketing, I has specifically asked for a floor plan on the website but despite asking several times this never was added. When the first run of the Marketing sheet was sent to me, they had not put the best pictures first, (the bins outside my flat almost took centre stage) and the English in the notes was quite poor, I sent changes across and it came out a little better but still the English was quite bad, I let it go because, from my own experience the pictures and floor plan would usually be enough to get someone interested.
Then when I got my first bite and a sub-par offer, I felt the conversation went very badly, with staff working for their boss (“get the sale+ commission and move on”) rather than getting the best price for me. After a bit of haggling I accepted an offer and immediately went out to view some properties to buy. One of the properties we tried to view was with birdhouse, my wife called and it was unavailable, but instead of ending the conversation, Derek asked my wife what we were looking for and recommended another house. We viewed it later that day and it became our number 1 choice at that point. We did a bit of negotiating and were able to agree a price for the property but then, our flat buyer pulled out!
Rather than immediately closing the door on us, Derek spoke to the seller and persuaded him we were good people to deal with and he agreed to wait a while for us to find a new buyer. Derek came to our flat and gave us dozens of suggestions to cheaply, clean bits, paint bits, tidy bits. He was brutally honest, but he knows his stuff, he was right, and my actual estate agents did nothing like this! The next person who viewed the flat bought it. Derek was right to trust we would make a deal, and the deal was back on.
This sale was during the stamp duty holiday and all solicitors were under pressure to get as many sales over the line before the end of June. Birdhouse were constantly contacting people on my behalf to try and hit this deadline, even though they would receive no commission from myself. I got to know the staff quite well, they offered advice from experience which helped greatly with the stress of the situation. Even though they must have been inundated with emails etc. They were always prompt to respond, at all times of the day. It’s abundantly clear they care about doing a good job. The contrast with my own Estate agent was stark, Andrew Craig didn’t handle communication well at all, when I rang them on several occasions they were sitting on information that was key and I would have expected them to contact me regarding.
I hit the stamp duty deadline, I’m sure many people didn’t, but I wouldn’t have done it without birdhouse, they are good people trying every day to be great estate agents.

Communication was great throughout with Catherine often me getting me updates before my solicitor and when things got a little sticky with the solicitors towards the end Catherine got stuck right into things to help it all move forward. My husband and I used Birdhouse to sell our house on Great Park. Derek was professional from the outset and has a huge knowledge of properties and areas in the North East. He immediately acknowledged the upgrades and improvements we had made to our home. Unlike other estate agents myself and other family members have dealt with in the past, he isn't about compromising on asking price for a quick sale.
Derek and Catherine were both extremely professional, friendly and on the ball. We were never made to feel like a bother for asking questions.
Derek does the viewings himself which is an added bonus compared to other agents.
Due to personal reasons we had to take our house off the market with a view to selling in the future. We absolutely will not hesitate to use Birdhouse again, family members will also use them because of the excellent experience we had.
I can't recommend Birdhouse highly enough (not just for Great Park) and hope this review has done them justice, they really are unparalleled and our number one choice by a mile.

Derek was really good when completing the initial valuation, and I loved the fact I could just stay out of the house during viewings and Derek would take care of it. They know the housing market very well, and that shows. Catherine at Birdhouse was fantastic. No matter when I messaged her with questions etc she would reply, any day of the week. Shocking. Had a viewing with Derek this morning. He was 10 mins late and when I called he was still in the office and said he may/may not be another 10 mins. I asked if he could confirm arrival time so I could know whether or not to rebook later that day. He asked if I was “giving him grief” and said not to bother phoning back. DO NOT RECOMMEND
