I was shown round a flat for sale by the manager who resembles a rodent and is a rather shifty little fellow. The flat was lovely,apart from the leaking roof,the peeling walls,the damp throughout.......I really can't fathom how this lot stay in business! Avoid!

I first dealt with James Chiltern back in 2019 when I met Mathew for an appraisal. After dealing with several pushy estate agents, I found Mathew's approach to be refreshing and was impressed by his knowledge of both the market and the local area.
I also met with the owner, Ayyaz, and was equally impressed with his knowledge and for his enthusiasm for the area. After receiving sound advice on both the sales and rental options, I decided to proceed with their letting service.
Ayyaz took a great set of professional photos, and his attention to detail was evident when liaising with me on the property particulars.
In just a few days, a tenant was found, and after the referencing was completed, we agreed on the asking price.
I subsequently used James Chiltern in 2023, and another tenant was found in a matter of days and at the asking price. On that occasion, I dealt with Chris in the lettings department, who worked quickly and efficiently; always keeping me posted on new developments.
Due to James Chiltern's professionalism and high level of service, I decided to refer them to my neighbour, and unsurprisingly, they quickly found a quality, long-term tenant.
It has been a pleasure working with Ayyaz and his team, and I have always received a warm welcome when visiting the office on London Road. I will definitely continue to use James Chiltern and will recommend to neighbours, friends, and family.

They left a sign up at my property for two years. When a staff member came to my property I asked them to remove it and was threatened by him quote “I know where you live”. Despite me escalating this many times via calls and emails to their office, they have consistently refused to take it down. Avoid.

I feel blessed to have JC as my 1st Estate Agent in London. Almost a year ago when I was looking for a Room to move out to, being a Part-Time Student and a Full-Time worker, JC came to the rescue. The staff at JC have always been warm, approacheable, professional and considerate. I would not give them any stars if there was an option. Do not trust this company what ever you do. They are a back alley organisation and scam people for money. Aziz is apparently the scamming director who puts frontline staff to do all illegal dealings via his company. There will be a full investigation for coersion and money laundering. Go somewhere else local honestly stay away otherwise you will end up regretting it.

Beyond useless. Trying to buy a property and dealt with manager Chris. He was like a smooth talking second hand car salesman and is not to be trusted. The owner tried to rip us off on the price and did not disclose damp which he had painted over.Chris said no damp! We had to pull out and lost money. Now owner is selling at a lower price. Don’t trust this grubby little firm,particularly Chris! Avoid!

I would give this place a 0 & below, the name is misleading, as they are Asian, no problem, but don’t misrepresent! Also, the dude who runs the place is bloody rude and arrogant (probably can’t swear here), and wasted 3 weeks of my sale time, farting about doing absolutely nothing! Had to use the people who sold me the house in the first place, below South End. If you want your sale moving, don’t go to them!

I've never dealt with a company that has such consistently low standards, each time you think they've hit a new low they outdo themselves yet again.

Re James Chiltern's reply.
The tenant was repeatedly let down by James Chiltern and the "many issues" in the flat were resolved within days of James Chiltern no longer managing the property.
They were so poor last year that they agreed not to charge their fee for 4 months as way of an apology, hardly the actions of a company who believe they haven't let themselves down.
Now they are making baseless accusations of rudeness in a transparent attempt to distract from their own failings. Hopefully they won't embarrass themselves further.

I'm a landlord and I used James Chiltern as a letting agent. They ignored my tenant for months, failing to make basic repairs to the property without notifying me, making my tenant's life a misery.
When I found out, because the tenant contacted me directly, I instructed James Chiltern to make the repairs. But James Chiltern failed to do so and left me to make the repairs at my own cost. Despite this, James Chiltern still took their full letting fee.
When I told them it was time to part ways they failed to respond until the rent was due and then took 90% of the month's rent in fees and punitive charges for leaving them. They did that without my consent and without even informing me that they would. I only found out after they'd already taken my money.
The service they provided to my tenant was appalling but they've shown no care or worry about that. They've effectively stolen from me under the pretense that a term in a contract says they can, despite being unwilling to supply me with a copy of the contract they're referring to and despite their repeated failures to fulfil their own contractual obligations. Indeed the tenant's AST had long moved on from its fixed term to a rolling contract, yet James Chiltern maintain that my obligation to never leave their service exists in perpetuity.
The complaints procedure is essentially non-existant and there has been no attempt on their behalf to negotiate a fair resolution, despite the fact I've only had to remove them as a letting agent due to frequent failures on their behalf.
The treatment provided to my tenant makes me wonder if they were trying get them to leave so they could extract more fees from me in finding a replacement.
Most estate agents are difficult to deal with at the best of times, but James Chiltern are the worst I've had the misfortune of working with and I would advise anyone to avoid them. My tenant has written to me to thank me for removing James Chiltern as he couldn't take their appalling service any more.

I was eagerly looking to move in to a new house ; hence had contacted numerous Estate agents, no doubt all displayed apt professionalism. However the proactivness and customer experience displayed by Stahl Fernandes and his team ( JC branch at london road) was stupendous.

I'm a landlord who used this business for several years and am very dissatisfied with them. They are extremely forgetful and unresponsive. You have to chase them to do anything, even get the tenancy agreements signed which you'd expect to be their first priority. They seem incapable of solving tenant's problems or effectively communicating with tenants. They only contact you when they want money, otherwise they just ignored your emails.

I had found a one bed flat through James Chiltern to rent, paid my deposit and provided my documents. For a week my references hadn’t been contacted. James Chiltern informed me the landlord had decided to move back in 7 days after I paid the deposit. Bearing in mind they had known for a week and didn’t think to warn me of such so at least as I was aware. A few hours later the property was back on their site and available for viewings. A quick phone call made by an associate of mine discovered the landlord is not moving back in and the property is going through referencing with someone else AFTER they had received my deposit within 5 minutes of receiving their email requesting it. They are deceitful, liars and should NOT be trusted. This is a warning to all they will make mistakes which involves money and lie about it and make no attempt to pay you back you have to chase them for your money.

We understand that it was the vendor's prerogative to do this, however, it would have been simple courtesy for James Chiltern to inform us but they did not.

I had some nervousness about dealing with lettings agents as I have only ever leased my flat privately. However, any cynicism I had was very quickly dispelled. They are accessible (always contactable on the phone or email when needed), flexible (they ensured their viewing appointments worked to suit everyone), thorough (they undertook in-depth references and checks to ensure a suitable tenant was found) and great value for money. I feel safe knowing they’re responsible for my property. Can’t rate them highly enough.
