We chose Proper Local to manage our tenancy, moving in this August, with hopes of supporting a small business. Initially, Christian, the owner, was welcoming. However, after signing the contract, the service took a sharp decline. The issues started with the alleged professional cleaning. Garden furniture and several areas were left filthy, which was dismissed as meeting their cleaning standards. Despite paying for a garden we cannot fully use, the problem remains unresolved. Shortly after moving in, the shower door in the second bathroom broke with a single touch. This left the shower unusable for over three months, with Proper Local offering endless excuses, even suggesting we “just put a towel down.” The washing machine was making loud noises shortly after moving in, we were told to wedge cardboard under it. The engineer stabilised it, but it did was not addressing the root issue. Predictably, the machine broke completely, leaving us without laundry facilities in winter. We were forced to use a laundromat, and Gosia suggested minimizing laundromat use, as reimbursement wasn’t guaranteed. Replacement only came after persistent pressure. The dishwasher stopped working and took five weeks of chasing to repair a simple issue. Similarly, a bathroom heater never functioned properly. Despite engineer visits confirming a need for system flushing, contradictory excuses were provided, claiming the heater wasn’t meant to reach higher temperatures and suggesting we "open the door to heat the bathroom." The heater remains nonfunctional despite the cold weather. Frustrated with their neglectful and dismissive attitude, we filed a formal complaint. Instead of addressing our concerns, we were served a Section 21 eviction notice in less than 24 hours after. Service worsened, and unresolved issues persisted. Adding to the distress, they accused us of being "too loud" in the garden—a complaint never raised before and which felt borderline racist, given our diverse cultural background. We unfortunately cannot recommend Proper Local or their landlords. The service was consistently unprofessional, neglectful, and dismissive. We are prepared to escalate our complaint to the Property Ombudsman if necessary.... Read more

We chose Proper Local to manage our tenancy, moving in this August, wanting to support a small business. Initially, Christian (the owner) was friendly. However, immediately after signing the contract, the experience became increasingly disappointing. Here's our account: First, our issues began with the alleged professional cleaning. The garden furniture, among other areas, was filthy, missed by the check-in clerk too, but this was dismissed, claiming it met their cleaning standards. Despite paying for a garden we cannot fully use, no resolution has been provided to this day. Then, the second bathroom’s shower door broke instantly from one single touch, making the shower unusable for over three months. After endless excuses about finding a replacement, and downplayed the severity, even suggesting we "just put a towel down”. Third, similarly, weeks after moving in, the washing machine began making loud noises, we warned them immediately but, they advised wedging cardboard under it instead of addressing the underlying issue. The machine was “balanced”, but then as expected, eventually broke completely, leaving us without fresh clothes in winter. Gosia literally said to minimise going to the laundromat, as she cannot guarantee the reimbursement is going to happen. The machine was finally replaced, but only after consistent pressure from us. They always act as they are doing us a favour, not doing their job. Forth, when the dishwasher stopped working, it took five weeks and constant follow-ups for them to send someone, asking them to liaise with the engineer for us. This could have been prevented, as the issue, was simple to resolve, was fixed immediately. Additionally, the heater in one bathrooms never worked properly, despite being reported early. It took multiple visits from an engineer who confirmed the system needed flushing. Instead, Proper Local offered contradictory excuses, claiming the heater wasn't designed to reach high temperatures and suggesting we "open the door to heat the bathroom." The issue remains unresolved despite the dropping temperatures. Unable to cope with their unprofessional customer service any further, we filed a formal complaint. Instead of addressing our concerns, they immediately served us a Section 21 eviction notice. We hoped the complaint would prompt better service, but it worsened. Issues remain unresolved, and we are now accused of being "too loud" in the garden—a concern never raised before. This feels disrespectful and borderline racist, especially given our diverse cultural background, where communication styles may differ. Unfortunately, we cannot recommend this property management company or its landlords due to the consistently poor, disrespectful, and neglectful service we experienced during our tenancy. If our internal complaint remains unresolved, we are prepared to escalate the matter to the Property Ombudsman.... Read more

In 2022, I concluded a three-year tenancy in a 1BHK apartment in Canary Wharf, and while my overall experience with the rental agent was satisfactory during my stay, I must express my disappointment with the handling of my move-out process. The most frustrating aspect of my experience was being asked to pay £900 for whitewashing the apartment walls upon vacating. Throughout my tenancy, I received good support from the rental agent, especially in terms of addressing any issues or concerns I had during my stay. However, the situation took a turn for the worse when it came time to move out. Despite having regular house inspections every six months and being informed during house viewings in the final month that the apartment was in good condition, I was shocked to learn about the hefty charge for whitewashing. Living alone for three years, I understand that minor marks and wear and tear on the walls are expected. However, I believe these were part of the normal usage of the apartment and should have been considered as wear and tear rather than damage requiring an extensive whitewashing process. It is disheartening that despite the agency consistently assuring me that the property was in great condition, I was burdened with an unexpected deduction from my security deposit. Moreover, it is worth noting that the agency was well aware of my plans to move overseas well in advance. Given this knowledge, one would expect better coordination and communication to manage the apartment owner's expectations regarding wear and tear. Unfortunately, it appears that the agency failed to effectively convey this information, which ultimately resulted in an unexpected deduction from my deposit. In conclusion, while I appreciated the support received during my tenancy, I cannot overlook the inconsistencies in communication and the unfair charges imposed upon move-out. I sincerely hope that the rental agent takes this feedback into account and improves their processes to ensure fair and transparent handling of security deposit deductions in the future.... Read more

These guys are on the ball. The efficiency and professionalism with which they work is extremely high. With Proper Local, I really felt like they were working with me, on my side, doing their best to help me rent out my property during a difficult time (covid-19). They are probably the best value for money agent on the market, given that you get the benefit of their vast experience, insight and expertise, all for a reasonable fee. My experience with Proper Local has continuously been a positive one. From the get-go, it has been personable, professional and extremely genuine (which is hard to find these days!). Christian (the owner) knows the area very well and is honest and attentive throughout the whole process. Great at communicating, never fails to respond or act on requests, even when the "deal" is done! I've dealt with many estate / letting agents in the past and Proper Local is by far the most reliable, conscientious and straightforward.
