We own a property for which I had engaged Empire. First letting, unpaid rent, I had to reconcile due to regular late payments even though the tenant paid on a timely basis. Second tenancy, tenant paid upfront, Empire have decided to withhold rent and not even communicating. Terrible customer service. Would rate 0* if I could.

Fantastic company communication is great and can't do enough to help the sales process easy .
Wether it was asking a hundred questions or messaging on an evening there was not a single moment when they wasn't available to help .
We had mya to assist our sale and we had no idea what we were doing , she made the process so straightforward and simple .

I've been working with them for a year, and if you're considering it, beware. They pay every 3-4 months, but the amount covers only one month. As of December, I'm still waiting for my June rental income. They're the worst rental company for payments I've ever encountered. I've called, texted, and emailed countless times, but they don't bother to reply or make the payments for my property's rental income.

I was a tenant with Empire Lettings for a number of years and my experience has been great.in addition, Ghazala has been extremely proactive in sorting any issues that came up in the house and also assisting me to deal with any issues I had while I was in the house. I'm extremely grateful to her for this. She made my experience even better. I can't thank her enough.
Even when I moved out of the property, she communicated with me to ensure everything was going well and also assisted me in getting my deposit very quickly.

Disgraceful company! Very rude and unhelpful leading to us having to book another hotel last minute due to how unprofessional and disorganised they are.
We booked this apartment for a concert. We arrived in Birmingham for 3pm check in time and went to collect keys as advised by property to be informed the keys were not there to collect. We contact the lady at the property who advised she will need to contact the cleaner as they may still have the keys and she would call us back. I did not receive a call back so I contacted them again with no answer. We were then advised via the app to go to the apartments and the keys would be in 112 letterbox. The letterbox was locked and we were told to put our hands in the retrieve them. This was not safe. We contacted the property again to be told to go check the room as the door maybe unlocked and keys inside. Again not safe. We were run ragged when the keys should have been in the place we were told they were.

The stay at Empire apartments has been brilliant. Location is great and apartments are new and clean. Everything works, wifi is good and ample parking. Due to delays in our house renovations we had to extend our stay a few times, Eleanor, the site manager was absolutely brilliant in arranging things for us and making our check in and check out process as smooth as possible when we had to change apartments. Thank you Eleanor and the team. Will definitely use again when needed.

I recently had the unfortunate experience of dealing with this estate agency, and I must say it has been nothing short of disappointing. From the very beginning, I encountered rude and unhelpful staff who seemed more interested in brushing off my concerns than actually providing any assistance.
My troubles began just three days after moving into my new place, when I discovered a serious issue with the shower drains. Water was backing up, creating a mess and making the bathroom virtually unusable. Naturally, I contacted the estate agency immediately to report the problem and request a timely fix.
To my dismay, their response was far from satisfactory. Not only did they fail to address the issue promptly, but their attitude was shockingly dismissive. I found myself speaking to staff members who displayed an appalling lack of professionalism and empathy, as if my concern was of no importance to them.
It has been months since I first reported the problem, and the shower drain issue remains unresolved. Despite multiple follow-up calls and emails, I have yet to see any meaningful action taken to rectify the situation. This lack of accountability and responsibility on their part is truly disappointing, especially considering the premium price I'm paying to live in this property.
In the world of real estate, communication and prompt issue resolution should be top priorities for any reputable agency. Unfortunately, my experience with this particular estate agent has shown a blatant disregard for these basic principles. I am left feeling frustrated, inconvenienced, and seriously questioning their commitment to providing quality service to their tenants.
I would strongly advise anyone considering renting through this agency to think twice and thoroughly research their reputation for customer service and maintenance. My personal encounter with their unhelpful staff and unresolved maintenance issues has left me deeply unsatisfied and regretful of my decision to engage with them.

I would have given 3 stars but my experience with Raza changed my decision to 5 stars.
From my first experience not getting a property I really wanted to viewing a second one and later learning of my current offer, Raza walked me through the whole process and was readily available via text and call to explain any question I had. He was so responsive even when I sent queries late after working hours.
Definitely would recommend Empire Lettings but most if you get in touch, ask for Raza. His approach to customer experience and management is top notch.

