I must say, I highly commend this organisation. I rented a student flat, directly above the office of this prestigious team of estate agents, such that I was privy to the 'in's and out's' of their business. The guy's were very helpful and polite at all times (particularly when tackling our 'rat' "infestation"), the man of the hour being Sean.
Shaun was polite, prompt, and efficient in resolving issues and never hestitated from jumping in to lend a hand. I fondly remember when he bravely scaled a steep ladder into our dark abyss (the "loft".) Upon reaching the summit, he turned to our dependable pest control expert, Gary, and proclaimed, to our utter bewilderment, "Yeah... I see it" despite looking in the total opposite direction to the rat horde coinhabiting our flat. All issues were resolved on the same day, or as near as possible. Our rent was affordable and very reasonable for the upmarket area - I highly endorse the "Heat n' Eat" takeaway in the Nisa, the mutton khottu is next level.
We had pleasant encounters with Mary, Tan, and Stevie - they were always smiling and entertained by some 'light conversation'. The lauded team are very hardworking, we often witnessed Shawn and Tan working into the early hours of the morning!

So, Henry's Estate Agents – the real estate equivalent of procrastination. Their confirmation statements are as late as a teenager's curfew, and their accounts are MIA since March 2023. But fear not, they've dodged the strike-off bullet more times than a clumsy ninja. And with directors switching roles like actors in a soap opera, it's like Shakespeare meets "The Office". If you're into real estate adventures with a side of paperwork chaos, Henry's Estate Agents might just be your jam.

Tbh you're better off going with prominence or another local agency in the area; if you're a landlord and if you're a tenant then find houses associated with another agency... the others nearby seem competent unlike this unprofessional, incompetent team of agents with clear management failure.

I had an overall good experience, I had a studio for 2 years that cost £650. Bills included for university. The agency deals with maintenance issues, they tend to be quick upon request.

Henry’s saved my university experience !!! I was struggling to find a budget friendly accommodation that was still good quality and well looked after, but between the staff at Henry’s, all I had to do was phone the office once and they did all the work for me, found my ideal accommodation close enough to Warwick University since I don’t drive, and they fully managed the property so any maintenance issues were resolved within 2 days of notifying them. They were very attentive, stress free experience. Thank you Henry’s !! ????????

Called 3 times to view a property to buy, no response and lack of any professionalism. According to companies house, they (no.09994381), have attempted to be struck off last 3 years in a row, on last filed accounts were in negative equity and had only one employee ..! Would avoid and go to a well established agent.

Rented through this agency last year. They do not treat students well.
Property was not cleaned when we moved in (even found a used condom under one of the beds) and when we moved out they tried to say that it was cleaned and that a few water marks on a shower door were reason enough to try and withhold some of the deposit. Once we asked for proof that the property had been cleaned, that quickly went away.
Another issue that came up was that they never gave us 24 hours written notice when they wanted access to the property for viewings or for maintenance. One time we refused entry to a worker because we hadn't been warned about it. We received a call from one of the agents threatening us saying that we were causing trouble and that if we wanted trouble then they would come over and review the whole contract with us and find everything that we were doing wrong as a way to withhold the deposit or evict us. Truly an awful experience.
The only thing that was okay was they were able to fix things in a somewhat timely manner although they never had our lawn mowed after we moved in and instead dropped off a terrible manual mower that took us ages to mow the lawn with. Ultimately, would not recommend!

You should avoid this as they are too unprofessional. Call & send message to this agency, the sales named Stephen literally doesn’t help at all. Some of my friends have similar experiences with this agency. Go to high street and pick any proper agents.

If I could give this place 0/5, I would. The management is horrible, unresponsive and quite frankly, very disrespectful to the students renting. I would recommend not renting student accommodation under Henry's for peace of mind - they are just that terrible and it's truly not worth it.
No repairs, horrible communication and our house was dirty the day we moved in and if you aren't proactive, they will just mess with you and your money - don't go to Henry's!

If ever there was a bad estate agent, this is it! These people are holding on to almost £500 each deposit due back to my daughter and her housemates just because they claim to not have received 2 keys (which I personally posted two weeks ago) even though Royal Mail has confirmed on two occasions now that there is no reason why the keys wouldn't have been delivered.
They keep moving the goal post, even claimed that the postage was underpaid (which my daughter has paid) and they are still claiming not to have received the keys!!!
I just rang to tell them to have new keys cut and deduct the cost from my daughter's deposit. Guess what the 'not very nice lady' told me...she will also have to deduct extra to cover her trip to the key cutters. WOW!!!!
Might I just add that the property was left in pristine condition. You wouldn't know it was occupied by students for almost a year!!
As you can tell, I am one very irate parent who doesn't like seeing her child taken advantage of. It's daylight robbery!! So if you are a landlord in the Coventry area, you'll do well to avoid dealing with these people...They are shamelessly unscrupulous!!!

