I was in the process of purchasing a property, which after inspection by a qualified surveyor has been found to be overvalued by over £10,000 and has the following defects: D1: Chimney stacks - damp within stack/s; D4: Main walls - possible wall-tie failure; E2: Ceilings - sagging; polystyrene finishes - fire risk; possible asbestos content; E3: Walls and partitions - possible asbestos content; F1: Electricity - no current test certificate, outdated system F5: Water heating - no current test certificate, defective/unsafe - hot water cylinder. I4 Other risks or hazards The process including this survey has set me back in excess of £800. I had briefed the estate agent and requested that a summary be put to the buyer before I had to go through the process of arranging quotes for remedial work and price negotiation. The response appears to be a blunt template stating that they are content that their business practices meet the minimum standard of their competitors, that they discourage sellers from arranging these or similar reports made and that I must send over the report I have paid for in full before they will even make contact with the seller...appalling. This is why countries like Scotland introduce legislative changes to force people and businesses to operate to a higher standard. Most people will only purchase one or two properties in their lifetime, during the process they are keen to have the process completed quickly, accurately and with safety in mind. They have big life decisions being made in the background to make a property purchase happen. It appears Davies Craddock are happy to offer the bare minimum standard. Whatever you do you must get a full survey, some sellers and this estate agent will offer you no protection, but hey they are meeting the minimum standards. Good on them. After waiting almost 2 months following on from the survey I have been informed that the seller was aware of the defects to the property in Danybanc, Llanelli the entire time. The idea that a young family could have moved into that property and on day one would have had no manner to heat the home, be unaware of the asbestos content, a failing water heating system, defective walls and ceiling tiles that are a noxious fire risk is frankly abhorrent.... I can't recommend them enough, although they weren't our estate agent, we were the buyers, they were so helpful especially Alex Huge he couldn't of been more friendly and helpful, he checked in with us every couple of weeks to see how things were going and if he could help with anything. Even after the sale was completed we were very late arriving in Wales from Birmingham he still let us collect the keys from him. He's still been helpful since we moved in by sending us the link to the land registry etc, as we had query about access etc. They all were really helpful and friendly. I would highly recommend them to anyone. Well done Guys????... Read more

We had our first viewing them. We walked away from the viewing Wowed not just at the property but Alex that showed us around. He was very professional, the big thing my husband and I noticed was that he was very knowledgeable about buildings work, the area, little details that buyers need to know but wouldn't think to ask at the time. Using our requirements he ensured we had all knowledge to take away with us. It was a completely different experience that we have had with other estate agents around the area. Very honest and open.
