Extremely unprofessional and disrespectful experience with this letting agency
We recently moved to the UK and attempted to rent a property through this agency. Unfortunately, our experience—especially with an agent named James—was extremely disappointing and stressful.
As new arrivals without a job yet, we were asked to pay 12 months’ rent upfront (£22,200), which we were willing to do. However, we were sent the tenancy agreement at 2 PM on 12 September, with a demand to sign the contract and transfer the full amount by 5 PM the same day—just 3 hours’ notice, without any reasonable time to review the contract properly or seek clarification.
When we asked if we could extend the time and change the move in date to Monday or Tuesday (15th or 16th September) to review the agreement and move in (original move-in date was 13th), just two days apart, James was uncooperative and dismissive, flatly refusing any flexibility. His attitude throughout the process was rude, condescending. We were made to feel like a nuisance rather than a valued tenant.
Despite not having missed any contractual deadlines, and before the original move-in date even arrived, the property was re-listed online the same evening. James then emailed us saying we had “failed to pay on time” and stated that the holding deposit would be forfeited because we had “not passed referencing” – something which was never properly communicated or documented.
It felt like we were being pressured into signing and paying a large sum under unfair time constraints, with zero respect for tenant rights or basic decency. The entire process was highly unprofessional,
They appear to care only about securing upfront payments, not about treating tenants with fairness or respect.

I thought at the beginning the reviews are fake or like coming from problematic people for Fisks.
Would say I had very disappointing experience. I viewed a property and clearly expressed my interest, then waited for two full days with no update. I wasn’t informed that the landlord had already agreed with someone else already. And fun fact is that I only found out this after calling the office myself.
During that time, I paused my search, expecting basic communication and professionalism. Sadly, there was none. It felt like my time and interest were not valued at all.
Not the kind of service one would hope for when seriously looking for a place.. I would suggest people to think twice when you are moving with this agency

We purchased a flat through Fisks and our experience was mixed. Simon was friendly and pleasant, but James took over a big amount of correspondence from him, and his way of interacting with us was quite strange. Some emails were just flat out condescending and rude, then he went back to being overly friendly, which I found unprofessional. The last phone call was extremely unpleasant, after the agency had ignored us for about two weeks (even though we were under a lot of time pressure) he blamed that on every one else but Fisks… not the most mature way for a grown man to respond I’d think. In the end the purchase went well, from our experience not exactly thanks to working with Fisks.

Under their own admission, Fisks doesn’t check to make sure any of the appliances or fittings (like showers and toilets) work before anyone moves in…. Being a landlord myself, that just sounds like an excuse and/or unprofessional. I’ve now been without a working shower for 6 weeks and their response is essentially “??????? we don’t check that before move in, sorry”. For anyone reading this, I would avoid Fisks at all costs.

My friends and I had a great experience with renting a property through Fisks. James, Simon, Maisha and the entire team were very helpful and prompt with the whole process, which took only over a week to be completed. They were also very supportive of all the changes we wanted to make to the flat and helped with fixing any issues that may arise immediately. Phone calls were answered and replies were prompt, which made the experience great on both ends. I would highly recommend Fisks for anyone who is trying to let their property or rent a property.

Ok so they are an estate agency, so automatically it can't be more than 3 stars.
Slow to respond, poor communication, taking ages to sort anything... the usual.
Moving in was chaotic, we were given no instructions about the property. We received the flat without a working dishwasher, oven, hot water - allegedly, appliances are not checked on move in/ move out... When asking why - no response. Just poor property management.
Now it has been over 2 weeks without hot water and it will be a month without the oven and dishwasher.
We also still don't know which is our parking space, or what our meter readings are because they can't seem to find the MPRN number.
Absolute clown show - but once again, it's an estate agency so you can't have expectations, yet they still disappoint.
I know that the renting market is crazy and you are not able to chose your agency - but if by any chance you can, AVOID FISKS at all costs.

