The London rental market is very tough. Many agents are pushy, rude and just want to rush you into signing. Caterina was completely different. She was polite and always replied quickly. No pressure at all. In the end I chose another flat, but only because of the flat itself - nothing to do with Caterina. After 1.5 months of searching, she was one of the best agent I dealt with.

First things first, I would love to start with how this property services get 5 stars. Are they providing an exceptional service? Absolutely no. They literally chase you to give 5 stars before you secure your property and sign everything, so that you feel you are obliged to give. This is why I have given them 5 stars a year ago while I was trying to secure a place in the London market. Firstly, the agent representative send me a video without showing the collapsed sofa. I couldn't view the property since I was far away and on the video he skipped all the damaged parts. In terms of problem solving they are the worst agent I have ever seen. I have been locked out of my property since the concierge of the property broke my lock and then I needed to call a locksmith by myself and I paid it from my personal account. It took literally 80 days to refund my money back and the reason why they refunded was I said I was happy to renew my contract. Luckily, my contract ended and I have left this property. It has been 40 days. I confirmed the deductions 17 days ago and waited so long for the refund. Their representative says this is not a legal breach they will be refunded whenever they hear back from the accounts team. Basically, they were delaying it on purpose.After I chase here a lot, their director at least took an initiative and refunded my deposit on the day by apologising. Regardless, it was the worst service I have got. If you see all the 5 star reviews they are all talking about how great the renting process is. Probably I am the first one who rates after receiving a service.

David Astbury's turned a failure into a success. We had a property sale fall through and relaunched the property. Within two days Ceyda and Simon at the Hampstead branch had launched the property and were booking viewings. I've been so impressed from start to finish with the team working on the sale of my flat. Simon really listened and took into consideration various things that were important to me. As I didn't live in the area any longer I was relying on them to take care of a lot of things. Simon and Ceyda made the whole process as straightforward for me as possible, liaising with the tenant whilst arranging photos and viewings. There were various challenges involving solicitors and the freehold but Simon and Simone helped provide guidance and kept things moving and communicated well with me throughout the whole process. Without the involvement of the David Astburys / Excel team I know the sale wouldn't have completed yet (if at all). They've been worth their weight in gold. Being a first time buyer, the whole process has been pretty confusing and lengthy. What has helped is having good estate agents and solicitor.
Simon and Ceyda have been so helpful, accommodating and come with wealth of knowledge and advise for first time buyers like me.
They were very accommodating to hold multiple viewings for me so that I was comfortable and sure with the flat I was about to purchase. This included late viewings.
Both maintained constant communication via phone, email and WhatsApp ensuring I was aware of what was happening and also following up with the buyer and their solicitors on any issues.
Simon was also very open and willing discuss issues brought up in the survey and make suggestions and give advise where needed.
It has been a great pleasure working with the team. I would definitely recommend them!
