Vito made a promise of getting it sold in 6 months and thats what he did. True gent and true to his word! Just completed on a flat that took just under 4years. 3 1/2 with other time wasting agents and 6months straight up with Daniel Madden. After having so many bad experiences with other estate agents Vito and Alice came onto the scene and saved us. We had 2 buyers pull out on us due to the other estate agents incompetence. After moving agents and getting the worst of a service we paid up front Vito swung in and saved us. They are so professional. Got the property on the market fast and easy. Then literally the next couple of weeks had loads of people looking around with 5 different offers. More than the rest had ever put in. Alice then came on the scene and both of them together is like a dream team. They are both amazing and just seriously have that human touch. Understanding of where we are at and where we are going. Listening to our needs and full going through with the sale. I've had it where sales take so long that the agent gets bored and just wants it to go away. With Vito and Alice, the enthusiasm was there to get the deal done and to make sure that both parties were happy. There was a few times when they had to smooth things over. Wow what can I say? We had 4 other agents who said they could sell it. After being strung along by most of them. 1 agent couldn't complete and that was twice. Vito came in and said to me that he would sell it in the next 6 months. Boom 6 months later we just completed. With Daniel Madden I felt listened to. I felt that they understood everything that was about my property. Also how they sold it and kept everyone up-to-date was amazing. I can't recommend them enough. I had been looking for a cash buyer for my now ex-flat, which was located in a building impacted by the cladding crisis - and so full of properties that are currently not mortgageable. Hence the need for a cash buyer. Vito reached out to me having successfully sold another flat in the building and having seen my recently listed 'cash buyers only' property listing on another online portal. A couple of conversations later, he'd had new photos done and my flat was 'on the market'. It wouldn't have been a simple or straightforward property to sell even in a buoyant market much less in the challenging one we were in - but within a couple of months he had still managed to find me a buyer and had an offer on the table I was willing to accept. From there Alice did a great job at keeping updates moving smoothly across the various parties as the paperwork progressed, and within a few months we had a successful completion. I've given 4 stars as there were a few bumps in the road, and things that could have gone smoother - I did end up feeling a bit frustrated at times, but overall the result is undeniable and I'd still recommend their services. They chased me for marketing the property though I had already advertised it on Yopa. Promised me for a quick sale. Agreed a good brokerage, asked for 250£ for marketing. Vito was good however he forgot to lock the door on a weekend viewing when the tenants were away. Though I mentioned it hundred times to lock the door and he assured me , he has done thousand times before. Got me a cash offer which at the last moment was delayed as the buyer wanted to do the transaction in new financial year. They didn't stop marketing the property and when I asked them to start the viewing again on agreed contract, they asked for higher brokerage taking advantage of my current situation. Their sales team wasn't pushy and I felt they were quite respectful of both parties, however it's the aftercare you get after the initial offer has been accepted that really stands out, with regular updates from them (often weekly) which served to assure that although progress was slow with the solicitors, progress was being made.
