I think it's difficult to judge as the housing market is slowing down very quickly after last year's manic buying. It's hard to judge prices at the moment .

Chris Macklin and his team exceeded our expectations when selling our house, where we had lived for the past 32 years. Very professional and responsive from start to finish. Although we received several offers very soon after advertising, the process towards completion took a long time, but was really only kept on track by the agents....and at completion even the buyer complimented Chris , by saying but for his efforts the sale would have stalled. As in so many aspects of life, it's the attention to detail that you remember most....for example when taking the brochure photographs, his brother opted to return later in the day, because the sun would be lighting the front of the house from a better angle.
Good humoured and easy to get on with from start to finish. If you need an estate agent in the Hale/Bowdon/Hale Barns area , you can do no better than Ian Macklin & Co. Excellent.

Macklins produced an excellent brochure with flattering photographs and clear text (which they tweaked after we commented). They unfailingly alerted us when showings were scheduled (and when they were cancelled). Showings were conducted with a nice blend of humour and humility. When offers were made they guided us through the process expertly and handled negotiations in a business-like manner without pressuring us. When a purchase fell through they provided much needed reassurance and started over with renewed enthusiasm, eventually achieving a better price The standout feature of Macklins’ service was their communication – we were never left wondering what was happening. Very poor service. We lost a house which they were marketing due to their very poor communication skills. We were initially told the property would go to "best and final" offers but then informed out of the blue this wouldn't be the case and it was too late to put in any offer. After convincing them to take our offer to the vendor we were told it wasn't successful. Fair enough. We subsequently found out that the house actually sold for 25k lower than our offer !! So it looks like our offer was never presented to the seller in order for them to cover their previous screw up.

All the members of the Team are Professional and nothing is too much trouble. I had more viewings in the first month than I had in 9months with a previous Estate Agent. We used Ian Macklin to sell our previous property and to also buy our current property, from both sides of the process Rob and the team were extremely helpful and on the ball. Rob was very knowledgeable about the area we were hoping to move to (Timperley), he gave us lots of advice and answered all of our questions.
