I'm a tenant in a property being sold by my landlord through Collinson Hall's sales team. Over the past year I have found communication to be extremely poor. Appointments to access the property have been cancelled last minute on several occasions. Viewings have been booked in but not confirmed with me (I've had to call to confirm and they seem surprised when I ask which of the offered times they have chosen), agents have arrived late to viewings or to unannounced viewings with lackluster apologies and excuses of being told someone should have rung me - they didn't.
I've complained privately many times and received apologies but they now just seem meaningless as the same issues arise again and again.
When my time is being wasted preparing for viewings that may or may not happen, and being left feeling disrespected as a tenant, I don't think I am being unfair by now choosing to make my displeasure public.

Pre-scheduled a viewing which was cancelled, after pleading with the agent to view as I travelled 3 hours they let me view
I proposed the offer before arriving not wanting to waste time. Which by the way was 3 months in advance plus deposit. Already showed all relevant documents of income/ savings.
Was false promises when I would be told the outcome
Which after chasing multiple times was told rejected.
Not sure if they treat all their potential tenants like this but this was a very bad experience and I would not recommend!

I’ve recently rented a property through Collinson hall and I must say the process to rent was very smooth, both Emma and Elizabeth was very helpful in the process and to answer any queries that I had.
Improvement wise I suggest the check-in could have been slightly better as the person handing over the keys just handed over the keys and didn’t provide any detail about the house and how the appliances are operated. And it would be very good if they can help setup the payment of the utility bills like electricity and council tax..

If your (Assistant) property manager is on annual leave, no one will answer to your emails. If you call them, they will say to call later! Also, they are so rubbish at costs! In my case, they said to us a certain price, and after they said they mistaken, and they will increase! Also, our main door had some issues (too many) and they blame the people! And they didn’t Pursue the building contractor for what are clearly defective installations! We couldn’t have our windows cleaned because the building is too tall and is no method within reason to access the windows! They don’t have no answer to this, so they have offered us, our cleaning money back!

As a tenant, I feel it's important to share my experience with Collinson Hall. While their five-star reviews might look impressive, they come from people selling their houses. Unfortunately, my experience as a tenant has been quite different. When we moved in, we were immediately faced with a flea infestation. It took a lot of effort to convince Collinson Hall to provide a discount on our rent during this time, despite the fact that the flat was uninhabitable.
To make matters worse, when we moved out, they insisted that we pay for a professional carpet clean, even though it wasn't in our contract and it is actually illegal to ask tenants for a professional clean. This was particularly frustrating, given that they were well aware of this fact. Communication was consistently poor throughout our tenancy, and we never received an updated inventory. Issues like the decayed windows were never properly addressed.
I would strongly advise anyone considering renting from Collinson Hall to read up on their rights as a tenant and proceed with caution. While the agency may have positive reviews from homeowners, their treatment of tenants has left a lot to be desired.

We turned to Collinson Hall for help finding a flat by pure chance. We had travelled to St Albans for a viewing arranged with another agency, only to be told that the viewing was cancelled. This was really annoying considering that we had travelled all the way from Dundee to St Albans for this. We contacted Collinson Hall after seeing one of their signs in the area, thinking that it was worth a shot. To our delight, they arranged a viewing for us within the hour. It is actually amazing how quickly they understood our requirements and how fast they managed to get things arranged, in contrast with other agencies, some of which continue to spam us with offers that are entirely different from what we told them we were looking for. The amazing staff at Collinson Hall turned what would have been a very expensive and basically useless trip into a quick and easy flat hunt. We liked the flat we were shown and we are currently going through the application process. Had an offer accepted on a property and then passed over to Alison who progresses the sales. She is very difficult to get hold of and when she does make contact she always says how busy she is making me feel like I was being a nuisance for wanting an update.
I was constantly chasing for responses to emails and calls.
The sale ended up falling through after I had paid a deposit to a solicitor and paid for a survey both of which could have been avoided if Collinson Hall had done a better job communicating with the seller and being more honest about the situation with the property.
When I contacted them about the sale falling through they didn’t even reply or contact me at all. Not even an acknowledgment from them.
By far the worse estate agents I have ever used. Even if my dream house came up and they were selling it, I wouldn’t buy through them.

Unfortunately, feel the need to edit this review. After flawless service and communication between the estate agents and myself prior to signing the tenancy. Things have not gone as well since. It would seem once the commission has been made that the level of service has dropped significantly.
The person preforming the inventory could not tell me where the property meters were and gave us the wrong information which has resulted in a financial loss for us. Whenever I have emailed about queries to the appropriate person I have been ignored regularly. I have to send multiple prompts and reminders/phone calls in order to get any kind of response. I have been more than helpful and polite when speaking to staff and explained my frustrations for them to again be ignored.
There is a clear lack of attention to detail, which is something I would have thought would be a priority within this field. I have been made to feel like a nuisance whenever I have requested information sent over or actions to be taken. For example arranging for the boiler to be fixed, not being sent the inventory, answers to simple questions, information about the gas and electric suppliers (that we were told we are not able to change) to following up on sending someone over to sort issues.
Massively disappointed with the service. I was prompted to write a review once the contract was signed and was happy to at that time however that was not a representation of the true quality of the company in my personal experience.

