I have to say a huge thank you to Jasmine who went over and above to help resolve a rental payment issue, which happened on the eve of her holiday outside of working hours. She responded to emails, proposed a solution, checked and followed up with the tenant and the payment system. The before 9am on Saturday morning, the first day of her official holiday/time off she checked to ensure payment had been made, and cleared payment on the system for me. This resulted in me being able to meet my mortgage payment on time. Thank you Jasmine I really appreciate what you did for me.

Terrible agency. The attitude towards tenants is rude. We rented an apartment on Crocus Way, for half a year water dripped from the ceiling and mold accumulated on us, the child was constantly sick, in response to our complaints and requests to solve the problem, we received an eviction letter. As a result, they also took part of the deposit, believing that we should pay them when we no longer live in this apartment. I do not recommend this agency, avoid them

Customer service terrible. They don’t get back to you. They don’t manage the property only take your money and commission.
Was left 5 month with no down light so trying to eat dinner in dark.
Have black mould in 3 room and has gone over my baby high chair. Nails stick out of fence was reported in April 2023 still not fixed.
Open live wires and not foam over hot water piles etc
Landlords refuse to do it. But why would this company what houses like this on their books as it’s company reputation on line…. I tell you why because they making commissions. All about money.
And when you report and issue, you either get ignored or left.
Worse company I’ve ever rented off

I paid my rent on time and left the property spotless, when I later needed them for a reference so I could move I found it all but impossible to get hold of them and when I finally did and asked for a reference the lady I was talking to blocked me. I left a message on the website WhatsApp and sent emails… nothing.

Initially they were good. But you can't rely on them providing the promised great service. I've experienced selling or rental with them and it's a horrible experience. Slow response, incompetent and lack of transparency. ..
They will refute this of course but investigate first before you deal with them.

I had lost faith in estate agents prior to dealing with Charles David Casson but they have been brilliant. They actually listen to your feedback and tailor their services to suit. Communication has been regular and thorough, ensuring I am kept informed and they have really been supportive and taken the time to have discussions and give advice. I solemnly and earnestly urge anyone considering renting with Charles David Casson agency to completely avoid.
It was winter months,
and within just the second week of renting.
There was (No Heating), (No Hot Water), (No Communal Cleaner), even though all was officially declared in the contract.
I called and emailed the agency as a matter of urgency due to the ice cold winter, the response was extremely slow and unbothered, they replied weeks later “we will sort it out”. A month went on and they didn’t.
Still winter,
Again I called and emailed,
Another agent told me that my property manager had been “fired from the agency due to complaints”, didn’t surprise me in the slightest, so I told the new agent the problems with the property.
After two additional months went on,
an agent came and topped up the property meter, this agent said to me “the tenants had used to much heating why everything ran out”.
I had never heard such nonsense in my life, it was winter and heating is a necessity.
I also mentioned the cleaning, she said: “they are finding a new cleaner”. It didn’t sound sincere, it sounded like an excuse.
Not to mention I also heard shuffling, like something living in the attic, I asked the another tenant who confirmed it was indeed what I thought, (RATS) living in the attic.
This tenant told me that he also complained about the same issues but the agency did nothing.
To cut a long story short,
the property was utterly filthy and unhygienic, I’ve never seen anything like it,
the same reoccurring issues happened many months after this and Casson was unbothered to fix them, they thought I was a fool, they thought wrong.
So this time I called the council who came promptly to inspect the property.
They found out the boiler had issues, hence no heating, no hot water.
The second business director who was notified by the council was also at the property, he was simply unqualified, Unintelligent and lacking in every quality to run an agency.
He tried his best to be condescending with me by making it out as if the issues were in my head, fortunately the council was there and could see the Issues, I put him in his place with words of wisdom and he went as silent as a mouse, which made me laugh Inside my head.
I knew it wouldn’t be long before I left.
God is great.