Had a tenancy agreement signed to be let down buy the landlord last minute. At first i thought it was a scam. And then the staff were extremely rude on the phone about refunding the deposit and first months rent back. Do not trust this letting agency they will waste your time.

I wouldn't recommend landlords to hire their services. They don't communicate and will send contractors to fix issues without your knowledge and charge you for it. They are very unreliable with paying on time. I have to chase them every month for payments. They pay whenever they want over the entirety of the month.

Had a viewing booked for a flat and turned up 10 mins earlier than the agreed time. Wait till it’s 6mins after and no one turns up. I call the number given by text from the initial confirmation message and get no answer, I call the number on the property app I found this flat on and they answer straight away….I let them know that I was at the location and didn’t see anyone.
They go on to say they thought they sent a message cancelling the booking and offered a half hearted apology. Ridiculous

AVOID!!!! Paul Tanner of empire took a 2k
deposit from me for a property which was subsequently down valued by 3 separate mortgage providers (no one’s fault) meaning we were unable to proceed with the sale. After advising my deposit would be refunded by noon the next day, Tanner then avoided me for a week, refusing to take or return my calls- I then received an email from him advising he was keeping £1k of my deposit for ‘admin’. Luckily, I have some good friends in the industry who were appalled at his actions and got involved on my behalf, thankfully resulting in my £ being refunded. He is a cheat, a liar and a scam artist- don't go anywhere near them, if you really must deal with him don't pay any money in advance because you won't get it back, I've since found out he is known in the industry for all the wrong reasons - I wish l'd known this before meeting him! There are plenty of other
agencies, don't take the risk with this absolute shark, Paul Tanner is seriously bad news and should be avoided at all costs

Had a really bad experience with this agency today. I had booked a viewing for a property I was interested in 4 days earlier and had received a confirmation on SMs from their end. No one showed up from their end today and their office was unresponsive.
I'd read a few other reviews of poor Saturday experiences with this agency but decided to give them a chance.

I scheduled a viewing with Empire on Saturday, and I called them Saturday morning to confirm if the viewing was still going. They confirmed with me and I went to the property. No one was there, I was waiting outside in the rain for half an hour trying to reach them via phone. After trying to reach them for half an hour with no success, I left. This whole experience was so unprofessional, not showing up to a viewing + not being able to reach them. Would not recommend

We used Empire lettings to help find somewhere in Birmingham. Empire and Teah were excellent from start to finish, incredibly knowledgeable, patient and understanding. Teah went through great lengths to find us a property that matched our needs in difficult circumstances (Covid) and she went above and beyond what we expected of her. She was professional, courteous and dilligent in her work.
We will be using Teah and the team in the future if required. Thanks again.

Very bad experience. The pictures don't match the actual room. Everything was dirty and the bathroom mouldy. Heating is very limited. If you contact them about this, you have to insist in order for them to react. If you have any problems, they will not answer the phone or e-mail. Even if you pay your rent in advance, they will still hurry to write you a letter that you need to pay. It's all about making money and poor customer service. Do not recommend finding any property with them.
UPDATE: after almost 2 years after moving out I still get emails threatening me I have to pay.

Absolutely first class service. On the 29 January 2021, Empire put my property onto the open market for sale.
Six day's later it was sold subject to contract. Less than eight weeks later contracts have been exchanged & the buyers have moved into the property.
Professional quality service was provided from beginning to end by very articulate young chap a Mr Jason Powell, he was always available too answer any queries & put our minds at rest. I highly recommend Empire .

