Unprofessional. Cobb Amos were commissioned to assess and value our property. 5 minutes before they were supposed to arrive, we had a message that they had cancelled, due to sickness. A second appointment was also missed. We later learned that they had done the valuation in their own office and told the company who commissioned them that they would visit the property to confirm their assessment. No way.... Read more

Cobb Amos Knighton was selling the property that I wanted to buy. I viewed 3 times before making an offer! Every time they were patient and answered all questions. I dealt mostly with Elliot who I found to be most helpful, courteous and very patient! I also spoke to Emma on several occasions and also found her very helpful and patient. All the way through the process - which sometimes seemed like it would never end! I didn’t have any issues that Elliot or Emma couldn’t sort out or solve for me. Day of completion finally came and due to a mix up on my side of the transaction things got held up regarding release of the keys. Cobbs Amos Knighton were the sellers agent for the house I recently bought. Their level of service was wonderful all through the process. Abigail patiently showed me around the house on three different trips, was lovely and welcoming about the area and I felt honest and open about the house itself. She made me feel really comfortable and it was such a great intro to the house, no wonder I came back 3 times! She was also always quick and responsive which I really appreciate. Emma then looked after the sale process once my offer was accepted, and was a big help in passing on information and helping to move along the sale. Until recently we've been renting a flat from Cobb Amos in Knighton since the day the 2nd c19 lockdown started and here is our full experience from the viewings to checkout and deposit return: 1. Viewings - really smooth, pleasant experience. 2. Contracts and moving in - due to announcement of lockdown, guys from Cobbs were very flexible and brought forward the moving in day by 2 weeks. 3. Maintenance, inspections, issues - great. They have maintenance team which is very responsive and reliable. 4. Termination of tenancy and checkout - apart of small verbal agreement we had with the agent during viewing, which they did not kept upon checkout, all else followed the contract (which doesn't have any nasty hidden bits). 5. Checkout report happened exactly on time and now, 2 weeks after the end of the tenancy, they processed full refund of the deposit. There were no negotiations on on any nonsense, they are using 3rd party inspection company, no questions asked. Can only recommend!... Read more

Our house had the asking price accepted within 4 days in October 2020, with incredible interest and multiple viewings in that first week, thanks to Cobb Amos in Knighton. Then things got tricker with a chain of 7 houses and 11 solicitors involved. Abbie and Emma expertly kept everyone on track (not just us and our buyers) with the final exchange and completion coming within 2 days of each other in March 2021, after what appeared to be a collapse in the chain below us. The best service ever, particularly when it really mattered at the last stages getting things over the line leading up to exchange and completion. Without the help of Abigail Smith, we would literally not have completed on our sale.