I would highly recommend Fisks - I have recently let my property through them and the experience has only been positive. James and his team have been so helpful and supportive to get the property to market, they take the time to personalise the service rather some of the larger firms, who seem to offer little and just want to close a deal. They marketed the property well, brought in a high number of offers and guided me through the process to find the best offer.
I was recommended Fisks by a friend and I feel they have lived up to their reputation. I would have no hesitation to recommend them to others.

Had very bad experience during our last tenancy. They Will never help in getting things done from landlord in case of any non functional item , second during vacating they charge more amount even for no damage to property. They simply charge lots of money even try to hold the deposit. I would prefer not to go from them to rent house.

Very friendly start until you get in the property. Couple of advices for the tenants trying to rent, just make sure you are there when they check your flat, take full picture of everything, count the pillow buttons if there is a sofa, look inside the smallest details otherwise you will pay a lot. We had a friendly start with the agency, eventually once we have moved in things started to turn around, landlord did not help either, silly us why did we think she would. Very slow with responding to emails and sorting out issues, unless they need something from you. Make sure if you have arrangements such as house decorating or any other things make sure it is on your contract till the smallest details. Some issues that we have reported were not followed up neither the agency or the landlord, some of them Health and Safety issues. Learn from our naivity and make sure everything is on documented. We arranged the house to be decorated with Martin and should have been on the landlord expenses and ended up paying it. Most of the times we spoke to Lubna, we never had the results what we were expecting. Slow answers most of the times, no follow up on issues. We felt left alone most of the time and the agency never supported us when we had issues involving the landlord, eventually we ended up paying a huge amount for delapidations. The flat was not cleaned properly( make sure you check this before moving in), and check all H&S issues before you move in. If possible be there on check in and make sure you are there on check out, otherwise will cost you. Do not think for a second that in a dispute you will have support like we did.

From the leaving tenant's side, most of the people that work there were okay for the most part (especially Martin was very polite but not sure he works there anymore). James' behavior was a bit strange every time. From writing aggressive emails, to having arguments in front of people that were viewing, to even asking random friends that happened to be in the flat at that time for permission to do more viewings on the spot, it felt like he was always trying to argue. In the end everything ended up alright for us, the agency claimed a few hundred pounds and the deposit scheme awarded them zero. If they try to get your money make sure to stand your ground and know your rights, this is a completely unregulated industry.
Edit for the response: Thanks for remembering me, I am flattered, and of course the logical explanation is that it was on my mind for 3 months and not that the deposit scheme decided about a week ago.
Since you also chose to reply to a specific point - my problem was not that you requested a viewing while on an existing viewing, my problem is that you asked someone that was not a tenant and was just visiting (and did not speak much English so they were surprised) in order to avoid asking me while I was in the next room

I was a first time buyer and I am really happy with the service delivered by Martin and James and the way they handled all my queries.
The communication was always clear, on time, and I could visit the flat several times in order to be sure that everything was fine before we exchanged. There was an issue with the boiler and the hob (not the agent's fault), and it was immediatly sorted by James; in less than three days the boiler and hob were repaired. I was kept informed at all times and aware of the different options to deal with the issue.
Being a first time buyer you always have more questions but Martin and James were accomodating and clear.

Martin was very responsive to our initial Zoopla inquiry about our flat. Also, this was also during New Year's, so it was hard getting a hold of anyone to help us. From the beginning, Martin was very informative and responded quickly to WhatsApp messages. He also answered any questions we had quickly and to the best of his knowledge. He was very accommodating to us being abroad and doing everything remotely. Would 10/10 recommend Martin to any friends or family looking for flats to rent.

Agents unaware of landlord expectations from prospective tenants. Weeks of delay in reverting and totally unempathetic towards others time.
Reply updated- thanks for looking into it and getting a reply. Appreciate a quick reply to this atleast was available :) unlike my property search which took weeks for the agents and Landlord to form their requirements.
In current times where all agents are on top of their game helping tenants seek good deals and speedy replies I found Fisks quite lagging and laid back. Anyhow glad we did not waste any further time with them and went ahead with another property. Thank you!