Bunch of charlatons who take your money then let the property fall into disrepair. The property appeared presentable upon viewing , I signed a tennancy to rent two rooms, of which one was water damaged, I was assured the water damaged room would be decorated for when I move in. I tried to end the contract immediately on my move in day as this was not done. They told me they did not have a cooling off period on they're contract. I have been in the property 6 weeks and it's still not done despite me contacting them every week regarding this. Most the fridges and freezers in the kitchen do not work. We cannot sit on the downstairs toilet for fear of capsizing it as it's not adhered to the floor. Communal areas full of rubbish from previous tenants, these issues have been raised multiple times by myself and housemates over the course of months. steer clear of these properties.

Concerning Empire; you pay rent in advance, contract fees, a deposit then they still have the absolute audacity to 'charge' you to dry your own clothes! Yes B29 7NJ has a 'money' required slot on the dryer!
Another thing, this Maintenance is 'dodgy,' I had a problem with my lock, maintenance comes along and looses the door screws, so the handle is loose, then leaves a 'huge' hole in the door around the lock! You could see me on the bed from the landing! I had to patch it up myself as I was certain that was to see if I was in or at work. Staff like to know these things you see, before they 'burst' into your room, touching your things, staying in your room far to long.....'imposing' themselves on your rights! Not alerting you to why 'they' go into your room on a daily basis...

Empire estates have been very bad in maintenance. Me and my housemates had been without hot water for over 10 days. Good thing it wasnt winter. Heating also wasnt working during that time. Also when the maintenance people came in tbe house they actually also opened our personal rooms! Withought being told they would do that. Very bad practice! Wouldnt not recomend to be a tenant to these people!

Liv elyR IS A FALSE REVIEW! It is 'actualy my email address that was removed from my room unauthorised by the EMPIRE COMPANY.' Do not leave money in your room or your passwords around these Empire thieves, even if your going to sit in the garden, take them with you! Now I no longer use Empire, I am very, very, happy. My Landlord praises me as a good tenant. I am now living in great accommodation with a wonderful Landlord. IT is possible to find 'Decent respectful Landlords.' You do not need too accept this 'Gutter low-customer service,' from Empire as a room to rent home provider.
To EVERYONE ON HERE BE WARNED THE GOOD REVIEWS are from DELUDED Empire staff! 'IF you like Constant Drama-rent from these.' Mark my words-theirs a reason why I say that, it's because YOU WILL be on the phone 'constantly complaining!' ONLY FOR 'the telephone appointed AGENT' TO SAY TO YOU "Its a bad line I can't hear you..." Well that's what the reception in alot of their rooms are like-Zero existence-no reception at all! OH and the Wi-Fi is like a 'room Monopoly' 'some get some don't!' The electrical sockets are dodgily charging. For instance if you have a 'Security walkie Talkie' for work, it won't want to charge it! The electrical sockets are cracked and unsafe! I've felt 'electrical sting surges' in my hand more than once from those in room sockets!!! As for 'PAUL TANNER' the 'so-called Manager!' If you write to him he NEVER replies. He's about as much use as you using a piece of 'toilet paper-one sheet' to completely do a bathroom deep clean with! He actually 'encourages negative energy in these room for rent houses!' By being such an appalling Manager! These 'EMPIRE' STAFF are like 'Wild Savages,' they should be let loose into the woods in just their 'uniform,' because let me tell you it's 'EVREYONE' in the Woods that are at risk, because these 'EMPIRE SAVAGES' WOULD BE stealing their food and things from them!
You pay a months rent upfront 'twice' plus contract fees. OVER £800 only for them to turn around and steal from you! It doesn't matter if you pay your rent and on time, they want 'Bonus freebies, they bring a WHOLE new meaning to handling stolen goods!' DO NOT LEAVE nice clothes, Bicycle locks, spare extension equipment around your room, lock them nice 'n' tight! When you go for a viewing I will tell you two places to look, look at the Kitchen ceiling, look how streakily yellow and skutty the ceiling looks. It never use to look like that, that is 'neglect' due to Empire ignoring calls about Kitchen leaks which were so bad a 'pond formed in the kitchen' on the floor! Yet EMPIRE still wouldn't come and view it/sort it! Next, as you go up 1 flight of stairs and turn left to go up the next set of stairs-look up! Look at the state of that eroded yellow damaged wreck of a ceiling! Again....Thats Empire ignoring leak complaints! Ask yourself 'B4' handing over any money 'Couldn't I do better?'
I witnessed aggressive unlocking of rooms on several occasions. I heard the Cleaning Operatives voice-say-whilst unlocking the room door of another room "I hope no bodies in!" I thought 'the person could have been ill off work in bed, or enjoying a day off,' It's an occupied room-a tenant is paying rent for that room why shouldn't they be in their? What business is it to a Cleaning Operative anyway, since when do Cleaning Operatives clean 'occupied rooms?' These Cleaning Operatives think they can muscle their way into your room with out knocking! No knock just aggressive key unlocking equals Zilch RESPECT! TANNER TRAINED-NO DOUBT! You will never get much peace-as the Cleaning Operatives 'shout purposely screaming at each other all over the house! Like a common bunch of Chavs!' They are so unprofessional 4 a professional house share-right? The room doors are of poor quality, not fire doors, and CCTV watches you and times how long you are away from your room!!! CREEPY!!! I would gladly bring fraud charges against these bunch of rogue traders, if I ever catch you recreating my I.D or in my bank account I will 'finish your shoddy Empire!'