Definitely the worst agency I’ve ever dealt with. Our contract includes WiFi and they didn’t even bother to give this to us until a month and two weeks after we moved in.
They didn’t even bother cleaning up the house before we came in. We had to clean up most of the mess that the previous students had on the first day of moving in.
They’re very unresponsive, unprofessional, for even Steven to have the gut to tell me that I should move out since I’m showing him the issues of the house he advertised to me.
They seem nice at first , but when you sign the contract they disappear when you have issues and problems with the house.

I have been waiting weeks for a refund on my security deposit. Each time I am given a date for when it will be refunded, it's delayed even further. It's so disappointing that so many students have such terrible experiences with this place. Avoid.

Been contacting them to get my deposit back since September but I guess when it comes to giving back what they owe, they suddenly stop answering altogether. Contact landlords directly if possible for accomodation and not through them.

Well, they are more than perfect before you sign the contract. After signing the contract, they will just ignore you all the time.
If you need them to fix a broken stuff, they will take ages. If you ask them to help in an issue, they will stop answering your emails/calls.
And the most annoying thing is, the lease shows that the deposit should be returned the day after the end date of rent, if there is no damages in the property. However, Henry’s will keep postponing it day by day till the tenants actually got no long interested anymore in the deposit.

If you have rent from henrys already and have some problems with them, contact the student union advice centre, the lawyers will help you for free
And remember to check if your deposit have been protected, if not you can ask for three times compensation.

I got accepted to Warwick University. However I didn't book any accommodation before my arrival. When I arrived to UK, I decided that I want to live in Canley so I could have an accommodation within a walking distance to the university. I spent 3 days searching for a good accommodation but I couldn't find anything decent at an affordable price. Luckily, I found Henry's Estate Agency. I immediately enjoyed the options that they gave me. They are great professionals! Stephen showed me couple of houses and I found my perfect choice. Most importantly they always helped with any problems! Also, the prices are decent and the quality of service is high. I would recommend it to everyone who wants to have a comfortable accommodation with the walking distance to Warwick University. Tan and Stephen always try to fix any problems. This agency values every customer and provide outstanding service.

I would like to thank Tan and the team at Henry's for helping us over the past three years, we first approached Henry's in 2016 when we requested a viewing for a house to buy, this was our first ever buy to let investment and we were very nervous! His colleague Stephen helped source us a property, upon completion we were found tenants immediately and have had our property smoothly managed since then. After purchasing our first property and achieving the returns we were quoted, we then proceeded to purchase three more properties via them, all have been majorly successful (touchwood), Tan has recently started mortgage broking and has brokered our previous two mortgages with ease, a great asset to have under their belt. If you wish for this establishment to process any of your complaints, simply give them a 1-star review on Google and realise how quickly you will be subsequently contacted.
This will likely entail an apology along with some crocodile tears, after which you will be asked to take down your review in exchange for having your request answered (perhaps even with some form of reimbursement, if your original complaint involved monetary fees).

The members of the team constantly ignore our requests, even the simplest ones such as sending us a reference number, or solving minor issues concerning the house.
The services were really good until we actually moved in the house, point at which we started to be totally ignored.

I had a great experience with Henry's today. Our group of 6 were looking for properties in the area around the University of Warwick. I was contacted straight away by Stephen who lined up several properties for us to view and helped transport us to each. Not only this, but he was extremely clear and open about the process of renting and the facts of each property - he assisted wherever he could. After only a couple of hours, we had viewed the properties, analysed the information about them, and then reserved a house! I can only put this down to the fantastic dedication of Stephen and the team. Would definitely recommend to anyone.

Henrys clearly have very high standards of properties in the Coventry / Canley area. They were extremely accommodating for me who had to travel on a weekend from Newcastle, but they worked hard to arrange a viewing and reassured me that the property was mine if I wanted it. Since then, the admin process has been handled smoothly and professionally, and they have answered all my questions and been a joy to work with! If you are looking for properties in the area, I can't recommend working with anyone else.