Small agency is perfect, whereas big is just messy . AND i have worked with MANY agencies in this area over the last decade.

Every agency says they are brilliant and the best, but 80% is not true and just marketing , but here at Fisks, led competently by James , they deliver their promise.

I am very pleased with Fisks. My property requirements were very specific. I wanted a secure gated development, 24 hour security, parking bay, a west or south facing reception area with a river view and an east facing bedrooms. I had a very strict budget and Martin Boylan worked hard to find the right property. When I first registered my requirements I specifically requested contact via email or sms only. Fisks was the only agent to adhere to this request. When Martin found the right property for me I was about to travel abroad for a few days on business, Martin met me for an out of hours viewing and handled the negotiation until late into the evening to make sure I secured the property. Although I had to pay a little more than my original offer Martin handled the negotiation professionally and transparently. The rest of the process from agreeing the deal undertaking the references and collecting the keys progressed very smoothly indeed. Martin’s approach professionalism and market knowledge was excellent. When I moved into the property I was disappointed by the standard of the professional clean but Fisks arranged for professional cleaners to attend the same day. All in all a very good customer experience.

I've currently 3 flats on the isle of Dogs and had one since 1989. We have tried a number of agents over the years, many that are probably out of business a long time ago.
Fisks have consistently come up as an excellent agent.. A couple of times I tried to find another agent, to effectively compare the market and on each and every attempt I've really struggled with the classic, estate agent mentality and people that really don't know their market who move on after a year or two. I've been working with James and his team for almost 10 years now and no longer bother to look around.
Without question they are the best. This is a completely impartial review, I've done this off my own back, as hard work and honesty needs regarding and as a landlord I understand the difficulty in finding a good agency. I will copy this text to one more site but no others, and anyone is welcome to find me to corroborate my opinion (and check that I am real)- Mike Mew the Orthodontist.

This is the third time that I have asked Fisks to act as my agent for carrying out a property transaction. I have previously bought property through them and found James to be up front and honest, he doesn't play games or use estate agent selling technics to create urgency, which I have experienced with other agents. I have also sold property through James and found he will always try to achieve the best realistic sale price for you even when the property you are selling may not be the easiest for a potential purchaser to mortgage.
Everyone at Fisks are happy to answer any questions you might have and keep you updated on the progress of either your sale or purchase, they are easy to talk to and you can tell they really enjoy what they do.
I recently sold my latest home through them and I'm extremely happy with the price that Peter achieved for me, he carried out block viewing's which created the least disturbance and the best result's. I felt very safe with them when it came to recommendations on choosing our buyer and achieving the best sale price.
I would have also used there services to by my new home but unfortunately they do not operate in the area I'm moving to. I highly recommend using them if you are looking to either sell or buy your home.

Being new to London, we had met with few agents before selecting Fisk to help us with our home search. We have been very happy with them over the past few years as they have helped us find the perfect home, and have made it incredibly easy to renew our lease for the past few years. I have had three business dealings with Fisks all of which have been very professional.
As a sales agent Fisks gave great service to conclude the purchase of a property in Canary Wharf. As a letting agent Fisks had a tenant for us even before we put our property on the market. Fisks continue to act a property manager for us and I'm delighted to say we continue to receive great service.

Fisks have been letting my apartment for the past seven years. It's not all been plane sailing but I have never had ANY unlet time throughout that seven years. And that's pretty impressive! I've been abroad for most of this time so have been heavily reliant on them. When problems have arisen (due to poor tenants), Fisks have always resolved them to my satisfaction. I've always received a very friendly and personal service which is more than I can say for some of the other bigger estate agents on the Wharf that run another of my properties.
