Used Cottage fields as an agent on one pf my properties initially as a managed agent then 2 years in I took over as landlord/agent. Fast forward 5 years and my tenant left the property with rent arrears and damage throughout the property - no fault of Cottage Fields whatsoever.
As CF initially found my tenant, they had control over the DPS deposit and Rasit helped me every step of the way with the exit inventory and helping me claim as much back as I was owed.
Rasit is an asset to Cottage Fields and I would highly recommend any Landlord tp put your faith in him to manage and look after you and your property.

This is the worst agency I have used in the twenty-five years I am renting property. I had given them the full management of a flat. The time with them was full of delays, postponements, cancellations, chasing, frustration
It's not just the day to day management that they conducted as such, but also other, very serious aspects of the management. For example, they omitted to renew the rent insurance. To the solicitor that was inevitably involved, they initially said that they had the rent protected. When the solicitor asked for a copy of the certificate, they told him that it was actually not protected and tried to suggest that nothing was wrong with that since I had not been charged for a renewal
This is one example but the list goes for ever. It costed me thousands of pounds as the tenant was problematic. It should be said here, that the tenant had been recomended by them as reliable, by telling me that he was related to one member of their team
I should add that they were very difficult to get rid of, as they were clinging on to the flat in any way one can and cannot think of. They even asked 8% plus VAT of the annual income, despite the fact that in my written agreement with them this term had been crossed out and initialed
Giving my property to these people was a big mistake that I seriously regret as it costed me a lot of money but also an incredible amount of stress. A terrible experience
***Cottage Fields have responded to my review, and from this point, I am answering to that response. I would like to comment on three things in their response, indicative of the ethos of this agency, which also answer their question why I left such a review
1) About the period that I was with them they are saying that i was with them for seven years
They started managing my property on the 3rd/09/2018 and they stopped on the 20th/1/2022. A total of three years and four months, half of which, as I said, I was trying to get rid of them
I will ask them to post anything that might genuinely prove that I was with them for seven years as they are saying
2) In their response they are also saying that I am not telling the truth about the termination fee and that they did not waive it. I would like to ask them (for legal reasons) to allow me to post the copy of our agreement, so that everyone can see with their own eyes who is telling the truth and who is not
3) Further they are saying about this that I paid them this money
First an observation, after which it is needless to say anything else about the validity of this (or about them)
How clever of you, people at Cottage Fields, let alone truthful, to say that I have paid you this money, when two lines before you have said that the tenant vacated. Or was our contract a contract for life?
Did you not realise that these two cannot go together and that the former of what you are saying voids the latter? Did you not realise that with the tenant vacating, our contract/relation simultaneously terminated, consequently I had no reason to pay you this money in order for you to let go of the propery, even if it actually was in our agreement?
I would like to ask you to post any evidence which will prove, genuinely, that i paid you this money. No matter how sensitive this evidence might be, even if it will expose my bank details or anything else! The amount that you claim that I paid you, is 864 pounds plus VAT
I would like to also inform you that I have sent a letter to the Inland Revenue, with a copy of your statement, the amount that you say that you took and the information that I was not given an invoice for such a transaction at the time (which according to you should have been when the tenant vacated)
To the reader I would like to say that the above kind of Byzantine machinations permeated the actions of this agency throughout my colaboration with them and, as in their response, trying to turn the black into white in front of your eyes was the norm. So no surprise here.

Dilshad was particularly useful. he accompanied us at a viewing this week, he had more knowledge about properties in general than most agents I have had to deal with in a long time. Although there were a few questions we had he could not answer, he made his best efforts to ensure we got the answers before we even left the property by calling the seller at the time which was really appreciated. I've been in a sticky situation for a while and it wasn't easy at all, I'm a single mother and in my experience in looking for a place and believe me I've been looking, there's a lot of landlords who tend not to accept my situation, so when I was looking for agency's to sign up with and believe me I signed up to so many there was only one that kept calling me back to give me updates , to see how I was doing and to let me know that they never forgot about me and that was COTTAGE FIELDS.
They never wasted my time in showing me properties that didn't fit my criteria and like I said before I've been with a lot of agencies and just to brush me off they would show me properties that wasn't suitable for my child, But Cottage Fields never did they always made me feel comfortable and the properties I went to see I always liked but because of this rent crisis the competition was high but like I said they never forgot about me and kept me updated , I had the pleasure of talking to almost everyone in the renting department but most of all I had the pleasure of working with one of the lettings Negotiators called Arif , he was absolutely spectacular with just calling me with updates but most of all how well he conducts himself, he understood my situation but most of all he understood me as a person and never treated me like a client but most of all treated me like family and really cared for me and I think that's what's beautiful about this agency that they really care for their clients, it's truly a family over there and I couldn't stop recommending them enough , I finally got my dream place to stay with my daughter and I couldn't thank the cottage fields team for this but most importantly Arif you are a godsend and thank you for truly helping me and my daughter out of a sticky situation.

As you’ve copy pasted a response 5 times to all negative reviews- could you at least explain yourself ? You’ve stated that I lost the property to a higher offer.. how is this legal after paying a holding fee for the property? A holding fee is to secure the property and it is ILEGAL to take multiple holding deposits from people and then make them bid against each other… what kind of disgusting and greedy people are you .

From the first day the staff were highly attentive, took the time to execute professional standard photographs to set our property apart from the competition. They gave us regular updates in regards to viewings and sales progress. They are highly knowledgeable and made great efforts during viewings to sell our property to potential buyers.

