I was in the process of purchasing a property, which after inspection by a qualified surveyor has been found to be overvalued by over £10,000 and has the following defects:
D1: Chimney stacks - damp within stack/s;
D4: Main walls - possible wall-tie failure;
E2: Ceilings - sagging; polystyrene finishes - fire risk; possible asbestos content;
E3: Walls and partitions - possible asbestos content;
F1: Electricity - no current test certificate, outdated system
F5: Water heating - no current test certificate, defective/unsafe - hot water cylinder.
I4 Other risks or hazards
The process including this survey has set me back in excess of £800. I had briefed the estate agent and requested that a summary be put to the buyer before I had to go through the process of arranging quotes for remedial work and price negotiation.
The response appears to be a blunt template stating that they are content that their business practices meet the minimum standard of their competitors, that they discourage sellers from arranging these or similar reports made and that I must send over the report I have paid for in full before they will even make contact with the seller...appalling. This is why countries like Scotland introduce legislative changes to force people and businesses to operate to a higher standard.
Most people will only purchase one or two properties in their lifetime, during the process they are keen to have the process completed quickly, accurately and with safety in mind. They have big life decisions being made in the background to make a property purchase happen. It appears Davies Craddock are happy to offer the bare minimum standard. Whatever you do you must get a full survey, some sellers and this estate agent will offer you no protection, but hey they are meeting the minimum standards. Good on them.
After waiting almost 2 months following on from the survey I have been informed that the seller was aware of the defects to the property in Danybanc, Llanelli the entire time.
The idea that a young family could have moved into that property and on day one would have had no manner to heat the home, be unaware of the asbestos content, a failing water heating system, defective walls and ceiling tiles that are a noxious fire risk is frankly abhorrent.

I can't recommend them enough, although they weren't our estate agent, we were the buyers, they were so helpful especially Alex Huge he couldn't of been more friendly and helpful, he checked in with us every couple of weeks to see how things were going and if he could help with anything. Even after the sale was completed we were very late arriving in Wales from Birmingham he still let us collect the keys from him. He's still been helpful since we moved in by sending us the link to the land registry etc, as we had query about access etc. They all were really helpful and friendly. I would highly recommend them to anyone. Well done Guys????

We had our first viewing them. We walked away from the viewing Wowed not just at the property but Alex that showed us around. He was very professional, the big thing my husband and I noticed was that he was very knowledgeable about buildings work, the area, little details that buyers need to know but wouldn't think to ask at the time. Using our requirements he ensured we had all knowledge to take away with us. It was a completely different experience that we have had with other estate agents around the area. Very honest and open. The communications, fairness and the processes. Can't fault any of it. Highly recommended.

The property I enquired about only had about a week remaining on their contract with Davies Craddock and as a result of this, they were not interested in trying to sell the property and wouldn't return my calls. Very disappointing and they lost an easy sale as a result.

Chris and Denver offered a personal service and communicated fully throughout the sale. Chris is extremely well connected and was able to offer an introduction to a local solicitor, which enabled the transaction to progress smoothly and very quickly. The house was sold within a week and transaction completed with ease. Chris is very knowledgable about the area, offers professional advice and support and kept us updated on a weekly basis.
The sale particulars for the property were excellent- very clear pictures and the video during the lockdown was outstanding and really helped to sell the property. Particulars for the property were available within a couple of days of instruction. Team work really hard to ensure their customers are happy.

Incredible service from everyone at Davies Craddock. As a first time buy I had so many questions and so anxious about the whole process but the staff were patient and answered my 100's of questions. Chris walked me through the whole process and kept in touch with me throughout the mortgage application and solicitors. They made he process easy and comfortable, I would 100% recommend. I found it was worthwhile giving them a ring and telling them what I was looking for in a house so they could keep me updated on upcoming properties. Lucky for me, I found my perfect first home.

I have used this company for 3 years for car insurance for my company car at my own business. Davies Craddock managed to source companies happy to take me on using my company car history from my previous job in the first instance which was a massive bonus. Had to contact them a few times for different things over the 3 years and they are always on their A game, in responding, hence the 5 stars

Never get back to you. I requested to view two properties they had to rent via the website and called the office to be told one property wasn't ready and that they were only taking numbers and names at this stage and that they would be in touch with me once it was ready... that was back in September and didn't hear back from them. The second property no one responded to my request at all.

I was recommended to Davies Craddock with a glowing recommendation. Sadly, my experience was the total opposite. Initially I was dealt with by Stuart who was charming, enthusiastic and seemingly knowledgeable. Once I’d signed the paperwork he didn’t really want much more to do with me and referred my to the team in the office. Other than Stefan the rest are pretty shambolic, as a seller I had to chase them constant for informational about viewings and getting feedback was nigh on impossible. As a result I significantly dropped the asking price in order to get the property sold. It never felt like they we acting in my best interest, they were more on the side of the buyer. Overall a dreadful experience and if I conducted business in a simile manner I’d have no customers.
