I dealt with a young man called Harrison who was professional and genuine throughout the whole sales experience: He kept us constantly updated as to the progress and even bought us a bottle of champagne when we completed. An experience that doesn't start well will end in the same way. Make sure you ask when the previous tenants check out and if it's the same day when you supposed the check-in don't expect the property to be cleaned on time. I lost first two days at the beginning of the tenancy agreement because the "professional" cleaning team (two people with a bucket with some chemicals) didn't show up when scheduled. I confirmed by email the cleaning went well because I couldn't afford to loose another day and they used that email at the end of my contract against me.
I received many apologies and adviced to make a complain in writing then but that was completely forgotten by the letting agency representative at the end of the tenancy agreement. She sent me this: "The property should have been left in that standard not deliberately in a condition where it was not cleaned, I understand there was a delay by a day but the property was still professionally cleaned, it is unacceptable to leave it in the condition you did and then claim it was not cleaned." I find this message totally unprofessional. First of all, I'm pretty sure she never been to the property, and secondly, I received and hand over the keys to the building administrator, nobody from the agency bothered to be present or to send me the check-in report (only included in checkout report). The photos attached there were never taken in my presence and I was surprised to find some taken with one and two years before me moving in (different furniture).
I mentioned that I have my own photos and video but they weren't interested in receiving them.
The letting agency released part of my deposit in the same day when they received a notification from My Deposit about my dispute; after one month from the checkout day with no reason for the delay as confirmed by email by my favourite lady.
Their decision was to hold an amount for professional cleaning and also mattress cleaning that were "heavily soiled". I used mattress toppers but again nobody listen and I couldn't find comparison photos in their reports.
Good luck guys with this agency.

I have found Greenstone Estates absolutely brilliant. They have acted for me as letting agents and agents for the sale of a different property. They are incredibly efficient and responsive and often they take the initiative, beyond the call of duty, and make me feel that my tenant and I are in good, reliable hands. Lewis Green and Marta Sipos have really looked after me and my tenant, and have responded very quickly to any problems that have arisen.
