Awful experience. Selling your home is one of the most stressful experiences - and Stirling increased the stress levels ten fold, with his complete failure to keep us updated with the progress of the sale. Promises to call us - were never kept. He told us that the exchange and completion dates were imminent and then we found out later that the buyers were actually away on holiday! As a result we were left in limbo - with furniture in storage and we were sleeping on a mattress for weeks.
Communication is key - a matter I stressed to Stirling who wholeheartedly agreed - then he left us high and dry and pocketed the cash. How do they sleep at night? AVOID AT ALL COSTS

Worst letting agent that I have ever dealt with! Warren is unprofessional and lies. Was promised an inventory would be done over and over again. This did not happen. He then lied and told us that "we" said the property was to old for one (it was built in the 60's!). Why would we do that when its in our best interest to have one! Needless to say the property was left in a state! Do yourself a favour and either rent with another agent, who knows what they are doing or do it yourself on Open Rent.

I recently completed on the purchase of a property with James Hayward. It certainly wasn’t as straight forward as it could have been (no fault of the company) but Julian went above and beyond to ensure completion happened. He worked tirelessly liaising with a number of solicitors and the vendor. Without Julian, the purchase would not have completed!
The length of time it took to complete meant I had contact with several members of the James Hayward Team (Julian, Dee and Stirling to name a few) and ALL of them were helpful and professional ensuring I got the answers I needed and being a reassuring voice at the end of the phone. Our experience so far with James Hayward has been a positive one. We are sold subject to contract, so our sale is not yet complete but they have guided us well to this point. The valuation was accurate (4 valuations we received differed by £50k), the photos were excellent and service consistently good, sometimes excellent. Dee their administrator is a star! And Sterling has provided good counsel on a number of occasions when tricky decisions needed to be made. It is hard to chose an estate agent, especially when there are so many locally but we do recommend James Hayward.

Had someone come and value my home. He came with a property valuation sheet concerning my flat (with the wrong year built on it). Reading between the lines (and I could be wrong) but basically wasn’t interested. Made me feel like my flat was rubbish as it was in a council tenement. I showed interest in one of the properties they were selling and he was quick to tell me someone was already intested in it (it’s still on Zoopla) and no agent would entertain me looking at properties unless mine was under offer already. Id rather pay my commission elsewhere.

Firstly they use the company ‘Rentguard’ to do intrusive referencing checks. If you don’t know Rentguard you should look them up. I am self employed and have rented in London for the past 10 years in various different flats and houses. After failing their so called “referencing” checks I then offered, as I have with some other letting agencies in the past years, a 6 months payment up front offer on a property as a proof of my ability to pay the rent. My problem is not with this company declining my offer, although that is of course very annoying, but the way in which I was treated by the company. I had to call and email their office and chase after one particular staff member every single day for over a week just to get answers and to eventually be told “sorry no” over text. I never expect too much when it comes to estate agents but this agency is one of the least understanding and most careless of them.

Very Poor service. Was 10mins late due to traffic on the A10 and the saleswoman left after it took me 45minutes to get there. Cannot believe there was no leniency what so ever. Would never look at purchasing a property via this company. Very poor service. If i could give Minus 10 i would. I do not recommend this company at all.

Very disappointing service, poor communication about availability and shocked in the attitude of leaving when we had a booked viewing appointment.
I have never experienced attitude like this before...and will be reporting bad review for this estate agent across all platforms and review sites.
After making arrangments to arrive and left with a message stating "had to go to deal with another viewing" is ridiculous and cannot urge potential property buyers enough to stay clear of dealing this estate agent.
I was rathet looking to review with a minus 1star but could not see negative available to choose.
Will never deal with or advise anyone to deal with this estate agent in any way.

It's been a difficult time with the Brexit fiasco pulling the market in all directions but we got there in the end. Why 5 stars? Well a very competitive price, detailed local knowledge and a never say die attitude helped but it was the willingness to make themselves available to help whenever it was needed that finally got us over the line. I decided to go with James Hayward to sell my flat after reading their reviews on here. I was not disappointed.
From the outset I felt that I was in good hands - the guys are very knowledgeable, reassuring and professional. My flat sale was relatively trouble free, and when there was an issue with the original buyer the team immediately got on it and found another buyer within days.

