Our move wasn’t that straight forward. Moving a family of 5 a long distance. Mark was our advocate throughout. Chasing buyers, sellers estate agents, brokers and solicitors. He always knew what was happening, always updated us, even late on a Friday afternoon. He made a difficult situation as easy as it could have been and reduced the stress considerably. I too am sorry I feel the need to leave this review. Honestly worse than useless. We rented through Harry Charles for 2 years during which time we were left to live with damp & mould for months while nothing was done about it. Only after we ended our tenancy did Leone tell us that we should have withheld rent - no guidance at all while we were left to live with it.<br><br>As we reached the end of our tenancy, the ancient dishwasher failed and water leaked out onto the electrics causing everything to trip. We notified Harry Charles and the landlord, neither of whom did anything about what was clearly a dangerous issue. We had also had an issue with a fridge/freezer that when we investigated it ourselves, had been recalled 10 years previously due to a dangerous fault.<br><br>After we had left, I requested visiting reports from Leone as surely you would think that some issues we had had/things the landlord claimed for would be noted in these but I was ignored.<br><br>As with previous reviews, no doubt HC will ignore the failings noted here and try to smear us in some way but the service and communication during these two years was incredibly poor - they don’t even seem to communicate with each other so no-one has any idea what’s going on.

DO NOT RENT THROUGH THIS COMPANY! My partner and I rented a property through this awful company from 2018-2023. The service they delivered was appalling. Left without showering facilities for 10 days during the covid19 pandemic whilst they sourced the cheapest possible alternative immersion heater. (They tried to charge us for the emergency call out fee for this, despite not having any one contactable from their office at the weekend OOH) The flat rented was ridden with mould which they did nothing about. The odd jobs, such as, a fresh lick of paint etc was done by cowboys. The company promised us a fresh looking garden during our initial viewing and this never materialised, we were left with weeds and mud for five years. And to top it all off we got less than 20% of our deposit back, of which we had to fight our case just for this. Genuinely the worst experience I’ve ever had. If I could rate them -5 stars I would.

AVOID. They rented me a house with no working toilet or hob, among other issues. I was advised to use a bucket.<br>I was not able to move in for almost a week, which would have been fine yet they still want to charge me for the week, I had to undertake to do some of the work myself, and they will swear blind that issues do not exist, despite the issues provided by video, photo etc. They do not care less about tenants and communicate with passive aggressive disdain. I now have a year of them managing my property unfortunately but if you can avoid the experience, go with another Agent.

Did not have a good experience with Harry Charles at all as when enquiring about some properties they currently have advertised I was told they have no landlords on their books that will accept Universal Credit and they don't have anyone available right now that will. I find this unfair and discrimitory as the flats I was looking at in watford was well within the LHA for the watford area(2 bed) one being £950 per month and the other just over. Also with a guarantor. I am extremely unhappy with this treatment as 2 years before when looking for a property i found one online through Harry Charles which i visited with my guarantor(father), I was in full time employment with guarantor and they were more than happy to accept me as an applicant for their properties, in the end I obviously didn't go with the property I viewed.<br>I was under the impression discriminating for someone being on universal credit was not allowed or unlawful maybe I am wrong?

Some of the worst letting agents I've ever used. Every trick in the book to try and fleece us as tenants. Even our landlord dropped them eventually though.<br><br>They tried charging us some of the same fees multiple times (keep an eye out because I think these were in templates of letters they send) whoever they hired to do the check-in inventory did a great job trying to screw us over by hiding or omitting existing damage and items in poor condition and then they tried not acknowledging our emails when we took our own photos to add them onto the the inventory because it was so obvious.<br><br>Them managing the property just consists of them forwarding maintenance emails to the landlord. Who i believe rightly expected more.<br><br>The issue of ignoring or just failing to reply to emails came up again when we were trying to leave and disputed deductions from our deposit. Fortunately TDS seemed to encourage them to follow the rules otherwise I think we would have ended up in court.<br><br>DO NOT WASTE YOUR TIME OR MONEY.

