When I decided to sell my house in Barrhill I consulted with the long established agent who sold the house to us, some 16 years before. He quoted a sale figure with which I was happy. I was chatting socially with a dear friend who once worked with Kevin Doyle at 'Bruach' and she suggested that I get a second opinion from them. Without even seeing the house Kevin told me that he could achieve a fair asking price, some 30(% above the quote obtained from the original agent. He and Karen his negotiator were dulying instructed., Many hours were spent with drones and cameras and within 4 days an extremely professional brochure was submitted for my approval before being lodged with 'Rightmove'. To my utter astonishment an offer was made (after viewing) at over the asking price within 5 days of hitting the Internet and the sale eventually concluded successfully. If you want an honest, accurate, objective and achievable outcome totally unencumbered by local entrenched attitudes and practices, then Bruach should be your first stop. If you want a personable, professional team on your side with a healthy dose of excellent advice leavened by good humour then you will find all of these with Kevin and Karen. From the get-go, a very professional approach was adopted by Kevin and his staff at Bruach Property Ltd. I was kept informed at all stages of the house sale particularly as the sales process in Scotland is different to what I was used to in England. Well where do I begin!!!!! I travelled up to Ayrshire from England to view just this one cottage in BARR. I agreed a time the following day, staying at considerable expense in a hotel in Ayr for 2 days just to view this cottage. I left for Barr only to get to a sign saying road closed. I followed the diversion but it took us round in circles. Not knowing the area I didn't know of any other route. I even stopped someone who gave me directions only to get to the sign road closed again!!!!! I called the Estate agent to see if they could help as there was an agent going to meet me at the cottage but it went to VM. Continued to drive but never got anywhere so I called the office again only for a lady to say the agent has come back now so you will need to book another day!, I was viewing the cottage that day then heading off back to England after viewing it!!!! I said why did he not call when he knew the road was closed, as he could have guided us to another route. I did explain to the lady in the office the day I travelled up from England, Having travelled up from England the agent will have known I wasn't familiar with the place!!!!! So I paid out for travel and hotel to view this cottage which never happened. I believe is still for sale now... I feel sorry for the owner as I had every intent on buying the cottage but needed to view it before putting in our offer.... Agent left VM at 11.45 I called the office before then - really!!!!!! Not impressed. So tempted to let the owner know they lost them a possible buyer! I think from all this you can tell I'm still fuming and well out of pocket due to the Estate agents lack of care... If you want a sale beware if using this Estate agent as they don't seem that bothered if they sell your property or not.... Unbelievable!... Read more
