I am currently renting through Hamptons and the letting side was great, we got everything in order quickly and it was done, props to Ms Holt for that. The horror of our tenancy began a week later when we realised our drain wasn’t working. No one from Hamptons has any definitive answers or information. They decide to play these mind games with you where they send different individuals to “investigate”. This issue has cost us an abhorrent amount of money and ruined our Christmas. They choose to respond selectively. I was looking forward to Christmas in our new house and obviously they have already ruined that. Please do not let through Hamptons. Their sells department must be great but go through the rest of the reviews, only the sales bit is great. Their property management has caused us great emotional distress as well as forced us to live in an unliveable flat. If they compensate us for the amount of losses we’ve had and give us a reasonable amount of time to vacate the property, I will at the earliest possible chance. Pathetic service. The excuse of this being the holiday period could have been used but I have given them fair notice of over 2 weeks prior to the period with several reminders that this period would be approaching and we would need it done prior to it. To add to my review, someone could have died due to the negligence of the property managers, a heavy chandelier has fallen in the flat below us because of the damage. We were fortunate to have an agent friend experienced, but no longer working in the area, who gave a shortlist of three agents they felt we might consider for the sale of our porperty near Windsor. We chose Nick at Hamptons as we felt he had a a depth of experience and a straightforwardness that we felt was genuine. Plus the network and resouces of a large agency. The sale took a while (unlucky timing to market!) and yet they kept plugging away on social media etc and Nick was available for regular consultation and reviews. The letting side was perfect; Martine had been nothing but great and helpful and understanding. Nightmare starts after the tenancy began; virtually zero support from the property manager; had a blocked drain and it took them over 3 days to send a plumber to sort it out. I did send a detailed e-mail about the inconsistencies with the inventory, but was sent from one department to another. Finally checked out and same items which were pointed out at the beginning of tenancy being discussed again. They have a habit of asking for same thing 3 or 4 times. It doesn't seem like you are dealing with a company, rather disconnected and disoriented individuals. I feel for the landlords, perhaps this is Hamptons modus operandi, dont provide property management services, tenant will move out and they can charge fees from landlords again. Update: as indicated in the response from owner, I did send an e-mail with my contact details, it has been over 3 months and no contact. I really wish there was a way to remove all stars; as they do not deserve even one.... Read more

Dealing with Hamptons was one of the worst experiences I have gone through renting a property. Their email system did not work at one point, 3 times I sent my tax returns and then they wanted them a 4th time. The vetting procedure is awful , having connected my bank to their system to check income, it was unable to obtain the info so I was requested to send statements. Sent Accountants details to then be asked for them again. Was assured several times over probably around 15 phone calls (most from them) and over a dozen emails in a week it was nothing to worry about. Eventually after they asked I prove I had at least £79k of savings and make 12 months worth of payments in a 4 month period I called it a day. To add insult to injury, their BACs system takes 5 working days to return money, not sure where they bank but most genuine institutions have the money in your account within minutes of making payment. Vetting is understandable, however I’m sure it was only a matter of days before they requested a copy of my health report from my doctor or blood type.... Read more

Rented me a premium apartment, without doing any due diligence, landlord had outstanding debt of with utilities provider for 18 months prior to my tenancy. Did not provide mailbox key for weeks after taking occupancy, so couldn’t access warning letters. Utility provider cut off supply was without heating or hot water for 6 weeks during covid as result of their incompetence. Nearly 3 months since tenancy ended, have received £0 deposit yet despite 98% of the deposit being uncontested. Have gone out of their way to delay, claiming for items not mentioned in check out, send TDS the full amount to adjudicate for only a tiny claim. Absolute disgrace.... Read more

Terrible experience with Hamptons of Windsor. All was going well, we were informed that our offer on a purchase of a Hamptons listed property had been accepted. The next day, we were told another bidder had come in with a higher offer and we were gazumped. From then on, the communication (or lack of) from Hamptons went from bad to worse. Trying to get hold of Nick (the "Sales Manager") was impossible. We were in a position to increase our offer to the asking price, yet could not get through to Nick who was handling this property. Multiple phone calls and messages through the Windsor office to ask him to urgently call us. We then found out the property was listed online as "under offer", despite our intentions of beating the requested price. Dealing with Nick is something we will not forget. Perhaps some training in his communication style is required. I would highly recommend people look at other estate agents in the area.... Read more

