Due to Covid we viewed the property via online. Absolutely in love with the property we were very happy to accept and paid deposit and first month's rent. Got sent the inventory ect and signed the forms. What utter disbelieve when I entered the property. Inventory states "cleaned to a professional standard" the place was dirty fingers prints on windows, tooth paste splashes in the sink, dust and pet hair everywhere. We also found items from someone previously. Took every photo I could to explain how apalled I was and there response was that the landlord says it was clean. She shampooed the carpets, yet carpets still had pet hair on them? I explained and sent all them all the pictures and was told what can we do about it now. Luckily my partners mum came in and scrubbed the place before we moved in as we have a daughter that's high risk to Corona (they actually knew this) so couldn't risk having her in a place that hadn't even been dusted. We then realised that the video viewing is actually a very old video of the property. So the place was run down with stains on carpets, wall paper hanging off, blinds that don't work, paint on walls badly chipped which i was told we only have to make the place habitable, yet we are paying a good bit of money for a sub standard property. The garden was almost wild. Again with furniture in and covering most marks and managing to get a family friend to help with the garden we drew a line under it. Then further issues, hot water running brown, we put this due to it not being used. Ran it for a couple of hours until it ran clear, then we notice multiple other issues hot water tap not working in the main bathroom, seal around the ensuite shower is broken, issue after issue with a property that's meant to be checked ? Now again the hotwater is running brown and won't stop running brown. This whole experience with them has been horrible to say the least it. Someone supposedly came out to fix the tap but it still isn't working. We have been told the rest of the issues can't be dealt with until the "handy man is available" when ever that will be. Called the emergancy plumber regarding the brown hot water who has guessed whats wrong and has said he needs to order parts so can't tell us when it will be fixed, we will be phoning the letting agent when they open tommorrow as we can't live here without running hot water with a 1 year old. The only reason we haven't said about ending the tenency is due to the hassle of moving with a 1 year old and the amount of money we have already spent moving ect. But I can honestly say I couldn't recommend them if this property was doing actual physical viewings and not just via video with a video taken a good while ago I think they would have struggled with getting anyone in. I honestly feel the video viewing was basically a catfish. The property looks stunning from outside but it's needing alot of TLC which the landlord hasn't done and they don't really care about the tenant.... Read more

Finding a good estate agency is difficult at the best of times. Often tough to contact and unresponsive, renting via an agency is often unpleasant and stressful. But even by this threshold, B-Spoke Property sets a new low standard. My fiancée and I were due to move into a two-bedroom property in Stirling in November, 2018. When viewed, it was immaculate – lovely furnishings, clean as a whistle, with a pleasant scented candle burning. What we didn’t know was the dimmed lights and inexperienced agent’s lack of knowledge was hiding myriad, unfixable problems with the property. Alarm bells rang when our move-in date was delayed a total of three times – all at very short notice. B-Spoke shirked responsibility for this and instead took the gutless route of blaming the previous tenants. When we eventually got the keys – after signing the lease and paying the deposit and first month’s rent – we were utterly dismayed and appalled at what we were met with. We could not believe this was the same property we had viewed recently. The first thing we noticed was a horrible stale smell in every room and hallway. We then found walls with scuffs, stains, holes, nails, and dents. A kitchen floor sticky with God-knows what. Burst sofas and ripped, stained carpets. B-Spoke neglected to tell us until afterwards that the majority of the furnishings we viewed belonged to the previous tenants, but were quite happy to pitch us the property based on the strength of them. Additionally, a cupboard full (and I mean FULL) of what can best be described as junk – old, broken tools, boxes of nails, burst and smashed light-bulbs, remnants of broken tables and chairs, etc., etc. There was even an old hi-fi speaker system left behind in a bedroom cupboard – when I raised this with B-Spoke, their response was, “Well, do you want it?” However, the biggest, most disgusting offence which speaks to the utter neglect and disregard with which B-Spoke and its agents disregard their properties and clients was our discovery of a mattress stained with period blood. Even more offensively, this mattress had simply been flipped to the other side, obviously in the hope that we would not discover this. When I raised this horrible issue with a B-Spoke agent, her response was again to deflect responsibility and blame, insisting that they hadn’t noticed this and that it must have been the previous tenants who flipped the mattress. Additional problems included a heating and boiler system which simply didn’t work, which meant the property was without heat and hot water in the dead of winter. Even more offensively, B-Spoke again denied knowledge of this, again blaming the previous tenants for not raising this. However, B-Spoke still insisted the property had been thoroughly and professionally cleaned to the highest standard. How do you carry out a thorough clean of a property without hot water to mop a kitchen floor? Whatever the answer, it does not reflect well on B-Spoke – and neither does finding a dirty pair of discarded boxer shorts in the (cracked and broken) bin. My fiancée and I spent a grand total of one night in the filthy, neglected property before deciding to vacate with immediate effect. In our eyes, the issues with the property were too numerous and too far-gone for something like a simple replacement of sofas to fix. B-Spoke refunded our deposit, but in the weeks and months since have utterly refused to give back our first month’s rent, stubbornly arguing that the property was as-advertised and liveable, without so much as a single apology for the ordeal they put us through in delaying our move-in several times, and the hideousness we were met with upon entry. Everything we encountered during our hellish twenty-four hours at this property speaks volumes of the extreme disregard and carelessness with which B-Spoke treat both their tenants and their properties. I can only advise to steer well clear in the future, and never put yourself through the ordeal of dealing with such an uncaring company.... Read more