I called the agent today morning about the property enquiry., I checked the property consists of electric stove or gas stove? Initially I said I'm not happy with electric stove. She kindly replied that she will check with the landlord. Though I'm not interested with electric stove she called back and responded. She is so kind and pleasing. She replied gently. Absolutely appallingly company. You get a free probate valuation for solicitors to do probate and then they non stop call you. 6 months on I am still being hounded by calls! Nothing like letting a family morn the loss of their father. Badgering to sell the family home is much more important to this company! AVOID for valuations.

In the summer contacted them 3 times to view a house for sale down Greenways, didn’t ring back to any of the messages left (messages left with a member of team but they inform you someone from sales will be in touch). The specific house went off Rightmove. Then got re-added in early autumn. Called twice and went to their office - all these times was the same response someone from sales will get back to you. When we went to their office and spoke to them, they said the same thing, no phone calls received to any of these responses. So all in all don’t expect them to respond to any queries. We were really keen on the house and could have offered asking price.
When asked if we would consider using them as our estate agent - what do you think the answer was, no!!!

I had the worse experience. I had only chance to buy a property before my maternity and they wasted my time by lies that all the process is going through and actually they put back the property into the market to sell it in a higher price. They lied to me, to my mortgage adviser and to my lender. At the end they cleaned their hands that the vendor changed his mind. But the problem is they never told us that. I think they wanted to keep me in pocket in case no other buyers come for higher price. I lost my chance of my life losing 3 months with them until we find property, have an offer, and then we start the process. I had also concerns with lack of communication, not true promises and reassurances and also private personal information which is leaked to them from their mortgage adviser which I never gave my consent to be shared to them.
I feel totally crushed.

I recently purchased a property that was managed by Charles David Casson, namely handled by Bradley and Les.
They were both very helpful and supporting to me through the process which was a great help as this was my first home purchase.
As my purchase drew toward a close there was a hick-up in which the seller threatening to pull out due to delays; delays caused by his own solicitor. Due to the professional level of smoke screening his solicitor deployed the seller was made to believe that the delays were being caused by the agent and my solicitor. Thankfully for me Les and Bradley stood by me, defended me and supported me to the seller. Even after I was told to clear off Les worked tirelessly into the evening and talked the seller into honouring our agreement and through his final actions we where able to exchange.
As I said I only have experience with purchasing one property so I can only comment on this transaction which was stressful enough without the problems with the seller. As I mentioned without these mentioned efforts I would have lost the house.

A really lovely estate agents run by decent, caring brothers. Charles David Casson go the extra mile with the management of my flat. They provide detailed inspection reports with lots of info because they know that I like/feel the need for this. They have found me a wonderful tenant which I’m really grateful for. Neil and Matt (and all other staff that I’ve dealt with) are always so happy to help me and I feel like they really care, Neil is very good at making sure the whole letting process is very stress free and takes the hassle out of everything. They are quick to call if there’s anything I need to sort. I think they are a very decent price and do a lot for their money. It’s like no job is too small for them! When I had my little boy in March they sent a lovely card, teddy, chocolates and rose bush which is now planted in my garden- if that isn’t going the extra mile with lovely customer service I don’t know what is!! I really do recommend them and am very grateful that they keep it so stress free for them! Wouldn’t bother looking elsewhere.

I finally found an estate agent that will bend over backwards to find you a place as quick as possible. Recently used CDC to find a tenant for my flat. First time becoming a landlord, but had been recommended on a local Facebook page as being well regarded. Most noticeable thing about CDC is that they are local experts and still have that small business attention to detail of knowing who you are (not just another number!), what the local market is like etc which you don't find very often. We have used CDC on a number of occasions to both sell and rent houses. We have always been impressed with their professionalism and their knowledge of the housing market. We were particularly impressed by their use and knowledge of Rightmove in order to maximise viewings, it’s not just wack it on there and it sells.
Estate Agents have historically been given a bad name but in our experience all at CDC have been helpful throughout the process, including updating us more than our solicitors about the progress of the chain!
If you want an agent that will be honest, proactive and efficient then CDC it is, we’d always use them.

Be careful with them, when we finished our renting period we left the house much cleaner than when we arrived. However they tried to scam us several hundred pounds from the deposit for cleaning and other invented things. Had to claim it to the DPS to have our money back, don't be afraid to use the protection scheme, totally worth it and very easy.