Experience was great until we became tenants. Once you become tenants they do not carry out repairs they say they’re going to, NEVER RETURN CALLS, ACCUSE YOU OF DAMAGING THINGS THAT WERE ALREADY DAMAGED.
We’ve spoken to a lot of different people who all seems to have a lot of attitude but a lady called Leyla had the worst attitude ever, the way she addressed us was disgusting.
Thankful we no longer have to deal with them.

When first dealing with Cottage fields they seemed very professional but after viewing the property that myself and my partner liked and advised that we were interested in moving to the property, the customer service was appalling. No one got back to us, everytime we called to find out if they had spoken to the landlord we were fobbed off. We were told that as soon as contact was made with the landlord we would be the first to know, not true. Took my father to call and be told it had been let and when my partner called was told by the agent they had still not heard from the landlord but when pulled up by my partner to say they had just told his father in law it had been let, the agent did not know what to say. Will never use this agent, very unprofessional.

Sold my 2 bed property in just over three weeks with Cottage Fields which amazes me. I was expecting it to be far longer and a lot more of a headache when it came to the paperwork. I'm not usually the type to leave lengthy reviews but thought it might be helpful for prospective home sellers to know what good things to keep an eye out for that Cottage Fields did for me: we had plenty viewings for my property, they also gave me feedback as we went through the process. I'm quite an anxious person so it meant a lot to me that they kept in touch after each viewing and let me know what the people viewing were saying. Even when some hiccups and obstacles arose with some of the paperwork, Cottage Fields supported me with legal aspects and helped ensure the sale went through. I also just genuinely like the team, Kurt was really charming and knowledgable, he put a lot of effort into making the selling process easy and answered my questions along the way - if i had another house to sell I'd go back to this lot right away.

I wouldn't recommend them to anyone. There are better estate agents out there. In fact be ware of their practices. They're NOT upfront or transparent (as they claim) about serious issues with a property for sale, never come back on any questions you leave with them and they were late for my last viewing. They're are difficult to deal with and defensive when it comes to feedback. They called me argumentative when all I was trying to do is get an update after my last viewing. Don't be fouled by their polite telephone manner, that's where customer service ends! The lack of service starts with the director and continues with the remaining staff. I won't be using them for sale of my property or purchase of my new home.
Update:
1. I viewed the last property on Friday afternoon and yet when I called this morning to follow up, you told me you received an offer on the flat on Saturday. Clearly there was a significant progress, which as a 'transparent' business you failed to communicate to me. I would have appreciated an update and maybe I would have upped the offer subject to the third freeholder's update. As per my above message, you don't respond very well to feedback and you do not maintain continuity in communication. I wonder if your vendor would be happy to know how you treat potential buyers!
2. I viewed another property earlier in the month through you and again you didn't come back on any of my questions. I found out the property was sold by looking at Rightmove and not from you. So I could have been waiting endlessly because you failed to update me on it.
3. Unless someone puts an offer you aren't interested in further conversations. That's not customer service that's bad practise which will affect your business in the long run.
4. Finally, no further clarifications are required, thank you. It is my right to share my review and my experience of using your service so people are aware of your bad practices. I have not been rude, you are just defensive when it comes to receiving feedback or accepting responsibility for your unprofessional approach.

What is a holding deposit? Your agents take a holding deposit for a property, then continue to arrange viewings at the same property over the following 3 weeks, presumably taking more deposits. Is this normal practice?
I enquire about my possible tenancy and the reply is always that "the Landlord will be getting back to us tomorrow with a decision, I will call you tomorrow". The call never comes, this happened MANY TIMES. I wonder if the t&c have anything to do with it namely, the clause that if i withdraw interest, you keep the deposit (are your agents on commission with this deposit?).

I witnessed the same property being shown to potential tenants a number of times AFTER I had left a holding deposit. Is this standard practice?

It was clearly difficult for Issmail to concede that I can't have the property - after a dozen false promises , and finished with, But it is not 100% yet , he might still let you have it, nearly a month

All the guys and ladies there are fantastic! I have dealt with other estate agency before but they are top notch, couldn't have asked for a better service. Turn around time is fast and Cihan and George is fab. They communicate with you throughout and is extremely supportive. Thia is a recommended agency!

I must say before I dealt with cottage fields I thought I knew it all within the property market. As an experienced Landlord I always thought that agents were in it for commission only and that the property and the landlord came 2nd and 3rd in their priorities list and as much as this is true about most agents Cottage Fields however changed my feelings about agencies. Not only are they very knowlegable about the market but they are very friendly to deal with. No commision breath what so ever. A special mention to Cihan who took my property on to let and treated it as his own. Everyone in the office made me feel like family as that the sort of relationship they look to build with their landlords.

Highly recommended from the start. Kept me updated whilst I was looking for a property, and on the correct list of size and price range, unlike previous estate agents I have dealt with. The staff are lovely, Ilshad is always very polite and as is Faith, who always more than outgoing and helpful with queries.
Always my first recommendation to friends and family. Definitely a scratch above the rest!

I originally let out my property with another agent, who found terrible tenants who weren't paying rent and not looking after the house. I spoke to them about evicting the tenants but they were going to charge me nearly £1000 to evict them! I came to Cottage Fields who then evicted my tenant for free! Extremely helpful from the start and have now found me great tenants with rent protection insurance (just incase!). I would definitely recommend