One of the most unproffesional and all around bad experiences.
They left our house without heating for at least two months during the coldests part of winter. This happened TWICE.
Appearances are deceiving indeed with this one, since the show you a more than decent house for a cheap price. It all comes tumbling down the moment you step in. Various stuff breaking down constantly including roof tiles. When notified about such dangerous mishapps Empire chooses to either straight up ignore it or pretend it never happened.
If it weren't for my amazing co-tenants I wouldn't have walked out of this house with a healthy mental & physical state.
The icing on the cake is when they tried to claim my & my co-tenants' deposits during the COVID-19 pandemic crisis. I have no possitive adjectives to describe this company, and I'll leave it at that.
Unless you have very good friends and are willing to add a page of misery in your life, stay away....

I could say this is the worst experience i have ever had with a property agent. This agency is very unprofessional, it took so long for them to respond to their tenant's complaint and request regarding the issue that happened in the property. Also, another shocking part at the end of my tenancy is that my tenancy is ending by the 31st of the month, and i just made a personal choice to leave by the 28th because i thought it would be easier since i need to catch a flight by the 29th. However, i changed my mind in less than 24 hours and told them im going to leave by the 29th morning and they told me they will charge me if I stay until the 29th morning, in fact i still have my right to stay until the 31st. Please consider yourself if you want to rent something from Empire.

No hidden fees, lay it all on the table, fairly. It's affordable, don't compare Empire to any other letting agency, try them for yourself, give them a chance!

I had the unfortunate experience of living in a property "managed" by Empire. During that time they were slow to respond to repair requests, tried to increase rent without following statutory processes and failed to provide consistent heating and hot water in the property. They also failed to ensure my deposit transferred to them when they took over from the previous agency. I then needed to argue on the phone, to get them to agree to pay for a solicitor to witness my statutory declaration form, so that I could get my deposit back from the DPS. This agency are unprofessional, incompetent and unreliable. They didn't even turn up at their own office on the day I was due to check out. Avoid. Look at their website with spelling and grammar mistakes to see how professional they are.

I had such a bad experience with Empire Lettings. They have been awful to deal with (from a landlord's perspective) and all my tenants also complained about the way they have dealt with any issues. Empire would constantly enter my property without informing my tenants, which in turn resulted in me having very upset tenants. As the landlord, I tried to be patient with Empire but that did not help at all. They have made continues errors with my rent payments and underpaid me month after month. This meant that I had to constantly chase them to do their own job properly. Now that I have decided to leave Empire and work with a new management company, they have held my funds for over 3 weeks and refuse to send the rent money to me. Awful company, from both my perspective and from my tenant's perspective. I am very disappointed and it was a waste of the management fee that I had to pay for 6 months (as I was locked into their contract).