Following a bad experience with an estate agent in Park Street, we decided to work with Collinsons - and what a difference ! Having wasted a year with the first agent, I was pleasantly surprised when I met Ron. Not only was he sympathetic and sensitive - it was my deceased mums home we were selling, he assured me excellent marketing, and used a professional photographer who showed the house at its best.
We had an offer on the second viewing - after approx 2 weeks - a serious purchaser who is moving in this Friday.
From initial meeting with Ron to the exchange of contracts Ron and his team have been fantastic. Always keeping us informed and assisting with negotiation.

Whilst I was initially sent an incorrect account name by the Management Agents, when I wrote for the second time that it was impossible to set up a standing order without the appropriate account name, Hardeep Sura solved my problem by return. A poor performance by the company, but good work from Hardeep.
I later heard back from the company that the problem was due to new bank procedures. The original name would have been correct had the bank accepted it. It doesn't alter the fact that my first request for help was a waste of time. All company employees need to be advised of the difficulty and its solution. Thanks for putting me in the picture!

Recently we sold our beloved house through Collinson Hall, St Albans, which we had lived in for many years and was the first home for our two children.
Honestly speaking it was not the easiest of houses to sell. However my main compliment to the team at Collinson Hall was they had the determination to carry on with the sale and always had plenty of viewers to see our property, they never wanted to give up. This is especially important in an area such as Harpenden / St Albans when competition for property is very competitive, especially when you have a set budget.
There is no doubt selling and buying houses is a stressful time, however they were always patient and extremely polite to deal with, in times of stress ! and always had a plan B; which goes to show they have an excellent sales strategy.

I cannot recommend Collinson Hall St Albans highly enough - both as a buyer 5 years ago and, more recently, as a vendor. We received such an excellent service from Becky and the rest of the team at Collinson Hall. They were extremely responsive and honest throughout the process. The marketing of our property was very swift and effective-securing 3 asking price offers in the first week. Thereafter, when everything else seemed to grind to a halt (getting hold of conveyancers, surveyors etc) Collinson Hall kept everything moving and were always available. I had a great experience as a buyer five years earlier and again was very grateful for the team's pragmatism and straight forward nature. Buying and selling houses can be so stressful and on both occasions Collinson Hall played a really vital role in keeping everything on track and reassuring all the respective parties. I whole-heartedly recommend Becky and the rest of the Collinson Hall team.

During the pandemic I heard thousands of people were getting evicted and their landlords and agency just didnt care about termination of the contract which left alot of people in a position that would have made returning to work impossible.
I have clinical anxiety, and the agency constantly has checked up on me during this period and have given me time to meet their requirements which was all I needed ! The landlord has never said No to anything I've ever needed and their collaboration together during this difficult made my life less stressful and more hopeful for the future!

As first time buyers it’s been a relatively daunting process of looking for a property/putting in an offer, however everyone that I spoke to at Collinson Hall were very helpful, in particular Niki who was our point of contact. Quality in Quarantine: A story with a perfect ending. My girlfriend and I had not seen each other since February because of the lockdown. 3 months later and with no sign of things easing up, we decided to rent a place together for a couple of months one Sunday evening. On Monday I was on the phone to Graham and by Friday we had signed. A special thank you to Graham who was punctual, great at updating, and had our best interests at heart throughout the process. Now my girlfriend and I have the opportunity to have some quality time together (albeit after she self isolates for 2 weeks) during this crazy time of life. Graham, Collinson Hall, you have done a truly outstanding job, especially considering the current climate. Your level of service was phenomenal and there were no hiccups along the way. If I could give 0 stars I would. Do not rent from this agency, they don't care about tenants at all. Before my tenancy started they misrepresented how maintenance would be dealt with in the property, which led to several ongoing issues throughout the tenancy. Any problems and they immediately assume the tenant is at fault and threaten eviction - before even talking to you. Then at the end of the tenancy they lost some of the keys to the property after they were returned to their office, for which the landlord then took money from my deposit to replace the locks! All the positive reviews on here must be from cheap landlords squeezing money out of tenants. Completely unprofessional conduct.

Run away from this agency! I would never recommend these guys as a tenant. They work FOR the landlord and not as an intermediate party, they only look for their interest and to take money from the tenants even breaking the contract clauses. Had a broken and damage fridge for months with no replacement, damaged carpet even burnt, that was promised to be renewed and never happened, a member of the team shouting at us on the phone for a mistake that was actually hers, one member agrees something with you and then another tries to change the deal always looking to benefit the landlord at your own cost. I rented from Greene and co in London and from other agencies, and believe me, nothing to do with this, never saw anything like this, I would recommend to find a landlord or any another agency. Will leave the property in two weeks and will have to update this, as we’re taking actions against them for unprofessional behaviour and acting against what their own contract states, and will probably get worse, wait and see...