I had the best experience buying my first house. Mark was the best and explained things patiently to me and kept me updated on things going on behind the scenes. He even fought really hard to get the keys for my birthday and surprised me with some delicious cupcakes. What a lucky dream for my fist house buying experience. Leila was also really fantastic. This agency has managed properties for me for very many years (since it started!) and the service I have received from its staff has been excellent throughout. Having decided to retire and sell the last remaining property they managed for me, I asked them to handle the sale and they found a buyer very quickly. So, from managing problems ranging from tenants burning a flat, flooding a flat, and plenty of other deliberate acts of vandalism, their staff have been there fighting on my side and have been instrumental in achieving successful outcomes. Anyone can get things right once but getting it right so consistently over such a long time requires an absolute commitment to professionalism and customer service. I cannot recommend them highly enough.

AVOID - carried on showing a property up for rent AFTER I paid Reference fees<br><br>I had arrived to view a property to rent, after a short wait I had called to check I had the right place only to be shocked that the person who I was suppose to meet answered the office phone,<br>I had viewed the property and decided after viewing another that day I wanted to rent it, with having to give a months notice on my current property I had decided to start viewing a week prior to the deadline to be safe, I had given the agent who I won’t name my desired moving out date and he assured me “the landlady is really flexible” and it won’t be a problem,<br>Later that day I called the office to speak to him to give my offer however he wasn’t in the office, so another lady answered and when I said I wanted to rent a property I had viewed earlier that day without asking any further questions she straight away said “do you have your card details to pay the Reference fees” I remember thinking do you not need to speak to the landlord first? But I was so keen to secure the property I paid the fees and was assured with the Reference fees paid no more viewings would be made.<br>By the next day I had not heard anything or received any reciept or confirmation email, I called to chase and was assured everything was fine but the landlord was abroad so with time difference were struggling to get hold of her,<br>3 working days later on the Friday I had still not heard anything, with the weekend approaching and my months notice deadline drawing near I had called again and was again reassured all was fine still struggling to get hold of landlord,<br>Monday came and I was finally called back by the agent who showed me the property only to be told that “it wasn’t good news” and that the landlady had decided to rent the property to someone else who could move in earlier who they showed it to 4 days after I had paid the fees, I had to wait 3/4 working days for my refund,<br>Fact is I appreciate an estate agents position and that getting hold of the landlord was a struggle, however they never should have taken £150 Reference fees off me to then carry on showing the property to other people,<br>Worst thing is half an hour after I paid the fees a property I had viewed the day before but was told was given to someone else, had called me to say the deal did not go through and was I still interested, I had to respond to say as much as I actually preferred it I had only paid fees on another property,<br>As a result I had lost out on 2 properties, thankfully I found somewhere else not through an Estate Agent, as this together with many bad experiences has put me off every using estate agents again

As immigrants who had just arrived from South Africa a few days before contacting Harry Charles, we did not have local references and were not yet employed. We were however in a position to offer 6 months rent up front, which most agents offer as an alternative means of security. Harry Charles, however, were not interested at all. We requested to view an apartment in Watford, and without even offering to ask the actual landlord, the agent was just plain arrogant and uninterested. I suppose he is just anti-immigrant. Well, we found a lovely place with another local agent. They happily accepted our money and we have a lovely landlord. I would advise immigrants to steer clear of these agents. They don’t seem to welcome your business. Thanks for nothing, Harry Charles.

Their offices look very smart but the service provided does not live up to it. They were quick to find me a tenant but after that it went downhill. The few changes I asked to be made to their standard tenancy agreement were done in an amateurish way that left enough loopholes to make them quite useless. I had to ask for amendments but made the mistake of explaining why these were necessary so then it became too complicated to be dealt with so I had to just spell out the 7 rewordings I wanted. Even then, one was omitted, so another email necessary.<br>Their contract is also very amateurish and almost designed to be misleading. It is tailored for a full management service so if you have a tenant find only agreement then the terms are not stated at all e.g. they only inform utilities and council tax for a managed agreement but the contract doesn’t make this clear. I specifically raised this point when I took on the agency but again I was mislead. You need to read between the lines. Also, in 15 years as a landlord this is the first agency I have used that does not handle the tenancy deposit. Again, they only do this for the full management service. When I pointed out the flaws in their contract I did not hear from them again.<br>In all this agency has given me the most amount of aftercare hassle that I have experienced and I will not be using them again!