I wouldn't even give 1 star but i have to...
This is the most unprofessional agency i have ever had to deal with.
My husband and I were at most 5-10 minutes late to a viewing due to traffic, and we had a long way to come, the agent Julian did not have the slightest courtesy to give us a call to see if we were near by knowing full well we'd confirmed the day previous and infact even confirmed on the day that we would be coming to the viewing, but instead just left.
We knocked at the door for a few minutes and realised no one was there, and so rang the office and was told the agent should be there, i waited and saw a missed call and so called back immediately with no answer, i tried again and again no answer. We waited at the property for at least another 35 minutes until i called the agent again, to be told that he would not be coming back to show us the property.
He claimed he waited 10 minutes, and was completely rude and disrespectful to me as a client, also i realise that Julian was lieing about the time he was there (1:55pm) because we had arrived by that time, and was at the door a few minutes before calling the office to ask if Julian is close by. If i had to guess he couldn't be bothered to even turn up at all for the last viewing of the day at that property.
All in all rude, unprofessional and arrogant.

John and the team handled the sale and purchase of a flat for my parents, after previously selling and buying houses for myself. They are ultra professional and go the extra mile to make sure my parents were confident in their service and handled every step of the journey so it couldn't have been any easier. John was always on the case and exemplifies what a decent and hardworking agent should be, he goes way past what is the norm and as such I cannot recommend him enough.

Very impressed with the team at James Hayward who helped us sell our house in Enfield. They are very knowledgeable, experienced and work very hard. We had most of our dealings with John and Julian who were both excellent but Stirling helped us on a few occasions as well, e.g. he did our valuation and advised on what to improve around the house before putting it on the market. They seem to work well as a team and communicate very well with each other and with other agents in Enfield and further afield to help you stay up-to-date with how your sale is progressing. I would highly recommend them to anyone wanting to sell a house.

Not usually one for reviews, but credit where credit is due.
My recent experience with Julian, Stirling and John has certainly dispelled the myth that all estate agents are charlatans or cowboys.
Not the case with James Hayward, these guys know their stuff.
John Panico in particular, clearly has the expertise and local knowledge that made me feel that I was in the right hands.
The honesty, commitment and professionalism from John and the team made the whole process as stress free as I could have wished for.
Not only are they a credit to their profession, but in my opinion as a born and bred resident of Enfield, a credit to the community.
Well done chaps, keep up the good work.

I recently purchased a property through James Hayward and would highly recommend them.
John Panico showed us quality properties that suited our criteria and helped us find our perfect place. He was friendly and informative, and kept the momentum up when we had our offer accepted so that 11 months later when the chain was finally complete we could happily move into our property.

James Hayward Estate Agent in Enfield are not from the same mold as other agents..these guys actually care about their Vendors, go beyond their duties to ensure both parties are happy, price properties fairly and don't just look after "Cash Buyers" or "Investors".
We purchased a property that was owned by a lady of 93 years young and they genuinely cared about her well being, ensuring she got the best price for her home and helped her to make the best decision on who to sell to, that being us :)
They helped find the seller a retirement apartment too and i hear that she is very happy there, as we are here! They also put both parties in touch with a decent removal company.
Since then they have helped my mother in law purchase a property and will also help as rental agents for her.
I only wish that we had sold our first property through them, unfortunately we chose a lesser agent in Lancaster Road area who seemed to care more for the buyer rather than the vendor who is paying their fee!
If only there were more agents like James Hayward, buying and selling property would be a pleasure, this is how it should be done!

James Hayward have recently done a sale and purchase for my elderly mother. John Panico was our main contact and he could not have been more helpful. The service from the whole team was exemplary and it was evident from the first meeting that they prioritise the client's particular needs and circumstances and really do give a personal service. John kept us informed regularly, and is clearly experienced, knowledgeable and realistic. He even phoned a couple of weeks after the move to see how my mother was getting on, which she and we really appreciated. My sister and I have dealt with quite a few estate agents over the years and we both agree that James Hayward,and John Panico in particular, are the best we have come across.

James Hayward is one of the best Estate Agents in Enfield (if not the best). They are very professional and committed to providing an excellent service. I consulted John when I wanted to buy a property and also when I was planning to sell my house.
