LANDLORDS AND TENANTS BOTH SHOULD TAKE NOTE - Read for details of property damage below. Also read reviews from other landlords who were lied to.
Absolutely shocking treatment by this company. I was harrassed for years during lockdown and received threatening letters from another tenant. Nothing was done until they attempted to kick in my door. I lost my career and health due to the stress.
I was told to "get some earmuffs that builders wear for drilling" when I explained that the noise, from music, door slamming and stamping literally shook the walls of the building. I was studying for a Master's degree at the time and as a result of the disruption was not able to retrain in the career I had spent years preparing to enter. No action was taken until the police arrested the neighbour and my concerns were brushed off until that point.
There were also serious issues with black mold in the property that were dismissed as "cosmetic" even though it is evidenced to be a neurotoxin that can cause a wide range of health issues.
I also had them try to enter my property with keys unannounced when they had not arranged, thinking I would not be home to catch them.
They have no emergency, weekend out of hours number such that when the upstairs plumbing broke and flooded the property, there was no way to turn the water off until the next Monday and no one could help (not even the police or fire department - I tried). If you have an out of hours emergency, you will be stranded.
This could potentially cause a building to become unsafe, with expensive works needed. No checks were carried out to ensure the integrity of the ceiling following this incident and other less serious (but persistent) issues with plumbing upstairs that was never properly repaired.
They told lie upon lie when challenged and their refusal to take action over threats, bullying and disrepair have devasted my life. I still have symptoms of PTSD and anxiety as a result. Micheal Haywood is the worst of them and you can check other 1* reviews for more information about why. These are all true of my experience.
Contact other agencies immediately if you have issues with them or other tenants as they will give excuses and delay as long as they can. They literally do not care if you live or die.
If you are a landlord, contact your tenants directly every so often. If you are a tenant, you are legally entitled to be given your landlord’s U.K. contact details within one month (Castle tried to tell me that mine had moved to Australia (!!) but in fact he lived in Lincoln. Not that it matters, as all landlords are required by law to have a separate U.K. point of contact) or you can pay a small fee and do a property ownership search via Gov.uk land registry.

Upon moving in I was asked to leave a 5 star review. Which was pretty silly of me really as it's unlikely that anyone would review a meal before eating it, so it feels only right to leave a counter 1 star review after my experience.
The short version:
- left with no heating and hot water in winter for 6 weeks
- constantly having to chase up what they say they'll do over the phone
- owner of the estate agents let themselves into property without notice
- cut off internet with no notice
- unsafe electrical socket melted appliance plug and could have caused a fire if not caught
- given notice due to no affordability after partner and I separated, however I thought this was a harsh decision as i'd never missed rent in 5 years and offered to pay 6 months tenancy upfront at a time until my situation changed (I got a new job the day after eviction notice and still they wouldn't take it in to consideration). Fair enough but one moment they said I could find a housemate and stay and the next moment they said they wanted to sell... The house has still not been sold a year later so it does make you question if I was pushed out because the areas market had gone up and they just wanted a new tenant to charge more rent on it and perhaps legally weren't allowed to up my rent by that amount.
- upon checkout my landlord Trevor who works at the estate agent 'gave away' my new bike that I accidentally left behind in the shed and would not compensate me for it as I had left this 'too long'. After being evicted, I was homeless for 3 months so chasing up a stolen bike wasn't my highest concern.
Great contribution to the negative stereotype of estate agents though.

I was in a student house for a year and they took months to fix anything and when they had people round, they would always do a half job. Signed the contract only a day before move in, they then made me do it twice because they took too long and the request expired. Was so last minute that I had no idea if I would even have a place to live for that year. They were not helpful and I had a really bad experience living in a property run by them. Would not recommend

I had a viewing with castle states letting agents, for a studio, and even though we had a confirmation issue, so when I got to the place there was no one, I called and they came straight away to show me the studio. The man was really kind and sorry about the missunderstood.
After that, I was about to apply to get the studio but even though I didn't at the end, they were really kind.

Carbon monoxide alarm went off in student property, together with water leak out of hours. Unable to contact anyone from Castle Estates. Had to contact gas people directly to turn gas off. Left with no electricity or gas or water. All had to decamp to hotel for night. Problem not sorted following day (Friday)as "no plumbers available " but would be after weekend. Found emergency plumbers that could come out but Castle Estate refused to use them. Water still leaking so lights to kitchen and living room turned off and expected to pay for takeaways on student budget or cook by light of extraction hood. Unsure if this is actually safe given water is still dripping through. Lied to about attempts to get sorted before Monday. Cannot recommend. Still waiting to hear if hotel costs will be covered along with takeaway costs. Very unprofessional service.

I am really impressed with castle estate Team service. I reached Nottingham last week for long term work assignment. First week in Nottingham, I thought getting rental property is very tough ,I send online enquiries for many properties. Last week I got viewing appointment from Liam (from castle).I viewed one property at NG7 and we discussed my requirement. I contacted Castle Gates when I found myself in a very precarious situation with my first landlord. Their first response was to empathise with me which made me calmer. They later explained their renting process to me which usually takes a few days; because of the necessary background checks that need to be done. Since my situation was a peculiar one, they were willing to speed it up provided I could make all the necessary documents available. The following day, I decided to go to their office to increase my creditability as well as show them the urgency of the matter. I was welcomed warmly and also offered some tea. I was later engaged in a conversation with Michael who took me through a quick introduction of what he required of me before I could get my key. He prepared a form online and sent it via email. I logged on, provided the documents they requested and awaited a confirmation. After a few minutes, the confirmation was done. I made the payment and by evening I was given my keys.
Three things stood out for me when it comes to my experience with Castle Estates

3. Seamless and secure digital services

A really professional outfit. The agent who showed me round was the first to actually help me visualise how the property would look. He answered all my questions and was only too happy to come out for a second viewing, so that I could show my daughter and get her seal of approval.
The MD also organised measurements of the rooms so that I could plan order my new furniture, knowing it would all fit! All in all a very helpful, responsive and professional team, making the whole process a delight. Can't recommend highly enough.

As a landlord for over 20 years I have found Castle Estates Lettings to be by far the most professional organisation in letting and maintaining my properties I have in Nottingham and surrounding areas . They have an excellent business culture which reflects in how they deal with both landlords and tenants to ensure any matters are speedily addressed. There appointed contractors arè affiliated members of recognised trade organisations such as Gas safe and the NICEIC to ensure all works carried out are fully compliant and safe.