I used Charles David Casson to let my first property and I couldn't recommend them highly enough.
From the beginning Matt was very receptive via call/text, viewed the property to advise a good monthly rate and it was on the market within a few days of our first call.
Between himself and Danielle they kept me updated on views and within a week they had made a shortlist of potential tenants. They then went through a detailed process to ensure all relevant checks were made so I knew who I would like in the property.
Since the tenant has moved in Danielle has been on email/calls to ensure the move ran smoothly for both myself and the tenant. Payments are made on time with notifications on payment.
My last point is the service during the tenancy which involves regular checks to ensure the property is kept to standard.
To finish the company made my experience very easy and I would definitely use them again.

An extremely positive experience as a landlord. Charles David Casson(CDC) sourced a very suitable tenant and as a company they have worked hard to iron out some minor niggles with my property which has totally removed the burden from me. It has been very comforting knowing that I can leave CDC to liaise with the tenant and their reasonably priced contractors to quickly resolve issues. However, this November, we locked ourselves out of our flat, Danielle was at the end of the phone to help us, providing spare keys to allow us access to our home. She was friendly, understanding and reassuring. When renewing our contract, Danielle was happy to discuss our concerns and reassured us that she understood our query and allayed our concerns. If i could leave no stars i would, been renting a property from here for a month now, after viewing we was told that the property would be redecorated and professionally cleaned, which it was not! Also one of our bedroom windows is broken and causing the whole property to be freezing cold, forcing us to sleep in the front room to keep heat in. To this day its still not fixed! Then our goto person at this shambles of an agencie asks for a good review.. What an absolute joke!

Charles David Casson were recommended to me through a local Facebook group. Neil Baldock visited my rental property and spent a good hour or so going through my various options to let out my house. The whole team have been excellent, nothing is any trouble and the communication has been great. I’d highly recommend CDC to anyone and I’ll be using their services again. Thanks guys.

Dealt with Alex and made an above asking price offer and sent a my mortgage in principal to him was assured it would take 24 hours to get back to me, that was on a Thursday......... fri, sat , Monday and still no word from Alex. Which I was upset about as I had told about my sons motorbike accident and the fact his paralysed now and I need a house close to my work to be able to take care of him......Monday I rung 3 times only to be spoken quiet abruptly to be a female who kept telling me i was ringing the “ Letting number “ and couldn’t slam the phone down quick enough. Even though it’s the only number .
Alex was suppose to be in the office again at 1 so by 3.30 I again called and hey presto Alex. Which I was hoping was no news was good new but only to be told he had just got off the phone with the sellers and they had excepted the other offer as they had upped the price over the weekend but when I had spoken to Alex at the weekend he didn’t mention non of this as I would have upped my offer too. I asked why he had not given me the opportunity to increase my offer rather than just shoot me out of the water, again a lot pathetic chat about nothing ( basically telling me lies ). When I asked to speak to the manager Alex said he was busy on the phone yet when I said I’d wait he the turned round and said he went into the office and he wasn’t there. Cannot believe how such a bunch of people can carry on like this- 100% un-professional, no communication skills, they have failed to even give a proper, fair service to all customers.
I would never be wasting my time with them again as they seem very selective in the sales. Personally I would warn all to go else where as talking to others this estate agents is not great for reliability anyway,

Poor experience, booked viewing for Saturday, explained time constraints they tried to re arrange to suit their needs, when they knew the constraints I had so not surprised when Friday evening they cancelled viewings, no apology and always had to chase to speak to someone.

This is the first time I have lived in a shared house. And moving from London to chelmsford was pretty stressful. But being recommended CDC was the best thing that could have happened they are so professional. Helpful and proactive in making sure all their tennents are comfortable and living in a nice home with nice people.
Kate is amazing she has helped me so much from simple queries to resolving issues.
I have recommended CDC to people I know and they've been very happy as I am! Kate ensured a house move I had to make outside of our control so easy! Smooth and with minimal stress!