I wish I can share the same views as most reviewers. Unfortunately my experience with Hamptons is very disappointing. We moved in this flat August of 2017. There was a sewage smell emitting from the kitchen floor. Informed the manager straightaways and yes the respond was immediate. They sent a plumber who have found nothing and the manager has took the report of the plumber alone. The plumber didn't bother to look behind the cupboards where pipes from upstairs apartment runs down to the property. Day after day, we called and send emails to the Heather Fraser to solve the issue as we feel that we are inhaling toxic sewage fumes. Heather was very dismissive to our concern and insist that there is nothing wrong within the apartment. I told her that there is a problem because we are the one living here and we are concern of the health implications that it causes us. We were stressed, we slept with windows opened, extractor fans in full blast and yet we can't get rid of the smell. Our eyes stings from this fumes. We have repeatedly asked for a service using the apps, emails and calls. In the apps, it reflects that issues was attended or resolve whatever language or words it says was frustrating. Just because you sent a plumber, it doesn't mean that the issue was fixed! Heather was adamant that there was nothing in the flat and was adamant that if there was a sewage smell I should call Thames Water? I am not and idiot and I know that Thames Water or the council are not responsible to solve this problem. All I need is for Heather to send a plumber who is competent to come and check it again. Nearly 3 months before the issue was fixed, every time my neighbours upstairs flushes their toilet, contaminated and toxic liquid leaks into our flat. The pipe from upstairs apartment runs down the property and behind the kitchen cupboards.Contaminated fluid from the neighbours toilet flooded underneath the floorboard in our kitchen. Should Heather listened to our concerns and acted as an efficient managers would do, the problem would have been solved immediately. This flat have so many issues, we have asked for the managers to help us with the utility meters. The utility meters in this property DO NOT correspond to this address and in the national data base. The address itself is not registered. We tried our best to solve the problem and since we are not the leaseholder or the freeholder, we are not eligible to make changes this is why we have repeated asked the assistance from Hamptons. On the 8th of December 2018, a couple and a child walked in our living room. It was unnerving as we don't know them and they have the key. We took the key from them and phoned the emergency hotline and told them what happened. Due to security reason and for our safety, we asked that the locks be changed immediately. Hamptons don't really care about our safety because we have to called them again and again and also visited their office. It took them 13 DAYS to change the locks. Please do not tap yourself at the back because it was a poor service. If you really take pride in your customer service and take complaint seriously, you should have contacted me first and clarify the situations before responding to this review.... Read more

All of the people involved in my rental were strictly professional, no-nonsense approach to the entire process. I would particularly like to thank Jiya Saeed, who was walking me through every step. As I was a first-time renter in the UK, her help was invaluable. Will do business with you again. My two recommendations: 1) make online card payments possible not only for the holding deposit, but also for the first-month rent, the 6-weeks deposits, and your fees. I've been looking for a place to move since January 2018 and I didn't have much luck. I lived about five hours away from where I wanted to move to and I seriously hated wasting my time for a bunch of visits that weren't suitable. I had a nice budget but the houses were either boring or too small, too far from the center of town... Jiya of the Windsor branch went out of her way to listen to all my requirements. She set up a couple of appointments (all in the same street) and told me I had to see the first one right away. I was an hour late because the appointments I had before ran over, but she waited with the owners. The place was perfection, every single aspect of it suited my needs and I fell in love with it. Not only did she get me an apartment within a week, she managed to get the price a bit down. It's the first time I'm living outside of my country so leaving everything behind and start a new life is scary but thanks to Jiya I'm got a great new apartment to live in. I had found a few properties in Windsor and also Slough and had contacted Hamptons International (Windsor) to inquire more about viewings and potentially renting one of their properties. Everything was going well as they were very informative and helpful. I had found a property and was in the process of going through referencing and had paid a holding deposit to secure the property. They had sent me contracts before referencing was completed which i found odd but i only assumed that each estate agent would do things differently. Shortly after my references was completed. I had a phone call from the agent i was liaising with to only tell me that my references failed and that i am not allowed to rent any of their properties for the rest of the year. I had asked them the reasons why my references failed as i have rented previously and i have never had any issues. They refused to tell me the reasons and just let me in the dark. They said that i should contact the referencing agency for them to disclose the information as they were unable to tell me anything. I then contacted the referencing agency to see why my references failed and the referencing agency said to me that they do not make the decision, they only collect the information and that the estate agent would be the on who would disclose this with me. Feeling confused i called the estate agent again and they told me that again, i should contact the referencing agency to find out the information as due to data protection act they are unable to. Now surely, as this is my own information i should be entitled to know what the issues are. My credit score on Experian is perfect and i have rented before so it really baffled me to why i was unable to rent a property? They did not offer me an option to put down a higher deposit, nor did they offer me to obtain a guarantor. On top of that they refused to refund my holding deposit which was £500. I had sent them emails stating that they never gave me options to secure my rental agreement and that there was a clause that states my holding deposit can be refunded if they were to pull out. There response was poor and mentioned that they didn't pull out but simply my references failed. They never even responded to my question of having a guarantor or putting down a higher deposit. In the end they only refunded me £189.50 out of £500 and said the rest was because they drew up contracts to which was done before my references was completed. This was very disappointing and i had lost money for no reason. I understand that a holding deposit can be non-refundable under certain circumstances (ie. if i was unable to obtain a guarantor, not able to put down a bigger deposit) but given my situation i should have been able to get my holding deposit back....
