This was, without question, one of the most deceptive and unprofessional experiences I’ve ever had with an estate agent.
We were pressured into increasing our offer based on what we strongly believe was a non-existent “competing bid,” ultimately purchasing this property for just under £1 million, a price that now feels massively inflated considering the true condition of the house. We were given repeated assurances that if offer was increased the repairs would be completed and the property would be handed over in good condition. Those assurances turned out to be completely worthless.
What we actually purchased was a poorly maintained property with serious issues that had clearly been hidden or glossed over. Our surveyor was denied access to key areas which now makes perfect sense, given what we later discovered; significant damp, a failing conservatory roof, and a completely dysfunctional pool and plant system. Even our own surveyor advised the property was worth significantly less than what we ended up paying.
The so-called “repairs” were nothing short of embarrassing. A broken window glued together, the cheapest possible materials used where proper work was promised, and most agreed jobs simply ignored. It felt like everything was done to the lowest possible standard just to get the sale over the line.
The conduct of the sales team was equally disgraceful. Unprofessional, inappropriate, and at times outright rude including making personal remarks about the vendor and showing zero respect during an already stressful process. On completion day, their attitude was dismissive and completely lacking in basic professionalism.
When we finally received the keys, the property was left in an unacceptable state. Filthy appliances, broken furniture (including items soaked in dog urine), damaged fixtures, and no effort whatsoever to prepare the property for handover.
To make matters worse, absolutely no proper handover information was provided. No instructions on who the electricity, gas, or water suppliers were, no guidance on operating the systems within the property, and despite repeatedly requesting bedroom key codes and access information, we were completely ignored. The entire handover process was chaotic, careless, and unbelievably unprofessional.
We’ve since had to spend around £30,000 dealing with urgent issues that should never have been ours to fix.
This entire experience felt like being pushed through a sale with half-truths, broken promises, and zero accountability.
